We have all been impacted in one way or another, and if you are anything like me, I feel like I’ve been lured into a virtual vortex. It is time to regain control of our businesses and the way we interact with one another!
I’m so thankful for our Chamber and the amazing leadership that Cheryl Kuhn, the Chamber President & CEO, has demonstrated throughout these challenging times. Cheryl and Ashley Miscevich, the Member Services Manager, have spent tireless hours to bring relevant information to our Chamber members, but also to non-Chamber members. This Chamber is truly committed to community and what better way to demonstrate that than during times when our business community needs it most. The Chamber was even able to safely hold in-person events. Thank you so much Cheryl and Ashley!

As the Board Chairperson this year, I look forward to bringing some new initiatives to the Chamber, the details of which are being fine-tuned. As with any organization, we welcome feedback and strive to bring services and programs that meet our members’ needs. As such, several focus group sessions were held and the feedback was overwhelmingly positive. Members are definitely looking forward to getting back to in-person networking and social events.

Dear Members and Friends,
I was recently reminded of a quote from Booker T. Washington, an American educator, author, orator, and adviser to multiple presidents of the United States:
“Success is to be measured not so much by the position that one has reached in life as by the obstacles which he has overcome.” This quote rings as true today as it did in 1901.
One definition of success that continues to resonate is about people stepping up in support of others. I am humbled by so many who did not hesitate to ‘lean in’ for others in need. In my eyes you are true heroes of our time, and on behalf of the Chamber Board and Staff, we thank you.
Washington’s quote also speaks to the countless strong leaders across our region (and beyond) who are top of mind as we steer our way through this devastating pandemic. These leaders never lost their foothold, working harder than ever to support their businesses and organizations and do their very best for their employees, families, vendors and partners, friends, and yes, strangers.
Now, as the Chamber looks forward, we realize how much was learned in 2020, spinning and adjusting into, in many ways, a much stronger organization – as a visionary leader, regional resource, and powerful supporter. As always, we look forward to holding inperson and virtual programs as we prepare for the Chamber’s signature events including our Annual Chairman’s Gala where we will recognize and thank Jim Turner, the 2020 Chairman of the Board. We are where we are today because of Jim’s daily leadership and support. Importantly, we will recognize the Outstanding Citizen of the Year. The reigning Outstanding Citizen, Pastor Annalie Korengel, will
present the award to this year’s recipient.

‘This is a valuable opportunity to understand what’s happening to our region,’ chamber CEO Cheryl Kuhn says

This, the first themed issue of Southern Chester County CONNECTIONS is also a first look at the real estate sector of the 18 municipalities and three school districts served by our organization, said Cheryl Kuhn, the Chamber’s CEO.
“There’s never been anything like this produced for our region – with numbers, real time updates and market summaries from real estate experts.”
This assessment followed what can only be referred to as an upheaval caused by the pandemic and its ensuing restrictions.
“This is a unique opportunity to share information,” she said. “It’s important for the business community and relevant for everyone [even consumers not in the market] to know what happened, where we stand, and what to expect.”
“The pandemic affected every sector of the real estate industry, and, residential real estate remained resilient,” she said. “Thanks to the Federal Reserve’s slashing of interest rates in the face of extraordinary economic disruption, mortgage rates were at all-time lows in 2020 – and homebuyers took advantage of it.”
The pandemic led the Chamber to grow beyond
networking for its hundreds of members. “We’ve evolved into an organization known for its knowledge, expertise, resources, and most notably for our sense of caring,” she said.
After the virus hit, “we fielded hundreds of questions, provided leadership and support to businesses and individuals, held informative town halls and webinars, and offered viable options for every challenge that faced our communities.”
The Chamber collaborated with government agencies, businesses and other nonprofits. “We worked to bring opportunities to our region and beyond,” she said. “We continue to lead, and will do so until we are certain every nonprofit, every business, and every individual, receives the support and resources they need.”
One example was Support Local, Love Local, a social media campaign that ran for six weeks before the holidays in support of restaurants and merchants - whether or not they were members of the Chamber. The campaign highlighted menus, deals of the day, and special offers for 30+ local businesses.
Another was the Community Caravan, which sent carloads of people in 28 vehicles on June 19 to help revive Oxford. Kuhn explained: “We ate and drank, and mingled with merchants and residents, in support of this beautiful downtown.”



