MYTH: GLASS IS AN UNRELIABLE AND FRAGILE MATERIAL

FACT: GLASS IS AS DURABLE AS IRON In the creation of furniture, tempered glass is used which is five or six times more durable than regular glass. A non-tempered 1m by 1m glass sheet that is 8 mm thick is able to withhold 50 kg but tempered glass is able to withhold 300 kg. Thus, a glass tabletop is strong enough to support several people, let alone heavy items. It is even strong enough to withstand a hit from a heavy hammer. Glass shelves will likewise be able to support a home library. Large glass constructions employ not one but several layers of durable glass. For example, a triplex is made of three layers of 8 mm thickness, each withholding 400 kg per square meter. For this reason, although glass staircases and floors seem fragile, they are not. Sceptics are also wrong about the danger of fragile glass. Even if tempered glass is broken, its pieces possess no danger as it is specially made to be without sharp edges. Moreover, a protective film is attached to the glass so that the pieces will not leave it. If a triplex breaks, all of the pieces will remain on the polymer interlayer that holds the triplex together.

However, Citizenship and Immigration Canada, when reviewing your application, will want to see that you and your spouse or partner are financially stable and will not resort to social assistance as a means of financial support. A two-year legitimate relationship regulation applies to spouses/partners who have been in a relationship for two years or less and who have no children in common with their sponsor at the time of application submission. Once in Canada, the sponsored person must live with their spouse/ partner in a ‘legitimate relationship’ for two years, or face the possibility of having their Permanent Residency revoked. Canadians are used to moving from place to place – not many have spent their entire life in the same apartment. In some provinces July 1 has always been considered a Moving Day when people change their places of living. Of course, when you own a house you do not move as often, but still, people tend to change their places of residence – either for a more spacious one when the family is growing or to a smaller one, especially if you are an “empty nester.” Many people have become quite skilled in the art of moving, others consider moving to be their worst nightmare. Nevertheless, if you know how to organize and plan your move to another place you will make it as simple as

MOVING? one-two-three, and even enjoyable. You just need to follow six important rules.

RULE 1 Make a List Make a list of large items, especially pieces of furniture, indicating which one of them goes to which room of your new place. Draw a map of the place and draw in furniture the way you intend to place it. This way, both yourself and the movers will know for sure what to carry and place where. Make another list, of smaller items, with their names and quantities.

Do not pack items from different closets or rooms into the same container.

RULE 2 Prepare Packing Materials Beforehand

Long objects like skis or boards can be made into compact bundles tied in several places.

Get a sufficient number of cardboard boxes of various sizes. Also prepare all the bags you have, scotch tape, ropes, and sheets of thick plastic. Large strong garbage bags can be used to pack linens, underwear, and nowrinkle clothing – they are inexpensive and roomy. You will also need markers to mark your boxes. Use scotch tape to attach sheets of paper with lists of items inside each bag. Prepare a lot of paper, newsprint, or bubble pack for fragile items, If you prefer using clothing and linens to wrap your breakables, mark the package or box properly and list all the fragile items inside it, otherwise in the hustle and bustle you may forget that the packaging contains more than just fabric items.

RULE 3 Start Packing Ahead of Time First, get rid of everything you are not willing to bring with you into your new stage in life. Toss old things, sell, or give away usable ones. Prepare a special bag or box for trash and print the word “Trash” on them in bold large letters. This way you will not move it to the new place by mistake. The dimensions for boxes and bags – be they assigned for moving your possessions or getting rid of them – need to be such as to make it easy to carry, and their weight, no more than 10 kilos.

RULE 4 Everything in its Place and a Place for Everything

Items you will need immediately after moving should be packed last and placed on top of everything or into special boxes. Pack plates between layers of newspaper and place them edgewise – this way they are more resistant to impact. Remember to mark the box with the word “Fragile!”

The best way to move clothing and linen is placing them in large travel or garbage bags.

RULE 5 Prepare Your Furniture Many pieces of modern furniture have removable doors. If this is not the case, secure the doors in place using scotch tape or rope. Use good quality tape because cheap one may leave traces. All of the shelves, especially glass ones, not affixed inside your furniture, should be taken out and moved separately.

RULE 6 Prepare Your Appliances To move small appliances use their original boxes if you have saved them or use general boxes of the appropriate size, filling the space between the walls of the box and the item with any soft material. It is a good idea to demonstrate to the moving company representative that your audio- and video equipment has been working properly up to the moment of loading it on the truck – this way, should something happen to it, you will be able to claim damages. The best way to move this kind of equipment as well as office supplies in in your car, if possible.

