Executive Summary Louie’s Builds is a boutique design-build firm based out of Woodstock, GA. We are a one-stop shop for all our customers’ design and construction needs. We specialize in luxury residential properties and have a team of seven qualified members. Our values include trust, quality control, timeliness, and authenticity. Due to its placement in a tourist-based community, this property can operate as a single-family residence, a second vacation home, or a rental property. It is designed to be both functional and aesthetic for all.

Our proposed home is 3,500 sq. ft. and has 4 bedrooms, 3.5 bathrooms, and ample entertainment space. We are seeking a $1,016,000 investment at a 7% interest rate, which will go towards land acquisition and home construction.

We conducted a soil survey during the planning stage, to gain understanding of excavation requirements and structure placement. The lot is divided in half and consists of two different soil types, based on profile depth and slope. The MoB area has minimal slope, which allows for a flat front entrance and driveway. The loam in this area is also well-suited for the house foundation. The slope of the TcE area allows for a walkout basement design, but poses added considerations when looking at excavating the site. The main concern is the weathered bedrock, which is able to be excavated but will require heavier machinery.

We have also taken into consideration the loam and clay soils that are present in these two soil types when designing drainage around the foundation. Both soil types and have very low flooding frequency which mitigates the risk of flooding on the job site and for owners once the construction is finished.

Preconstruction

Project Management

We broke our pre-construction process into five steps.

Next, we set project sustainability goals, that worked in accordance with local requirements.

We first outlined the scope of the project based on client expectations and budgetary boundaries.

We also worked to familiarize our team with the municipality codes and requirements in the Lake Allatoona area.

Next, we determined budget allocation and created a project schedule, further allowing us to concentrate on project scope and requirements.

Finally, we established an efficient process of communication between each facet of the team, to ensure that design, construction, and all partners work cohesively.

We then selected vendors and trade partners, and went through the procurement process. We also hired a team of skilled trade partners to complete the construction process.

With these steps taken, Louie’s Builds felt well prepared moving forward with all construction activities.

Site Logistics Our site plan is designed to maintain effective site workflow and meet local requirements. A silt fence runs partially along the east, south, and west sides of the property, and is part of our storm water pollution prevention plan. A temporary graded pathway on site will merge the distance between the road and the house, allowing for materials to be delivered more effectively. For sustainability, there are multiple dumpsters on site for trash and recycling. The site also includes a storage facility for materials and equipment, two job site toilets for efficiency and privacy, and parking for workers along the public roadway.

Sustainability SWPPP Louie’s Builds prioritizes environmentally conscious practices. One of the largest pollution considerations on this site is drainage into the lake, which will be mitigated with silt fences bordering the lower region of the property line and straw wattles placed every 25 feet down the incline. We will also combat water pollution by pumping pooled water into a reserve tank that will then be disposed of off-site.

An economical concrete washout station on-site will be made of straw bale walls and a polyethylene plastic liner, and will be used for washing tools and equipment. Any concrete buildup will then be dried and disposed of properly.

Sustainability Initiatives By valuing sustainability, Louie’s Builds is able to create long term value and functionality in our homes. To do this, we employ a simple formula that looks at the most efficient way to keep warm air in the home and cold air out, and vise versa depending on season. For this property we are using R-23 insulation with a half-inch of continuous rigid insulation at the exterior walls and R-49 insulation in the attic. When choosing an HVAC system we took into consideration the initial cost and operating expenses throughout the equipment lifecycle.

We have chosen to install a 19 SEER heat pump system, despite its higher initial cost. We feel the higher price tag is worth it, as its efficiency and longevity justifies the investment.

This system also operates very well in temperatures between 50-70 degrees Fahrenheit, which aligns with Georgia’s climate for the majority of the year. We’re confident that these sustainability elements will contribute to a highly efficient, comfortable, and environmentally conscious home.

We will provide materials for our structural subcontractors, such as wood for framing and trusses. We recognize that with the current supply chain, some materials may take longer to arrive than others, which will be considered when we order. Inspections and Permits Permits

Louie’s Builds will need to obtain a variety of permits prior to construction. We will need a building permit, zoning permit, mechanical permit, electrical permit, plumbing permit, and an erosion control permit. The cost for these has been included in the pro forma and permit procurement process has been accounted for in the schedule. Due to the placement of the lot in relation to Lake Allatoona, additional permitting must be taken into account to ensure all local guidelines are being followed.

