President’s Message

Welcome to this special edition of Crossroads, our first membership directory in two years. As our region continues to grow and change, the Chamber remains a steady and trusted resource for businesses, nonprofits, and the community at large.

For over 50 years, the Exton Region Chamber of Commerce has supported the people and organizations that make this area thrive. While our roots are in the fourteen municipalities of central Chester County, our reach now extends beyond those borders—north, south, east, and west—thanks to the strong network of members who live, work, and invest in the future of the Exton region.

This issue highlights “Tools of the Trades,” a growing and essential part of our membership. These are the professionals and service providers who keep our homes, businesses, and communities running. Their work is vital, and we’re proud to showcase their contributions here.

As we look ahead, the Chamber continues to reinvest in our members. We’ve implemented new technologies, including a modern CRM system to better connect and serve our network. Our councils

and committees are offering more targeted, informative programming to meet the needs of today’s professionals—whether they’re just starting out, growing a business, or leading in their field. We’re committed to being a resource for all segments of the workforce and all types of businesses across the region.

While the future location of our Chamber offices is uncertain due to the redevelopment of the Exton Square Mall—our home for the past 15 years—we see this as an exciting opportunity. We’re exploring new possibilities that will allow for greater collaboration, visibility, and accessibility for our members. Change brings growth, and we’re embracing it with optimism.

Greetings! It is hard to believe we are in the second half of the year. With New Year’s resolutions, cold weather, and springtime pastel-colored attire all in the rearview mirror for 2025 the Exton Region Chamber of Commerce and its members continue to grow and are stronger than ever. As a long-time member I continue to see the positive effect the chamber has on the Exton Region because we are rooted in community, and I continue to see the power of belonging each day. Whether you attended a recent event and met a new member, stopped by the chamber office and were greeted by our friendly team, or merely bumped into someone you know from the chamber at a local market,

the power of connection is real. And that starts with our community roots.

As the ERCC Board Chair for 2025 I have the privilege of introducing to you this year’s Crossroads Membership Directory. I encourage you to use this membership directory to grow, enhance, and strengthen both your business and your network this year. The power of building and nurturing relationships has never been more important than it is in today’s world. In my time as a board member, I have had the pleasure of witnessing the magic that is relationship building firsthand. The Exton Region Chamber of Commerce has deep roots in Chester County, beginning in the late 1960s as the “Exton Businessmen’s Association.” Officially incorporated in 1972, the Chamber was born from a shared vision: to advocate for the construction of the Route 30 Bypass—a project that would shape the future of the region. Thanks to the dedication of founding members like Harold Martin, Exton evolved from a quiet crossroads into a thriving commercial hub. That same spirit of collaboration and forward-thinking continues to guide the Chamber today.

Chester County, infused with Revolutionary legacy from William Penn’s founding vision of religious tolerance to its decisive battlegrounds, stands poised to be a leader in this commemoration.

During the 1770s, Chester County was the site of key battles in our nation’s fight for independence. The strategic advancement at Brandywine and the shock of Paoli were turning points that shaped the course of the American Revolution.

From historic sites to backyard picnics, taverns to town squares, all are invited to engage in conversations throughout summer 2026 about America’s founding document. Format versatility is a strength - readings might happen at a city council meeting, on a picnic blanket, during a church service, or at an ice cream social at a park. Local organizations decide what works for their communities and organize Dare to Declare events that represent their sensibilities. Following the readings, participants can join smallgroup conversations that explore what the Declaration means in their lives, then and now.

To ensure impact across all Dare to Declare events, everyone can access a free suite of resources designed to support organizers. These include an Event Organizing Guide with checklists, venue recommendations, logistical best practices, and promotional assistance; a Facilitator/Moderator Guide offering historical context, discussion prompts,

and strategies for audience engagement; and a Reader’s Guide providing background reading and reflection questions to deepen understanding of the Declaration of Independence.

Training sessions for facilitators, event hosts, and volunteers will be held online and throughout Chester County, beginning Autumn 2025. As part of America250’s inclusive mandate, everyone is invited to host and/or participate in Dare to Declare readings, regardless of size or format. The outcome? Stronger knowledge of history, renewed civic dialogue, and genuine connections across Chester County.

While 2026 marks the Declaration, 2027 brings the 250th anniversary of the Revolutionary Philadelphia Campaign for the nation’s independence. Chester County’s historical battlefield sites - Brandywine, Paoli,

Clouds, Valley Forge - will be in the spotlight throughout 2027. Memorial ceremonies, reenactments, heritage tours, and educational partnerships will show where key Revolution events unfolded in 1777 and how Chester County shaped national identity.

And this isn’t just about a two-year series of events.

