A NERVOUS PULL AT SYNTON
I have done nothing for months and then I pulled three sheds in a week. Like London buses they all come together. First job was a hen house here, with the ground so dry the pull was easy but getting my spades in the ground was not. I have a serious problem with my hydraulic oil, it drains from the tank back into the transmission, so I am overfull in one area and dry in the other. Ladies will know what I am talking about, men should feel sorry for us. Every time I arrive home after work I have a container put under the gearbox to drain the surplus oil. This is then recycled back into the hydraulic tank just before I put the spades down to pull. With sufficient oil I can lift my back wheels off the ground and with that weight the spades should dig in.
The other two sheds are on a farm a few miles from here at Synton Parkhead. One is an awkward site to reach with the house dug into the side of a hill. I have to negotiate my way through trees and long grass to a spot way above the shed. Being so dry it was easy, I would not be happy doing so in the wet of winter although I must have done so in the past as I have pulled these sheds many times. The other one is the other side of the road on the opposite hill. I am always nervous pulling this one as it was here in March 2018 that I had an unforgettable experience. It was following the Beast from the East, Tim was desperate to move the shed. First I could not get there due to the snow, then when it had sufficiently melted I made the journey, hooked up started to pull and managed to pull the front of the house completely away leaving the exposed building. It transpired the skids were frozen to the ground. Whenever I go back there I have visons of the same thing happening again and come over all nervous and confused. Happily, this time it went well with no damage.

Simon Bainbridge farms in partnership with his wife Claire and his mother Elisabeth in Northumberland. They run suckler beef, sheep and laying hen enterprises across 650 ha of mainly SDA and moorland - organically.
We have had a meeting on farm today with a crowd from the National Trust, Northumberland Wildlife Trust, National Park, farmers and other interested parties looking at what we are doing/have done, how we are farming and how we are piecing together environmental conservation, food production and progressing forwards, into the future. Hopefully all those that attended enjoyed it. We certainly had a glorious September days weather for it.
All the bulls are now off and calves are receiving their pre housing vaccinations. Lambs are still in withdrawal, so none away yet but we will have a good draw away at some point - they look well. The new hens are fully in lay, laying 94% this last week which is great. They seem settled, healthy, happy and laying eggs!
We are about to go for our third time of asking to get planning permission on our covered muck heap. Northumberland County Council are finding problems where none exist, especially frustrating when there are so many benefits. It’s expensive and time consuming. We obviously want to get it built ASAP, however planning and cash flow might slow the job down, as the RPA are on a go slow at processing our capital claim. It’s very frustrating as previously they have been quite prompt at processing claims. I suspect the recent change in leadership within Defra will slow everything down further.
You don’t have to drive too far to realise that we have been very lucky with our grass this summer. We’re on a wet farm, so we fair better than most in a drought, but it has been exceptionally dry, and although this recent inclement weather is very welcome, it might be a tad too late for any decent grass growth now the days are cutting in. Although our grass growth has held up ‘ish’, our new hedges have suffered. Sadly there will be a fair bit of beating up to do this winter.
The benefit of a dry summer is that everything is harvested and safely gathered in, much earlier than usual, allowing us to get some maintenance jobs done. The team think its wonderful to have swinging gates everywhere now. Well done them. It’s also allowed full attendance and support at the local shows, with Davy doing really well with his sheep showing. We will have to get him a board for all his rosettes and a bottle of Silvo.

