We are fortunate to continue to call Southern Chester County our home. As we navigate the changing economic and political landscapes, we are shown that our business leaders and greater community continue to identify the needs and step up to the challenges. We are also proud that a major health organization, ChristianaCare, stepped in and brought back a neighborhood hospital with emergency care - a well needed amenity to living outside of the city.
The local community also stepped up to the plate, pun intended and generously donated more food to local food banks than ever before. We have two strong players in the communications arena working to bring high speed internet to our region, something the Southern Chester County region was missing out on in many of our rural areas. We celebrated with another partner in excellence with our 4th Annual Community Impact Award to a well-deserved Constellation Energy Corporation.
This isn’t to say the Chamber only recognizes large organizations as demonstrated by our inaugural presentation of the Visionary Award to a well-deserving entrepreneur - Vanessa Ross. This year, we’ve welcomed as members more wineries and caterers than in recent history - you will have plenty of places to support Chamber members while you literally
wine and dine your way around the County.
To say we are happy to live where we do is a well-known fact. The privilege we have is to say WHO we are. A sense of pride of the people with whom we surround ourselves.
It’s great to see a Chamber made up of givers, people who network together and share for the benefit of their peers. Our Board of Directors, coming from diverse backgrounds of businesses and organizations, come together to continue driving our Chamber forward, and I extend a huge thank you for their time and dedication.
Thank you to all of our members for making us an amazing chamber of commerce.
Jason Feller 2025 Chairman of the Board, SCCCC Crystal Clean Canz, 724-366-2998
Dear Members and Friends,
As you may recall, I enjoy starting my “CONNECTIONS” message with a quote:
“It’s not about ideas. It’s about making ideas happen.”

Scott Belsky, co-founder of Behance
Scott Belsky is a well-known American entrepreneur, author, and investor, best recognized as the co-founder of Behance. Behance is a leading online platform that allows creative professionals to showcase and discover creative work. Belsky served as CEO of Behance until it was acquired by Adobe in 2012. His famous quote, “It’s not about ideas. It’s about making ideas happen,” encapsulates his philosophy on entrepreneurship and innovation, highlighting the importance of execution over simply having ideas.
This past July, I proudly served as Chair of the U.S. Chamber of Commerce Foundation’s Institute for Organizational Management. Institute, as it is fondly referred, is a nationallyrecognized non-profit leadership education program held annually here in our backyard – at Villanova University.
As Chair, I oversaw all weeklong activities and programming – working alongside twelve amazing association and chamber of commerce professionals – our Board of Regents.
Together we made it happen for 140 attendees.
I was humbled and deeply proud as I watched each member of the BOR overcome obstacles together, smile their way through challenges, share their creative expertise, bring their leadership and collaborative skillset to the room - and make time for each other – no matter what time it was or how much was happening around us. It was certainly a week of ‘making ideas happen.’
As you read this, take time to consider how you can make your ideas happen. Should you like to get together and talk about it, reach out and we’ll set a time to meet! You are a valued member of SCCCC – your success is our business and you matter.
Best regards,
Cheryl B. Kuhn, IOM

In this edition of Southern Chester County Chamber of Commerce’s Connections, the Chester County Community Foundation outlines the local efforts that are underway to mark America’s 250th anniversary in 2026. The Chester County Community Foundation’s story notes that it is a good time to reflect, reconnect, and renew.
Throughout this edition, you’ll read about how businesses, community leaders, and government officials connect their daily work and lives with the broader ideals that shaped our nation.
Consider Chester Water Authority. In this edition, you’ll read about how water is the most basic human need—no one can live without it. It is also the lifeblood of the local economy. Every business, farm, equestrian center, factory, restaurant, hotel, salon, veterinarian, and medical facility in southern Chester County depends on it—and Chester Water Authority helps supply it.
This edition also looks at how New Garden Township—one of the area’s largest municipalities—is carefully planning to strike a good balance between growth and preservation. New Garden Township has sought to streamline its zoning regulations, explored new opportunities for green space conservation and sought ideas from experts and the township’s residents.
We also spotlight how Square Roots Collective works with a variety of community partners to
enhance the spirit and the culture of Kennett Square Borough.
The Southern Chester County Chamber of Commerce is an excellent way to make connections in the community. In this issue, we also introduce you to a few of the members of the Southern Chester County Chamber of Commerce that have particularly interesting stories to tell.
There’s the story about how the three co-founders of the Stubborn Goat Brewing keep family at the very center of the West Grove business.
We also highlight Action Unlimited Resources, which has been serving businesses throughout the Mid-Atlantic for more than 40 years. Action Unlimited Resources is a family-owned janitorial and facility supply distributor.
We also take a look at how Ruppert Landscape’s success is shaped through hard work, integrity, and a people-first mindset.
The Wyncote Golf Club has been making golf accessible to all since it opened in 1993. We spotlight how this award-winning golf course in Lower Oxford Township continues to evolve and engage the community with its golf and food and drink offerings.