It’s about laying the groundwork for ongoing civic education, heritage asset stewardship, and community resilience that will benefit Exton and Chester County for years to come. America250 aims to build enduring resources - educational platforms, civic partnerships, and community networks - that last long after the anniversary celebrations draw to a close.

Established by resolution of the County Commissioners on November 10, 2021 and chaired by recent Chester County Commissioner Michelle Kichline, the A250CC Commission focuses on permanent improvements to the County’s heritage resources, in alignment with Chester County’s Heritage Tourism Plan. As a collaborative private partner, A250 Friends of Chester County at the Community Foundation reaches out to excite and engage every corner of the county, activating We the People to organize and co-promote events, programs and activities to Let Freedom Ring.

JL Entertainment Designs

Started as a side job in 2007, JL Entertainment has grown into a respectable and trusted AV service provider for the Exton and Main Line area. Owner and founder, Joe Lusi, whose initials form the “JL” in JL Entertainment, expertly works on-site giving his customers top quality service while his wife, Michelle, works in the office professionally answering calls and questions that any customer may have.

From a young age, Joe Lusi was always fascinated by technology. He became known among his family and friends as the “go-to guy” for help with anything

relating to audio systems, TV hookup and installation and any issues of the sort. As requests began increasing, Joe decided to take the next step and start

JL Entertainment in 2007, where he could turn his lifelong hobby into a profession. At first, his startup was simply a side job to bring in some extra money while he continued to work for a phone company and provide for his four children. With his extraordinary customer service work, his company continued to receive more and more offers and, by 2014, Joe Lusi made the decision to make JL Entertainment his full time job. Michelle joined the company a few years after this and has done marketing, bookkeeping, finances, scheduling, and billing.

JL Entertainment has provided its customers quality and consumer-oriented services for audio video, surveillance cameras, surround sound systems, TVs, home theater, WiFi Networks, home automations and smart lighting.

While other companies may offer similar services, JL Entertainment prides itself on customer communication. Not only has this commitment to excellence earned them amazing reviews on websites, they have also won multiple awards for their outstanding work. JL Entertainment has been the winner of the Main Line Love awards for “Best A/V Support for Families” for the past six years, as well as a recipient of the URC Chairman’s Award for Excellence.

JL Entertainment also is involved in the local community and is eager to give back to those in need. They frequently volunteer their time and money to local organizations. Last year, JL Entertainment developed the JL Entertainment Designs Trade Scholarship, which is the first trade scholarship at Henderson High School. This scholarship helps fund college tuition for high school students going into the trades after graduation. Last August, JL Entertainment volunteered at the Lionville Community YMCA during a day in which the facilities were closed to help service some of the technology there.

By being an active member in the Exton Chamber of Commerce, JL Entertainment hopes to grow relations with other businesses and further deepen their involvement in the community. By connecting with other companies, they aim to establish a network of referral between customers and service providers.

Two Nonprofits Are Collaborating to Improve Local Communities—One Affordable House at a Time

Two nonprofits are working together in the region to improve local communities, one affordable house at a time.

A collaboration between the Housing Partnership of Chester County (HPCC) and Habitat for Humanity of Chester County is making sure first-time homebuyers can afford to buy houses that the groups have renovated and rehabilitated.

The groups are currently renovating a threebedroom house in Valley Township and a one-bedroom condominium in Downingtown, both of which will eventually be matched with first-time homebuyers and affordable mortgages.

“We come at this from an interesting point – we’ve identified homes that often times are blighted properties, or places where the community is desperate to have them torn down,” said Jeffrey D. Spencer, the HPCC Executive Director.

Once projects are done, he added, “we’ve reduced blight and we have the opportunity to provide a home for first-time homebuyers. It’s a win-win.”

Habitat staff and volunteers are working as the contractors on these houses, making the repairs and renovations much more affordable and also using donated materials.

“That’s how Habitat helps keep the cost down,” said Chris Wiseman, Habitat for Humanity of Chester County’s chief Executive Officer. “We use volunteers for as many things as we can.” In Downingtown, Habitat’s crews will revitalize a “small condo building … and make it back into an affordable house,” Wiseman said.

The work on the three-bedroom house in Valley Township is much like uncovering a diamond in

the rough, Spencer said. “When you see it now, it looks horrible, and when you see what its potential is, it’s going to be a pretty great property,” he said, adding that HPCC owns the property and does the maintenance while repairs are ongoing.

The work that HPCC and Habitat are doing is essential in a county where the average cost of a house can top $500,000. “It’s very challenging right now to obtain a home,” Spencer said. “We’ve found that trying to get first-time homebuyers approved in this market is quite challenging.”

The COVID-19 pandemic increased home values and made it less likely for existing homebuyers to sell, according to Spencer. “Low inventory keeps prices high and keeps people who need homes from acquiring them,” he said.

