Description:
Proton’s 1st ever-boutique showroom in Kuala Lumpur. For years, Proton has been eyeing a strategic place in KL to open a premium showroom for better showcasing of the brand. This project has taken place in Menara MBf, on the ground floor and lower ground floor of the company’s HQ tower.
This renovation and refurbishment work consists of 2 main areas:
a) Conversion of Menara MBf’s existing lobby area on the ground floor and existing driveway into Proton cars showroom area.
b) Relocation of existing building/lobby entrance to a new proposed area.
Responsibilities:
• Propose a few layout concepts that work with the existing space to be incorporated with Proton Corporate Identity requirement and fit-out.
• Liaison with top management on approvals and all matters pertaining to the construction project.
• Coordinating with Proton’s internal management teams exp: Design Team, Brand Strategy Management and Network Planning & Support to ensure the final layout is workable/practical for the end user while achieving all Protons’ requirements and guidelines.
• Prepare design drawings to liaise with consultants and provide as much information/needed documents as we have about the building.
• Manage and mitigate any design requirement and site issue thoroughly, so as to be able to update top management before any decision-making takes place by the management.
• Prepare tender/construction drawings for contractors’ quotation purposes and site work.
• Liaison with consultants, suppliers and contractors in getting the ideal construction cost.
• Assist and manage the project within the planned budget.

Renovation started off in February 2020 and had to paused for many times due to C19 MCO and getting MITI approval to resume construction. Project completion in January 2021.

Concept Design Proposal - Schematic Design Drawing

Description:
This was a facade refurbishment work project towards Mah Sing Group’s former commercial centre. It comprising a mixture of office suites and retail lots. Despite its strategic location which gave extensive visibility, the developer thinks the façade requires a facelift to reappear as an eye catchment from the enormous passing traffic daily.
The façade concept was designed in mirroring the building’s dynamic form. Derivations of abstract lines portray the unconventional design of this building, it was trendily done back in 2008-2011 as an integrated commercial and leisure hub. The bold orange coloured has added essences of youth, energy and livelihood to the building exterior.
Responsibilities:
• Meeting with clients to understand their needs.
• Compiling meeting notes and client requirements, also filtering them into a design guideline.
• Thoroughly documenting the existing space.
• Prepare design concept proposal drawings for client presentation.
• Prepare tender drawings and liaison with suppliers and contractors for painting/refurbishment works sequences.
• Liaison with the appointed Quantity Surveyor to work on the cost plan.

POLIKLINIK LOURDES
SIMPANG AMPAT, PENANG.

Description:
This renovation project takes place in a shop lot with a size of 1177.6 sqft. It is the 2nd Lourdes Polyclinic branch, situated outside of the Klang Valley, which the first was in Skudai, Johor. Throughout this new expansion, the management hopes to facilitate the Simpang Ampat community by delivering professional medical services to all patients at affordable rates. Together to prosper and strengthen the company’s healthcare business brand.
This expansion target group was the worker community from nearby/surrounding industrial areas as the main customer. Built with main areas such as a consultation room, a treatment room, an X-Ray room and supporting areas like reception & dispensary, a store room and toilets.
Responsibilities:
• Convey and translate MBf’s top management’s ideas into a design and propose layout options that work with the existing space.
• Liaison with Healthcare Administration Manager to ensure the final layout is practical for the end user.
• Address any site issue and requirement thoroughly, to be able to update top management for their comprehension before any decision-making takes place.
• Prepare design drawings to liaise with consultants and suppliers.
• Prepare tender/construction drawings for contractors’ quotation purposes and site work.
• Liaison with suppliers and contractors in getting the ideal construction cost.
• Top management liaison and approvals on all matters pertaining to the construction project.
• Liaison with other relevant internal departments exp: Insurance, MEP Maintenance Team and Finance Team to meet the development quality, security and budget plan.
• Coordinating with consultants and performing construction administration duties of on-site construction.
• Review submittal, project payment progress and prepare as-built drawings for Healthcare Department keeping.

