- Accomplished 23 site appraisal projects with consideration of the territory’s controls and regulations, land use patterns, and local policies, including zoning. As a result, for each site was created a territory development draft, that fits all the conditions
- Prepared graphic and text materials justifying amendments to local zoning rules for 4 sites in 2 cities, amendments were approved by local authorities for all 4 sites

The considering territory is a former settlement, abandoned nowadays. The goal is to accommodate the administrative and industrial complex according to all the advantages and restrictions of the site. The territory has high natural and recreational potential, therefore the project proposals are formed at the intersection of natural and utilitarian, its mixture.
The territory is considered as an interaction of two aspects: rigid utilitarian man-made structure, strictly limited to the industrial need, is opposed by flexible infinite natural component, enveloping all the territory under consideration.
During the analysis, I found out existing restrictions to construct any buildings in the southeast part of the site due to engineering communications located close to the southeast boundary of the territory. Moreover, there are two water protection areas: around the pond and around the creek, which have to be taken into account.
The man-made component has to fit in the existing natural environment and be subordinated to it.
Administrative functions are concentrated in the north of the site and industrial - in the south. Representative administrative functions face the central axis, industrial
and storage functions face secondary roads. United front of the new development with attractive facades is formed on the west side of the central street.

The building of Exploitation department has two floors with administrative functions mostly. The entrance hall on the first floor and the head’s department office on the second floor face the central street.
The Building of Emergency and service department has two floors with two interacting functions: administrative and industrial. The first one faces the central street, the second one faces the yard.
The main administrative building has 2 floors with the central passage on the first one, connecting the main square in front of the building with the recreational zone around the pond.
The building of Transport department contains mainly transport storage function, but also includes an administrative part, which faces the central street.

This project is focused on integrating new residential development into the existing urban environment, and to achieve this, I have researched the points of interest for new residents and defined ways to improve the routes that connect them to these points of interest.
Considering territory is part of a huge brown-field area of former silicate factories, which is going to be redeveloped into mixed-use territory with the prevalence of residential functions.
The development of former silicate factories’ brown-field will result in the emergence of new populations in the area. Previously the territory was not designed for the use of the citizens, and moreover for living on it. Therefore, it has low connectivity to the urban environment and can offer a low level of comfort to new residents. This is what this project aims to improve.
By researching the needs of the new residents, I have gained insight into what will be most important to them in their new community. I have identified the points of interest that will be of most interest to these residents, such as parks, schools, shopping centers, and cultural venues.
By improving the routes that connect these points of interest to the residential development, I’ve made it easier and more convenient for residents to access the amenities they need and want.

I’ve considered three types of points of interest: recreational, commercial and transport ones. Social facilities were not taken into consideration, because most
of it’s types will be located inside the boundaries of projected residential development.
I ranged all of the routes from considering territory to POIs from comfortable to uncomfortable according to data from the site survey.

The concept proposes reorganization of the most demanded points on the pedestrian routes. I connected all of them by a pedestrian route from the subway station
with the construction of a comfortable overpass, improvement of the recreational space along the river and transformation of the underpass space on the south.

Considering territory was chosen for residential development and my goal was to appraise its potential, find out its controls and restrictions, and fit buildings with exact parameters. Given parameters:

None of the discovered restrictions prevent the construction of buildings with given parameters.
The residential development is concentrated along the eastern boundary of the site and consists of 5 towers of different heights and configurations, partially connected by a one-story stylobate. The stylobate area is the location of all necessary public facilities, it also serves as a buffer zone from the noise of the road along the embankment.
On the north and north-west of the site, it is proposed to locate public-business facilities, to create jobs near the planned MCC station.
The social facilities are represented by a kindergarten with a capacity of 200 seats and a 375-seat school located in the center of the territory in a unified plot.

