A Flashy Backsplash

A

functional kitchen does not need to be a bland kitchen. There are many ways to enliven this important room of your house while bringing it in line with the latest design trends. You can even do it on a budget if the expense of new cabinets and counters is too much for your purse. Besides, ceramic tiles for your backsplash don’t come cheap while paint of wallpaper you have had between your kitchen cabinets and the counter before is not very practical.

There is a great alternative to both. Glass panel backsplash has lately become trendy in both North America and Europe. Such a panel will cover the papered or painted wall protecting it from dust and dirt. You can even add an interesting touch to your kitchen decor by choosing between the transparent and matte glass and add etching for interest.

and scales to create any desirable mood. For example, add colour and drive to your kitchen with pictures of bright-yellow lemons; bring comfort and calm with the depiction of modest daisies; or create a modern touch using bold geometric shapes or copies of avant-garde art. You can even turn your backsplash into a light-studded night cityscape.

The most interesting solution though, called skinali, is to install glass over photo panels. This gives your imagination an unlimited run: you can experiment with designs, colours,

These are just a few out of hundreds of uses for skinali – and it is so easy to become an interior decorator for a day and come up with your own idea. Isn’t it great?

Tropical Style ed in the history and culture of the South Pacific; whose favourite cocktail is always decorated with an umbrella; who mark their calendar with special dates such as the Brazilian carnival; and who have no doubt that palms can grow in cold climates.

MOSQUITO NETTING What can be more romantic than a bed encircled in white mosquito netting?! Regardless of the fact that this lighter version of the canopy was born out of practical considerations, it creates a tropical mood even when there are no insects in your bedroom.

C

alm and natural, with a slightly exotic flair, tropical style decor exudes warmth and beckons to a relaxing lifestyle. Lazy and carefree, this interesting style resembles a melting pot with ingredients such as elegance, simplicity, exotic motifs and unlimited sunlight. Tropical interiors are similar to an eternal vacation where time slows down and the crazy pace of modern life goes to a standstill. They are warm, pleasant and emphasize small joys of life and total relaxation. This style is for those who enjoy steel band rhythms; who have always been interest-

Try this: Even if your bed does not look like a classic frame that calls for a weightless veil of a canopy, you can always create a simple canopy using lightweight fabric and affixing the centre of it to the ceiling over the centre of the bed and all four corners to the ceiling above the corners of the bed. Or just buy a ready-made canopy made of mosquito netting.

VIVID PRINTS Mix a traditional floral pattern with wavy lines and stern stripes to obtain the craziest colour schemes. Choose large well-defined prints like palm leaves or other such tropical design. Try this: Create a balance of solid and patterned - use the brightest colours imaginable but keep the number of different colours down. The hues to mix in order to obtain your tropical cocktail may include dark green reminiscent of palm leaves, rich red recalling the brightness of fuchsia, the vivid yellow of tropical flowers, and the intense blue of the ocean surface. Mix your cocktail – but stop short of shaking it!

WEAVED TEXTURES The tropical style celebrates natural textures: jute, hemp, basketry, bamboo, etc. Choose woven and rattan furniture, boldly weaved rugs, and baskets of all shapes and sizes as accents. Instead of a painting or a photograph, cover your walls with straw mats or a few straw hats that will emphasize the exotic atmosphere of the place.

4

ALL ABOUT HOME

e-mail: aahtoronto@gmail.com

Try this: Avoid decorating your dwelling with woven textures from top to bottom. Start small. Create one accent wall papered in natural algae or made of straw rug panels.

TROPICAL PLANTS Luxurious wild vegetation is what makes tropics what they are. Populate your home with live potted tropical plants – just make sure it does not become an equivalent of the Amazon jungle. Try this: Good news! There is a long list of tropical plants that will survive even your most thorough attempts to kill them! Among these are philodendrons, crotons, and a whole score of other plants. Just read the instructions carefully!

EXOTIC WOODS Brazilian nut, teak, and other tropical woodes are ideal for your chosen decorating style – all together or separately. Remember: the tropical style is all about easy living, right? Therefore, mix and match any exotic woods without thinking of whether they can be combined. Try this: The whole beauty of the tropical wood is in its natural pattern – waves, stripes, veins, and spots, so do not interfere with all this variety and let it bloom in the decor of your home.

