YOUR HOME WILL FIND YOU Buying a home in today's market presents many challenges to homebuyers. For starters, the supply of new homes for sale is at an all time low, and demand for homes has continued to increase throughout the pandemic. This means that buying a home in 2021 can be more competitive than ever.

Homebuyers will have to be flexible and patient and realize that their first choice in property may ultimately not be available to them.

Homes are selling amazingly quickly, so buyers should focus on being decisive and moving quickly if they are interested in a property.

So many individuals, couples and families are looking for new homes in a depleted market that it's not unusual for them to put in a competitive offer on a property only to find themselves back in the searching phase days later. While the market is certainly challenging there are many reasons to remain optimistic. Not least is that interest rates, while starting to tick upwards, remain very low. With the vaccine rolling out, many believe sellers who were uneasy about putting their properties on the market will ease up and there will be an increase in available homes in the coming months.

When you're ready to buy a home with your hard earned money, it's tempting to think you should get everything you want in a new home.

It might be more helpful to decide what your 'must-haves' and 'dealbreakers' are and look at properties you may not have considered before. In a market like today's, we might reframe our thinking and take some pressure off the process by realizing that your new home will find you, not the other way around.

Christa Ciancolo is Owner and Creator of IL Bosco. Her goal is to create an experience rather than just a shopping trip. To connect customers to nature directly as they look around. She wants to remind people that everything they purchase comes from part of our natural world and we are all connected to it even if we don’t think about it.

Ecologically Concious Shopping

Christa’s mother came to the U.S. from Germany as a young girl and her fathers’ grandparents immigrated to Milwaukee from Sicily. Her grandfather founded a produce company that would be carried on by her father, called B. Cianciolo Produce.

It was located on Commission Row, a collection of Italian produce companies located in what we now know as the 3rd Ward. She grew up on Commission Row with her brother and sister and feels a deep connection to the area, even though it was a totally different world then than it is now.

She lived in Hawaii for a short time and was mesmerized by its natural beauty and the animals that inhabit the islands. While living there she was introduced to a culture where humans respected nature and all it has to offer, and she found peace in that philosophy. This is where she became an avid grower of things. The Hawaian climate made it easy to get started, but now she loves a challenge. The more difficult to grow, the more fun she has.

After moving back to Milwaukee, she finished her degree in Biology and Cytotechnology at UWM and began a career working in biotechnology in the food industry. She then moved onto the medical field for 10 years. At first, she felt good about her job, but after watching massive amounts of waste and disposing of carcinogenic chemicals, she felt her career was moving in the wrong direction. Christa felt she was turning her back on the environment only to serve humankind, and wanted to make a change. We can witness the environmental devastation all around us. It is our responsibility to see that and change our ways, including how when we purchase home furnishings. It's easy to turn to a large chain for a good deal, but we must recognize that this decision doesn't always help all creatures to thrive on our planet.

What I wish I would have known before I bought my home.

Molly, a dear client, reached out last fall inquiring about the ropes of the first-time home buying process.

Molly purchased her first home, a Bayview bungalow, in 2019. She wanted to get my perspective on questions first-time buyers should ask before they begin their search.

Molly detailed a list of "things she wishes she would have known" on her YouTube channel, Molly Rose Begonia. In her video, she gave me the opportunity to answer questions she wanted to share with other firsttime home buyers.

Molly brings up several good points, the first being how you initially encounter a space. It might have everything you ever wanted at first glance, but ends up costing thousands to truly make it what you envisioned.

Molly smartly deconstructs several hurdles homebuyers face on their path to home ownership. For example, taking over the previous homeowners' forgotten maintenance, whether small tasks or big-ticket items. Molly highlights the importance of having an experienced, full-time Realtor to guide the way. A realtor can help a buyer recognize things that are less than desirable about a property and assist in planning a future that addresses them.

After all, sometimes I'm honest to a fault. I'll share the truth, whether it be about an unattractive fireplace or the reality of fixer-upper expenses. This is why Realtors are invaluable in today's world of Zillow, Realtor.com and Trulia, all of which can lead buyers down a path of unrealistic expectations and untruthful market knowledge.

Ca' Lucchenzo Offering a twist on traditional Italian cuisine, Ca'Lucchenzo in Wauwatosa is serving mouthwatering dishes available for takeout. While their in-house dining is closed indefinitely due to the pandemic, hope is on the horizon as the vaccine begins to roll out across the country. Here's looking forward to dining on their fabulous patio or at their chic Pasta Bar inside. In the meantime, if you're going to enjoy a delicious meal from a restaurant as fine as Ca'Lucchenzo at home, it's important to do it right!

