Pricey Pavement…
By Terry Treadwell
Paving companies nationwide are passing on the higher prices they are having to pay for diesel and oil-based asphalt products to their customers, further increasing the cost of resurfacing roadways and parking lots. Repaving was already an expensive proposition as paving companies must dispatch large crews and millions of dollars of equipment to your property. Like water does after a rainstorm, runaway inflation is seeping in beneath the pavement of your parking lot.
It turns out that the asphalt on your parking lots and roadways is your largest capital asset. With the highest inflation rate in 40 years, property managers must either increase their capital budgets for repaving or figure out better ways to maintain the asphalt on their parking lots and roadways. Departments of transportation from all over the country offer the same advice: Proactive maintenance, addressing small asphalt damage early, before the damage becomes severe, is the best way to maximize the life of your parking lots and roadways.
We all agree that potholes are ugly and can destroy the appearance of your property. Potholes can also result in liability for personal injuries and vehicle damage. With surging inflation, the big problem is that potholes only get worse over time until the damage is severe enough to require paying to call out a paving company. Even when maintenance crews diligently apply a cold patch, without a proper heat seal with the surrounding asphalt, water continues to seep underneath the damaged area, causing more erosion and further damage. You already have annual maintenance contracts in place to have professionals monitor the condition of other key assets like your HV/AC and the landscaping on your property. What about your largest capital asset, the asphalt on your parking lots and roadways? Like with other important capital assets, property managers ought to continuously monitor the condition of their parking lots and roadways, identify problems early, and resolve minor asphalt damage permanently, without breaking the bank.
Repaving your lot is noisy, disruptive, and more costly than ever. Having your maintenance crews repeatedly apply cold patches is more expensive than you think and does not arrest the deterioration of the asphalt. Property managers have an opportunity to avoid some of the effects of inflation by maximizing the life of the asphalt on their parking lots and roadways. The best practice in the industry includes vigilant monitoring and early detection and repairs of minor asphalt damage.