LIVING IN THE OPEN AIR In the tropics, the interior and exterior seamlessly converge. Of course, living in Canada, as we do, we cannot stay outside day and night all year round, but it is always reasonable to come up with a way to integrate the inside and outside themes in a room decor. Place your living room furniture in such a way as to create a feeling of a spacious patio where it is so easy to enjoy the warm sun and keep cool with ice-cold drinks. Try this: There is no need to build an addition to your home to create a feeling of a tropical lanai. Stained paper, wooden shutters, and room dividers of natural fabric – these are the tools to help you define various sections in your living space. Now, are you ready to start on an exotic voyage without leaving your home?

DECORATING WITH PLANTS

P

eople have been decorating their homes with live plants and flowers for centuries. It has been known since ancient times that plants create positive energy in the home. The Chinese would use azalea to decorate their dwellings, ancient Egyptians cypress, and Romans - laurels. Only the privileged classes had the luxury of decorating their homes with plants. Now, as times have changed, anybody can have houseplants in their abode. All you need is a love of nature, knowledge of colour and shape basics, and taste for creating plant compositions. Take into consideration the fact that houseplants are not furniture pieces that can be moved around at will and placed just anywhere you wish. Temperature and lighting requirements are different for each kind of plant. Below you will find a few rules for plant decorating. Fichus or palm require space for spreading their branches, thus a small space for these plants is out of the question. These, like other large types including citrus and banana trees or large ferns, are more suitable for office decorating. The best plants for small spaces are ivies, compact dracaenas, and succulents. Small plants look better grouped together. To create a composition out of several similar plants use similar pots.

6

ALL ABOUT HOME

e-mail: aahtoronto@gmail.com

Blooming or green islands on tabletops and shelves add beauty and coziness to any room. Poecilophyllous (plants with multicoloured leaves) or blooming plants keep their decorative value year around. Larger decorative plants, like fichus or palm, often assume a solo role of a free-standing tree. Ivies can revive many boring spaces – diverse and sturdy, they can be both part of a composition and a decorative element in its own right.

HOW TO CARE FOR YOUR DECORATIVE PLANTS Plants sold in stores are planted into a temporary transplanting soil that has to be replaced with a permanent one. When selecting the planting soil make sure it suits your plant in acidity and and soil structure. Replant no later than five days after the purchase. Place the plant in its new pot away from direct sunlight to help the plant get used to its new home. Water sparsely. The new pot should be 5 to 8 cm larger than the one you brought home; do not replant into a much larger pot even if the plant will eventually grow into a huge one. The plant will not start growing until its roots have adapted to the root ball. Place some sort of drainage on the bottom of the pot before filing it with soil and do not forget that houseplants need to have a shower on a regular basis.

STEREOTYPES IN INTERIOR DESIGN base your decision on your likes and dislikes – after all, it is you who is going to live there!

MYTH #3: “DARK COLOURS MAKE THE ROOM LOOK NARROWER”

S

tereotypes are real hurdles in life. There are many of those in interior design. Today we will talk about just a few of these stereotypes including the “right colour for a bedroom”, a “dark interior” phobia and “warm colours” that allegedly warm up the space.

MYTH #1: “WARM COLOURS MAKE THE SPACE FEEL WARMER” Yes, Canadian climate is not very warm but it doesn’t mean that you can warm yourself up by decorating your living space in warm tones. Walls in many Canadian houses are painted one or another shade of beige, yellow, or peach. Are they going to make the house feel brighter, especially in winter, when sunlight is sparse? Not at all – warm colours in the absence of sunlight look drab and depressing. If you want to “warm up”

8

ALL ABOUT HOME

your living space, use the contents of the rooms rather than their colour – natural wood, soft fabrics. As far as the walls are concerned, use wallpaper in green and blue or cool shades of paint. Cold shades look more sophisticated and they visually enhance the space. They also look fresher and neater than warm tones in grayish natural daylight.