#1: Set the Stage You have nice plates, and nice glasses. Now is the time to dust them off and set your table like you're hosting your parents for dinner. Set out plates, napkins, silverware and glasses ahead of time to make serving easier once you pick-up your food. If you're bringing back appetizers, set a smaller plate at each setting and have dinner plates ready to switch out for your entree. Now is a good time to preheat your oven somewhere between 150-200 to keep those entrees warm. You should also have ice and other cocktail necessities ready to go.

#2 Serve it Up Make any takeout cocktails first and serve. Any desserts ordered should be put immediately into the fridge. Next, serve the appetizer, and plate the entrees. If your plates are oven-safe, place them in the preheated oven (150 or so degrees) and keep them warm until the appetizer is finished. Use a towel or oven mitt to serve the warm entrees. Make sure to introduce the plates as they are described by the restaurant; knowing exactly what you're eating makes the experience that much better. After clearing the plates, dessert is up next. Refill the drinks, savor what you're eating, and enjoy.

WHAT’S YOUR PHOTOGRAPHY STYLE? I like to keep things classic but fun with a little bit of quirk. My style is YOU, the most authentic version of yourselves entwined with my creativity and artistic vision.

HOW DID YOU GET STARTED? Growing up, my older sister always had a camera in my face, making me dress up in all sorts of weird outfits for her vision. I got my first 'real' camera when I was 13. I decided to make that hobby and passion my whole life, so, when I was 18, I moved out of my parent's house and started Allie Amber Photo. WHAT TYPE OF PHOTOGRAPHY DO YOU SPECIAL IN? FAMILIES, COUPLES, PETS ETC. Weddings are an absolute dream, I've been obsessed with them for as long as I can remember. We're talking about Katherine Heigl in "27 Dresses" kind of obsessed. As I've grown my business and gotten to meet so many amazing people, though, engagements, couples, and the private bride and groom photos have been the photos I cherish the most. Those are the times I catch the most beautifully intimate moments that truly showcase a couple and their love.

WHAT HAS BEEN YOUR FAVORITE LOCATION TO SHOOT? WHAT’S YOUR DREAM LOCATION? Choosing a favorite location is like choosing a favorite pet, guys. I would have to say one of the most fun was a shoot I did with an amazing couple in Florida at a county fair. We rode the giant swings, went on the ferris, and stuffed ourselves with so much fair food.

There was so much variety of places to shoot and activities to do, I had such a blast and the photos came out AMAZING. My dream location would be the PNW mountains. I don't care if I have to hike 2 hours in the snow to get to the top...it. will. happen.

WHY DO YOU LOVE WHAT YOU DO? It's amazing to even be able to say that I love my job. I love it because I can be myself and I get to use my passion I've had since childhood to showcase so many beautiful people and the important milestones in their lives. That's always been my goal, to capture candid memories, whether it be of a growing baby bump, a new puppy, the start of the rest of a beautiful life, or years and years of a loving marriage.

St. Mary's Hill Sprints Uphill sprinting is a great way to build muscle strength and endurance targeting the legs, core and upper body. St. Mary's Hill, near Bradford beach in Milwaukee is a great place for an uphill workout with amazing views of the city and Lake Michigan. With options to run on the paved road, or the grassy hill, this is the perfect spot for this type of workout. Afterwards enjoy the scenery at Veteran's Park or grab a drink at Collectivo Coffee.

Canoe the Milwaukee River MIlwaukee has several resources for enjoying the city from the Milwaukee river. Boat rentals are hugely popular in the summer and a great way to enjoy the weather while also putting in a workout is to canoe. Canoeing provides a great cardiovascular workout while also building upper body strength. Most any place along the river that rents boats will have canoes available, but for a great way to have season long access to canoes as well as kayaks and other watercraft is to become a member at the Urban Ecology Center in Milwaukee. Bike to Chicago It's possible to bike most of the way from Milwaukee to Chicago on bicycle trails! The route is around 75 miles and takes under 6 hours, utilizing the Oak Leaf Trail and Root River Pathway in Wisconsin the Green Bay Trail in northern Illinois. Mostly paved trails, often through forest, combined with views of the coastline along the lake make this trip one worth taking.