PERFECTING WINDOW COVERINGS for Small Spaces

Perhaps it was the central location, spectacular view, bright open space or panoramic windows that convinced you to compromise on square footage and select your new, slightly smaller condo unit. But now those same amazing windows that had you at “hello� are causing you grief with uninviting, prying eyes and many sleepless mornings. You have put considerable thought and energy into searching for the right solution for your window coverings and now frustration is settling in and you are more confused than ever. The challenge is not just to decide on what you like, but also to choose a complimentary solution for small spaces. Window shades are an effective answer to your dilemma, but there are several important things to remember when considering window shades for smaller spaces. Avoid any blinds with a stack such as wood slats

blinds or roman blinds. Select a blind style that appears hidden completely when not in use. Neutral pull down shades that can roll up and condense into 2 .5 “ (or less) are the simple solution to combat glare, UV protection and privacy. Moreover, they appear virtually hidden when not in use. They are offered in a variety of classic modern fabrics and are available as “dual shades.” This is a head rail solution that contains two shades taking the space of a single unit and giving you the best of both worlds: a day shade that filters the sun and night shade that provides room darkening. If you are more of a statement junkie like myself, you may be more inclined to use drapery treatments that offer warmth and

softness to your room while keeping a modern scheme. To maintain a streamlined look which is important in smaller spaces, I suggest you avoid the use of round drapery poles with big finials which are meant to be mounted on the walls. Use small face tracks ( 5/8” ) and hang them from the ceiling. This is a more modern approach to your window issues. Also important is the header for your drapes. I believe the Ripplefold header is one of the most appropriate styles as its user friendly for smaller spaces. Ripple-fold will condense much better than any other pleat style to maximize your view and the hardware designed for ripple-fold allows it to glide easily and uninterrupted over larger lengths. One thing you really should avoid in smaller spaces are window valances. Valances cut up your window space and cause it to appear smaller than

it really is. Drapes add colour and texture while emphasizing the height of any window. They balance the room by adding an element of design and draw attention to the windows by framing them just like a frame for a piece of art. Further, consider the layering of a couple treatments. Combine drapes with sheers or shades, or even sheers with shades for a different look. Finally, avoid purchasing ready-made drapery. There are many well-known “go-to” retailers out there, but this is really not the solution for your specific dilemma. Custom window treatments will deliver on maximizing your window space and the aesthetics of your smaller condo. A beautiful room deserves the perfect window treatment that allows for the right light filtration and stack-back perfectly to highlighting the windows you loved at first sight.

SUEDE AND LEATHER Before wearing your leather boots for the first time, apply a layer of protective silicone spray. To clean your footwear stained with salt prepare a solution of one part vinegar with three parts water and, using soft cloth, apply on your boots once a week. SUITS AND COATS Winter suits and coats cannot be laundered, they do need dry cleaning. But what you can do is bring your visits to the local dry cleaner down to the minimum. You can keep your things clean and fresh if after each wear you go over them with a clothes brush and air them out before putting them away in the closet. A silk scarf underneath the collar of your coat or jacket being a great stylish accessory will also serve to protect the neckline from skin oils, makeup, and perfume.

HANDBAGS Use baby wipes to clean your handbags both inside and out or use soft cloth and mild soap. Do it carefully but thoroughly. Use instant transparent shoe polish on the exterior of your purse. For taking care of your footwear and purses, use various pads and cloth.

KNITS

Knitted items and sweaters are the easiest to care for at home. Almost any sweater, even cashmere, is washable. Before laundering a close-fitted sweater think of the way you want to dry it: on a thick towel or a flat drying screen. Before putting the sweater into the wash spread it on the flat surface intended for drying it afterwards, and follow its outline with a cord. When it is time to dry the garment put it flat inside the outline – this will help to keep its original shape intact. Wash sweaters in warm (never in hot!) water with mild detergent or baby shampoo. Leave in the soapy water for a while, then rinse thoroughly. Do not wring out thin fabric. Squeeze out as much water as possible with your hands and roll the garment inside a towel. Then spread on another towel or a drying screen and let dry. You can press the sweater with a warm iron. Hand-washed sweaters serve longer and smell better than dry cleaned ones. Never dry knits on a hanger and do not wash garments decorated with beads or sequins because these decorations could be glued on. They are better when dry cleaned professionally.

LINGERIE Lingerie including brassieres, pantyhose, and thin stockings are laundered in the same way as knits. If your washing machine has a “delicates” cycle use it but place your intimates in a mesh bag. Never dry sweaters or intimates in a dryer to avoid ruining them.