MYTH #2: “THE COLOUR FOR THE WALLS SHOULD BE CONNECTED TO THE ROOM’S FUNCTION” “Blue is good for a bedroom because it helps you relax and fall asleep while the kitchen requires orange to make you feel happy and full of pep.” How many times have you heard this? And how true is it? If the colour has a certain connotation with digestion, why have manufacturers not stopped producing kitchens in colours other than red? If this were that simple, paints would be sold with a label definitely stating which room of the house they should be used for. There would be no problems like insomnia or depression. Besides, even if we define the “right” colours for each room, every one of them has a myriad of shades – and which shade is “right” for one room or another? When choosing colours for your rooms,

e-mail: aahtoronto@gmail.com

Yeah, right! And light colours make it look wider, right? Not so simple! Colour affects our perception in a more complicated way. Experienced interior designers suggest quite the opposite: using lighter colours in larger spaces to emphasize their spaciousness while reserving darker and richer tones for smaller rooms. Darker colours turn a small room into a “jewellery box”. It is especially advisable for a bedroom or a den. A dark interior makes the colour more palpable and interesting. Dark decor is advantagous for small spaces while in a more spacious room it may be lost.

MYTH #4: “ANGLES SHOULD BE EXACTLY 90 DEGREES” Not so! Actually, there are practically no right angles in houses, and making them exactly 90 degrees is an expensive and labour-intensive proposition. The only rooms it is definitely required for are the bathroom (otherwise the crookedness will be noticeable at the seams of tiles) and the kitchen (for installing kitchen furniture). No, angles do not need to be right everywhere. Moreover, sometimes their crookedness becomes a design element.

MYTH #5: “BEFORE PAINTING THE WALLS MAKE THEM PERFECTLY SMOOTH” Once again, no need! In many cases, it is sufficient to make the walls more or less even using filler, and then apply several layers of paint. Walls with almost unnoticeable irregularities look livelier than their ideal counterparts. Besides, irregularities may become a design element – just look at textured plasters. The same element can be found in under-the-paint wallpaper.

UNIQUE EXPERIENCE AT “MY SMART HOME” ing to spend over $15,000 in total, we would recommend spending as much as $1,000 on acoustical design. The benefits can make a $1,000 pair of speakers sound better than a $3,000 pair in many cases.

W

hether it is your home, business or any other environment, every technology-based project calls for a unique solution. Once a solution has been designed, My Smart Home will help to install and program the system to suit your individual needs.

WHAT IS HOME AUTOMATION? Home automation is exactly as it sounds: the ability to automate control over items around the house from window shades to pet feeders with a simple push of a button or even easier: with a voice command! What makes the house “smart” is the technology that connects various devices and appliances into one system allowing them to “talk to each other” which you can easily control virtually from anywhere around the world. A whole house automation system will include Home Security, Lights control, Climate control, Shades control and Audio/ Video entertainment systems.

HOME ENTERTAINMENT SYSTEMS The most amazing features that newest smart home systems can provide are in the area of home entertainment. You can get a true movie theatre experience from the comfort of your own home, filling it with surround sound and a 4K video that makes you feel like you are part of the action, or set the mood for the whole house and let your favourite music follow you in every room. You can be your own DJ and play music throughout the house streaming it right from your phone. You can express your mood and let your A/V system calm you down and invigorate, or energize you and prepare for the party – all

10

ALL ABOUT HOME

just by telling your phone simple commands or pressing one button on an iPad. For the ultimate home theatre experience, you must combine control of all systems: audio and video equipment with lights and shades, presence sensors and even climate control. Shades have to go down, lights have to dim down gradually and die – leaving no distracting light bleeds, screen has to be revealed from behind the drapery and the movie of your choice start effortlessly for you to immerse into the sound and colours of the scene. While building your own Home Theatre feels overwhelming, it is in fact, possible for a DIY guy to make one starting from $5,000 and have it perform like a set-up worth many, many times more than your investment. Building a home theatre involves a few steps: picking and preparing the room for the home theatre, creating a basic floor plan, deciding on the overall design, and considering tearing open your walls to run cables, adding dedicated circuits for electrical needs and potentially in-wall speakers. While there is a mess created by poking holes in the walls, the result is far superior to the clutter found in most theaters. Many wives hate big AV systems because they rarely ever look finished or neat. If you tear up the walls and hide your cables like a pro, you will have overcome potential objections from the get-go. When considering your media room, think about the acoustical elements in it such as drapes, carpet, wall coverings, ceiling textures and more. We find most theatres are too “live” or reflective. Glass walls, hardwood floors and coffee tables add to this effect. Consider adding a fabric wall on the walls beside your left, right and center speakers. The improvement in imaging can be radical. For anyone look-