Businesses must navigate financial and operational challenges of coronavirus while rapidly addressing the needs of their people, customers, and suppliers. Since the beginning of the pandemic, the Chamber played a crucial role in keeping businesses working, connected, and informed – while supporting a myriad of efforts to keep our economy open for business. Along these lines, we invited our leadership to share some of what they’re doing to support rebuilding our region and beyond.

During these trying times, you certainly come to appreciate all the little things you have in life. At this time in my career, I’m so very proud to be a representative of WSFS Bank ~ We Stand For Service. The implementation of Robotic ultraviolet light disinfection, our Tower Health Hospitals are among only a few in the region using this process designed specifically for hospitals. The robot delivers a fast, continuous dose of ultraviolet energy killing germs and pathogens from floor to ceiling. Additionally, COVID-19 Screenings for caregivers and patients, all healthcare providers continue to be screened for COVID-19 symptoms prior to the start of each shift. All patients are screened for COVID-19 prior to their surgery, procedure, or office visit. If symptoms are present, the encounter will be canceled, and the patient will be referred to their primary care physician or Urgent Care facility for follow-up. Founded in 1854, Lincoln University, the nation’s first degree-granting Historically Black College and University (HBCU), is one of the Southern Chester County community’s oldest members. With that in mind, Lincoln seeks to support the Southern Chester County community’s rebuilding in a few different ways. The Technical College High School (TCHS) Pennock’s Bridge Campus continues to support the Southern Chester County Chamber of Commerce (SCCCC) efforts to help rebuild the community during the COVID-19 pandemic. One contribution TCHS has made towards providing immediate relief to the community is through partnering with industry to develop customized training for businesses to help retrain staff and keep employees working. TCHS has also expanded adult education offerings and certifications to help displaced workers find new, sustainable jobs in our community. In addition to providing immediate relief, TCHS is investing in the long-term growth of the community by helping prepare students for careers that
will help Southern Chester County thrive in the future, such as through a new partnership with Oxford Area High School to develop and offer a Multimedia Design program. As a member of the Chamber, TCHS is committed to working with local business and industry to help our community rebuild now and sustain that growth in the future.

The Crime Victims’ Center of Chester County, Inc.
At CVC, we support the Chamber’s efforts by continuing to be a 24/7 resource for victims of crime, their families and the community. Our hotlines have been open and available since the pandemic began and will continue to be a valuable resource as we rebuild. We also help by offering our prevention programming safely to schools, local businesses and other non-profits in Southern Chester County. All of our services are free, regardless of income and confidential. The pandemic has shown how strong the Southern Chester County community really is and we are honored to continue to be here for the community and the Chamber.


























Since 2013, Next Home, LP has renovated neglected properties and given them new life. The conversion of an historic church in Kennett Square to a single-family home is the latest example of what happens when vision and ingenuity meet reinvestment

The Westminster House is, at present, the wholly gutted interior space of what had once been a church on South Broad Street in Kennett Square, but when the dust clears on a project that will transform the former house of faith into a private home several months from now, Bob Norris of Next Home, LP will have dug one further notch into the imprint he continues to make in the community he loves.
When he began his residential real estate investment company in 2013, Norris had recently sold his company, Complete Healthcare Communications.

A former supervisor in New Garden Township, Norris had moved with his wife Debbie from Landenberg to the Kennett Square Borough, and almost immediately, he became immersed in the new business of becoming a stakeholder in the community. He joined the Kennett Consolidated School District Board of Directors, and the local Habitat for Humanity. He became a board member for Historic Kennett Square, and still serves as the head of its Economic Council.
“I thought, now that I have far more free time on my hands -- and there are only so many non profits I can be involved with -- what would truly engage me?” Norris said. “I have always enjoyed home ownership and the real estate industry, so the idea to buy, renovate and rent homes in the community seemed like a strong possibility.
“I quickly found out that it was not only a new career, but a great way to reinvest in a community.”
Over the past seven years, Next Homes, LP has on average purchased and renovated about a half dozen properties a year throughout Kennett Borough, Kennett Township, Unionville and Chadds Ford. To Norris, the

intention for every project he chooses is “to buy these old, beat up properties that are at the time more of an eyesore than a benefit to the community, and renovate them to current standards while also keeping their historic nature where I am able to,” he said.

