New pool fence regulations forthcoming A

USTRALIA is a beautiful country surrounded by stunning beaches. Combined with our immaculate weather, it’s no surprise that we are a nation of swimmers and water-lovers. Research conducted in November 2018 by Roy Morgan shows that nearly 2.7 million Australians live in a house with a swimming pool, equivalent to 13 percent of the population. If you’re part of that lucky percentage of Australians with a pool on their property, you will need to take note of the forthcoming regulations, currently being drafted for parliament. As of December 1, 2019, the Victorian Government will have new regulations coming into force under a raft of new safety measures to ensure existing and new pool and spa barriers are maintained in accordance with the relevant standards. Even though the new regulations are currently in

The Internet has helped facilitate such varied approaches to taste and there are now so many design options to choose from, meaning trends often occur concurrently. The arrival of spring typically signifies the start of renovation season, typically alongside spring-cleaning. The new regulations will be introduced in an effort to reduce the number of fatal and non-fatal drowning incidents among children aged 5 and under in private pools and spas. Modern art deco Art deco was a hugely popular design trend in the early 1900s and is making an edited, major comeback almost exactly 100 years later. Art deco design utilises many of the above elements, particularly curves and statement tiles, to create fresh and playful spaces with bold shapes and colours.

What to plant in spring W

ith a climate as diverse as ours, it’s best to know the most appropriate time to plant particular varieties in this area. Following on from a freezing winter, which kept everybody indoors, spring is typically the time of year a lot of people like to get outside, green their thumbs and beautify their backyard. If you are considering getting stuck into your garden in the forthcoming weeks, here are some tips with regards to which varieties you should plant:

Flowers and colour

To add colour to your garden, consider planting petunias, snapdragons, marigolds and geraniums during spring.

Fruits

In cool areas like Victoria, some fruits struggle and others flourish. If you are looking to plant some fruit during spring, consider planting strawberries, blueberries and passionfruit.

Vegetables

Some vegetables can grow really well when planted in spring. Around 70 days before the last spring frost, consider planting snow peas, tomato, zucchini, lettuces and celery.

Herbs

Spring is the greatest time to sow some of the best herbs, including basil, dill, mint and parsley. Many herbs that will grow well when planted during this time of the year too, including chives, coriander, dill, oregano, sage and thyme.

Use multi-purpose furniture When dealing with small rooms, every single centimetre of space needs to be fully utilised. Shepparton continues its high rental yield A

CCORDING to the latest data from the Real Estate Institute of Victoria (REIV), Shepparton has the third largest rental yield for a three-bedroom house in regional Victoria. As of June 2019, the median price for a three-bedroom house in Shepparton is $251,000, with the weekly median rent at $300. This equates to a 6.2 percent yield, comparable to that of a one-bedroom unit in Southbank. The highest gross rental yield across the state was CBD Melbourne, with a gross rental yield of 6.7 percent for a one-bedroom unit with a median house price of $347,500. For regional areas, ranking places with the highest rental yields has Moe, Stawell and Shepparton in the top three spots, followed by Wodonga, Mildura, Morwell, Churchill, Sale, Traralgon and Warrnambool. While this comes as great news for landlords in regional areas, renters are finding properties available to rent are becoming more expensive and competitive. As a result, regional Victoria’s vacancy rate - which shows the percentage of properties available to rent – has been dropping considerably over recent years. The vacancy rate percentage is currently sitting at about 1.2 percent, down from 1.9 percent at the same time last year. According to REIV, a 3 percent average is considered to be a balanced market.

he future of gardening is epitomised by technological advancements. As Australians are spending more time outdoors, there have been several changes to the way we interact with those spaces, thanks to technology. Nowadays, automation is everything. Digging holes with water W

hen a crack appears in your walls and brickwork, one of the more daunting tasks to overcome is to consider underpinning the existing concrete foundations, so the building is sitting on solid ground. It is at this point where local construction firm, Link Building Systems are called in to carry out the underpinning work. Using their recently acquired hydro excavating rig, they can blast away the soil with a water jet as a non-destructive excavation in a confined area in order to locate existing services and utility lines before they bring in their drill rig to dig down to solid ground. How to lay instant turf If it’s time to make your garden greener and you can’t be bothered waiting, instant turf is a fast way to create lush green lawn at your place. Installation is easy; simply follow these steps.

Prepare the area: Cover the area with topsoil and a wetting agent, spreading it out evenly and levelling it out. If you have clay, dig down 100150mm and add sandy loam and gypsum. Then, spread lawn builder or start-up fertiliser and water down with a hose. Lay the turf: Lay down the first piece of turf and butt it up hard into the corner. Lay the next piece at the end of the first and butt the ends together to form a clear edge without overlap. Start the next line of turf halfway up the first roll to create a brick pattern. You can use secateurs to cut the turf to size. Cut around tree trunks or obstructions: If you have trees or anything else in the way of your turf, lay the turf all the way up to the spot and then cut the turf to shape as needed. Repeat this process on the other side.

Water in the new turf: For best results, water the turf and give it a good soak. Keep the turf wet for the first four to six weeks. Visualise your outcome: Don’t even bother heading out to the shops until you’ve considered your personal style. Online platforms like Pinterest are perfect for creating mood boards and design inspiration. Evaluate the needs of your household and establish an aesthetic from there. Create collages combining the colours and furnishing ideas, so you can really visualise what the space will look like. Budget : Have an idea of how much money you are willing to spend well in advance, as this helps you prepare for the price ranges you need to shop for. Keep a running total of prices and be prepared to adjust your budget if needed. Remember, the best things aren’t always the most expensive, utilise op shops and second-hand furniture places, if appropriate.
