SYNOPSIS

INTRODUCTION Over the last decade, Hyderabad has seen exponential growth in the number of commercial and retail enterprises and the corresponding employment in the commercial sector.Coming up of enterprises in this sector has led to an increase in demand for places from which they can operate.Commercial developments are hence proposed to cope with the demand in the upcoming years.These developments are envisioned to be of mixed-use type taking cognizance of the growth prospect in other sectors such as hospitality and public environment as well.

A commercial hub is referred to as the commercial focal point of a city, nation, or the region.

A commercial hub is majorly intended for use by far-profit businesses like office complexes, shopping malls, hospitality, restaurants, convention centres and service stations.

Commercial hubs act as the backbone of a society, providing spaces for work, places to eat, shopping destinations, street markets, hotel facilities etc. They are also intended to meet the needs of the society through provision of basic community services and facilities, spaces for public gatherings as well as recreational and entertainment purposes.

THESIS STATEMENT “How can architecture through a built environment help create and sustain an active and integrated commercial hub for the public realm?’

The topic will explore the conditions of modern urban situations in which most of the people live and spend their time inside the building. Finding ways to provide modern infrastructure for more open places like urban plazas, entertainment zones etc. Exploring inter-relationships of the spaces with mixed use technique.

NEED FOR THE STUDY Cities are the platform for social, physical, cultural and economical co-existence and conflict. It is an urban space that has its attributes in complexity of interacting social relations. Many old cities in India, which were planned on the basis of existing culture and structure, got transformed into complex patterns and fragments in order to keep up with population pressure and evolving trends of urbanization. Congested urban areas seem to be exhausted in terms of resources and spaces to build or intervene. Finding balance in this situation is what the need of the hour is.

The pilot theme for the thesis research has been to find a solution to the above. Also to create an urban space which can form the node for holding and experiencing commercial, cultural and social activities. The interventions that aren’t eye soar and invite people to that urban space. The land utilized should be given back to the people - improved, usable and developed.

SCOPE When someone normally hears about a commercial hub, they usually try and connect it to commercial as well as retail activities more like a central business district area or something associated with a lot of corporate and political activities. This thesis project is developed after studying the nearby contexts, the typologies of functions in the city and also the demographics of the city.

The thesis project serves as a role of intervention of architectural spaces that are symbolic and provide great examples of commercial, retail, recreational as well as landmarks.

LITERATURE STUDY

CONCEPT OF COMMERCIAL DEVELOPMENT Commercial Development means a development designed, constructed, or intended to accommodate commercial, retail and/or office uses. Commercial development shall include, but need not be limited to any establishment used for the wholesale or retail sale or any establishment used for providing professional, financial or other commercial services.

In simple, commercial development and/or structure constructed mainly for the purpose of conducting business, including but not limited to retail stores, restaurants, shopping centers, business offices, etc.

INTRODUCTION TO COMMERCIAL SPACES Commercial spaces are basically places where financial transactions are executed.

However, the definition of commercial space has been changing throughout the time, transforming them into places of socialization and public gathering as well. Langman (1992) states that commercial space is not only a place of commercial transactions but also functions as a meeting-place, a site of communication and social exchange which often transcends the limits of propinquitous community.

Consumption of goods and services may not be the only reason for individuals visits to commercial space, as visitors could be taking a walk through a shopping centre. Even in the history, commercial spaces have defined more than just financial dealings, creating opportunities for social and cultural involvements so that they included aesthetic and image-oriented concerns as well.

In the present days, the definition of commercial spaces is going through a significant transformation under the effects of developing technologies. The traditional spaces of retail, such as city centres and outlying shopping malls, are either increasing in size or disappearing, producing new urban types and whole environments totally dedicated to retail.

HISTORICAL BACKGROUND OF COMMERCIAL SPACES The commercial space developed as the market square in ancient cities. On market days, farmers, merchants and consumers would gather at a space in the city to exchange, buy and sell goods. This ancient market is the forerunner to the commercial spaces. As cities grew and commerce took place. The commercial development is often near a major transportation route that provided the site for the city’s location such as a river, railroad or a highway.

COMMERCIAL SPACES AND ITS CATEGORIES Commercial spaces are spaces that are used for commercial purposes and include office buildings, warehouses and retail spaces. In urban locations, a commercial space may combine functions, such as offices on levels above, with retail on below levels. When space allocated to multiple functions is significant, these buildings can be called multi-use.