On Our Farm
September 10th 2025
Hugo Lee farms in partnership with his father, Guy, at Sandystones, near St Boswells. Arable crops of wheat, oilseed rape, malting barley and oats are grown, 500 Angus cattle are finished annually, 8000 organic hens produce eggs for Waitrose and 8,000 organic point of lay pullets are reared each year.
Harvest finished on the 18th August, our second earliest finish ever and by far the easiest. Unlike many around the country we have had very good yields across the board especially winter wheat and spring barley. The only disappointment were the second wheats which averaged 8.5t/ha, compared to first wheats which averaged 11.75t/ha, a Sandystones record.
However it has been a bit of a nightmare ever since. I had heard rumours that early cut Spring Barley was very high in screenings and was worried when I put my first samples in the post. The results came back with screenings ranging 11-17% and my worst fears had been realised, it was all downgraded to feed. We had 725t of grain sitting in temporary storage with the best quality at the back of the sheds! Everywhere was completely full including the drying floor so I couldn’t even dry the 400t of wheat we had harvested! I spent the next few days frantically trying to find a solution. All mobile cleaners were booked up until the end of September. I even considered buying our own however there were none available in the UK until early December as 25 had been sold the previous week all heading up to Aberdeenshire! It was some of my worst few days in farming as I felt I could not find a solution. Fortunately as time went on it became clear that high screenings were a problem countrywide and the trade was accepting up to 15% screenings. I managed to find a buyer who would take up to 20% screenings (with substantial deductions).
I am happy to report that the last load of Spring Barley left the farm on Friday with only 41t downgraded for feed. We can now start drying the wheat which is a relief. I really don’t want a repeat of that whole fiasco ever again.
We have just started drilling winter barley into some pretty dry seedbeds. The oilseed rape has got off to a fantastic start despite the lack of rain. Our 45 acres of new grass leys have been slow to emerge however the 20 mm of rain last week has really helped and they should be ok.
Unfortunately third cut silage was a bit of a disappointment with one field cut and baled and the others are currently being stripped grazed as there was not enough to merit cutting. We are around 100 - 150t short but I have manged to secure some bales which will fill the deficit.
We have just depleted, moved, washed and restocked one of our laying sheds. We are currently washing the pullet rearing shed before we push the next batch of chicks through. Hopefully in the next few weeks we will hear if our planning application is successful for a 32,000 bird free range unit we are hoping to build.

After an early and easy harvest, you’d expect a sense of elation. But sadly, I don’t feel particularly cheery or positive. The crops we harvested are sliding in price and demand seems to be slipping away too. What really bothers me is that this feels like something a bit more fundamental than just a seasonal market blip. The malting barley market has been shaken by the whisky industries woes. Faced by huge taxes on a bottle of whisky, fall in consumer demand and tariffs imposed by Trump (and meekly accepted by our government) the whisky industry is shedding jobs and cutting production. On the wheat side domestic demand has been devastated by the closure of bioethanol production due to the threat of imported product from USA (meekly accepted by our government). I hate to talk down the job, but I genuinely fear for the future of cereal farming in the UK.
North of the border malting barley has such an important place in our rotations that a long-term decline in demand will have a serious impact. There is a general fall in alcohol consumption (there will be considerably less alcohol drunk at University freshers’ weeks across the UK this month than in the heady 90’s when I was in my prime) as younger people become more image/health conscious (I was not an advert for either when I was a student). If malting barley and distilling wheat markets are shrinking, what do we do? There is only so much feed our national livestock herd/flock can eat. Exporting is difficult depending on worldwide production and currency markets. But to be honest we aren’t probably very competitive at growing crops on the global stage anyway –our production costs are just too high and our government isn’t supportive either.
Autumn sowing continues despite these concerns. What else can you do?
Oilseed rape sown in the second week of August is looking fantastic with the new Mzuri drill making a good job. This week we are aiming to sow rye followed soon afterwards by wheat. Stubbles have been sprayed off ahead of sowing (I am not missing ploughing at this time of year) and applications of lime and dung made. We are well placed for the beginning of September. Our sheds are currently full of grain from harvest. The barley has around 16% screenings so will need dressed before heading out which is creating a bit of a log jam for the wheat being dried (which is fortunately quite dry anyway). With shed space limited our machinery must sit outside which I hate to see. A new shed would be nice but with optimism at rock bottom there won’t be any longterm investments like that happening!