HOME-STAGING: The Secrets of Quick Sales Hello, my name is Natalia Slobidker! I am a professional full-time realtor. I specialize in real estate pre-sale preparations, sales strategy development and keeping real estate transaction risks to a minimum. My mission: minimum stress – maximum profit, in any real estate transaction. Today, my article is for those who are selling their house or condo for the first time. The first task at hand: assessing the market and evaluating your property. The current season – the spring months – is historically the best for sales. If you are already thinking about selling, it is difficult to find a better opportunity. In the summer, the market usually calms down. It raises its head in the fall, stretching in preparation for the winter hibernation. The Greater Toronto Area’s real estate market has indeed been in very good shape for the past two years and barely subject to seasonality. Its sales volume and speed are mind-blowing even for those of us who have worked in real estate for a long time. Despite this idyllic condition, however, I would not count on it continuing into this year. History knows of cases when the real estate market was capricious, suddenly turning its back and leaving behind a trail of unsold homes in its wake. So the state of the market, I hope, has been properly understood. Now let’s discuss the real estate appraisal. Your property values are affected by the following factors: 1. Location 2. Lot size 3. House size 4. House age 5. House condition

You cannot, alas, influence the first four; however, the fifth – the way the house looks in the eyes of a potential buyer – is entirely in your hands. This is the case where you absolutely need outside help. I have yet to meet a person who would be able to assess their home objectively. Even professional realtors and stagers ask the opinion of colleagues when selling their own houses. The question “How much is my house worth?” has no simple answer. It is always a range of prices – from A to B. The difference between the lower and upper limit sometimes reaches 10% and that is a lot of money. The house can be sold “as is” in the lower end of prices or you can invest a little time, money and effort to ensure the higher end. Proper and professional preparation of real estate for sale ensuring the highest possible price – this is a task with many unknowns which, without knowledge and experience, cannot be solved.

There is significance as to where the house is located, which price range it already belongs to, who the potential buyer is, and much more. Depending on the potential seller – an owner of a condo downtown or someone with a farm near Lake Simcoe – sales strategy and preparation prior to it may be radically different. Therefore, I will try to illuminate the approaches to other, more general questions below. Many find it difficult to decide what to do first: sell and then look for a new home or vice versa. There is no single answer, but I will try to show the pros and cons of both methods. I consider it my professional duty to clearly explain what worst possible development of events, in other words the “worst case scenario” can be expected in each case. Suppose you bought first and then decided to sell. In this case, you may find yourself with two houses on your hands. If your financial situation allows it you will for some time have to maintain two homes, or else greatly reduce the price of the old house to speed up its sale. If not, then I am afraid this may result in the loss of your deposit and possible lawsuits from the sellers of your new property. If you sold first and are now looking to buy, then, in the worst case it may turn into a situation where you do not have a place to live. At that point you will need a rental and continue the search from there. In my practice, I try to avoid this situation, finding less painful solutions. For example, in one of my last deals I agreed with the buyers’ agent that my clients have the option to stay at their old home for up to three months after the deal’s completion in case they have not yet bought a new home. Given that my clients had three young children this was extremely important. We were able to buy a house before the deal ended, but my clients decided to take advantage of this clause: they are going to rent their old house while renovating the new one.

I recommend to first sell and then buy if you know that your property has a flaw that may affect its marketability. For example: proximity to a high voltage wire or rail, a poorly planned kitchen, a football field or school yard behind your backyard, proximity to a house where suicide was committed, and the like. If you are sure that your house has no such shortcomings, you can safely begin searching for a house to buy while simultaneously preparing your own house for sale. This ensures that you can put up your old property on the market, only a couple of days after signing the contract in its best possible look. In this case, your risk of ending up in a situation as described above is minimized. It is important that at the time of the sale the house is properly presented and properly evaluated. Unfortunately, many people are inclined to trust the person who named the highest price over the person with a realistic one (don’t we all tend to believe in miracles?). An overpriced house becomes familiar after two to three weeks on the market

and then, when the owner is forced to reduce the price to the real market value, the effect of a fresh proposal has already been lost. At that point, even a well-prepared home only gets its lowest possible price. With the advent of the Internet, people have gained access to a wealth of information, statistics, forecasts, evaluations of experts and those posing as such, sales history and other. It is very easy to get lost in this stream of information if you do not know how to filter out what is wrong, unnecessary, irrelevant, or else speculative. Therefore, the best course of action before making any sort of decision is to consult with a specialist, especially since it costs you nothing. There are still many aspects that I would like to address. These include: selling a home with pets, how to keep it clean during the time of the sale if you have small children, what needs to be checked, repaired, or corrected before the sale, how to prepare for an inspection by the house buyers, the multiple-offer strategy as compared to the classical sales strategy, what to do if you do not match the date of sale and purchase, return on minor repairs and so on.
