The proposed development consists of three separate office buildings; N1, N2 and N3, and a wellness centre, over a shared lower ground and basement car park. The buildings face onto a large new landscaped park which will provide varied and extensive public amenity and civic space for the residents, tenants and visitors to Central Park.
The layout, form and disposition of the buildings are designed to maximise sunlight and daylight penetration into the buildings and onto the open spaces, to facilitate views of the mountains to the west and south of the site and to allow provision for the planned new road link along the western boundary of the site, adjacent to the M50
Tender for the first tower, N1, was completed in 2021, with construction breaking ground. The project is scheduled for completion in 2023. I was responsible for the design and detailing of the facades and interiors in addtion to construction coordination.
Phase 1 - Building N 1
Block N1, located south on the site, is the largest of the three in the development. It is 8 storeys high, one storey lower than the permitted height, and is linear in form. Running parallel to the Luas and perpendicular to the M50, it presents a slender proportion at each end addressing the park and the motorway. An infected south façade follows the confguration of the site and mitigates the scale of the building and provide visual interest to its form.
Site
The profle of the park slopes gently from the top of the existing pedestrian boulevard to the main entrances to the buildings, facilitating a sense of arrival while at the same time maintaining universal, step-free access for all. To the south-east corner of the park, beside the pond, sits the ‘Wellness’ pavilion. The retention and preservation of the existing tree and its integration into the design of the park was a key consideration.

Facade Design
The façades of the buildings are predominantly glazed, to provide transparency and visual permeability. An external framework is overlaid onto areas of the glazed surface in order to break up the massing of the buildings and to provide shading to minimise solar gain and prevent overheating. The primary framework is clad in metal with a coloured fnish to add warmth and richness to the appearance. Within this primary framework, a secondary grid of vertical ‘fn’ elements adds a further layer of visual interest and shading to the façade. The verticality of the cladding lightens the appearance and visual impact of the buildings.

Interior Design
The interiors of the buildings are designed to compliment the earthen bronzed frames and accent fins of the exterior. Warm travertine will capture the light while split stone travertine will provide texture. White oak and back painted glass in the lift lobbies compliment the bronze and travertine of the main entrance.

This was a submission for Tender apporval in the Dublin 08 neighnorhood. KPF submitted for Planning Approval and Henry J Lyons took over the design development. My responsibilities on this project included apartment layout design and facade develpment. Documentation was submittted in Spring 2021 and is currently under judicial review.
The proposal is for a high-quality Build-to-Rent Scheme consisting of 415 residential units arranged as studio, one bed, two bed, three bed apartments. The residential accommodation is part of a greater master plan, consisting of four principal buildings, Blocks PW1, PW2, PW4 & PW5 and range in height from 2 to 19 storeys. Cognisant of the low scale nature of its Dublin 8 context, the development gradually steps from three-storeys perimeter blocks to fifteen & nineteen storeys tower blocks that are placed centrally and appropriately. This response to the sites Victorian context together with block orientation is fundamental to the schemes proposed massing.
Considering this single plot as a series of individual buildings which share a commonality of expression; subdivided into discrete elements which combine to create a unified composition. The use of different coloured brickwork and a staggering of apartments vertically through the building, creates an intermediate scale between that of the individual apartment with its windows and balconies, and the overall composition of volumes that make up the complete block.
Context
The PW2 building represents the largest single plot within the Player Wills Masterplan. It will provide a mix of studio, 1-bed, 2-bed and 3-bed rental apartments along with dedicated amenity spaces and supporting retail organised in a perimeter courtyard block typology of two to nineteen storeys. The building has been designed within the context of the wider masterplan for both Bailey Gibson and Player Wills masterplan sites as well as in consideration of the existing neighbourhood and historic factory buildings.
The PW2 site lies at the heart of the wider masterplan, addressing the primary public space , Players Park, which sits between the Bailey Gibson and Player Wills sites. The largest single plot within the Player Wills masterplan, it is composed of a perimeter podium block of varying height with two taller elements addressing the Central Players Park Plaza to the west and the public play park to the east, Catherine’s Park.
Building Massing
The design of PW2 sees the individual building volumes broken into a series of elements which are then articulated in height and orientation to emphasise the variety in the skyline and address the primary vistas and public spaces. The scale and grain of the separate volumes are expressed in units which correspond to the scale of an individual residential unit as well as the grain of the surrounding built context.

Apartment Design
The apartments have been developed for the rental sector, including the mix of unit types which has been tuned in response to the current market. The podium contains the majority of the two bed units and studios, while the upper most floors of the towers contain the three bed duplexes. The individual units are planned to enable flexibility of use to suit a range of demographics from single person, professional couple, flat share or nuclear families. It creates a usable configuration that allows for flexibility in furniture layout rather than the standard 1.5m linear configuration which is commonly found. The 268 single units have varied layouts and balconies to create different typologies.

Apartment Design
As a build to rent scheme, the majority of the apartment layouts are single units. These are all provided with private external space with direct access from the apartment interior. In addition this creates a playful elevation on the exterior that further breaks up the massing of the buildings. The balcony layout also creates corner aspects for many of the rooms which helps create a more open interior and a blurring of interior and exterior which is a positive attribute for occupants within such apartments.