As we look forward to the months ahead, we encourage everyone to reflect, reconnect, and renew—and get ready to celebrate America’s 250th anniversary in 2026.
Southern Chester County has an important role to play throughout 2026, as the United States marks the 250th anniversary of the signing of the Declaration of Independence.
America’s 250th anniversary is about re-engaging with the principles of Life, Liberty, and the Pursuit of Happiness that have defined the American journey. America250 encourages all of us to explore how our nation’s founding values continue to guide us, and what our shared freedoms mean today. America250 is more than a historical commemoration: it’s a call to reflect, reconnect, and renew our democratic ideals. It’s a chance for businesses, civic groups, nonprofits, and individuals to connect their daily work and lives with the broader ideals that shaped our nation.
Southern Chester County is steeped in heritage. With William Penn’s vision of religious tolerance and acceptance in Pennsylvania, Southern Chester County became home to a wide array of people from all walks of life and backgrounds. Businesses grew to meet evolving community
needs, initially powered by rivers and streams, and abundant fields and forests.
The region’s bountiful soil has long sustained communities, with thriving cattle, orchard, mushroom and nursery operations that still drive the nation’s economy today.
All this bounty attracted an ever-growing population. By the time the colonists’ desire for freedom from the King of Great Britain came to a head in 1776 with the signing of the Declaration of Independence, Southern Chester County’s growing, active communities were greatly divided between rebels, loyalists, and relatively neutral people who just wanted to feed, clothe and care for their families safely.
During August 1777, British troops marched from Elk Landing, MD to Southern Chester County. They encamped at Kennett Square, then continued to the Brandywine River. The September 11, 1777 Battle of Brandywine marks Chester County’s first pivotal battle in the Revolutionary War.
Look out your window and imagine the impact of war. It happened right here, where we live and work in Southern Chester County. As General Nathanael Green wrote to his wife on September 10, 1777: “Here are some of the most distressing scenes imaginable. Inhabitants generally desert their houses, furniture moveing, Cattle driving, with women and children traveling on foot. The country all around resounds with the cries of the people. The Enemy plunder most amazeingly…”
The Americans lost at Brandywine. A few days later, we lost at the Battle of the Clouds. Then we lost at the Paoli Massacre. And then we high-tailed it to Valley Forge and survived on boiled shoe-leather during the winter. Yet, somehow…. we won the war. We won the war for our independence and our freedom.
How did we do it? How did we lose the battles in Chester County, and then in the end turn things around to win the entire war? What lessons did we learn about ourselves, our community, our partners, and our strengths? How did we as Americans, as individuals coming together for a common cause, win? These are some of the learnings from the past that Americans are urged to reflect on, and to connect with our daily work and our lives—the broader ideals that shaped our nation.
Planning for A250: Southern Chester County –zoom in 4th Monday from 2-3, each month
https://a250friends.org/planning/
Monthly zoom sessions help everyone in Southern Chester County get involved in America250. Everyone is invited to join whenever their schedule allows. People readily share ideas, brainstorm, and develop community-based event plans. Heritage centers, re-enactors, municipal historic commissions, community centers, libraries, educators, scouts, veterans, businesses, people who are interested in history, heritage, culture…all are welcome.
These sessions are creative incubators, helping people turn vision into action. Toolkits, promotional support, and planning resources are available to anyone who wants to take part. Notes are online, so you can review ideas at any time. Dare to Declare
While the words, “Life, Liberty and the Pursuit of Happiness” were written in the Declaration of Independence 250 years ago, they continue to spark important conversations today.

Continued from Page 13
At the heart of America250 is the Dare to Declare initiative, inspired by Valley Forge National Historical Park Superintendent Rose Fennell. This initiative encourages people to gather to read aloud and reflect on the Declaration of Independence, anywhere: at town halls, taverns, backyard picnics, community centers, parks, rooftops…wherever you please.
Free materials, including moderator guides, discussion prompts, and event planning tools, will bring these conversations to life. Free zoom trainings for hosts and participants help ensure these gatherings create real impact.
Dare to Declare isn’t just about celebration, it’s about civic learning, connection, and understanding the evolving meaning of American freedom. For Southern Chester County, it’s a unique opportunity to bring together people from all walks of life to explore how liberty thrives in our communities and discover ways to build stronger systems that benefit everyone.
America250 is inclusive, welcoming businesses, nonprofits, and civic-minded individuals throughout Southern Chester County. Here are some ideas of what you might want to do:
• Amplify Voices: Host community photo contests, art shows, &/or storytelling events on “What Freedom Means to Me.”
• Open Your Space: Provide venues for Let Freedom Ring film screenings, civic forums, musical performances, or Dare to Declare readings.
• Engage Employees: Encourage employees to volunteer at heritage events, adopt a heritage nonprofit, participate in discussions, &/or support youth activities.