Description:
Ampang Point Shopping Centre is one of Malaysia’s most seasoned shopping centres, owned by MBf Holdings. With a total built-up area of just 490,255 sqft, MBf management wishes to create more usable square footage for the benefit of leasing expansion.
Extension works were focused on the ground floor level corridor area and renovation works were on the existing car park level, where we converted 3 parking bays into an outlet. This new basement has 2 ingresses, one from the parking level and the other from the building’s rear pedestrian walkway. We managed to add another 586 sqft more to the land area.
Responsibilities:
• Convey and translate MBf’s top management’s ideas into a design and propose layout options that work with the existing space.
• Liaison with Shopping Centre Manager to ensure the final layout is workable in leasing matters.
• Address any site issue and requirement thoroughly, to be able to update top management for their comprehension before any decision-making takes place.
• Prepare design drawings to liaise with consultants and provide as much information/needed documents as we have about the shopping complex.
• Prepare tender/construction drawings for contractors’ quotation purposes and site work.
• Liaison with suppliers and contractors in getting the ideal construction cost.
• Top management liaison and approvals on all matters pertaining to the construction project.
• Liaison with other relevant internal departments exp: Insurance, M&E Maintenance Team and Finance Team to meet the development quality, security and budget plan.
• Coordinating with consultants and performing construction administration duties of on-site construction.
• Review submittal and project payment progress.

The earlier proposal was to lift the whole external walkway area, and structurally enhance it to create headroom for the new basement outlet underneath it (refer img.1, img.2 & img.3).
However, local authority was a constraint, therefore, extension was done only on a section area from the earlier plan. (img.4)

We proposed a shop area underneath the new corridor extension to increase tenancy area for the shopping complex.

Description:
This extension works in 2019, just before the pandemic. Involving 2 existing mall front façade outlets; Guardian Pharmacy and Aeon Wellness and it was meant to solve few issues that management has been getting from tenants on scarce storage spaces. Even though the complex is compact in size but it is prime to the surrounding community where it became a One-Stop place for family shopping, therefore the Management is willing to invest in another extension. No new outlets on the car park level as extension works only involved the existing retail space at the ground floor level.

• Convey and translate top management’s ideas into a design and propose layout options that work with the existing space.
• Liaise closely with Shopping Centre Manager, Maintenance Team to ensure the final layout is workable in leasing matters.
• Address any site issue and requirement thoroughly, to be able to update top management for their comprehension before any decision-making takes place.

TGV CINEMA EXPANSION
LEVEL 3, AMPANG POINT SHOPPING CENTRE, SELANGOR.
Concept Design Proposal - Schematic Design
Project Cost: RM 40,861,700.00
Description:
This expansion requires architectural, structural and MEP revision towards the shopping centre in order to support the proposed cinemas while catering to the existing tenants as it is being in operation for more than 2 decades.
The cinema would require an additional floor; Level 3M to be constructed and partial demolition of the existing roof is required to cater for this extra level. Additional loads are to be distributed to the existing structural frame therefore, structural strengthening is a necessity for this shopping complex.
Few limitations towards this project as the complex has to be operational during the renovation period. This complicates the construction and design of the cinemas whereby existing services have to be maintained while renovation works are in progress. On top of that, the existing level 3 itself has many services that have to be accommodated while planning the layout of the proposed cinemas.
Responsibilities:
• Convey and translate MBf’s top management’s ideas into a design and propose layout (TGV lot allocation) options that work with the existing space.
• Liaison with Shopping Centre Manager to confirm/extract more information on lot allocation and leasing matters.
• Liaison with MBf’s top management on approvals and all matters pertaining to the construction project.
• Coordinating with TGV Bussiness Development Team on work scopes establishment.
• Liaison with all appointed consultants; Design & Submitting Architect, C&S, MEP and QS on schematic design phase, design development phase, contract documentation phase, cost plan and Authorities submission.
• Coordinate with MBf’s other relevant internal departments; Insurance, M&E Maintenance Team and Finance Team to meet the development quality, security and budget plan.
• Review submittals to MPAJ and Bomba, also project payment progress.
