01 Project Summary
388 Queen Street is a 14 level office building comprising of basement car parking, ground floor retail and NLA (Net Lettable Area) 6,266m².
The project was to remove all existing analogue type standalone controls that controlled the HVAC and various associated equipment, and replace them with an open protocol BMS not reliant on any proprietary software or communications protocols. The platform that suited this scope is the industry leading Niagara platform by Airmaster Australia. Initially, we knew there were going to be extensive savings, but our expectations were quickly met and multiplied.
02 The Solution
In short, the outcomes from an energy saving position have been extraordinary. In the first year since being commissioned there has been savings in excess of 280,000 kWh electrical consumption compared to the baseline year of 2011. The largest contributing factor behind these savings was to minimise the situations where cooling and heating were required at the same time. The building contains anywhere from 3 to 6 zone re-heats per floor which were found to be operating most days, even in the middle of summer prior to works being carried out.

The building is now operating at a 4 star NABERS rating with continuing savings year on year.

06 Conclusions
“The Airmaster Controls & Automation team made the process of major works within our building a breeze, with minimal disruptions to tenants or conditions on the floors. Utilising the newly installed power meters and Periscope dashboard interface I can easily monitor and track the buildings performance on a daily basis.
