Since forming Acorn Property Group 25 years ago, we have firmly cemented our position as one of the country’s leading bespoke residential-led developers. Each development is designed entirely around a site’s locality and future occupiers. Creating sustainable new homes and developments has long been a focus for Acorn and to further this, over the last year we have launched our Acorn Green initiative. Different Regions - Different Challenges The London market has been dominated by a severe shortage of land, high values, increasing construction costs and a very difficult planning environment but benefits from strong, local and international demand. The Bristol region is driven by strong local demand, sound regional business and population growth. Land supply is mainly from the regeneration of brownfield sites and profitability is driven by our ability to provide a bespoke product at an affordable price. The Devon & Cornwall, Acorn Blue region is our most diverse market where we build stunning, high value
coastal houses and apartments for the second home market whilst also developing more affordably priced sites for the local owner occupier market. The South Wales market is dominated by employment in Cardiff which generates demand both in the city and suburbs and opportunities to build amazing holiday homes on the South Coast. The Exeter and South Devon market is generally an affluent region driven by a wide variety of demand ranging from local housing needs to retirement homes, holiday homes and housing.

In 2013 Trinity House, a 500 year old charity that was historically dedicated to the welfare of seafarers who managed Britain’s lighthouses, decided to seek partners to develop a corner of their central London Trinity Village Estate. Determined to create ‘best value’, and following a lengthy selection process, Trinity House chose a partnership with Acorn and Galliard Homes to deliver a mixed-use development that would be of clear benefit to all parties. With Acorn London’s experience in high quality design, planning and delivery, the team was well placed to provide a development that would optimise value for all the partners. Acorn London led and managed the design and planning process, selecting a team of consultants which included Stirling Award winning architects Haworth Tompkins.
The site is adjacent to a Conservation Area and close to a number of listed buildings which resulted in a particular design solution of three distinct buildings reflecting the characteristics of their micro-locality. This ranges from the grand scaled south building topped with an elegant bronze aluminium frame expressing lightness and delicacy of the upper floors to the more moderate north building designed in homage to the previous courthouse, with railings and stonework echoing the history of the site. The result is a rich and elegant mix of architecture and detail, a development known as Trilogy SE1 which is clearly contemporary whilst respecting the history of the site.

Bath is the only place in Britain to have the whole city designated a World Heritage site by UNESCO and therefore managing the regeneration of a large city centre residential scheme, was challenging. The Hope House site in central Bath comprises fifty-eight new dwellings within and around the historic listed Manor House. The site’s extensive 6 acre gardens and parkland sits proud at the top of a dramatic natural amphitheatre with magnificent views surrounded by amazing Georgian architecture.
Daniel Lugsden, Partner and Architect at the Bath based Nash Partnership, says: “This site, original building and 1960s built school with its history and presence took time to understand and interpret. However, we believe we have created unique homes that blend into Bath’s treasured Georgian setting offering the best views across Bath and to give Bath a beautifully remodelled and landscaped development in the heart of the city.”

Acorn Bristol re-engineered the planning permission to provide a block of forty five apartments and four town houses, named Water’s Edge, all fronting the River Tone and overlooking Firepool Lock. This collaboration between Acorn Bristol, St Modwen and Taunton Deane has played a key part in the regeneration of the city centre.

The centre of Taunton, Somerset and the banks of the River Tone have over the years been dominated by the county’s cattle market. As part of a £105m regeneration project Taunton Deane Borough Council, in conjunction with commercial developer St Modwen plc, sought to regenerate the now redundant site into a mixture of retail, commercial and residential space. An outline planning permission for a substantial mixed-use scheme which included a residential block, was obtained and Acorn Bristol was

When Acorn was approached to purchase Heron House, an unattractive 8-storey 1970s office block in central Bournemouth, we immediately saw potential to refresh the building and turn it into a successful mixed-use scheme. The copper and brown building was named The Chocolate Box. The ground floor banking premises was retained and Acorn provided over 14,000 sq ft of commercial space over the next two floors and converted the remaining six floors of the existing building to create fifty four sensibly priced first time buyer and investor apartments. Subsequently we obtained planning permission for side and upper floor extensions comprising an additional ten apartments and five duplex penthouses with amazing views over the English Channel, the Purbeck Peninsula to the south and countryside to the north of the city.