e-mail: aahtoronto@gmail.com

Other steps involve lighting and seating, choice and placement of the speakers, an equipment rack and finally approval from your CFO and SO (Significant Other) to start the project. We can help you at each stage of the journey. In fact, we work with the speakers which have the highest wife (or husband) acceptance rating and not only sound amazing, but also add to the house design. In addition, you can have the coolest touch panel remote control system which is intuitive and easy-to-operate and will be loved even by your visiting in-laws. “My Smart Home” is the residential division of Intek Systems. We are a group of professionals, who are creative and capable of thinking “out of the box.” You name it and we find a solution. We will build a smart home for you to enjoy for many years to come. You do not have to take our words for granted. Come visit us at our new showroom at Canada’s largest home improvement centre IMPROVE at Unit 93, 7250 Keele St., Vaughan, ON L4K 1Z8. THE BEST THROW

F

or most of us a fluffy, warm, and soft throw or blanket represents the idea of coziness and relaxation. This is especially true when the weather gets colder and sitting in your favourite armchair wrapped in a warm throw in front of the TV or with a good book seems to be the best pastime. Throws are used to cover furniture, as a coverlet or a blanket. There are a couple of beloved throws in every home. Nevertheless, everything becomes old and worn, and then it’s time to go shopping for a new throw. Of course you want to make sure your new blanket will have a long life. First of all, throws come in a rainbow of colours so make sure it fits your decor by matching one or more of its larger elements, for example, curtains, furniture, or walls. For a room with bright vivid colours choose quiet solid colour throws.

Throws made of mixed fibres of acrylic, cotton, and rayon are also very practical, easy to care, and comfortable. For long rides, picnics, and cottage life choose a travel blanket in an acrylic and cotton blend. Pure cotton is not very practical in these circumstances because it is not durable enough and loses its looks after a few washes. Pure wool throws have their uncontestable qualities, especially in health issues. Wool stimulates blood circulation and relieves back pain and aches and pains in joints and muscles. It keeps your body warm and dry, absorbing sweat and neutralizing its harmful components, and lets your body breath.

The fabric is extremely important. The best throws for a nursery come in acrylic textiles. Such throws are soft, warm, and light; they practically do not fade, hold their shape forever, and are resistant to dust, bacteria, and allergens. They come in a variety of colours and patterns and are extremely easy to care for.

12

ALL ABOUT HOME

e-mail: aahtoronto@gmail.com

The most valuable are throws made of natural wool, not touched with fabric dyes and chemicals. Camel wool is lighter and stronger than sheep wool; it keeps warmth longer and protects from dampness and humidity. Remember that camel wool throws and blankets should not be dried in the sun. If you want to air it, take it outside in a drizzle. Cashmere throws are soft, light, and warm, and they do not cause allergic reactions. The best cashmere throws come from Asia and the far East. It is a bit more complicated to care for wool throws because they need professional dry cleaning. Electric blankets and throws have become favourites long ago. They are resistant to humidity, compact when folded, and warm your whole body uniformly. This is the best choice for people who suffer from frequent colds or joint ailments. Fur throws are the most expensive of all and their function is mostly decorative. They are not easy-maintenance but they are gorgeous and luxurious. So have your pick and be warm and comfortable.

NEUTRALS WITH A POP OF COLOR USE THE 60-30-10 RULE

W

hen designing or decorating any living space with bold and neutral colors, it is best to use the 60-30-10 rule. The 60 percent represents the hue; perhaps it is human tendency to see an overall theme here, unifying the coloration. The 30 percent provides visual interest and the 10 percent, not unlike jewelry, provides that little spark.

Applying the rule into a room setting: 60% of the room’s color is the walls 30% of the room’s color is the upholstery 10% of the room’s color is, for instance, an accent piece or a floral arrangement

HOME-STAGING: THE SECRETS OF QUICK SALES

H

ello, my name is Natalia Slobidker. I am a professional realtor, interior designer and certified specialist of home-staging. This discussion will focus on the latter of those three. Home-staging is the professional preparation of real estate for sale. The sweet spot between consumer psychology, interior design and the mastery of the art of real estate is much like a science of its own. The goal of staging is to sell your real estate while maximizing the speed of the sale and the price with a minimal amount of time, money and effort spent. For starters, here are some statistics: in 2012, RESA (Real Estate Staging Association) inspected 89 houses which, on average, lasted 166 days on the market until the owners despaired and called a professional home stager. On average, these houses were sold 32 days after they were professionally prepared – that is 81% less time spent on the market!!!

ones. This interior may be cozy and of top quality but for one reason or another, potential buyers do not feel the urge to snatch up the offer. I always tell my clients that a house in which you live and a house which you sell are two separate houses. Throughout my entire career, only once did I encounter a house that could be put up on the market without changing a thing. The woman who lived there was an artist and interior designer without sentiment towards objects (read: passion to piling mounds of useless things which clutter my and your homes alike). In all other cases, the houses or apartments needed to be adjusted to an idealized standard for the typical buyer in the region where it is being sold. Naturally, it is necessary to consider the specifics of the region. Home-staging for a downtown condominium will differ greatly from home-staging in Woodbridge, which, in turn, will differ from Markham.