Local authorities commonly maintain strict regulations on commercial zoning, and have the authority to designate any zoned area.

Commercial spaces are commonly divided into few categories :

COMMERCIAL SPACE DEVELOPMENT IN INDIA The need for commercial and retail properties in India witnesses increase in growth only with increase in demand for consumption.

The recent growth of the commercial sector in India has been fuelled by increase revenues of companies in the services business, particularly in the IT and ITES sectors. Industry sources expect the IT and ITES sectors to continue to grow and generate additional employment, which they expect will result in increase demand for commercial space.

COMMERCIAL SPACE DEVELOPMENT IN HYDERABAD Over the last decade, Hyderabad has seen exponential growth in the number of commercial and retail enterprises and the corresponding employment in the commercial sector.Coming up of enterprises in this sector has led to an increase in demand for places from which they can operate.Commercial developments are hence proposed to cope with the demand in the upcoming years.These developments are envisioned to be of mixed-use type taking cognizance of the growth prospect in other sectors such as hospitality and public environment as well.

The Government of Telangana, Hyderabad Urban Development Authority (HUDA) and Greater Hyderabad Municipal Corporation are keen for further development of commercial sector in different parts of the city. Many Corporate Office and Retail Market giants like Amazon, Google, etc. have invested their money in the development of commercial and retail sectors in Hyderabad.

In Hyderabad, there isn’t any sort of a commercial hub present but all the basic requirements needed for a commercial hub are scattered all along the city.

OFFICE SPACES The office operation is like a large machine which needs to have all of its parts synchronized and moving smoothly . Each office function must mesh smoothly with the others with a minimum of friction .

The office machine's source of power is information, and it is the purpose of good office layout design to permit this information to flow smoothly, avoiding unnecessary turns and traps . There is certainly no one office layout that will fit all companies, any more than there is an all-purpose machine, but there are some reasonably good principles of layout by function that could be applied to any office situation.

Five Guides For Space Allowances : Good space utilization does not necessarily moon allocating the least possible working space per person . On the contrary, too little working space may reduce the worker's efficiency and waste many times the savings made by any reduction in the square-foot rental costs . Good space utilization, in its broad meaning, allots more space to those positions whose activity justifies it, and reduces the space where there is a surplus.

MALL AND MULTIPLEX The pedestrian mall has become the feature of today's shopping center, whether the project is in the suburbs or in the central business district . The pedestrian Mall has the following characteristics : a.

The mall usually consists of the principal mall, the major pedestrian shopping street of the project, and one or more subsidiary approach malls or access routes connecting the main mall with the parking areas or adjacent streets .

With few exceptions, all stores have their principal entrance on the main mall or, less desirably, on approach malls, whether or not these stores have additional entrances to parking lots or adjacent streets.

The mall can be on one level or on two or more superimposed levels . Each mall level should, however, avoid slopes or steps within its own walkways to avoid hindrance to shopping and a source of accidents.

The mall can be (1) open, with weather protection consisting solely of continuous canopies along the store fronts, (2) completely covered but open to the air, or (3) completely enclosed, necessitating heating in winter and air-conditioning in summer.

Design requirements for cinemas, including auditory and visual considerations combined with showmanship and economy of structure, call for a type of building entirely distinct from stage theaters. The success of a commercial cinema depends on its ability to present good films in an effective manner, affording the maximum volume of patronage at admission prices that will insure an adequate profit . All patrons expect proper vision of the screen image, true reproduction of sound effects, and such comforts as will enable them to give undivided attention to the presentation.

SUPERMARKETS Architecturally, the supermarket is a large scale emporium of merchandise that doesn't have to shout to be noticed.

About 50 percent of the supermarkets total equipment and fixture investment is in refrigeration equipment-meat, dairy, produce, frozen food, delicatessen, and the storage coolers necessary for each department . The remaining 50 percent is devoted to grocery items--half of which can be nonfood items, such as housewares, soft goods, glassware, health, and beauty aids.

RESTAURANTS AND EATING PLACES Space allowances in relation to investment should be balanced in terms of, (1) (2) (3) (4) (5)

Dining Area Space for dining areas is usually based on the number of square feet per person seated times the number of persons seated at one time .