The agency selling this run-down beachfront house in Bexhill-on-Sea, East Sussex, saw a block of apartments or a new bungalow; Acorn saw a Californian beach house. The Award-winning house was entirely clad in Iroko timber, which after weathering formed a silver-white patina that complemented the natural tones of the shale beach.

Cathedral House was a tired vacant office block in a prime suburb of central Cardiff. However, the 1970s eight storey building offered versatile floor plates perfect for conversion to residential accommodation with amazing views from the top four floors. The building was converted into twenty one apartments, with the penthouse benefitting from 360° views over Cardiff Bay, central Cardiff and the countryside beyond. The ground floor was refurbished and sold as a coffee shop and the scheme was successfully developed by Acorn Cardiff and sold within 18 months of purchase.

The Valentine was a derelict public house in a prime position between Weston Street and Long Lane in London’s South Bank. Acorn London entered into a joint venture with the landowner who had obtained a planning permission but was unable to sell the site for an acceptable price. Acorn London analysed the existing planning permission, which was for thirteen apartments, and went on to obtain a much improved planning permission increasing the net saleable residential floor area by 43% by adding six additional private apartments and a seventh storey. The ground floor commercial space was reorganised to make it suitable for a blue chip tenant which Acorn London then identified. Upon completion of the development the landowner received not only his target land value but a share of the profit and received significantly more than he had ever hoped for with his original sale price being increased by nearly 300%.

The London Borough of Barnet had insufficient funds to refurbish or construct a new library in Muswell Hill so sought a Development Partner to help them achieve their goal. The brief was challenging – to create a futuristic landmark building in a predominantly Edwardian residential area that included state-of-the-art library facilities and residential accommodation, which profited both the Council and the developer.

Acorn London won the public bid with a library scheme where the façade was reminiscent of the irregularity of books on shelves. The light filled glass and steel structure was aptly named Pages and the development design was cleverly integrated to respect the neighbouring buildings. This part public, part private scheme was a resounding success. All stakeholders’ aims were achieved and the development was delivered on budget and on time.

Known for its deep natural harbour on the Fal Estuary and famous for fantastic beaches like Swanpool and Gyllyngvase, Falmouth is well connected and boasts a well established creative arts scene. Not just popular with tourists, Falmouth is a hive of activity all year round and is also home to Falmouth University. Set overlooking the Blue Flag status Gyllyngvase Beach, one of the most popular beaches in Cornwall, with a wide arc of golden sand, was the former Falmouth Beach Hotel. Derelict after destroyed by fire in 2012, the site needed the expertise of an innovative developer to find a way forward. Acorn Blue are working closely with the owner of St Michaels Resort, a 4-star luxury spa hotel set just behind the site. The development, The Liner is a collection of fifty-three sea view apartments designed to offer the very best in contemporary coastal living. Working in conjunction with the hotelier, purchasers buying for investment will be offered the option to buy furniture packages, have their apartment managed by the hotel and offer guests the use of the facilities at the resort.

When the Cornish family-run Crantock Bay Hotel - set in a beautiful location with stunning ocean views - closed, the family wanted to sell part but not all of the site so Acorn Blue proposed a structure that allowed them to do just that whilst obtaining maximum value.
The development Crantock Bay Apartments involved converting the hotel into fourteen 2, 3 and 4 bedroom apartments and a 4 bedroom house. 90% of the apartments were sold off plan with many of the hotel’s former visitors investing in a holiday or buy-to-let home.

Acorn Blue purchased the site and once completed, transferred a purpose built office, café and leisure complex back to the owners. The owners also retained the freehold and its valuable ground rent income.

The Rest Convalescent Hotel in Porthcawl is a Grade II listed building constructed in the 1860s when the design was influenced by Florence Nightingale.The building laid dormant for a number of years despite having a detailed planning permission for conversion into residential use. The owner needed someone with the skills, expertise and vision to take the project forward.