Whether a property joins the roster of projects that Next Home, LP engages in depends on it registering on Norris’ personal checklist.
“The first question I ask is, ‘Can I add value to this project?’” he said. “The second question has to do with establishing a possible financial benchmark. ‘Does it make sense for me to buy it, renovate it and rent it out and have it cover my investment?’ One of the more crucial aspects it needs to have is whether it will be able to fit or be able to be adapted to fit in the neighborhood it is in.”
This working philosophy has also been extended to commercial projects. Two years ago, Next Homes, LP purchased and renovated a former pizza parlor on

Cypress Street in Kennett Square that is now the popular Café de Thai, and is currently renovating a former optometry office on State Street in Kennett Square that had been owned and operated for several decades.
“The building has been vacant for a few years, and I saw it as a perfect example of business sustainability right in the heart of the borough,” Norris said. “We’re preparing the way for any business that wants to eventually be a part of the economic development of the State Street business community.”
No real estate investor involved in the restoration of properties is worth his or her salt without the power of collaboration. Norris said he has been lucky to work alongside architect John Rosencrans of Renewal Dynamics and contractor Brian Harlan of Distinctive Homes, as well as a talented group of tradesmen and carpenters.
“Bob knows that I am drawn to the unique and odd projects that help benefit the community and contribute to the aesthetic value of a town,” Rosencrans said. “He does go after some challenging structures, and working
together, we have been able to transform them into something that is not only useful, but unique and attractive.”
Whenever Norris considers a new project for restoration, he will reach out to Rosencrans and Harlan and ask them to conduct a walking tour of ideas on the property. Before work began on the Westminster House, for example, the three discussed possible options for its renovation. Norris introduced the possibility of the structure being divided into separate living units, but Rosencrans and Harlan saw another possibility.
“I told Bob that this would truly be a nightmare to break this up into different apartments, but after you chop off the ugliness, you’re left with a very comfortably-sized home,” Rosencrans said. “During that meeting, all of us came to the consensus at the same time that it made most sense that this should be a single-family home.”

LP has responded to that popularity by reinvesting in the community, which in turn leads to greater investment in the local economy, in local schools and in the work force.
“There has been a major trend in the real estate industry that is seeing more and more people looking at rental properties as a better financial decision than owning a house,” Norris said. “The entire country is getting more into the leasing and rental situation, and while I continue to believe in the benefits of home ownership, there is the rationale that by renting properties, it eliminates being tied down to a mortgage or maintaining an investment in something that may or may not depreciate over time.”
On a recent winter morning, the sun burst through the large circular window at the front of the Westminster House, where Norris, Rosencrans, Harlan and a team of carpenters and tradesmen now work to convert the structure into a single-family home. What were once sketches and concepts are now near completions: In the space
where congregations once sat, the foundation for what will be a large great room is forming, and the altar area will soon become a modern kitchen.
“To be able to go into a 100-year-old property and think ‘we can put an addition over there,’ or ‘we could put a wall over there’ is challenging,” Norris said. “Until you start opening the walls of a century-old house, you don’t have any clue as to what’s there. But it’s going in with a vision of the people I work with, who say ‘it’s not going to be easy but we can do that.’”
“I am glad that there is someone with the foresight and the willingness to repurpose this historic building was willing to invest in it,” Rosencrans said of Norris about the Westminster House project. “We could have lost an incredible resource in our borough if it were to have gotten into the hands of someone whose mindset was, ‘Let’s just tear this old church down and build something new.’
“Bob Norris continually finds a way to save these structures.”

2020: Good times and hard times

Southern Chester County’s real estate industry started and ended 2020 well, said Jennifer D’Amico, associate broker and vice president of sales for Beiler-Campbell Realtors in Kennett Square. The middle was very hard, because of the virus and all the ensuing restrictions.
“It was unprecedented for a lot of reasons,” she said. “First, we were deemed non-essential in our busiest season – the spring market. We were writing policies for brokers for government guidelines that seemed to change by the hour. We were selling houses, sight-unseen.”