But there are also common rules for any region, so let me start with those.

THE FIRST AND KEY RULE IS TO DECLUTTER. The sale of a house and the following move is a great reason to go through everything that has piled up and either throw away, donate or gift the things you have been keeping “just in case”. If the year had not presented such a case thus far, then it is likely that you do not actually need the item. If it is hard to part with acquired items anyway, then pack them into boxes and put them in storage if you have space. If not, then it would be reasonable to rent a storage space for the time being that you are selling. It is cheap and extremely effective. A home with fewer items looks more spacious; the space makes it easier to breathe freely and so, naturally, a potential buyer is more likely to appreciate it. Dining room in use

Nine of them were sold with multiple offers pending. Can you guess why? Maurice’s firm’s inspection revealed that almost 60% of buyers make their decision after having only considered ten homes. A correctly presented home makes it to the potential buyer’s list, thereby increasing its chances of sales. The same inspection claims that almost 80% of people are ready to pay more for a home where they can just move in without doing anything. This is the so-called move-in-ready house. A professional home stager will help you attain this too. So then, what is the mystery of this beast called home-staging? The need often comes up to sell your house or apartment where you had created the interior comfortable for you and your loved

YOUR BEST RETURN ON INVESTMENT Tobi Brockway Interiors

T

he Appraisal Institute of Canada (AIC) says that investing in the updating of bathrooms is one of the smartest renovations a homeowner can make. One that will yield the best return on investment – as much as 75 per cent to 100 per cent of the expense. However, to achieve that level of ROI, there are specific items to keep in mind. The first consideration when determining the placement of all the bathroom fixtures is clearance. Make sure there is sufficient room to get in and out of the shower, to get past the vanity to the toilet, etc. A bathroom that feels crammed is a liability. This may seem as a given, but you’d be surprised at how often I see double sink vanities and large walk-in showers that are clearly too large for the space. Porcelain tiles offer the greatest array of patterns and colours and are very durable. Ensure that you select a matte finish for the floor. For smaller spaces where the number of design elements should be kept to a minimum, I recommend that the polished version of the floor tile, if available, be used as the shower wall tile. Quartz countertops require the least maintenance of stone surfaces, although marble in a master ensuite can be exquisite. Walk-in showers have become very popular in recent years with many homeowners replacing a bathtub with one. Rule of thumb for resale is that there should be at least

one bathtub in your house or condo. Consider including a bench and a wall niche (for shampoo bottles, etc.) when you design your shower. There have been innovations in shower enclosures: glass doors on chrome rails to open and close are practical as well as aesthetically interesting. There are also different styles of drains today so make sure that you select the best one for your shower. Stand-alone bathtubs continue to play centre role at home renovation shows. I advise my clients to “test run” bathtubs – try them out in showrooms – because there are so many different varieties of shapes and heights. Some may be more comfortable than others. If you like to read and/or drink while soaking in your bathtub, check out the lightweight table stands that sit beside the tub. Built-in bathtubs have the benefit of tub surround which makes it a much more practical option. Ensure there is sufficient lighting in the bathroom: pot lights in the ceiling – outside and inside the shower – as well as sconces by the vanity. These lights can be installed on different switches and dimmers to allow for “mood” lighting if desired. Storage is important so maximize the number of drawers in the vanity. If additional storage is required, I have installed custom cabinetry over the toilet but only white or light-stained wood in that case. Lastly, be sure to select a “comfort height” toilet. Years ago, I started specifying them for my senior clients but have since become a total convert for all bathrooms. And think about the benefits of a soft-close toilet seat especially for master ensuites and radiant heating for cold floors. It’s these details which will make all the difference when your renovation is over and you can start enjoying your new bathroom.