• Sponsor Celebrations: Help fund Let Freedom Ring public art displays, murals, poetry slams, music &/or window decorating contests. Sponsor refreshments at events—ice cream and lemonade!
• Lead Publicly: Plan America250 programs at your workplace, speak at events, and spread the word that 250 is Coming!
For businesses, this is a year to show your patriotism. For nonprofits, this is a chance to deepen education and outreach missions. For communities, it’s a chance to build bonds that last well beyond 2026.
While 2026 celebrates the Declaration of Independence, 2027 marks the 250th anniversary of the Revolutionary War’s Philadelphia Campaign. Chester County’s battlefields, including Brandywine and Paoli, will host reenactments, tours and educational programs that bring American’s Revolutionary history to life.
But America250 isn’t just about a two-year celebration. It’s about building infrastructure for long-term civic engagement, education, and heritage preservation across Chester County and especially in Southern Chester County, where agriculture, freedom and civic engagement intersect so powerfully.
Chester County is on the cusp of a generational moment, to reflect on our history and recommit to democratic ideals. Southern Chester County Chamber of Commerce supports businesses of all sizes through valuable networking opportunities and community partnerships. Now is the time to step forward to engage, organize, sponsor, volunteer and connect.

Action Unlimited Resources (AUR), a family-owned janitorial and facility supply distributor, has been serving schools, healthcare facilities, and businesses across the Mid-Atlantic for more than 40 years. With access to over 60,000 products, plus equipment service, training, and consulting, AUR helps organizations keep their facilities clean, safe, and efficient.
Founded in 1982 by U.S. Marine Corps veteran Alan Glazar, the company began as Action Paper & Chemical Co. Today, under the leadership of his son, Aaron Glazar, AUR has grown into one of the Inc. 5000 fastest-growing private companies in America, recognized in both 2022 and 2023
“The first step with any new client is a discovery meeting,” said Amy Johnson, Director of Sales and Marketing. “We talk about their current supply system, what’s working, and what their ideal operation looks like. Our job is to make sure the solution fits the client’s needs—not just fill an order.”
The range of products available may be surprising. From ice melt to matting systems that reduce dirt at the door to selecting the right paper towel dispenser, AUR’s team helps customers make smarter choices for their facilities.
Beyond supplies, the company offers equipment sales, rentals, repairs, and training. Their Action Academy provides hands-on instruction so customers understand how to use the equipment and the supplies they have purchased.
Ordering is simple through AUR’s online catalog, although you can still call, text or email your order—whatever is best for the customer.
“Our goal is to ship orders complete, and if there’s ever a back-order, we call the customer right away to make sure it works for them. We believe in communication,” Johnson said.
That focus on reliability and service has kept customers loyal for decades. “Once people experience Action, they don’t want to go anywhere else,” Johnson added. “We’ve got a strong team, and they all believe in customer satisfaction—all of the time.”
Action Unlimited Resources serves clients across Delaware, Maryland, New Jersey, and southeastern Pennsylvania from its warehouse in New Castle, Del.
Johnson encourages prospective clients to reach out. “Let’s have a conversation,” she said. “Tell us how you’re being serviced today and what you would like to improve. Our team has the GRIT to make it happen. We believe in 100 percent customer SatisfACTION.”

Chester Water Authority (CWA) is a Pennsylvania municipal authority established in 1939 for the purpose of providing potable water. We are a public water supplier and not-for-profit organization, serving 45,000 customers in 34 municipalities in southwestern Delaware County; southern Chester County; and the City of Chester, Pennsylvania. Some of the people we supply are our direct customers while others receive our water indirectly, through the resale of our water by neighboring water utilities in Pennsylvania, Delaware, and Maryland.
Water is the most basic human need—no one can live without it. It is also the lifeblood of our local economy. Every business, farm, equestrian center, factory, restaurant, hotel, salon, veterinarian, and medical facility in Southern Chester County depends on it. As the steward of a valuable resource, CWA’s mission has always been clear and straight-forward: provide quality water to all our custom-
ers, when they need it, at a reasonable cost. We charge the lowest practical rates to cover operation and maintenance costs, capital requirements, and bond obligations.
That’s why the potential loss of the Chester Water Authority (CWA) to a for-profit company should concern every business owner in the region, regardless of size or industry.
From agriculture and manufacturing to hospitality and healthcare, companies rely on a stable, affordable, high-quality water supply to operate effectively. Yet across the country, the growing trend of water privatization—where private companies take control of municipal systems—has led to higher costs, reduced transparency, and diminished community control. It’s up to individual businesses and organizations, including the Southern Chester County Chamber of Commerce, to understand the intrinsic value of a safe, economical, and reliable public water supply, such as that provided by CWA.
The first and most predictable effect of water privatization is sharp, sustained rate increases. Unlike public utilities, private water companies answer to shareholders, not the public. Their mission is singular: profit.
Profit is achieved through:
• Increased service rates to generate investor returns and corporate leadership bonuses.
