DECORATING WITH PLANTS

P

eople have been decorating their homes with live plants and flowers for centuries. It has been known since ancient times that plants create positive energy in the home. The Chinese would use azalea to decorate their dwellings, ancient Egyptians cypress, and Romans - laurels. Only the privileged classes had the luxury of decorating their homes with plants. Now, as times have changed, anybody can have houseplants in their abode. All you need is a love of nature, knowledge of colour and shape basics, and taste for creating plant compositions. Take into consideration the fact that houseplants are not furniture pieces that can be moved around at will and placed just anywhere you wish. Temperature and lighting requirements are different for each kind of plant. Below you will find a few rules for plant decorating. Fichus or palm require space for spreading their branches, thus a small space for these plants is out of the question. These, like other large types including citrus and banana trees or large ferns, are more suitable for office decorating. The best plants for small spaces are ivies, compact dracaenas, and succulents. Small plants look better grouped together. To create a composition out of several similar plants use similar pots.

Blooming or green islands on tabletops and shelves add beauty and coziness to any room. Poecilophyllous (plants with multicoloured leaves) or blooming plants keep their decorative value year around. Larger decorative plants, like fichus or palm, often assume a solo role of a free-standing tree. Ivies can revive many boring spaces – diverse and sturdy, they can be both part of a composition and a decorative element in its own right.

HOW TO CARE FOR YOUR DECORATIVE PLANTS Plants sold in stores are planted into a temporary transplanting soil that has to be replaced with a permanent one. When selecting the planting soil make sure it suits your plant in acidity and and soil structure. Replant no later than five days after the purchase. Place the plant in its new pot away from direct sunlight to help the plant get used to its new home. Water sparsely. The new pot should be 5 to 8 cm larger than the one you brought home; do not replant into a much larger pot even if the plant will eventually grow into a huge one. The plant will not start growing until its roots have adapted to the root ball. Place some sort of drainage on the bottom of the pot before filing it with soil and do not forget that houseplants need to have a shower on a regular basis.

STEREOTYPES IN INTERIOR DESIGN base your decision on your likes and dislikes – after all, it is you who is going to live there!

MYTH #3: “DARK COLOURS MAKE THE ROOM LOOK NARROWER”

S

tereotypes are real hurdles in life. There are many of those in interior design. Today we will talk about just a few of these stereotypes including the “right colour for a bedroom”, a “dark interior” phobia and “warm colours” that allegedly warm up the space.

MYTH #1: “WARM COLOURS MAKE THE SPACE FEEL WARMER” Yes, Canadian climate is not very warm but it doesn’t mean that you can warm yourself up by decorating your living space in warm tones. Walls in many Canadian houses are painted one or another shade of beige, yellow, or peach. Are they going to make the house feel brighter, especially in winter, when sunlight is sparse? Not at all – warm colours in the absence of sunlight look drab and depressing. If you want to “warm up”

your living space, use the contents of the rooms rather than their colour – natural wood, soft fabrics. As far as the walls are concerned, use wallpaper in green and blue or cool shades of paint. Cold shades look more sophisticated and they visually enhance the space. They also look fresher and neater than warm tones in grayish natural daylight.

MYTH #2: “THE COLOUR FOR THE WALLS SHOULD BE CONNECTED TO THE ROOM’S FUNCTION” “Blue is good for a bedroom because it helps you relax and fall asleep while the kitchen requires orange to make you feel happy and full of pep.” How many times have you heard this? And how true is it? If the colour has a certain connotation with digestion, why have manufacturers not stopped producing kitchens in colours other than red? If this were that simple, paints would be sold with a label definitely stating which room of the house they should be used for. There would be no problems like insomnia or depression. Besides, even if we define the “right” colours for each room, every one of them has a myriad of shades – and which shade is “right” for one room or another? When choosing colours for your rooms,

Yeah, right! And light colours make it look wider, right? Not so simple! Colour affects our perception in a more complicated way. Experienced interior designers suggest quite the opposite: using lighter colours in larger spaces to emphasize their spaciousness while reserving darker and richer tones for smaller rooms. Darker colours turn a small room into a “jewellery box”. It is especially advisable for a bedroom or a den. A dark interior makes the colour more palpable and interesting. Dark decor is advantagous for small spaces while in a more spacious room it may be lost.