D’Amico, a Kennett Square resident who’s been in the business for 26 years, also observed that “when we came back, there was so much pent-up demand that the market just exploded.”
The hot market included houses that generated multiple offers, she said, which was a challenging situation for house-hunters. Average sale prices are on the rise for the year.
Not only were there lots of buyers, but there was not much inventory in the county, an increasingly popular draw for people “leaving cities for beautiful Chester County because they were working at home.”
Of course, the convenient location also allows for people to live in Chester County – enjoying its beauty and its great school districts – and work in Wilmington, Philadelphia or Baltimore.
“It’s been a fantastic year for the real estate industry,” D’Amico concluded.

“We have low inventory. No doubt about it,” Al George, a Realtor with RE/MAX Town & Country in Chadds Ford, said about the number of homes for sale in Chester County.



On the day of a recent interview, there were 582 homes for sale in the county’s 73 municipalities. That compares to 663 at the same time two years ago and 885 three years ago, said George, a Chadds Ford resident with 30 years of experience in the industry.
The current number is just a one-month supply at the traditional sales rate. That compares to the three-month supply in a normal market, he said, and 3.3 months nationally now.
he expects to stay low all year.
Realtors are making it easier to buy and sell homes in a socially distanced way. George is often doubling the number of photos uploaded to a listing, to about 35 to 50 photos, and 40 percent of his listings have video tours.

One reason the number is low is because construction isn’t keeping up with demand in the county. Chester County is so desirable because it’s close enough to urban amenities, yet offers country charm.
Demand is strong from buyers tempted by low interest rates, which
“GenX’ers and millennials are driving the market,” he said. “They’re marrying, having kids and looking for land to play. A lot are working from home, and they expect that to continue.”
That last element is why houses with some quiet space that can be used as an office are particularly attractive. In other houses, “buyers are converting a bedroom into an office until they can renovate,” he said.

Sandra Massari: I really enjoy working with the first-time homebuyers. And they range in all ages. Recently I had first-time homebuyers who were in their 60s. I’ve also had clients who haven’t bought a home in 40 years and it’s like they’re first-time homebuyers all over again.
But now it really depends on their jobs. A lot of restaurant workers or people who had to physically shut [their business] down and had saved to purchase a house don’t have those funds any longer because they needed it for their rent or just to survive.
There’s not a whole lot of inventory, especially for the younger first-time homebuyers who haven’t been out in the workforce for a long time and able to save up a lot of money. Those homes that are in their range, around $100,000 to $300,000, get snatched up so fast. Those properties are very rare to come by; when they do, they’re gone. I tell them to hang tight, more are coming than we’ve been seeing.
But first-time homebuyers do have an advantage over someone who already owns a home and is planning to use the funds from the sale of their house to purchase their next home. The first-time buyers have kind of a clean slate on the purchase.
Connections: What are the first-time homebuyers looking for?

Sandra Massari: Buyers who are renting or have a house are looking for more space. They are finding that being home and crowded with kids and [spouses] … your significant other could be taking up your office. People are also looking for gym workout areas.
And If you’re trying to create a home office or home gym, you can go to [an online marketplace] and pick up inexpensive used equipment or furniture. If their credit is kind of tight, I highly suggest that my clients not purchase anything new for their home [before the sale is completed]. It hasn’t happened to my clients, but I’ve heard horror stories of clients with tight credit going out and buying a couch or a lawnmower without asking their lender. Then they end up losing the house over a couch. So, I always advise my clients, until you have the keys in your hand, don’t buy anything.
I just love working with these first-time homebuyers and just watching them light up and smile when they get a house and then they’re posting online holding their keys. They’re doing selfies in front of the house and they’re so happy to finally be able to get into something, you know, and some of them start a family. I’ve got one young couple now that bought last year and they just got engaged last month and they’ve got a second puppy on the way. No kids yet, but they didn’t have those puppies when they moved in.

How has the pandemic and current recovery process affected buyers looking to move into our region?