At Louie’s Builds we pride ourselves on maintaining a safe jobsite. Prior to arriving on site, subcontractors will be asked to review safety policies and sign an adherence agreement.

Our superintendent will also review these policies with all of our subcontractors during weekly meetings. Meetings will ensure that we stay on schedule and meet OSHA guidelines and that expectations are met. Safety policies will also be listed on the side of our job site board for additional review. Any violations of these policies will result in immediate termination. We will also have weekly inspections to check quality and safety. At Louie’s Builds, we care about building positive relationships with the people we work with, which is why policies are necessary to the ensure best possible outcomes.

Design This 3,500 sq. ft. home features a large, open living space on the main floor, with plenty of space for homeowners and visitors to entertain. The primary suite is also located on the first floor, so owners have convenient access to it and do not need to climb stairs to reach their room. There is also an office space on this floor, as well as laundry facilities. The walkout basement offers access to the outdoor living space, as well as plenty of indoor living space, including a bar, TV area, and ping pong table. The basement level also includes: an additional ensuite; a standard bedroom; a bunk room; a full guest bathroom; a wine cellar; a card room or library; and additional storage space.

The exterior of the home is designed to bring in the earthy elements of a traditional lake side property while still providing a luxury feel for high-end buyers. Mixed materials are used to add visual interest and texture to the façade, and the home is clad with both siding and stacked stone. Roof gables draw the eye upward and add a sense of grandeur to the home.

The color palette compliments the interior finishes and pulls from the surrounding of the lot to create a home that blends well into the nature that many buyers will be purchasing this home to enjoy.

The interior finishes blend light and airy lake life with rustic, traditional elements that many homeowners in this demographic will be looking for. A variety of wood tones bring natural warmth to the space, and are complimented by neutral colors and patterns in adjacent finishes.

Blue accents add needed color to the space and further bring the outside inside.

The kitchen cabinets are two-toned, with the uppers a sleek white and the lowers a deep wood stain, which lightens the kitchen and adds an additional element of interest to the space. Wall textures of shiplap and stacked stone are utilized in many areas to add texture and compliment the rustic feel of the home.

Assumptions and Clarifications The home will be staged for open houses but the furniture is not included in the sale price. Buyers will need to provide their own furniture and décor.

Louie’s Builds will install all large appliances, permanent light fixtures, electrical switches, a security system, and heating and cooling equipment. Buyers will be responsible for all supplementary features and fixtures. If purchased prior to completion, buyers will be consulted on fixture choices.

Buyers will have the choice to finish the wine and card rooms into entertainment features, or leave this section of the basement unfinished. Upgrades will be financed by the homebuyers.

The driveway and walkways will be poured and included in house construction. A front porch and back patio are also included home features along with basic sod and landscaping.

Any additional exterior features will be the responsibility of the buyers.

Risk Analysis Construction Risks Due to the loam and clay-like soil, one construction risk is hydrostatic pressure. The detail to the right shows how we will reduce this risk. Other risks include: 1) site clearing and excavation; 2) increased rainfall, which we have mitigated with extra weather days; 3) worker safety, alleviated with PPE requirements; 4) job site security, lessened by locked supply trailers; and 5) a narrow entrance and exit street, mitigated by an efficient site layout.

Business Risks General business risks include: high interest rates, inflation, and a competitive market.

Financial risks specific to our property include possible changes in interest rates, material prices, selling price, and selling date. We have addressed these risks in detail in our pro forma and are confident that we will be successful in various conditions.

Other Risks Supply chain delays and labor shortages are a persistent issue in the design and construction industry, and are risks we will need to be aware of and plan for.

Pro Forma We will finance our project by taking out a $1,016,000 loan at 7% interest rate. The land acquisition cost is $449,000, which gives us $567,000 to complete the construction and sale of our house. We are planning on selling our home for $1,150,000 and which will give us a profit of $133,000. This will put us at a 11.54% profit margin and a 13.05% ROI. The sensitivity analysis located on page 18 shows that we have accounted for the fluctuation of hard costs, interest rates, the possible increase or decrease in the value of our home, and changes in sales date. After calculating all of these factors, Louie’s Builds is confident that this property will yield profit.

Our cost accumulated per date graph and interest schedule details at what points in the project we will spend the most, which allows us to accurately assess financial risk at each given time.