MYTH #4: “ANGLES SHOULD BE EXACTLY 90 DEGREES” Not so! Actually, there are practically no right angles in houses, and making them exactly 90 degrees is an expensive and labour-intensive proposition. The only rooms it is definitely required for are the bathroom (otherwise the crookedness will be noticeable at the seams of tiles) and the kitchen (for installing kitchen furniture). No, angles do not need to be right everywhere. Moreover, sometimes their crookedness becomes a design element.

MYTH #5: “BEFORE PAINTING THE WALLS MAKE THEM PERFECTLY SMOOTH” Once again, no need! In many cases, it is sufficient to make the walls more or less even using filler, and then apply several layers of paint. Walls with almost unnoticeable irregularities look livelier than their ideal counterparts. Besides, irregularities may become a design element – just look at textured plasters. The same element can be found in under-the-paint wallpaper.

THE BEST THROW

F

or most of us a fluffy, warm, and soft throw or blanket represents the idea of coziness and relaxation. This is especially true when the weather gets colder and sitting in your favourite armchair wrapped in a warm throw in front of the TV or with a good book seems to be the best pastime. Throws are used to cover furniture, as a coverlet or a blanket. There are a couple of beloved throws in every home. Nevertheless, everything becomes old and worn, and then it’s time to go shopping for a new throw. Of course you want to make sure your new blanket will have a long life. First of all, throws come in a rainbow of colours so make sure it fits your decor by matching one or more of its larger elements, for example, curtains, furniture, or walls. HOME-STAGING: THE SECRETS OF QUICK SALES

H

ello, my name is Natalia Slobidker. I am a professional realtor, interior designer and certified specialist of home-staging. This discussion will focus on the latter of those three. Home-staging is the professional preparation of real estate for sale. The sweet spot between consumer psychology, interior design and the mastery of the art of real estate is much like a science of its own. The goal of staging is to sell your real estate while maximizing the speed of the sale and the price with a minimal amount of time, money and effort spent. For starters, here are some statistics: in 2012, RESA (Real Estate Staging Association) inspected 89 houses which, on average, lasted 166 days on the market until the owners despaired and called a professional home stager. On average, these houses were sold 32 days after they were professionally prepared – that is 81% less time spent on the market!!!

I always tell my clients that a house in which you live and a house which you sell are two separate houses. Throughout my entire career, only once did I encounter a house that could be put up on the market without changing a thing. The woman who lived there was an artist and interior designer without sentiment towards objects (read: passion to piling mounds of useless things which clutter my and your homes alike). In all other cases, the houses or apartments needed to be adjusted to an idealized standard for the typical buyer in the region where it is being sold. Naturally, it is necessary to consider the specifics of the region. Home-staging for a downtown condominium will differ greatly from home-staging in Woodbridge, which, in turn, will differ from Markham.

But there are also common rules for any region, so let me start with those.

THE FIRST AND KEY RULE IS TO DECLUTTER. The sale of a house and the following move is a great reason to go through everything that has piled up and either throw away, donate or gift the things you have been keeping “just in case”. If the year had not presented such a case thus far, then it is likely that you do not actually need the item. If it is hard to part with acquired items anyway, then pack them into boxes and put them in storage if you have space. If not, then it would be reasonable to rent a storage space for the time being that you are selling. It is cheap and extremely effective. A home with fewer items looks more spacious; the space makes it easier to breathe freely and so, naturally, a potential buyer is more likely to appreciate it. Dining room in use

T

he Appraisal Institute of Canada (AIC) says that investing in the updating of bathrooms is one of the smartest renovations a homeowner can make. One that will yield the best return on investment – as much as 75 per cent to 100 per cent of the expense. However, to achieve that level of ROI, there are specific items to keep in mind. The first consideration when determining the placement of all the bathroom fixtures is clearance. Make sure there is sufficient room to get in and out of the shower, to get past the vanity to the toilet, etc. A bathroom that feels crammed is a liability. This may seem as a given, but you’d be surprised at how often I see double sink vanities and large walk-in showers that are clearly too large for the space. Porcelain tiles offer the greatest array of patterns and colours and are very durable. Ensure that you select a matte finish for the floor. For smaller spaces where the number of design elements should be kept to a minimum, I recommend that the polished version of the floor tile, if available, be used as the shower wall tile. Quartz countertops require the least maintenance of stone surfaces, although marble in a master ensuite can be exquisite. Walk-in showers have become very popular in recent years with many homeowners replacing a bathtub with one. Rule of thumb for resale is that there should be at least