Production Areas A frequently used rule for allocating space for the kitchen is that it should be one-third to one half the area of the dining room . It has been found unsatisfactory, however, to go by a set space allowance for this area . Detailed study of space allocations leads to the conclusion that percentages in relation to the dining area are "completely unrealistic and unreliable ." An analysis of specific needs is required .

Serving Areas Space allowance of serving areas should be adapted to the needs of the specific facility .

The menu, organization of work, and number served will influence size . The type of service will also be influential in dictating space needed.

Receiving and Storage Areas Space allocation for receiving and storage must be based on specific needs. The volume and type of items received and stored should be considered . Although the average operation may find a dock 8 ft deep and 12 ft long sufficient for receiving items, this would not be sufficient for a large one. The space requirement in square feet for food storage for 30 days has been calculated by some as approximately one half the total served or, if 1,000 are served, 500 sq ft may be used as a tentative figure for total food storage needs.

used . In all instances there must be adequate room to receive the volume of soiled dishes likely to arrive at any one time, plus space for scraping, stacking, and placing in baskets on a conveyor of a machine or into a pre rinsing operation. The dimensions may be only 30 to 36 in . for a single tank machine, 60 to 72 in . for sinks, or 7 to over 30 ft for a conveyor-type machine. The requirements in the clean dish area will vary.

Provide a soiled utensil collection area adequate for the largest volume that normally arrives in the section at one time. The busiest periods are likely to occur when preparation containers are emptied for service and immediately following service when service equipment is brought from the serving areas. Disposal or a removable strainer above a drain is desirable for waste removal.

Employee Facilities Facilities for employees may include locker and lounge area, toilets, showers, time-recording equipment, hand basins near work areas, and dining rooms. An employee entrance should be so located that the employees may go directly to the dressing rooms without passing through the dining room or production area .

BUILT TO OPEN PLAN As it is designed in L-shape so it helps easily accessing the spaces inside from multiple points. Such a built to open orientation gives rise to a more porous edge condition of the built from allowing better visual and physical connections to the outdoor environment.

PEDESTRIAN MOVEMENT Below illustration shows how the landscaped court of this place helps in orienting the users according to the building’s movement system. The walkway spans across the access points of all three malls and gives equal opportunities of access for them all.

LACK OF INFORMAL RETAIL OPPORTUNITIES The central court here offers enough space for social interaction and cultural celebrations and events, but the across the entire premise there is no space conductive for informal retail bazaar to be hosted and hence it can be deducted that the design mix for this space is rigid and possesses no room for formal and informal retail integration.

Being a high end commercial complex, the grand plaza in front makes it accessible to diverse segment of people.

Excellent servicing by rear side service lane and service corridors along the back.

The Commercial Tower The Tower is the major vertical element of Commercial Bay and has been designed to provide a new and highly visible feature for the Auckland CBD skyline Sky Terrace/Sky Garden The Sky Terrace/Sky Garden (located outside Sky Lobby on level 6 of Commercial Tower) is a key landscape design feature of Commercial Bay. An urban rooftop space that promotes views out to Rangitoto and the Waitematā, the terrace provides ample space for planting and the opportunity to connect the development with the wider cultural and natural landscape.

Canopy and Skylight Frits A repeated patterning treatment will be applied to these elements to express Mana Whenua narratives.

Salt Lake City or Bidhannagar as it is popularly called, is a planned satellite town in the indian state of west bengal.

It was developed between 1958 and 1965 to accommodate the burgeoning population of Kolkata, the state capital.

It was planned in a grid iron pattern with entire area geometrically divided into 68 blocks.

It was intended to house approximately a population of 1,68,000 belonging to the then middle and high income groups of Kolkata.

Many administrative offices of West Bengal Government were shifted from Kolkata to Salt Lake City.

Today, Salt Lake is a city with mixed character.

LOCATION AND ITS IMPACT ANALYSIS ● ● ● ● ●

The site is surrounded by commercial activities which has a direct impact on the site and the building.

The mall with open clustered planning serves as a good buffer space amidst the clustered commercial spaces and the busy streets.

Also the site is adjacent to metro station which will lead to increase in human pedestrian movement.

Railway Station and Bus Station, both are at a distance of approx. 10km from the site so the traffic movement will be less near the site.