Adaptability is a strength of many successful businesses, a skill perhaps never more valuable than during this past year while dealing with the wide-ranging effects of COVID-19.
Those helping their clients buy and sell homes in Southern Chester County are certainly no exception. The appeal of the area, with its scenery, proximity to charming towns and big cities, and good school districts, has still been a draw for homebuyers.
With nearly two decades of combined professional experience, Vincent and Jane Cyr of Keller Williams Real Estate on Dilworthtown Road in West Chester are ably guiding their clients through the ever-changing property landscape.
The Cyr Team tapped into its years of knowledge when Connections asked: How have the pandemic and current recovery process affected buyers looking to move into our region?
Vincent Cyr: When you say move into our region, we have a lot of buyers right now who are re-evaluating their housing needs and priorities. So COVID-19 clearly has caused them pause and maybe make changes based upon what now is something that probably has more permanence to it. For instance, in the past they may not have
put as much emphasis on having a home office or having a defined home gym or fitness area.
Jane Cyr: Or multiple home offices.
Vincent Cyr: So that’s become more important to them. And If they have a family or children, having a place to play becomes more important as well because they were relying in many cases on external facilities or locations to be able to accommodate that, and all those are no longer open or consistently open.
Jane Cyr: And I think for us it’s less of a factor when a buyer wanted to know what the commute to work looks like. If there is a commute to work, maybe they’re doing it less frequently. Maybe they have to go in only once or twice a month. So, they’re willing to drive a little bit farther to get the house in the lifestyle that they need right now going through the COVID-19 safety measures. Connections: Quite a change from two years ago.
Vincent Cyr: Exactly. It wasn’t important because they had all those facilities available to them.
Jane Cyr: Like pools. People were hot and cold on them, because you could go to a pool club or join a country club. Now it seems everybody wants pools. Even our luxury market was kind of sluggish before COVID, and now it’s not the case.
Vincent Cyr: Another thing that has probably caused buyers to re-evaluate things is even the
idea of multi-generational living. As Jane mentioned, the larger homes became more attractive again. There’s a point in which there was a concern that the McMansion was going to have a difficult time being sold, even up until 18 months ago, and now all the sudden, those are in demand again. Not only because of the space that affords, but also the ability for you to maybe provide housing for In-laws or parents. In the past you may not have had a need, but now people are a little more reluctant to go into assisted living or retirement communities or they want to have the ability to have these multi-generations together to celebrate the holidays and special occasions that have been put on hold or people have avoided out of concern for getting somebody infected.
Vincent Cyr: The biggest challenge we have is finding homes – period. There are far more buyers than homes. Buyers right now just want the ability to be able to see a home and get in there.
Connections: Are people willing to wait?

Jane Cyr: We set the expectation with our clients that it’s not going to be quick, but we will find a home. If something comes up, we’ve got to hustle. We do a lot of research for our clients beforehand. We don’t want to go in other people’s homes unless my clients are extremely interested because of the COVID circumstance. When we put out our own listings, we do a lot of things, like a 3-D walk through the house, besides taking pictures. We want to get as much information to the community without infringing on our client’s house.
Connections: Are buyers looking for newer or older homes or is size the most important factor?
Vincent Cyr: We also have a lot of protocols that we follow. It’s all about safety.































How would you define/describe the current residential real estate market and how does this compare to same time last year.
‘All indications are 2021 will be a very good year’

The COVID-19 pandemic has fanned the flames of the already-hot residential real estate market in this area, according to Sandy Yeatman of Berkshire Hathaway Home Services Fox & Roach Kennett Home Marketing Center.
“Inventory is low, interest rates are at a historic low, and many people have decided that they need more space (because of COVID),” Yeatman, an associate broker, said. “This local area market is hotter due to people moving out of cities and many have realized they can work from home now. It’s a different world.”