Talking......New Zealand
September 7th 2025
Ian Mackenzie is an arable and dairy farmer from the Canterbury Plain in the South Island of New Zealand. He runs a number of fully irrigated intensive cropping farms, producing grain, vegetable and grass seeds with some stock finishing.
We’ve been a wee bit guilty of drifting through succession and into retirement. We have a good plan, that is not the issue, the boys have autonomy for their respective businesses and we have given Blondie the winter resort to set them all up. The drifting part has been trying to decide where the Boss and I go for our decrepitude. NZ is a wonderful country and spoils us with choice. We had ruled out going south because of the cold, and too far north because of family, and have been looking at properties on Banks Peninsula east of Christchurch. We’re fussy but with limited funds and have rejected or been ejected from several places. I’d got to the point of suggesting we just buy a boat to live on but that found little favour with the Boss.
A few weeks ago we bought an inner city townhouse in Christchurch as a holding pattern. Christchurch is almost rebuilt from the earthquake devastation and this townhouse is under 10 minutes walk to all the theatres and the new rugby stadium so we think might become a very useful asset. We both agree we don’t want to live there.
Two days after settling, friends rang to tell us their neighbours house in Akaroa, a seaside village on the peninsula, was for sale. Bad timing as the townhouse had drained the bank accounts, but on visiting the house we knew it was pretty much what we’ve been looking for.
So we went off to the islands (Vanuatu) with some friends to contemplate old age, life, succession, retirement and family….. We had 10 gorgeous days laughing, swimming with turtles, eating, kayaking, riding, drinking, reading, fishing and even bicycling though that is overrated in the tropics…and even managed to settle on the house in Akaroa.
So suddenly the next stage of our life is starting to get some shape. The only hiccup with all this is I’ve been persuaded to re-stand for regional government…if re-elected retirement may have to allow for a bit more drifting.
And suddenly we have 6 at Longbeach School although the youngest looks less than excited

Agricultural Property Relief is Changing: What It Means for Farmers and Landowners Looking to Sell.
With key reforms arriving in April 2026, early planning could protect your assets and unlock maximum value.
Upcoming changes to Agricultural Property Relief (APR) are creating uncertainty for farmers and rural landowners considering a sale or looking to pass their assets onto the next generation. With reforms set for April 2026, understanding the tax implications is now even more imperative.
Fergus Thomson, Head of Rural Asset Management at Rettie, is leading the advisory team helping clients prepare. “The new rules could significantly affect inheritance tax relief,” Fergus explains. “Early strategic planning is key to protecting your assets”
Fergus is joined by Chris Hall and Emma McGregor, who bring decades of rural expertise.
“We’re seeing rising demand for valuations for tax planning purposes” says Chris. “Market conditions are currently favourable, so there’s a real window of opportunity before the APR reforms take effect.”
Emma adds: “We’re helping clients across Scotland and the North of England prepare properties for sale, maximising value and ensuring a smooth, discreet and efficient process.”
Thinking of selling? Now is the time to act.

The Scottish Government is proposing major changes to energy efficiency requirements for private rented properties through the introduction of Minimum Energy Efficiency Standards (MEES). These changes will affect how all privately rented homes are assessed and what standards they must meet to remain legally lettable.
A major element of the new standards is the proposed reform of the Energy Performance Certificate (EPC), scheduled to launch in autumn 2026. This updated EPC will replace the familiar A–G scale with more targeted metrics, including;
• Heat Retention Rating (HRR) to measure how well a property retains heat;
• Heating System Rating assessing the efficiency and emissions of the heating system;
• Updated Energy Cost Rating to reflect running costs;
• Validity period of 5 years, down from the current 10.
The current plan is for MEES to apply from 1st April 2028 when a landlord grants a tenancy to a new tenant; and from 2033 when a landlord grants a new tenancy and/or continues to let a property to an existing tenant.
Notably, landlords will no longer be able to comply by simply carrying out a set list of energy improvements; only achieving the HRR Band C rating on a new EPC will suffice. This means even properties with a current EPC rating of C may fall short under the new system, potentially requiring additional upgrades.
Failure to comply will mean a property is considered “sub-standard,” and landlords will be prohibited from letting it unless all possible improvements have been made or a valid exemption is registered. As of now, there is no confirmation of what rating will be legally enforced, whether cost caps, technical exemptions, or grace periods will be included, or how these standards will be applied in practice. This uncertainty is increasingly worrying for landlords, particularly those in rural areas. Many rural properties are older, traditionally constructed, and off the gas grid, which makes energy efficiency upgrades both complex and costly. Without clear financial support, practical exemptions, and realistic guidance, a significant number of landlords (especially small-scale rural landlords) may struggle to meet the new standards. This could lead some to exit the rental market altogether, further shrinking an already limited housing supply in these areas. Whilst improving energy efficiency is crucial, any new regulations must be balanced and take into account the unique challenges faced by rural landlords. Otherwise, well-intentioned policies risk causing unintended consequences that could harm both landlords and tenants alike.