one bathtub in your house or condo. Consider including a bench and a wall niche (for shampoo bottles, etc.) when you design your shower. There have been innovations in shower enclosures: glass doors on chrome rails to open and close are practical as well as aesthetically interesting. There are also different styles of drains today so make sure that you select the best one for your shower. Stand-alone bathtubs continue to play centre role at home renovation shows. I advise my clients to “test run” bathtubs – try them out in showrooms – because there are so many different varieties of shapes and heights. Some may be more comfortable than others. If you like to read and/or drink while soaking in your bathtub, check out the lightweight table stands that sit beside the tub. Built-in bathtubs have the benefit of tub surround which makes it a much more practical option. Ensure there is sufficient lighting in the bathroom: pot lights in the ceiling – outside and inside the shower – as well as sconces by the vanity. These lights can be installed on different switches and dimmers to allow for “mood” lighting if desired. Storage is important so maximize the number of drawers in the vanity. If additional storage is required, I have installed custom cabinetry over the toilet but only white or light-stained wood in that case. Lastly, be sure to select a “comfort height” toilet. Years ago, I started specifying them for my senior clients but have since become a total convert for all bathrooms. And think about the benefits of a soft-close toilet seat especially for master ensuites and radiant heating for cold floors. It’s these details which will make all the difference when your renovation is over and you can start enjoying your new bathroom.

LET’S TALK‌ TRASH

A

n uncovered trash container or one not placed in a special recess is way behind us now as well as containers with a manually operated lid. A model with a swinging lid that opens at a merest touch is much better, as well as the one where the lid opens by a pedal. Of course the latter is convenient only when it is placed in a corner. If there is no wall behind it, the container will slide away every time you press the pedal. Containers with a pedal are made of stainless steel and come in chrome; they can be shiny, matte, or painted into various hues.

SORTING YOUR TRASH For sorting that has become an established fact of our urban life nowadays, people use either several containers or a divided one. Sorting your trash into different places is not only the matter of municipal laws but also a question of your comfort. Food waste usually smells, ferments, and rots. anadians are used to moving from place to place – not many have spent their entire life in the same apartment. In some provinces July 1 has always been considered a Moving day when people change their places of living. Of course, when you own a house you do not move as often, but still, people tend to change their places of residence – either for a more spacious one when the family is growing or to a smaller one, especially if you are an “empty nester”. Many people have become quite skilled in the art of moving, others consider moving to be worse than a fire. Nevertheless, if you know how to organize and plan your move to another place you will make is as simple as one-two-three, and even enjoyable. You just need to follow six important rules.

RULE 1 MAKE A LIST

MOVING? you have, scotch tape, ropes, and sheets of thick plastic. Large strong garbage bags can be used to pack linens, underwear, and nowrinkle clothing – they are inexpensive and roomy. You will also need markers to mark your boxes. Use scotch tape to attach sheets of paper with lists of items inside each bag. Prepare a lot of paper, newsprint, or bubble pack for fragile items, If you prefer using clothing and linens to wrap your breakables, mark the package or box properly and list all the fragile items inside it, otherwise in the hustle and bustle you may forget that the packaging contains more than just fabric items.

Make a list of large items, especially pieces of furniture, indicating which one of them goes to which room of your new place. Draw a map of the place and draw in furniture the way you intend to place it. This way, both yourself and the movers will know for sure what to carry and place where. Make another list, of smaller items, with their names and quantities.

RULE 3 START PACKING AHEAD OF TIME

The dimensions for boxes and bags – be they assigned for moving your possessions or getting rid of them – need to be such as to make it easy to carry, and their weight, no more than 10 kilos.

RULE 4 EVERYTHING IN ITS PLACE AND A PLACE FOR EVERYTHING Do not pack items from different closets or rooms into the same container. Items you will need immediately after moving should be packed last and placed on top of everything or into special boxes. Pack plates between layers of newspaper and place them edgewise – this way they are more resistant to impact. Remember to mark the box with the word “Fragile!” Long objects like skis or boards can be made into compact bundles tied in several places. The best way to move clothing and linen is placing them in large travel or garbage bags.