In Chester County, a family of four who makes $95,500 a year –or 80 percent of Chester County’s median income – would have trouble affording a first-time home in most places. That same salary would, under federal poverty guidelines, fall between 250 percent and 450 percent of the Federal Poverty Level, according to the U.S. Department of Health and Human Services.

The FPL identifies the minimum amount a person or household needs to earn each year to afford basic necessities, according to HHS data posted online. Various percentages of the FPL are used to determine eligibility for assistance, such as energy and food assistance programs.

Many traditional mortgages, according to Chris Wiseman, can require a downpayment of between 3 and 20 percent. For a $500,000 house, that downpayment would be between $15,000 and $100,000, the latter of which is almost as much as what half of Chester County’s four-person households earn in a year.

“We have folks who work in hospitals who can’t afford homes,” said Wiseman, adding that teachers, firefighters, and others often can’t afford to live near where they work.

According to its website (https://housingpartnershipcc. com), the HPCC helps people with home ownership through a variety of programs, including:

“Thanks to funding from the Chester County Department of Community Development, HPCC can offer first-time homebuyers interest-free loans of up to $40,000 that don’t need to be paid back until the house is sold,” Spencer said.

Joe Lusi, a Navy Veteran and owner, began the company in 2007 to help families and businesses create audio and video systems that meet their unique needs. Homes that Habitat rehab often appraise for about $300,000, according to Wiseman, and Habitat works with homebuyers to make sure they can pay the mortgage but also have enough money to survive.

“We structure our mortgages in a way that ensures long-term affordability for our homeowners,” Wiseman said. “It’s not just about helping them get into a home— it’s about making sure they can stay there and thrive.”

Habitat holds the mortgages and charges zero percent interest. In return, homeowners contribute ‘sweat equity’ by working alongside volunteers to build or renovate their homes. “All of our homeowners are hardworking members of Chester County,” he said.

Steve Wayock, HPCC’s director of programs, said Habitat helps the organization market the homes they acquire at more affordable prices to first-time homebuyers.

“We try to just be another of that attainable housing piece in Chester County,” Wayock said, adding that without partnerships like the one HPCC has with Habitat, it can be challenging to help out the lowincome population. “They are a deserving population.”

Wiseman said the timeline for Habitat to repair and rehabilitate a home can take anywhere from six months to a year and involve thousands of volunteers, contractors who donate their time and expertise, and others.

“In a rehab-type situation, we sometimes have to take a house almost all the way down to their bones,” he said. “That could take up to a year. Our sweet spot is between six to eight months.”

The Downingtown condo could take a little under six months, Wiseman added.

With first-time homebuyers, the Housing Partnership helps educate them about credit and how and where to start the process, according to Spencer.

“We educate them, and then we work with financial institutions and realtors and just walk alongside them until they can find a home and hopefully successfully obtain it,” he said.

The All-in-One Home Maintenance Company

Moyer Indoor Outdoor offers homeowners and business owners in Southeastern Pennsylvania an extraordinary amount of home and office services. With a history that few rivals can compare to, the sheer quantity of offerings and a customer-oriented business model, Moyer has cemented itself as a cornerstone in the care and maintenance of homes and stores alike in the Exton area.

Moyer originated in 1869 as a feed mill and coal and hay business supporting local farmers in the Philadelphia area and has grown into a business that provides lawn care, pest control, pool and spa care,

HVAC maintenance, plumbing, and more to residents in Southeastern, Pa. Moyer also provides oil and propane to customers. Over a century and a half after opening its doors, Moyer is now a fifth-generation, family-owned company based in Souderton Pa.

It was founded by the great-great grandfather of the current owner. While Moyer specializes in all of the aforementioned services, only lawn care, pest control, and plumbing are currently available in the Exton area—with plans to expand the full range of offerings in the future.

When asked about the benefits of conducting business in Exton, Brian Burns, a sales manager at Moyer, cited the community feel and the bountiful opportunities that could be had as the area continues to grow and develop. Similarly, Bill McHugh, another sales manager at Moyer, made mention of the good quality people in the region and the opportunity to grow the business through the Exton Chamber.

Due to the fact that Moyer provides a wide variety of services, there are dozens of other companies that provide similar services that are similar to Moyer’s. However, what sets Moyer apart is the closer, more neighborly feel, as Brian put it. Moyer has been family-owned for the past century and a half and is not looking to get bought out by a large corporation. Because of this, the workers at Moyer are those who live directly in the area and are a part of the same community of those they serve.

Burns stated that he has previously worked at some of the largest home and office service providers in the world. The difference between the largest corporations and Moyer is that, while most work to be the best in the world, Moyer works to be the best in the community. Because of how large some of these other companies are, they are unable to truly connect with those in the community.