Talking......from Lincolnshire
September 9th 2025
Will Howe is an arable farmer from Sleaford, Lincolnshire. The soils are predominantly heavy. There is 1000ha of cropping including winter wheat, spring beans, spring oats and oilseed rape. He also manages a contracting business Thorpe Farming Ltd.
This is the year of milestones. This is my 100th contribution to Agrimart, Dad has just completed his 60th harvest, and my 20th in Lincolnshire. This season was the first time we have cut 500t of wheat in a day, and we also, rather disappointingly, cut the largest area in a day - 178 acres of spring beans. The plant population and growth were really good, but the June heat terminated flowering too soon so there were just no beans.
A quick review of my first ever article shows how cyclical farming is, and how nothing is new! I was discussing re-introducing cultivation at depth and oilseed rape into the rotation which I have done again this year; and more pertinently discussed the wasteful politicians in Westminster which seems very apt currently! It was utterly nauseating to see the NFU President thanking the outgoing Defra Secretary of State for all his work, when under his watch the heart has been ripped from the industry. YouTube suggests his replacement will be even more hopeless, on a par with the NFU no doubt, so my decision to cancel my membership is now an easy one. Harvest was finished on the 19th August… in the rain of all things. All afternoon there had been spits and spots on the windscreen, but by the last 5ha it was starting to settle in. The customer (who helps cart all our corn) came on the radio saying perhaps we should come back in a day or 2. My fairly curt response was something along the lines of “Absolutely not!” The field looked like an amateur organic experiment gone wrong and it just wanted tidying up.
The last month has all been about wearing metal and diesel. The land after a winter cereal has worked nicely, after anything else has been horrible. We have had terrible problems with DD rings on both the SLD and the cultipress and always on a Saturday, resulting in 7 days of primary cultivation lost. A full winter rebuild will be in order. The overwinter cover crops have now been planted, but with no moisture in the soil, and non on the forecast the chances of them establishing successfully are unlikely. The oilseed rape is doing what oilseed rape does. The better land is at 7 true leaves and ready for winter, the heavier land has cotyledons just emerging, but probably not enough. This reminds me why I dislike the crop so much and the search for a replacement break crop continues…

Talking......from the boundary
September 10th 2025
The preliminary results for the 2025 UK harvest have just been published. They make for very sobering reading with huge regional variations. Lack of moisture was the obvious cause and for those who were unlucky to miss any rain and are on light soils, yields were as low as one could imagine. The situation South of the border is of real concern to many businesses with the withdrawal of Government support, closure of the SFI and a weak market. Those who got into the SFI and have diversified into other sources of income will weather this storm.
We can count ourselves very fortunate with overall good to record yields, crops forward sold on contracted prices and the Basic Payment scheme to provide vital financial support. The crop that has caused so much concern in Scotland is spring malting barley, yields overall have been well above previous years but the quality is incredibly variable from farm to farm let alone in different areas.
We have been a member of Scottish Agronomy for over 30 years. The unique structure of the group meetings are a key feature. The twelve members of the Kelso group meet monthly in St Boswells, discussions are wide ranging with everyone reporting activity and results on their own farms. The benefits of learning from others and the knowledge imparted from the agronomist on the results of the huge area of trials that the cooperative grow every year are an invaluable source of information. We hosted the 3 ha of Spring Oats trials on the farm, with over 1400 plots. It was an impressive sight seeing three mini combines complete that in one day, stopping every 30 seconds to record sample and weigh each plot.
I would say there are three key people in most arable farm businesses – wife (could be husband!) accountant and agronomist. You can put them in any order you like, they are usually with you for their working life or until it is decided it is time for a change. I can proudly say that I have the same three since we moved North 35 years ago. To be fair the actual agronomist has changed but not the organisation they work for. Since Hugo came home and took over the management our providers of advice have stayed constant apart from my wife being his mother! At Agrimart we are grateful to our writers who contribute every month. The geographic spread as well as the contrasting enterprises on each farm always make interesting reading. I was staggered to read that Will Howe, our Lincolnshire correspondent, has just penned his 100th article. Thank you very much to all for your long service and always making the deadline unlike the writer of this piece.