These two headquarter towers for Cofco and their subsidiary Aviva are located in the center of the new Qianhai Central Business District of Shenzhen, China. Goettsch Partners was responsible for the development of 145,000 sm of office and retail. I was responsible for facade, atrium, and interior designs from the Concept Design phase through Design Development.
Each tower is composed of three separate columns which break up the overall massing into smaller vertical bars and gives a tall slender appearance. two rectangular bars are perpendicular to the site while a third column is angled to allow better views. Each bar is defined by a larg solid frame that accentuates the buildings verticality. Although the site is located near Qianhai Bay, the toweres have extremely poor views to the water. Therefore, our design positions the towers to give optimal views towards the green belt adjacent to the towers. The towers edges are tapered allowing them to look past each other and improve the view corridor for surrounding buildings. On the ground level, both main entrances were position facing the east in order to orientate them with the green belt.
Design Development and Facade DD Documents were completed in February 2018, and the Interior Design Development completed in March 2019. The project is scheduled for completion in 2020.

Atrium Design
The grand interior atriums at the top of the towers creates a dynamic social and collaborative environment for the company’s regional headquarters. The staircases provide interconnectivity throughout the floors and the boxes extending out into the space offer a range of collaborative programs in order to foster more a greater sense of community amongst the company.

Mennica Legacy Tower is two office towers located in the heart of Warsaw, Poland. The program is split into a 35-story, 141m, tower located on the east side of the site and a smaller 10-story building on the west side of the site. The project consists of approximately 100,000 sqm, with 80,000 sqm of Class A office space which includes a conference and a fitness center as well as ground level retail. Between the two structures is a large open plaza that provides ample space for outdoor seating and a variety of landscape features.
The mass of the buildings was shaped to reduce the visible length of the east and west facades and respond to the existing urban conditions. A strong recognizable building edge is located on the south east corner. The rounded massing draws attention to the plaza space created in between the buildings. Slender transparent vertical sides on the south east and north west corner reduce the mass of the long facade and introduce a dominant recognizable element that can become an strong visual landmark. It will be lit at night to become a glowing feature of the building. The slots allow for special views into and out of the building. The south east corner of the tower is stepping in 3 floor increments outwards toward the top which further opens up the slot towards the sky and creates a dynamic recognizable profile from the major street it is situaed on. The sloping building top further emphasizes the profile of the building with its highest point on the south east corner Introduction of a textured facade that reinforces the rounded corners and gives the enclosure an ever changing dynamic appearance as one moves around the building.
Construction Documents were completed in August 2015, with construction breaking ground. The project is scheduled for completion in 2020. I worked on all aspects of this project from Concept Design into the Construction Documents.

This was a master plan for student housing and upscale residential towers in Abu Dhabi, UAE. The recently constructed New York University has brought great interest in the potential for this area. My role was the concept and development for the master plan of this project. This included studies of other master plans, coming up with circulation for the site and programming the towers for maximum exposure to ocean views. This project was submitted for clients looking to convince the government of the site potential and viability.
The site sits in a location in Abu Dhabi where the street grid rotates. Site circulation is formed around this concept. Green pedestrian boulevards continue the existing street infrastructure while the buildings are situated on the rotated grid. The major vehicular roads wind through the site to decrease vehicular speeds making this a more pedestrian friendly development. Secondary roads are accesible by pedestrians and slow moving vehicles. The third level of roads are pedestrian only and are where the retail is located. The tower massing decreases in height as they taper towards the sea, maximizing ocean views and thus profitability.

This was a proposal for a competition just outside Lausanne, Switzerland. The recently approved Quartier des Cedres calls for a 117m tall tower, filled with both office and residential programs, as well as a podium with community functions. My main design role on this project was to develop our alternate scheme. This included developing conceptual massing, proposing of community programs, developing apartment layouts, and designing facade concepts. My responsibilities on this project also included overseeing the completion of both the competition boards as well as the presention, and translating everything between English and French. We were awarded 3rd place, losing to Stefano Boeri Architects.
The tower and its annex building are situated in direct relationship to the main square becoming the centerpiece of the master plan. A park located to the north will create a buffer between the lowrise residential buildings and the public plaza and square and will become an important amenity to the overall development.
The tower massing is arranged to take advantage of the incredible 260 degree views of Lake Geneva and the mountains in the background. Its center axis is oriented towards the lake and the Alps located to the south. The tower proposal is focused on creating a slender and soft tower profile that reduces the impact upon the surrounding context. Upon completion this tower would be the third tallest tower in Switzerland and the tallest in the Lake Geneva region.

The Podium volumes relates to the angular context of the surrounding structures. The office floors rotate to align with the tower volume that is oriented to give all apartments magnificent views of the lake and the mountains in the background.
The rotating floorplate of the office floors provide the possibility for outdoor terraces and green spaces on the office levels.
On the ground level the volume of the tower podium and the annex building create a dynamic outdoor plaza space that is linked through the annex building to the main square.
The proposed design offers flexibility to the ratio of office versus residential program. Adjustments for elevatoring and floor to floor heights could be made ones the final program ratio is determined.

The team studied various massings, window ratios, and winter garden configurations to determine performance compared to the rigorous Mingergie standards. The top performing schemes minimize envelope area, maximize southern exposure, and allow for summertime natural ventilation.

PSYCHROMETRICS
Lausanne’s inviting climate lends itself well to passive conditioning strategies. Solar radiation can provide the majority of heating needs in wintertime while open windows can cool off most space types during the cooling season.