Professional staging has become much more important because, if you don’t pass the picture test, buyers will never come to tour your home. Some agents are including floor plans of the house and dimensions so that buyers can more easily picture themselves in the home. Others might have pictures of the property taken by a drone or by a professional, and many properties now include a virtual tour and 3-D photography.
“The more information you can provide, the better it is,” Yeatman said.
In the first two months of 2020, prior to COVID19, the real estate market was good. From March through May the real estate market was virtually locked down, and there was no in-person business being conducted. Some real estate agents and buyers did turn to a 100 percent virtual process, and a few buyers bought homes virtually.
“After the lockdown, restrictions were lifted and the COVID-19 pandemic prompted quarantines and social distancing. Electronic buying and selling has become more of the norm,” Yeatman said. Prior to the pandemic, interested buyers could usu-
COVID-19 has not changed what needs to be done to buy or sell a house. But it has changed how it’s done.
Having a prospective buyer tour a house is often more virtual or, if in person, “showing houses is a much more restrictive practice,” Yeatman said. “Only two buyers and an agent can tour a home at one time. Buyers are asked not to touch anything in the house.”
Sellers are also asked to open all closet doors and cupboards in advance, she said, and extra time has been built in between showings.
“All showings are scheduled with a half-hour
in between appointments so things like door knobs and handles can be wiped down between showings,” Yeatman said.
Prior to the pandemic, agents would leave brochures and other literature in the homes for sale for prospective buyers to take home with them. Now, those same brochures, the seller’s disclosure, and other relevant information is found online.
“Contracts can be done all electronically through DocuSign,” Yeatman said. “An agent fills it all out and sends it over to the buyers or sellers for them to sign electronically, and they can electronically return it. There’s no question it makes the transaction more efficient.”
Settlements that once drew the buyer, the seller, and their agents are often limited to just the buyers and their agent.
“We now limit the number of individuals who can attend a settlement,” Yeatman said. “We are trying to minimize any possibility of COVID-19 exposure to any party involved in the transaction.”
One year out from the time when this area shut down because of the pandemic, signs are pointing to continued success in the real estate market.
“All indications are 2021 will be a very good year,” Yeatman said. “If you are thinking of selling your home, there may have never been a better time.”

To get a feel for what has been happening in the southern Chester County real estate market and where it appears to be heading, we talked to area real estate agents.

In Chester County, the strongest months in terms of home sales in 2020 were June and July, which might be explained best from the pent-up demand from March, April, and May when we were forced to close temporarily for our public health. Home sales continued to be strong through the fall and winter, and we finished 2020 as the strongest year in home sales since 2006.
“When we compare the average sales price of residential homes in Chester Country from the 4th quarter of 2019 to the 4th quarter of 2020, we see an increase of 13.8 percent year over year. The exceptionally low inventory of available homes is likely a strong contributing factor. Historically, we are accustomed to seeing a four- to sixmonth inventory of homes on the market. By contrast, in 2020, we often found ourselves with a four-week inventory of homes.”

Orose was asked to share commentary on 2020 foreclosures in Chester County and explain and include the zip code with the highest foreclosure rate. What is the outlook and forecast for 2021 with regard to foreclosures?
“In 2020, foreclosures in January and February were pretty high months with 60 foreclosures counted. Then all hell broke loose. Foreclosures in general are down very heavily from the beginning of the year and last year, primarily due to COVID-19, and the law halting impending foreclosures,” Orose said.

In the first, if the protections are not extended, I think we might see is an exponential increase in foreclosures, starting in late summer 2021 or spring 2022, as they hit the market. Orose continued, “If the government steps in and extends government protections, they are not going to be able to foreclose and it will be winter 2022 before we start seeing a massive increase in foreclosures. We still might see a large uptick in commercial foreclosures because investment-owned property is not covered by these regulations.
“The Highest foreclosure rates in Chester County are in Exton (19341 zip code); Malvern (19355 zip code; and Coatesville (19320 zip code). Foreclosure rates are 1 in 7,029 for Exton, 1 in 9,850 for Malvern, and 1 in 10,512 for Coatesville. Pennsylvania has not allowed foreclosures since last year, but that order expires Feb. 28, 2021. Connections asked Sweeney, What does the housing market look like for Chester County in 2021? Explain and include a forecast of the conditions and home values.
“While 2020 was a roller coaster of ups and downs, both nationally and in our region, one thing is absolutely certain: the real estate market not only met expert predictions despite the Covid shutdown, it surpassed them and broke new records along the way. With that in mind, one big question remains: will the housing market in 2021 follow the same trajectory, or are we facing a possible downturn? ‘We are currently seeing a 10-1 buyer to seller ratio in the market. This is being fueled by a shortage of inventory and historically low interest rates. We have seen 16 record lows for interest rates in the last 12 months. Rates in the 2% to 3% range appear to be the new norm.

In most instances, even when houses are priced accurately and in good condition, successful buyers can expect to pay at or over asking price and must get creative with the terms in order to close the deal.