If you call Moyer because you need help with a problem, you are speaking to a live, trained professional in your community, not an automated machine or someone who lives across the country. By establishing a policy of following through with each customer, Moyer is dedicated to fostering repeat customers who are happy with the services they have been provided.

When the Exton Square Mall opened in March 1973 in West Whiteland Township, it signaled that a bold new form of retail had arrived in a county that was quickly becoming one of the Northeast’s key epicenters for economic and residential growth, and its arrival was in step with a township whose population had doubled from the time of its opening to 2000.

Located at the intersection of U.S. Route 30 and Pa. Route 100, the 74-acre mall – developed by The Rouse Company - offered all of the accoutrements of modernism all tucked into 980,000 square feet: anchor stores, a parking garage, a food court, an arcade and a bowling center. For the next three decades, the Exton Square Mall became known as “the Crossroads of Chester County.”

In America, however, transience is a permanent marker. Traditions are battered by changing trends and too often, our nation’s most reliable entities fall away.

Well before the worldwide pandemic reached Chester County in March of 2020, the impact of online shopping was beginning to be felt at the Exton Square Mall as early as 2008’s economic crisis. Gradually, smaller retail stores were being shuttered, and aisles and walkways and food courts that had once overflowed with visitors were now quiet and nearly vacant. Trusted brand names that generations of families had grown up with were now giving way to procurement centers that promised cost savings and the time-saving gift of shopping from one’s home computer.

As of April of 2024, the Exton Square Mall was 62 percent occupied.

What was happening in Exton was not just an apocalyptic death spiral but a reflection of the times, and one that has reached our headlines and forecasts: The American mall as we know it is clinging to its last lifelines, and according to several reports, about one-third of the nation’s remaining 1,000 malls could close permanently by 2030.

This past Spring, however, the echoes that had been reverberating in the form of a death knoll for the Exton Square Mall became instead thunderous sounds of ingenuity, vision and hope.

Imagining The Town Centre at Exton

In an announcement made on May 7, PREIT sold the Exton Square Mall to Abrams Realty & Development for $34.25 million in order to make way for the reimagination of the space to become a mixed-use town center that will capture the symbiotic connection of a walkable, interconnected town space that offers a place to live, work and play.

The proposed master plan for the project – currently known as The Town Centre at Exton - will involve the demolition of much of the mall’s existing space - 178,000-square-foot Boscov’s and a parking deck will remain in place – to make way for the construction of approximately 167 forsale townhomes, 375 apartments, a luxury 55+ rental building, and more than 250,000 square feet of new retail, restaurant and health-and-wellness space. The project will feature street-level retail that is expected to include a mix of restaurants, bars or brewpubs with outdoor dining, high-end retail and services businesses and a best-in-class fitness and wellness anchor.

In addition, aging infrastructure will be replaced by the development of a new Main Street, Pedestrian connections and extensive green space, which may include a tiered amphitheater-type feature in the property’s green space.

The developer hopes to get site approval from the township this summer and begin demolition early next year.

With this transition, Abrams Realty will lead the next phase of redevelopment, bringing to life a bold vision that will reshape the property into a thriving town center. Abrams Realty is focused on transforming the former mall into a walkable, community-centered hub that integrates residential, retail, dining, entertainment, and workplace environments. John R. Weller, the Director of Planning & Zoning for West Whiteland Township, said that the news of the planned mixed-use town center coincides with the recent installation of the township’s historical perspective, which includes stories from when the mall first opened in 1973.

“We look back at that transformation and realize that at the time, West Whiteland was defined as ‘the country back’ then,” said Weller, who said that as a child, he rode his bicycle to the mall from his home in the township during the early days of the mall. “To have a regional mall landing at the intersection of routes 30 and 100 was the equivalent of a spaceship landing. It was game changing for the whole area.”

“We’ve had an awful lot of development over the past 52 years, and in some sense, the new mall will be a continuing evolution of the landscape and one equally as dramatic as when the Exton Square Mall first began 52 years ago.”

Weller said that when West Whiteland officials began to see the decline of the mall’s popularity in recent years – coupled with the advent of online shopping – they looked for the development of a concept that he said, “would again fill the hole in the donut” and serve as the new “center of town.”

“I grew up in this area and I remember when Exton Square Mall was ‘the hot, hip and cool place to go,’” he

said. “Obviously, it’s not going to come back in the same form, but whatever replaces it, I hope to see that same level of excitement and vitality and become the place to be. I think of this concept as more evolutionary than revolutionary, and I am hopeful that it will succeed the original mall and become the preeminent resource for the Exton area.”