LET’S TALK‌ TRASH

A

n uncovered trash container or one not placed in a special recess is way behind us now as well as containers with a manually operated lid. A model with a swinging lid that opens at a merest touch is much better, as well as the one where the lid opens by a pedal. Of course the latter is convenient only when it is placed in a corner. If there is no wall behind it, the container will slide away every time you press the pedal. Containers with a pedal are made of stainless steel and come in chrome; they can be shiny, matte, or painted into various hues.

SORTING YOUR TRASH For sorting that has become an established fact of our urban life nowadays, people use either several containers or a divided one. Sorting your trash into different places is not only the matter of municipal laws but also a question of your comfort. Food waste usually smells, ferments, and rots. So, for your own comfort, it is advisable to use the smallest container or compartment for food waste and take it out as often as possible. Paper and plastic scraps do not affect your quality of life, so they can stay in their proper container until the next garbage pick-up day.

A BUILT-IN CONTAINER This kind is door-mounted or can be wheeled out. To prevent the trash in such container from smelling up the kitchen it is supplied with a special tightening layer. Several containers mounted on the same moveable system allow trash sorting.

THE ELECTRICAL GARBAGE DISPOSAL This device partially replaces the trashcan. They are great for pulverizing peels, shells, small bones, cigarette butts and paper napkins but of course most models cannot manage large bones and none of them processes non-food waste. On the other head, non-food scraps do not have the unpleasant odor we want to avoid in our kitchen.

IT’S ABOUT TIME

T

ime is a serious matter that needs to be grasped early in one’s childhood. Therefore, a nursery clock is a significant object that needs to be selected responsibly. Ideally, let the little inhabitant have an input into the process. His or her opinion should prevail over yours, even if there is a difference of tastes.

do. Active colours stimulate their development while passive ones calm and help them relax.

ACTIVE SPOTS

The best way to avoid overloading the nursery with vivid colours that may have an adverse psychological effect on its little host is introducing so-called bright spots. This means a calm background colour brightened up with accessories in vivid tones. A clock may very well become one of such bright spots and reflect the child’s interests.

It is a well-known fact that, psychologically, colours can be either “active” (stimulating) or “passive” (calming). Red, orange, yellow, hot pink, and other colours in the same key are considered active colours, while blue, purple, and green, passive ones. Both groups play an important role for both children and adults, as long as they are presented in moderation. Nevertheless, children need more active colours in their surrounding than adults

28

ALL ABOUT HOME

The best scenario is a good balance of both groups – for example, if the room is divided into zones. In this case the activity zone needs to be painted in “active” colours, and the relaxation zone in “passive” ones. However, this is not always possible.

It can be something based on their favourite cartoons or fairytales, clocks adorned with pictures of animals, cars, symbols, or an unusual in shape and decorative hi-tech clock.

e-mail: aahtoronto@gmail.com

ABOUT SHAPES The circle symbolizes creativity and mental balance, the square - honesty and intelligence, and the triangle - determination. Psychologists think that round objects are beneficial for human psyche; maybe this is one of the reasons for clocks with a round face to be ever popular. Nevertheless, “smart” square and “purposeful” triangular ones are quite trendy too.

ABOUT BENEFITS If the child is of a kindergarten or elementary school age, the clock should be practical and with large arms and digits to help its owner to read the time. An electronic clock with a thermometer is optimal for a baby’s and infant’s room.

PLAIN FUN A cuckoo clock has a fairytale element to it and kids love them. If you decide on this kind, make sure it has a “sleeping” function for the cuckoo, so that it does not interfere with the child’s night sleep. Some other clocks may carry a learning function – for example, a clock that shows times around the world.

Of course, when you own a house you do not move as often, but still, people tend to change their places of residence – either for a more spacious one when the family is growing or to a smaller one, especially if you are an “empty nester”. Many people have become quite skilled in the art of moving, others consider moving to be worse than a fire. Nevertheless, if you know how to organize and plan your move to another place you will make is as simple as one-two-three, and even enjoyable. You just need to follow six important rules.

RULE 1 MAKE A LIST

MOVING? you have, scotch tape, ropes, and sheets of thick plastic. Large strong garbage bags can be used to pack linens, underwear, and nowrinkle clothing – they are inexpensive and roomy. You will also need markers to mark your boxes. Use scotch tape to attach sheets of paper with lists of items inside each bag. Prepare a lot of paper, newsprint, or bubble pack for fragile items, If you prefer using clothing and linens to wrap your breakables, mark the package or box properly and list all the fragile items inside it, otherwise in the hustle and bustle you may forget that the packaging contains more than just fabric items.