• New fees for connections, disconnections, and infrastructure upgrades.
• Elimination of subsidies that currently help industrial and commercial users.
• Purchasing more and more systems and passing the inflated acquisition costs on to existing customers.
For water-intensive industries—food processing, beverage production, laundries, healthcare, manufacturing—these hikes can crush operating margins. Even service-oriented businesses like restaurants, salons, gyms, and hotels will feel the squeeze as water bills climb year after year.
In many privatized systems, double-digit rate hikes have arrived within just a few years of the takeover. The ripple effect is devastating: businesses raise prices, cut jobs, or relocate to regions with lower utility costs. This erosion of competitiveness hurts not only individual businesses, but also the entire local economy.
CWA offers significant value and savings to its customers. It is award-winning, expertly managed, financially sound, and governed by a publicly accountable board of directors subject to open meetings and public records laws. The nine-member board is chosen equally by the County Commissioners in Chester County, the County Council in Delaware County, and the City Council in Chester City. Decisions are made locally, transparently, and in the community’s interest—not to satisfy distant shareholders.
Chamber members must ask tough questions of state and county officials to ensure they support the inherent value of public water, protect CWA, and pass legislation
Continued on Page 24
Continued from Page 23
in the best interest of local businesses, homeowners, and economic growth. Privatization would shift decisions from public meetings into private boardrooms, eliminating direct oversight and replacing transparency with “smoke-filled” back rooms.
Businesses could face:
• Limited influence over infrastructure priorities critical for commercial growth.
• Reduced transparency during outages, advisories, or infrastructure failures—leaving businesses in the dark about restoration timelines.
• Water shortages if private water companies prioritize high-usage customers, such as server farms, over local businesses and homeowners.
• Regulatory capture, where the Pennsylvania Public Utility Commission’s (PUC) role in approving Act 12-driven sales—despite clear evidence of harm to ratepayers—shows how regulators can become too aligned with the industries they oversee.
• Note: In New Garden Township, there is a case headed to the PA Commonwealth Court in which the PUC allowed a for-profit water company to add $1.2 million in trucking fees to their PUC rate case without investigation, even though trucking had already ceased.
Water service is a natural monopoly. Unlike electricity or internet service, there’s no competition and no alternative provider. Once the water system is sold, businesses are locked into whatever rates and service conditions the private company dictates—forever. This reality can have a chilling effect on economic development. Site-selection consultants and expanding companies may think twice about investing in an area with a privatized water system known for high costs or reliability issues. Meanwhile, current businesses and residents—your customers—may decide to relocate to areas with more affordable, publicly controlled water. The result? A shrinking tax base, falling real estate values, and the potential for a downward economic spiral.
CWA’s fight is not just for homeowners—it’s for the future of our business community. We encourage everyone who has a stake in the future vitality of the region to consider the impact of increased water costs over the long term. If those impacts concern you, here are a few suggestions on how to make a difference:
• Show up and speak out at public meetings. Tell decision-makers how privatization will impact your bottom line.
• Host meetings to educate fellow businesses and the broader community.
• Engage local government—townships and boroughs often make key water sale decisions. For-profit compa-
nies present slick sales pitches full of promises; hold your elected officials accountable before deals are made.
• Note: Kennett Square and Oxford Boroughs, as bulk water customers of CWA, have sent letters of support to local elected officials and passed resolutions in support of saving CWA.
Continued on Page 26
Continued from Page 25
• Engage county officials County Commissioners in Chester County appoint CWA board members. Demand that they choose individuals committed to keeping CWA public.
• Engage state leaders—Write to Governor Shapiro and your PA state legislators. Demand that they oppose any sale of CWA and share how it would impact your business and community. Support the legislators who have spoken out to support public water, such as State Representative John Lawrence.
Continued from Page 26
• Note: Legislators must record all contacts with their constituents. Each time a business or homeowner reaches out about saving CWA, it is noted. Be the squeaky wheel and stay at the forefront of their minds. Your persistence will be rewarded—when they continually receive engagement on an issue, they can present that data to their party’s leadership, and movement on legislation can follow. Therefore, even if your elected official has stated publicly that they are in favor of saving CWA, keep reaching out to tell them that it is still a community priority.
• Join business coalitions—Collective advocacy is powerful—together, businesses can block harmful policies.
• Educate employees and customers—A well-informed community is harder to mislead.
Bottom line: Privatizing a public water supply isn’t just a threat to water rates—it’s a threat to jobs, competitiveness, profits, and the long-term health of a local economy. If we lose public water, we lose control, stability, and the very foundation that allows businesses to thrive.
Protect CWA. Protect your business. Protect Southern Chester County’s future.

At Stubborn Goat Brewing, our vision has always been bigger than beer. Since opening in June, we’ve been humbled by the warm welcome from the West Grove community — families, friends, and even four-legged guests who’ve made “The Goat” their gathering place. We’re proud to call this community home, and we’re just getting started. Thank you for supporting us — the best is yet to come!