As the metro is immediate adjacent to the site which is placed in the centre of the road thus decreases the overall width of the roads, decreasing the speed of movement of the vehicles which causes heavy traffic movement around the site.

CLIMATIC ANALYSIS Kolkata has a tropical climate. In winter, there is much less rainfall in Kolkata than in summer.

Impact - Since the site and the surrounding space is densely packed and continuous vehicular movement and there will be an increase in urban heat island effect so the building form with open planning and placement of kund will provide relief in hot conditions.

WIND ANALYSIS Predominant wind direction is South side.

Impact - The site and the building is oriented in North-West to South-East direction.

The prevailing winds will create a soothing atmospheric effect when it will pass through the open kund placed at the entrance on south-west side.

RAINFALL ANALYSIS There is precipitation almost throughout the year sp to ensure that the water doesn't collect in the mall space, there are level differences created in the site.

DESIGN CONCEPT Ar. Charles Correa designed the Salt Lake City Centre suh that it fits in inherent lifestyle of its catchment area and further enhances it.

It was designed to recreate the essence of the very crucial aspects of its user’s lifestyle, ‘adda’ (a hangout space in local language) and ‘kund’ (centrally located sit out space around a water body).

This was done to seamlessly integrate retail with community and create a rich urban context that attracts footfall for reasons more than just of retail. “ The City Centre in Kolkata is a very special place...a microcosm of the whole metropolis, catering to multiple land uses and diverse income profiles...a kaleidoscope of contrast, color and energy ” - Charles Correa

SITE CIRCULATION ANALYSIS Since it is a mixed use development, different entries and exits for both commercial spaces and residential spaces is provided. This ensures that the movement for two different activities at the same site do not intersect and cause confusion.

PLANNING AND SERVICES It offers a wide range and nature of spaces running from a small dukkan to a large air conditioned boutique and anchor stores.

These varying activities, all arranged in a fine grained mix, are generated by a complex system of spaces, from broad colonnaded public arcades to narrow street galis to large terraced plazas culminating in the kund in the center of the complex.

Coffee shops and restaurants, strategically places at pivotal locations, provide opportunities to engage in social interactions further reinforcing the concept of integration of retail with community thought formation of addas.

The City Centre has no compound walls which helps in creating a permeable edge condition and renders a porous appearance to the compound.

Closely placed orthogonal built forms help in creating narrow streets that give rise to interesting movement patterns through the compound.

HORIZONTAL DISTRIBUTION OF SPACES The open mall concept of city center mall enables the mall to interact with the surrounding.

Semi-open corridors create the transition between inside and outside of the mall. The mall is divided into blocks for better cognition.

VERTICAL DISTRIBUTION OF SPACES The mall constitutes of 2 anchor stores that are placed farther from each other. Public spaces like the Kund and entertainment zones are placed such that it drives more public.

The kund and the area around it is the foci of the mall, creating a rich and healthy congregation space in the mall. Diversity in shop typology is maintained vertically to attract most number of users.

In a built environment, it is crucial to create distinct nodal points and that is exactly how City Centre has been conceived.

Nodal Points here act as hinges that facilities the interrelations of different types of uses of the same facility and aid in smooth transition from one character of space to other.

Distinct nodal points are created across the site which are then connected through a network of covered bazaar streets.

For ease of access and increased penetration through the built mass there are some internal circulation routes as well.

It is interesting to note how these nodal points differ from each other in order to possess distinct identity and render meaning to the spaces around them offering incentive to various user groups to visit all nodes subject to changing times and needs.

City Centre is widely regarded as Hybrid Mall which is largely owing to its unusual combination of mall design mix with the convenience of street system replication of an Indian Bazaar.

It is believed that as per the original design, the streets were not meant to be covered, allowing full exposure to the outside climate.

However, the streets now have been covered with translucent fiber roofing system and punctures are left at only few predefined spots for the plantations in the street below.

AMANORA TOWN CENTRE Amanora Town Centre is a mixed-use development located in Hadapsar, Pune, the fronts onto Magarpatta Road and sits adjacent to Amanora Park Town.

The east and west sides are connected through an open pedestrian street that allows evening cool breeze to funnel through after passing through fountains at the front entry.

The street passes through a large public Oasis that incorporates a large water body with ghats, in the indian tradition, playing fountains, waterfalls and extensive planning.