Express-analysis of the main characteristics of urban systems allows to evaluate the design solutions of planning and regulation. The result of the analysis should help city officials to take decisions, concerning the spatial development of the city, the development of urban planning documents and legal acts, specify priorities in this area and understand the mechanisms for their solution.
In order to achieve it express-analysis of the city includes considering landuse patterns, the morphology of built-up territories, distribution of commercial functions, and the density of population; all of these - in comparison with current zoning rules.
I was responsible for gathering and processing data regarding the city’s spatial development patterns. I prepared maps and graphic materials using QGIS, Excel and R. It allowed me to draw the following conclusions to each map:
To assess patterns of location of commercial functions I used open source data of OSM, processed it with QGIS to visualize it as a hexagonal grid.
As we see on the map, the highest density of commercial functions is observed in the area of the historic city center, along the Red Avenue. There is a large number of objects of trade and services located on the first floors of residential buildings, as well as several big shopping centers.
In order to define the city center area I used the method of mental mapping: I asked local residents to draw a map of the city as it appears in their memory and to show there the city centre. To define the function of the rest of the city I used open source data of OSM and then specified it using Google Maps, cadastral data and other open sources.
As we see, the city center is located on the right bank of the river Ob along Red Avenue and continues to develop to the south along the coastline. There is an individual and mixed residential development to the south of the center, to the north - mostly apartment buildings.
The territory of the city is divided by railway-road tracks, which serve a major attraction for industrial facilities. There are several industrial zones: on the right bank - in the north-east (1) and east (2); on the left bank of the river - in the west (3) and south-west (4). They are represented by large objects of engineering, chemical and other industry.

When comparing all the information above with the analysis of existing urban planning documents, I identified the main recommendations for the further spatial development of each of the city’s districts. I conducted a similar spatial express analysis for 33 more cities.
The development of the Northern Region is limited by industrial zones along the TransSiberian Railway, as well as by a vast forest mass to the west.
The western district has an urban planning potential for the development of the coastal zone on the left bank of the river and reorganization of the territory of industrial facilities.
According to the current Zoning rules, no height differentiation of residential buildings has been defined. Moreover, there is no special zone for the area of the historical center and there are no limits to the maximum size of the land plots or buildings’ heights. Such low regulation could lead to the unification of the built environment and cause environmental degradation.
Intensive development of built-up areas, as well as the development of remote peripheral areas, requires careful planning of the accompanying infrastructure. Pressure on existing infrastructure is increasing in the central and middle zones.
The feature of the city-planning situation of the South Left-bank district is the significant spatial gap inside the built-up territory. It is necessary to develop territories of «the gap» in order to integrate the isolated area into the planning structure of the city, make the area more cohesive.
Particular attention should be paid to the connectivity of the southern territories with the rest of the city.
Zoning development of the Olkhon island with the design of a quarter in the Khuzyr village

Olkhon Island is an example of the close and contradictory interaction between man-made and natural, reflecting the processes that take place all over the world - how man learns to live in peace and harmony with nature.
Olkhon island at the same time is:
- part of Baikal National Park
- the place of residence of almost 2,000 people in 9 settlements
- popular tourists destination with an increasing tourist flow.
Therefore Olkhon is a place where the interests of local residents, government officials, tourists, and ecologists collide in a small territory, the need to protect nature is confronted by the need for the economic development of the region.
The functional zoning on Olkhon does not correspond to the objectives of the Baikal National Park and is unable to combat the increasing anthropogenic pressure on the natural complexes of the island, Spontaneous expansion of the boundaries of the village of Khuzyr and uncontrolled development of tourist infrastructure.
The project proposes analysis, zoning and design solutions according to the rule «from general to specific» by highlighting the following steps on different scales:
1. Implementation of the principle of «polarized tourism» - for the whole island
2. Compacting the boundaries of the settlement - for the Khuzyr village
3. Change of building morphotype - for the selected area in the Khuzyr village

This project is aimed at preserving the natural diversity of Olkhon island, which is being controlled by the Baikal National Park. Khuzhir, as part of its territory, should be in line with the priorities of the park.

Therefore, any activities related to the transformation of the infrastructure of Khujir must, first of all, be safe for the nature of the island, its landscapes, flora and fauna. The main way to achieve this is to prevent the sprawl of the village.

In order to narrow the boundaries of the village and to prevent the sprawl from damaging valuable landscapes of Olkhon Island, densified housing blocks were located along the central, the most functionally saturated Baikalskaya street.

Densified housing blocks were divided for tourists and for the local population. The blocks may be partially inhabited by settlers from the periphery of the village, those whose plots are located on landscapes that have not yet been disturbed and built up.

Residential buildings are blocked with each other in small groups of 10-16 houses, with access by car using one-way passages. Each group surrounds a shared courtyard area with all the amenities – playgrounds, gardens, picnic areas and more. Yard areas are pedestrian zones, which creates private spaces where neighborhood communities can be easily formed.
The blocks are grouped into a quarter of 4-8 blocks and connected to each other by a network of local roads and pedestrian connections. This approach allows to create a flexible residential quarter. Its area and configuration may vary depending on economic and legal factors.