Located just north of Oxford, Wyncote Golf Club offers an accessible, public and family-friendly golfing experience to its visitors. Since its inception in 1993, Wyncote’s main goal has been and will continue to be accessibility.
For the longest time, golf has been thought of as a hobby for the elite and upper class. In movies and television shows, golfers are usually portrayed as wealthy, older men, and this stereotype does hold some weight. James Pepple, a dairy farmer and the founder of Wyncote Golf Club, once took his young son to a golf course and was told that “that kid doesn’t belong here.” Pepple then decided to turn one of his dairy farms into a golf course that would be open to the public with no membership needed.
This belief in accessibility has stood for the past three decades and is a sentiment that Wyncote will forever abide by. When recounting this story, Mark McGreevy, superintendent of the golf club, said, “Our mission statement and all of our focus is on being accessible.”
Not only was Pepple’s goal to make an accessible and approachable golf course open to the public, but he wanted
the quality of the club to be on par with private courses as well. “Let’s make a really nice golf course for the public,” McGreevy said, echoing Pepple’s words, “he did that, and when it opened, it was the third-ranked new public golf course in the country that year.”
Wyncote is and will always be about providing high quality golf courses to its locals. That is why it is still familyowned, with Nathan Pepple, the son of James Pepple, taking ownership this past May. Nathan grew up working on the land when it was a family dairy farm.
Like any golf course, Wyncote is home to not just the classic 18 holes, but has a driving range, pro shop and a restaurant which they refer to as “upscale casual.”
“We’re not trying to be some fancy restaurant,” McGreevy stated, “everything on the menu has to be ‘intentionally simple.’ So good quality food, but presented in a simple, accessible way.”
All of the meat and produce used in the kitchen is sourced from local farms and everything is made from scratch. The restaurant is open to all and is not just available to golfers. Wyncote is also available to host event spaces, whether it be board meetings, baby showers, wedding showers, bridal showers, bachelor parties, or any variety of event.
“You play golf and then you have a hangout spot for you and your buddies,” McGreevy remarked.
When asked about what makes Wyncote stand out in contrast to other golf clubs, McGreevy said “We’re known for our consistency. We have a high standard for course conditions, and we’re very consistent.”
Wyncote has also consistently been ranked as one of the best public golf courses in the state, giving it an extra bit of outside credibility.
“We want to make sure that if people are driving an hour to play here,” McGreevy said, “that they know what they’re going to get.”
Wyncote is determined to make golf more inviting to newcomers and the younger generation. When speaking on this topic, McGeevy said, “We also sort of want to take the sort of uptight stigma out of golf and make golf fun again. So, we’re trying to be as welcoming to the new golfer that’s coming in and the younger generation. We want to have a spot for them.”
In addition to the notion that golf is a hobby exclusive to the upper class, golf also has a reputation for being harmful to the environment. Wyncote strives to be helpful to the environment by also being a place where local wildlife can grow and live. In between some of the holes are “overgrown” areas where the grounds crew intentionally leaves the plant life “unkempt” so as to not fully remove the natural wildlife. While some may argue that it ruins the pristine look
that makes golf courses beautiful, Wyncote would counter by stating that there is no need to fully uproot the entirety of the land just for a “cleaner” look.

Partners of Square Roots Collective in Kennett Square have their sights set on enhancing the spirit and culture of the borough. To that end, they set goals and engage in specific projects that move the region in a positive and welcoming direction for all residents.
“We have a dream that everyone sees Kennett Square as a place for themselves,” said Luke Zubrod, the Chief of Staff for Square Roots Collective.
Square Roots Collective is described in its literature as “…a collection of social enterprises that join in advancing our community toward an ecosystem in which everyone can thrive. This includes for-profit businesses, non-profit ventures, formal and informal partnerships and associations with like-minded organizations.”
The organization was founded by Mike Bontrager, the founder and president of Chatham Financial, a financial company that grew successfully from its 1991 start and was widely known additionally for its trust and integrity.
Square Roots Community Initiative with a view toward sustainably funding community improvements.
Square Roots is a non-profit entity but it owns ventures like The Creamery which enables it to invest in other community-friendly initiatives. Recently, Square Roots listed five areas of interest into which it places its support and interest. They are The Creamery, Trails, Birch Street, the Underground Railroad and Housing.
The Creamery got its name because there was a creamery that once operated on East Birch Street in the mid1800s. Dick Taylor, the late historian and editor of the Kennett News and Advertiser, wrote in his 1982 book “Kennett Square Yesterday and Today” about the creamery: “Dairy farming eventually developed as an important agricultural pursuit, and a creamery was opened on East Birch Street. Two of the borough’s shortest streets ‘Milk’ and ‘Cream’ were at this location. Many area farmers hauled their milk to this creamery for processing and shipment via railroad to Philadelphia.” Today visitors no longer gather there to bring in or drink milk. However, the train still runs nearby and carries freight throughout southern Chester County.
