PROPERTY OVERVIEW

The original structures on the CrossRoads site were built in the mid-1800s as housing for Welsh families who worked a slate quarry, still found on the property. Later, under new owners, buildings were added and expanded to serve as a state of the art sanitarium. Finally in the mid-1900s the building was repurposed again with new owners, this time as a French fine-dining restaurant. The Tarasuk’s purchased the property in 2011 for $570,000 as a bank foreclosure. At the time of purchase it was in need of significant renovation and repair.

The main structure on the property is a two-story building (14,000 sq ft.) with a commercial kitchen and several former dining rooms. The Men’s House occupies one end of the main building with 6 bedrooms, 2 full baths, laundry room, kitchen, dining room, and 2 sitting areas. Other structures include three small cottages and several sheds. The Tarasuk’s reside in one of the cottages and the remaining cottages (Cottage 1 and Cottage 2) are vacant but undergoing renovations as future staff housing.

Renovation Summary to Date

Significant work has already been completed in many of the buildings including. See Appendix B for Before and After photos of various areas of the property as well as floor plans, and future building renderings. Completed Renovations: Main Building. Renovations in the main building included all new electrical wiring, new windows, and fire safety exits. PROGRAM OVERVIEW

CrossRoads is more than just a place to get clean from addiction. It is a discipleship training center committed to not only helping men get clean, but also helping them start new patterns of healthy living and healthy relationships. Our program has two key components:

1. Recovery: Our men get free from the physical, spiritual, emotional, and mental bondages of addiction through Christ-centered recovery meetings, bible study, and one-on-one life coaching and goal setting.

2. Job Training: Men who don’t already have a profession, or viable job, are given the opportunity to learn skills in one of several businesses managed or supported by CrossRoads. These businesses provide a safe and supportive work environment, while also providing leadership and entrepreneurial skills and experiences.

Recovery Program

CrossRoads ministry is centered around four key terms that represent the journey that the men go through from the time they arrive until the time they graduate. Our program is a minimum 1 year program, with additional time provided as needed for each man to reach their recovery goals and be prepared to successfully return to their communities and families.

HOPE: The men arrive here with little more than hope that their lives can be different. But it is that spark of hope that opens their ears and hearts to hearing about Jesus and his power to save us.

GOD: Once they begin their journey at CrossRoads, for most men, it isn’t long before they realize that a relationship with Jesus is essential to their recovery. They begin to learn what it means to have a relationship with Christ and to trust that he does forgive them, love them, and is beside them in their journey.

SECOND CHANCE: The men truly begin their “second chance” when they make a full heart commitment to turn away from the world and their past. They choose to no longer look at their past, but truly see that their old ways, habits, and patterns must end and new ones begin. They are ready to take a stand and fully commit to a new life.

FREEDOM: The men know they finally are free from their past when it no longer has power over them. They are free to now live confident that this is no temporary fix, but one that will last forever as long as they remain close with Christ. Bondage from unforgiveness, resentment, hurt, and pain are gone. They are a new creation living in freedom.

Daily & Weekly Meeting Schedule

• Daily morning devotionals: This is used as a time to discuss house concerns, tasks for the day, prayer, and spiritual accountability.

• Volunteer Work: At CrossRoads Freedom Center, we use our volunteer time to learn what it is to serve others as well as learn different skills and we do that by taking care of any needs on the property. i.e. gardening, grounds maintenance, building maintenance, etc.

• Catch Up/Clean Up: This is a time that is used for catching up with any chores, home works, or any volunteer work left unfinished.

Job Training

At CrossRoads we believe it’s important for every man to be engaged in work that is fulfilling, provides opportunity for personal growth, and can provide an income for independent living. We also believe that it is in the workplace that the strength of a man’s recovery is tested and he can learn who he really is by how he responds to challenges and conflict.

At the same time that the workplace can be a tool for furthering a man’s recovery, it can also be a downfall if that work environment is unhealthy or if a man re-enters before he’s mentally and emotionally ready. For this reason, CrossRoads has selectively partnered with several businesses to provide the safe work environment our men need. In addition, we have created businesses of our own, with a vision for more in the future, to provide work and leadership opportunities for our men.

This aspect of our program is in its early stages, but is growing. We hope to be the central administrative hub for a variety of businesses that will be managed and run by our men. We intend to provide them entrepreneurial and investment incentives to grow the businesses and even potentially start their own companies. DEVELOPMENTAL GOALS: PHASE I & II SUMMARY

Phase 1: Complete

The following is the first completed part of CrossRoads Freedom Center’s developmental goals within the past 12 years. The property has almost entirely been restored and the main building, which has been our greatest challenge, has been completely renovated. The following list marks the renovations that have been completed as part of the Phase 1 developments at CrossRoads Freedom Center:

Phase 2: In Progress

The following developments are part of the next phase at CrossRoads Freedom Center. With proper support, the goal is to complete these developments to expand the property/program assets, rezone to a campus facility, which would allow an expansion to the work that we do, and to bring the property up to proper safety code with the state of Maryland. The following list marks the additional developments that are to take place as part of the Phase 2 developments at CrossRoads Freedom Center:

DEVELOPMENT GOALS

The following short and long term goals provide a picture of how we envision the expansion of CrossRoads over the next ten years. The short term goals address growth in terms of physical expansion as well as development of staffing needed to support and steward this expansion. The long term goals, however, point to expansion of ministry outreach to include women, building a church, and substantial financial support from its homegrown businesses.

Short Term Goals (1-3 years)

• Complete renovations of main building to increase capacity to serve sixteen men, including acquiring appropriate county zoning for a large group home;

• Hire staff to run CrossRoads such as executive director, recovery director, house manager, and administrative office support;

• Complete renovation of staff housing to enable on-site staff with room and board compensation;

• Expand CrossRoads businesses to provide job training, leadership development, and income for residents, as well as residual income back to CrossRoads; and

• Purchase CrossRoads property from the Tarasuks

Long Term Goals (5-10 years)

• Purchase acreage from adjoining lands to build a church building for Deep Waters Tabernacle;

• Expand capacity to serve twenty-five men in the program, including acquiring appropriate county zoning exception;

• Develop a program to serve women at another location;

• Ensure that CrossRoads businesses are an integral part of the financial stability of the ministry.

The following charts are estimated costs for meeting the short term goals above and are based on available information of building codes and requirements. As with all complex building projects, new thinking about best efficiencies and use of space may alter plans. It’s all part of the journey. Each chart represents a specific area of need: main building, staff housing, kitchen upgrades, property improvements, and staffing.

Individuals or organizations interested in making a financial contribution are encouraged to consider the items listed below as possible areas in which to invest. To date, CrossRoads has invested close to $500,000 in renovations to the property. The majority of this has been in donated materials, labor, and finances with the Tarasuks being the primary donors. We are happy to answer any questions or provide more information on any of the following projects.

Staff Housing: $60,000 - Currently in Progress

Cottage B: Remaining renovations: Exterior trim, kitchen, bathroom, floor leveling