Make a list of large items, especially pieces of furniture, indicating which one of them goes to which room of your new place. Draw a map of the place and draw in furniture the way you intend to place it. This way, both yourself and the movers will know for sure what to carry and place where. Make another list, of smaller items, with their names and quantities.

RULE 3 START PACKING AHEAD OF TIME

RULE 2 PREPARE PACKING MATERIALS BEFOREHAND

The dimensions for boxes and bags – be they assigned for moving your possessions or getting rid of them – need to be such as to make it easy to carry, and their weight, no more than 10 kilos.

Get a sufficient number of cardboard boxes in various sizes. Also prepare all the bags

First, get rid of everything you are not willing to bring with you into your new stage in life. Toss old things, sell, or give away usable ones. Prepare a special bag or box for trash and print the word “Trash” on them in large bold letters. This way you will not move it to the new place by mistake.

RULE 4 EVERYTHING IN ITS PLACE AND A PLACE FOR EVERYTHING Do not pack items from different closets or rooms into the same container. Items you will need immediately after moving should be packed last and placed on top of everything or into special boxes. Pack plates between layers of newspaper and place them edgewise – this way they are more resistant to impact. Remember to mark the box with the word “Fragile!” Long objects like skis or boards can be made into compact bundles tied in several places. The best way to move clothing and linen is placing them in large travel or garbage bags.

RULE 5 PREPARE YOUR FURNITURE Many pieces of modern furniture have removable doors. If this is not the case, secure the doors in place using scotch tape or rope. Use good quality tape because cheap one may leave traces. All the shelves, especially glass ones, not affixed inside your furniture, should be taken out and moved separately.

RULE 6 PREPARE YOUR APPLIANCES To move small appliances use their original boxes if you have saved them or use general boxes of the appropriate size, filling the space between the walls of the box and the item with any soft material. It is a good idea to demonstrate to the moving company representative that your audio and video equipment has been working properly up to the moment of loading it on the truck – this way, should something happen to it, you will be able to claim damages. The best way to move this kind of equipment as well as office equipment is if possible to do it personally in your car.

C

ommitting is hard – trust me, I get it. I struggle to decide on a dinner entre, let alone long term decisions! The only way to make any decision is to analyze all of the available information on the subject and make a seemingly natural and effortless decision. I make those choices by running through all the options available by a 3-Step process. I decide on: 1. Motivation 2. End Game, and lastly 3. Style. By the time we get to the point where we are chatting about the colour or scale of something, I already know a LOT about the client and can offer the best product for the space. Let me break it down and share some of my steps for you to follow.

1. MOTIVATION Ask yourself what made you decide to change the floors. This can be a number of reasons; some practical, others emotional. Is

it to improve the functionality for your family (practical)? Or simply to make the space more stylish (emotional)? As you can imagine, the floor you might select for the kids to drive their Tonka trucks on will greatly vary from the elegant magazine worthy living room.

2. END GAME What is the intent for the property? Not all property investments are the same; in fact, I find that there are 4 typical investment types. a) Income Property – a property you purchase in a viable area with the purpose of creating legal rental units. This is a money-maker. b) Force Equity – purchase property in an emerging area at a good price. Renovate top to bottom to add equity with the intension of renting it out and keeping long term. Once renovated pull the forced equity out and invest in another property! c) 5-Year Flip – Buy this property in a good, new and hot neighborhood with proven record of recent growth. Invest in a modest cosmetic renovation and put it back on the market within five years. d) Dream Home – The aspirational home – you pay top dollar and invest in the best products knowing those

costs are amortized over the next 25+ years that you intend to live in the property.

3. STYLE Now that I have forced you to slip into homeownership introspection, we can finally “talk pretty.” I have found there are three catchall style categories that we can all relate to in some manner and I have curated products into each for ease in selecting. a) Classic Contemporary – traditional flavor, tailored, hotel-finish and elegant lines. b) Natural Organic – authentic, natural materials, softly warm finishes and rustic. c) Modern Industrial – youthful, modern, functional and edgy. I have been working with Carpet One Floor and Home using this exact system. I have partnered with them to help streamline their product selections and, more importantly, to make it easier for customers to make educated selections even without having a designer physically there with them. Available across Canada in all store locations, The Melissa Davis Signature Series offers hardwood, laminate, luxury vinyl tile, carpet and tile in three categories. I promise it will be painless and pretty! Find out more by visiting www.carpetone.com to find your local locations.