Throughout his business years and into retirement, Bontrager has been praised as a person who truly cares for his community.
In 2021, after his retirement from business, he launched
The Creamery of today is a very popular venue and attracts crowds on the weekends. In addition to its function as a bar, it is a destination for current events and a showplace for local art.
And they continue to expand.
Zubrod said a small and broken-down building in the rear of the Creamery is now being renovated to provide another public meeting place to the community.
Zubrod said Bontager is fond of trails and they provide many benefits to the population.
“People love trails. Mike is eager to bring people access to nature,” Zubrod said.
There are already about 14 miles of trails in the Kennett area, with that number growing.
Recently, the trails group presented the Kennett School Board with a plan to buy a section of land adjacent to the school’s Legacy Athletic Fields. This is a section of land that is not regularly used and has grown up with weeds. The proposal included laying more trails and building an outdoor education center at the site.
This request was presented by Trails Development Director Anita Robinson, spokeswoman for the group, and it was accepted by the school board.

Birch Street is the home of the Square Roots office, and it sits beside the organization’s beloved Creamery.
Birch Street is a road that travels east and westward in southern Kennett Square and becomes Rosedale Avenue in Kennett Township. This street has long been a subject of discussion among members of the local artistic community—the idea is that it would be a fine place to become a center of arts and fine restaurants – almost like Greenwich Village was in 1960s New York City.
This continuing conversation endures in spite of the street’s condition of being in a flood plain and rife with potholes and ruts. Recently, though, it has been undergoing a massive renovation.
Zubrod said the renovation process will upgrade the quality of the street. He added that the work was funded at first by a Chester County municipal grant, and the Square Roots funding process help turn it into a state grant of more than $4 million. He is proud of the direction that Birch Street is going.
In addition to being the home of the Creamery, it is also the site of an annual winter skating rink and a renovated boutique hotel called Artelo. Square Roots successfully invited artists to paint their creative designs on the interiors of the units.
In the spirit of inclusiveness, Square Roots has undertaken projects to showcase Kennett Square as a vital – in fact virtually the center – of the Underground Railroad. It is widely and historically reported that many of the very early Quaker residents in the area were active in taking in escaped slaves and keeping them safe from capture in the Civil War era.
Zubrod said Square Roots Collective has assembled representatives from Longwood Gardens, Lincoln University and Oxford to pursue the progress of this initiative and earn Kennett Square the acclaim it deserves.
The fifth incentive, housing, is a difficult one, Zubrod said.

As housing prices have recently risen sharply, especially in Kennett Square, it is more and more difficult for lowand middle-class families to even consider buying a home.
Zubrod said it is a situation which can be addressed by political action, although that is difficult to carry out.
“It might be possible in one town, but the problem is getting the whole state to accept legislation,” he said. He pointed to some proposals of changes to housing legislation that would permit additional buildings on individual properties or housing that permits more variation in occupants, families and non-families to exist there together.
ties accept changes, the great challenge is to have them accepted at the state level.
He added it is tough because even if small communi-
Zubrod concluded that Square Roots has been running successfully because of Bontrager’s leadership and honest love of the community. While Square Roots itself is a non-profit, its missions thrive in part to the successful financial base the founder developed in his company, Chatham Financial. As it has since its beginning and continues to the present, Square Roots works to bring together all the demographic extremes of the community. In short, Zubrod said, Square Roots wants to create a community where “…Everyone sees Kennett Square as a place for them to live.”
Square Roots has taken on the challenges of housing, although a spokesman says it will be difficult.
A conversation with the three co-founders of Stubborn Goat Brewing about the new West Grove craft brewery won’t last very long until “family” or “community” is mentioned.
Joey Corrado, Jake Hughes, and Tim Savery share a fondness for craft beers and great food, and they are glad to offer generous amounts of both at Stubborn Goat Brewing. But they met and became friends through their families. Family and friendship is at the very center of what they want the business to be about, and they want to offer a sense of community to everyone who stops by for a pint or a plate.
The Savery, Hughes, and Corrado families really bonded during the pandemic when they created a home-based “school” for their children to help overcome the drawbacks of a completely remote learning experience. Friendships and family were motivating factors when it came to making plans for their business—there are 8 children between the three families, and they wanted a place where families would always feel welcome and comfortable spending time together.
something for everyone. The park nearby is a great place for families to extend their outing.
“We wanted the Stubborn Goat to be a gathering place,” said Savery, “and you’ll always see kids, families, and groups of friends here.”
“We wanted a family-focused environment where kids can come, where dogs can come,” added Hughes.
The families of the co-founders are all very involved in the operations of the business, and they also hired an experienced team to oversee the food, brewing, and service to ensure a good experience for all patrons. Sarah Ruggiano serves as the bar manager. The Head Chef is Earl Anding, while Kenny Monroe, formerly of Victory Brewing, is the Head Brewer.