RULE 5 PREPARE YOUR FURNITURE Many pieces of modern furniture have removable doors. If this is not the case, secure the doors in place using scotch tape or rope. Use good quality tape because cheap one may leave traces. All the shelves, especially glass ones, not affixed inside your furniture, should be taken out and moved separately.

RULE 6 PREPARE YOUR APPLIANCES To move small appliances use their original boxes if you have saved them or use general boxes of the appropriate size, filling the space between the walls of the box and the item with any soft material. It is a good idea to demonstrate to the moving company representative that your audio and video equipment has been working properly up to the moment of loading it on the truck – this way, should something happen to it, you will be able to claim damages. The best way to move this kind of equipment as well as office equipment is if possible to do it personally in your car.

ommitting is hard – trust me, I get it. I struggle to decide on a dinner entre, let alone long term decisions! The only way to make any decision is to analyze all of the available information on the subject and make a seemingly natural and effortless decision. I make those choices by running through all the options available by a 3-Step process. I decide on: 1. Motivation 2. End Game, and lastly 3. Style. By the time we get to the point where we are chatting about the colour or scale of something, I already know a LOT about the client and can offer the best product for the space. Let me break it down and share some of my steps for you to follow.

1. MOTIVATION Ask yourself what made you decide to change the floors. This can be a number of reasons; some practical, others emotional. Is

it to improve the functionality for your family (practical)? Or simply to make the space more stylish (emotional)? As you can imagine, the floor you might select for the kids to drive their Tonka trucks on will greatly vary from the elegant magazine worthy living room.

2. END GAME What is the intent for the property? Not all property investments are the same; in fact, I find that there are 4 typical investment types. a) Income Property – a property you purchase in a viable area with the purpose of creating legal rental units. This is a money-maker. b) Force Equity – purchase property in an emerging area at a good price. Renovate top to bottom to add equity with the intension of renting it out and keeping long term. Once renovated pull the forced equity out and invest in another property! c) 5-Year Flip – Buy this property in a good, new and hot neighborhood with proven record of recent growth. Invest in a modest cosmetic renovation and put it back on the market within five years. d) Dream Home – The aspirational home – you pay top dollar and invest in the best products knowing those

costs are amortized over the next 25+ years that you intend to live in the property.

3. PARQUET FLOOR REPAIRS

Squeaking is the most common problem with parquet floors. While scratches and stains can be hidden under carpets and rugs, squeaking can seriously affect your quality of life. Squeaking is usually a direct result of bad installation. Measures to eliminate this nuisance may range from the most drastic ones (reinstalling the whole floor) to fixing certain elements, to inserting new screws. The last word in the matter of diagnosing the problem and finding the ways of its elimination rests with a floor covering specialist..

SCRATCHES To get rid of scratches you don’t need a specialist’s advice, you can easily do it yourself. Sand your floor, fill in deeper scratches that have not disappeared after the sanding, and then apply lacquer or wax. The secret of success with this operation is to match the colour of the patty to the colour of the floor.

E

veryone knows the advantages of this superior floor covering. Parquet is a natural material that is not only highly esthetic and easy to care for but manages to create an especially comfortable feeling in your home. A well maintained parquet floor may last many years and serve a few generations of inhabitants but, like any other natural material, it needs maintenance and repairs or, sometimes, replacing. Following are some examples of problems you may encounter with parquet floors.

The main reason for bulging is water spills that make wood swell and change its structure and, as a result, its look. Repairs will not fix the problem; you will have to recover the whole floor.

STAGES OF REPAIRS Sanding is the first stage in the process of parquet floor repairs. This is a prolonged, noisy, and dusty procedure but it helps completely eliminate old polish and even the floor out, getting rid of dents and scratches. Sanding is followed by buffing. This is usually done by means of various machinery, which allows access to the most hard-toreach places. Now we get down to the process of restoration that may include replacing damaged planks and eliminating squeaking. Afterwards we use patty to hide spaces between planks, remaining stains, and deeper dents and scratches. Let dry. To take off excess patty use a buffing tool. Finally, we can get to staining. Apply a layer of stain, let it dry, and then buff with fine sandpaper. Clean and apply the second layer. Each layer needs to be completely dry before you apply the next one. Sometimes up to five layers of lacquer or stain may be required but two layers is a definite minimum.
