Take a Walk Forget the car. The people of Western Australia are a sporty bunch, and the simplest way to get to know an area is by hitting the pavement. This will provide you with an enormous amount of information that can help to make your decision.

Who are the people that live there? Are there any decent cafes or restaurants close by? Is it somewhere you can picture yourself or your family, or a potential hotspot you’d like to invest in? Try taking a walk on the weekend, when more people are likely to be out and about.

The Locals Without a doubt, your very best source of inside information is going to be from the people who already live there. Strike up a conversation with people working at the shops, or catch the eye of a friendly-looking resident. If you already have a particular property in your sights, you can even talk to a neighbour that lives close by. Ask about the quality of the local schools, where the nearest bus routes are, or how far the closest gym is – whatever is a priority for you.

Be Safe It’s not a particularly nice subject, but if you’re looking to invest in real estate, having an idea of what an areas crime rate is should be fairly high on your priority list. Check out the Western Australian Police website for the latest crime statistics around Perth. On your walk around the neighbourhood look to see whether there is any graffiti or vandalism in the area. And talk to the locals that you come across about any unsavoury behaviour in the vicinity.

Getting Around No matter what your mode of transport is, you’re going to need to know how you’ll be getting from A to B in a timely manner. This is particularly important if you’re working away from the area, or if you will be involved in any kind of property management if you’re buying an investment property. Are there regular bus routes in the area, or a nearby train line with an adjacent carpark? And if so, how long does it take to get you where you need to go? If you drive, try and figure out what parking availability is like for residents, and where the ticketed areas are if any. Or if you prefer to cycle, find out if there are any bike paths that you can take. Taxing Times Finally, a word on taxes. When scouting out a new neighbourhood, it’s a good idea to find out what the annual local council rates will be, and whether they are affordable for you. Rates can fluctuate wildly from area to area and can make all the difference to your bottom line, particularly if you plan on investing in real estate.