There’s good craft beers and great food at the Stubborn Goat, but there’s also plenty of TVs to catch all the games, kids toys, games, books, frequent live entertaining and a budding special events calendar that promises to have
One of his most popular beer offerings is a light lager, the Goat Light, that delivers delicate malt notes, a subtle touch of Saaz hops, and a clean, crisp finish. The Counting Sheep IPA, a Hazy IPA, has earned great reviews. It is brewed with raw wheat and malted oats and heavily hopped with citra and mosaic. Be on the lookout for new and innovative recipes coming soon.
The response to the food and drink offerings is very important—the Stubborn Goat has relied extensively on early feedback from patrons to make adjustments to the menu.
The location in the center of the small, friendly community of West Grove is ideal for what the Stubborn Goat founders had in mind for a gathering spot. They all see a lot of potential for West Grove and the businesses in town.
“We think this is a truly remarkable town,” Savery said, explaining that they are looking forward to collaborating with other businesses in town. They are already planning their first big community event—the first Goatoberfest will take place on Saturday, October 11, with lots of food, fun, family activities, and music. They want this event to help highlight all the businesses in town.
Stubborn Goat Brewing is located at 122 Rosehill Avenue in West Grove. Visit the Stubborn Goat’s social media pages or the website at www.stubborngoatbrewing.com for more information, including the current beers on tap and the regular hours.

In all matters having to do with astute planning, there is not a town, village, city, borough or municipality anywhere in the world that does not seek to create a harmoni ous kingdom of sustainable development that combines economic growth, the retention of character, housing opportunities and sound infrastructure.
Getting to that point, however, does not arrive by the wave of a magic wand but through plans and concepts that find their way from pen to paper, only to be erased and started again. From the time its Comprehensive Plan was enacted in 2018 – which sets forth a ten-year vision of growth – New Garden Township has sought to streamline its zoning regulations, explored new opportunities for green space conservation and elicited the ideas and vision of not only experts but its residents.
The task has not been a simple one – in recent years, these plans have been met with both overwhelming approval and thumbs-down skepticism – but they are being done out of necessity to respond to the changing needs of a municipality whose definition of being a rural outpost of farms and pastures is no longer economically sustainable.
“A comprehensive plan serves as a strategy guide and a checklist that flexes and shifts according to the changing needs of each new decade,” said New Garden Township Manager Christopher Himes, who joined the township in 2023.
“It provides a diagnosis of an area and asks, ‘What are we doing well and what are we not doing well?’ Our plan asks, ‘What are we currently facing as a township and what do we plan to do about it?’
“New Garden has done a great job of addressing these issues we face as a township in the 2018 Comprehensive Plan. It spells out our hierarchy of needs – where you generally begin with the big-ticket items and then work on the lower-hanging fruit based on those needs.”
In the spring of 2024, the township began working with Michael Baker International – a global leader in engineering, consulting and technology services. Over the course of several public outreach workshops and hearings, the project’s mission has been to amend its current zoning ordinance laws, which have been in place since 1997. It is a welcome change for the township, which has been burdened over the past several years by excessive amounts of non-conforming land uses, “by right” use of agricultural facilities and a reliance on conditional use hearings to make final land use determinations – all of which has led to zoning misalignment of existing infrastructure, an undefined agricultural district and a shortage of mixed-use, planned-
use, and other blended-use zoning districts that do not permit developers to implement innovative approaches to modern revitalization.
To better respond to the changing needs of the community, Michael Baker redefined the township map according to ten distinctive “character zones.”
“Zoning has changed a lot since the township’s zoning laws were last enacted,” said Michael Baker’s Samantha McLean, who serves as the project manager for New Garden’s zoning regulation project. “There are a lot of tried-and-true practices from other municipalities regarding some of these challenges that the township has identified. Applying some of these lessons learned has been part of the township’s goal.”

Continued from Page 41
As stated in the township’s comprehensive plan, its goal has been to “recognize and protect the important and inherent benefits of natural resources and open space: maintain the rural character of the township; provide valuable ecosystem functions such as storm water and nutrient management, crop pollination, and local climate regulation; and ensuring the economic viability of agriculture.”
In 2018, the township acquired the 137-acre St. Anthony’s in the Hills property on Limestone Road, once owned by The Church of Saint Padua in Wilmington and used for decades as a summer camp for inner-city children. Over the next several years, the township created a new branding effort that renamed the property New Garden Hills and completed Phase I of its long-term vision that saw the opening of the 1.5-mile Kaolin Trail in 2023.
In January of 2023, it purchased the former Loch Nairn Golf Club, and through a multi-year phasing, is converting the 105-acre property to a passive recreation preserve, complete with walking trails. Through a collaborative effort between the township, PennDOT and other environmental agencies, the Smedley Preserve Sediment Reduction MS4 project – begun this year - is reducing sediment pollution within the White Clay watershed, improving water quality and meeting regulatory compliance requirements. The project will also restore natural habitats for local wildlife and promote the growth of native species of plants.