SQUEAKING

PARQUET FLOOR REPAIRS

Squeaking is the most common problem with parquet floors. While scratches and stains can be hidden under carpets and rugs, squeaking can seriously affect your quality of life. Squeaking is usually a direct result of bad installation. Measures to eliminate this nuisance may range from the most drastic ones (reinstalling the whole floor) to fixing certain elements, to inserting new screws. The last word in the matter of diagnosing the problem and finding the ways of its elimination rests with a floor covering specialist..

SCRATCHES To get rid of scratches you don’t need a specialist’s advice, you can easily do it yourself. Sand your floor, fill in deeper scratches that have not disappeared after the sanding, and then apply lacquer or wax. The secret of success with this operation is to match the colour of the patty to the colour of the floor.

BULGING

E

veryone knows the advantages of this superior floor covering. Parquet is a natural material that is not only highly esthetic and easy to care for but manages to create an especially comfortable feeling in your home. A well maintained parquet floor may last many years and serve a few generations of inhabitants but, like any other natural material, it needs maintenance and repairs or, sometimes, replacing. Following are some examples of problems you may encounter with parquet floors.

The main reason for bulging is water spills that make wood swell and change its structure and, as a result, its look. Repairs will not fix the problem; you will have to recover the whole floor.

STAGES OF REPAIRS Sanding is the first stage in the process of parquet floor repairs. This is a prolonged, noisy, and dusty procedure but it helps completely eliminate old polish and even the floor out, getting rid of dents and scratches. Sanding is followed by buffing. This is usually done by means of various machinery, which allows access to the most hard-toreach places. Now we get down to the process of restoration that may include replacing damaged planks and eliminating squeaking. Afterwards we use patty to hide spaces between planks, remaining stains, and deeper dents and scratches. Let dry. To take off excess patty use a buffing tool. Finally, we can get to staining. Apply a layer of stain, let it dry, and then buff with fine sandpaper. Clean and apply the second layer. Each layer needs to be completely dry before you apply the next one. Sometimes up to five layers of lacquer or stain may be required but two layers is a definite minimum.

FRAME YOUR VIEWS WITH FABRICS

C

urtains are essential for the design of any room. They provide numerous assets such as privacy when needed, control over the amount of light that enters the room and the ability to act as an insulator. Of no less importance is the fact that curtains are a key aesthetic element in the interior and thus, affect not only how the windows look, but also the general atmosphere of the entire room. Choosing curtains for a room should be regarded as great way to showcase your personal style. The manner in which they hang, their colour, patterns and texture all tell the story of your room. When thinking about the fabric of the curtains, you need to decide what is needed from them; what is their function? If their purpose is purely decorative, your choices are nearly endless. However, an area

exposed to plenty of sunlight may require thicker fabric to help block excess light. Further, in order to completely darken a room, you may consider lined or paneled curtains. The extra layer of fabric will function to block light while protecting your curtains from damage from the Sun. Moreover, they help to insulate the windows keeping your home cooler on warmer days. A lightweight fabric will let more light filter through into your room. You can also combine your curtains with sheers that let light shine through but still provide privacy.

Another factor to consider when choosing fabrics is how they will work with the existing design of your room. A simple fabric with an organic feel might work really well for a casual design, but if your room is formal you might want a heavier fabric or something with an intricate weave. A company such as Alendel can offer vast selection options so you can find the right fabric for your room. They group their fabrics into various collections that enable you to browse by style which can help with the overall selection process.

Fabrics come in a wide variety of patterns and it is very easy to get overwhelmed with the quantity of selections. Note that the way the curtains hang will determine how much of the pattern is visible; hence, large patterns may not always be the best choice. Rather, a simple and solid colour is sometimes a better alternative. Bright and bold colours demand attention and can serve as an accent in the interior. Try to match the curtains with the accent colour of the room. In the case that you want your curtains to play a subtler role, choose a colour similar to the walls or match one of the secondary colours from your room design. At the end of the day, your goal is to achieve a finished window design that will frame your views and enhance the overall design and feel of the space. Take the first step by selecting fabric samples and start looking at your window coverings as a great way to beautify, update and add visual impact to your home!