If there is one project in New Garden Township that has repeatedly come under the microscope of design, discussion and dissent, it is the continuing idea to develop what is known as White Clay Point along Route 41. At the New Garden Board of Supervisors’ July 21 meeting, the property’s latest visionary – Stonewall Capital, LLC of Maryland – presented plans to develop a 220-acre “transformative mixed-use development project” that is bordered to the north by Sheehan and Sharp roads, by Sunny Dell Road to the west; by Reynolds Road to the south; and the area immediately to the west of Route 7. The plans for the proposed development will consist of 220 single family detached homes; 90 20-foot-wide
townhomes; 200 24-foot-wide townhomes; and 112 stacked townhomes – all at a per unit price tag estimated to be between $300,000 and $900,000.
The proposal also calls for the creation of a walkable street grid that connects homes, civic spaces and park land; and 75,000 square feet of commercial space that is projected to have one grocery store proposed to be between 20,000 and 30,000 square feet; four retail units; and a Wawa convenience store. In addition, Stonewall Capital, LLC is proposing to invest several million dollars in ancillary projects near the proposed site.
Himes said that should the White Clay Point proposal become a reality, it will serve as a catalyst for township enhancements; meet the objectives of the comprehensive plan that calls for economic growth along the Route 41 corridor; and provide additional housing, recreational and entertainment opportunities.
“The history of the township over the past 30 years has always expected something to be done at the White Clay property because it has always
been under some degree of tension for being developed based on its mixed-use zoning,” Himes said. “I believe the proposed infrastructure improvements at the site, such as expanding the
Continued from Page 43
sewer system, keep the township viable, which is a huge lift, and addresses many issues that we have regarding future housing opportunities.
White Clay Point is a representation of that blend between keeping our main corridors vibrant while also being able to preserve other areas of the township.”
Ultimately, the magic elixir for New Garden Township will be in finding that sweet spot that offers an equal place at the table for public input and holistic and value-based decision making.
“The pendulum always swings back and forth between growth and preservation, and the goal is to study the trends of the past to inform the future,” Himes said.

Ruppert Landscape is a commercial landscaping business that provides all phases of landscape design, installation and maintenance for corporate sites, Homeowners Associations, and other businesses.
Services include landscaping design, enhancement installation and maintenance, hardscape installation, irrigation and water management systems installation and management, site structures and snow and ice management.
They also keep up with the changing seasons. It starts with flowers in the spring and summer, shifts to mums and pumpkins in the fall, and in the winter they provide the snow and ice management that keeps all the sites safe for clients. In between plantings, they are also available when storm damage requires unexpected cleanup.
Ruppert Landscape does much more than just maintenance work on flowers on banks and trees in parking lots—they can also take care of lobby and patio spaces.
“We try to get an idea of what our clients are looking for, and then put a design together for them to try to make their vision come together,” said Jessica Saienni, the branch administrator. They will make suggestions as to which plants will work best in which areas depending on the amount of light and other conditions.
“Clients want to make their property look pretty,” said Saienni. “Depending on the type of person they may want a more natural land-ship or a neat and trim property. Everybody has a different way they want their landscape to look.”
Ruppert Landscape’s core values include respecting each other, valuing all customers, taking ownership of the work, and caring for the community. The company routinely puts 5% of profits back into the community through donations to non-profit organizations.
“Ruppert Landscape’s culture is built on a set of core values which act as our guiding principles,” said Saienni. “Our number one value will always be our people, who are the key to our success and the reason we do what we do. Our goal as a company is not just to build beautiful landscapes, but to develop and grow our people. Everything that we do is to provide opportunity for our people to succeed both personally and professionally.”
The roots of the business go back fifty years. In the early 1970s, a young Craig Ruppert simply wanted to earn enough money to buy a car. He did it with a push mower and a strong work ethic. The part-time endeavor gradually grew into something bigger. As the demand for his services increased, Craig hired his brother Chris Ruppert and their friend Chris Davitt to help keep up.
“Ruppert Landscape’s culture is built on a set of core values which act as our guiding principles.”
~ Jessica Saienni
With each job, he learned more about landscaping, about business, and about the value of hard work.
Over the next five decades, Ruppert Landscape evolved from mowing neighborhood lawns to building and maintaining some of the most complex landscapes in the country.
Today, Ruppert Landscape is a thriving company that serves clients throughout the Northeast, Mid-Atlantic, and Southeastern U.S. The core values that fueled its early success—hard work, integrity, and a people-first mindset—
remain at the heart of the business. While the scale of the work has grown, the mission is the same: build something great, take care of your people, and always strive to do better than the day before.
The local branch serves this region north to Wilmington, Delaware and West Chester and south to Perryville, Maryland with 45 employees to meet your landscape needs.
