McDaniel loves real estate, helping people Realtor of the Year

It’s no surprise to those who know him that Jesse McDaniel would be voted Realtor of the Year for 2016. He’s been active in the real estate industry since he was 17 when he flipped his first house. Over the years he’s purchased and remodeled quite a few houses around town. Some he has sold, others he rents.

McDaniel not only loves real estate, but he loves helping people, too.

“Nothing is more exciting to me,” McDaniel said, “than the gratifying feeling I get from helping people meet their real estate needs.”

His love of helping people extends well beyond his professional life. During the snowstorm Goliath, McDaniel and his brother set out in their four-wheel

drive vehicles to help stranded motorists and give people needed rides. He even posted an offer to help where needed on his Facebook page.

“When you have a vehicle like this, you expect to help out when you’re needed,” McDaniel said.

In high school at Gateway Christian School, McDaniel was president of his class, which was the first graduating class from the school.

At age 35, McDaniel is relatively young to have accomplished all he has. He sold over $8 million before he hired an assistant, and with her help he topped $10 million. This year he expects to top that.

He attended ENMU-Roswell and West Texas A&M intending to become a teacher, but his love of real estate won out in the end.

McDaniel is married with four children. His wife, Jahanna,

owns and runs Just Dance Ballet and Creative Movement on North Main Street. During Christmas season, he goes all out to decorate the front yard, and it draws people in from all over the county and beyond. During the month of December, McDaniel and his family stand out by the display as bell ringers collecting donations for the Salvation Army.

His reputation with his peers and former customers is stellar.

He knows the market, he knows the process of buying and selling and he is committed to getting people the best results possible.

“You can count on me to always do what’s in your best interest,” McDaniel said. “I pride myself on being honest, trustworthy, and knowledgeable in the real estate market. I know how important it is to find your dream home or get the best offer for your property. Therefore, I will

make it my responsibility to help you achieve those goals.”

McDaniel’s passion for real estate may be traced back to his roots. His grandparents founded Longmire Construction Co. and Better Homes and Gardens/ Associated Realtors in 1974. His mother Trina Longmire Brown works with him today.

His assistant, Elizabeth, has been with him for about a year now. She admires and respects her boss.

“I hired him to help us find our house,” she said. “When he was looking for an assistant, I was happy to come work for him because I think he’s one of the best real estate agents in Roswell. He is happy to help people who aren’t his clients if he can.

Tidwell excited for Roswell’s economic future

Marcia Tidwell is the current president of the Roswell Association of Realtors. Last year she was president-elect, and had her work cut out for her.

“You take the office of president-elect the year before,” Tidwell said, “and you go through all sorts of training and you go to conventions so that you are a little better educated before you become president.”

Tidwell took office as president in January. She and the board have been working to bring everything up to date while they continue to support the Realtors and serve the community.

“We are trying to revamp our policies and procedures to get more in line with strategic planning and bringing

things up to date,” Tidwell said. “We’re going to have people from the homeless shelter come, and will have everybody bring donations for the shelter. We’re also donating backpacks to local kids and we’re working with a state group to deliver more backpacks to kids.”

Looking back over the 22 years she’s been in real estate, Tidwell sees the good and bad of change.

“I was first licensed in 1995,” Tidwell said. “The way we do business is so different now. I liked the more personal nature of the work in the past, but I like how much technology can do for us now.

I have former clients who are like family to me. I’ve adopted young families that are like my own kids. Even though many of them no longer live in Roswell we’re still in touch.”

Tidwell commented on a phenomenon that Roswellites have been observing for decades, and it still seems true.

“It’s amazing how many people move back here,” Tidwell said. “It’s like Roswell pulls you back, even if you leave, Roswell will pull you back. I’m working with a lady now that graduated from Roswell 37 years ago and now she’s come back to retire.”

Tidwell talked about the local economy and its longterm patterns.

“Our market is improving, slowly,” she said. “It’s not going to be a big explosion. I don’t see any big downturns.

The way I see it, Roswell doesn’t have the extreme highs and lows, we have a milder economy.

“Last year we had too many houses on the market. We

had over 600 at one time. Now we’re down to where we should be, there are 289 active homes for sale. That still gives a good choice, but the market isn’t saturated.”

She’s optimistic about the future.

“In the longterm I expect Roswell’s economy to continue to slowly improve,” she said.

“Usually, on election years, sales increase. Sales didn’t increase or decrease this last election year. Investors and those who don’t need to buy sat tight.”

With all she’s done as president of the Roswell Association of Realtors, the thing that has her most excited is of a personal nature.

“The only other exciting news,” Tidwell said, “is not real estate related: I’m going to be a great-grandmother.”

Association Pankey’s roots run deep in Roswell Roswell of Realtors’

Her colleague and past president of the Roswell Association of Realtors (2011 and 2014), Dan Coleman said, “Laurie Pankey has real estate in her blood. As the daughter of a former banker, her mom Betty Pankey, and a longtime real estate broker, her dad, Alex Pankey. She’s passionate about her customers and her community. She’s involved in the local realtors’ association as well as the state realtors’ association. She’s well-poised

to lead us forward in the coming year.”

Pankey was listed February 2016 as part of the Roswell Association of Realtors Top Producers. This designation is one recognizing brokers who have sold a minimum of $1 million in a calendar year.

Pankey grew up in Roswell attending Washington Avenue Elementary School, Sierra Middle School and graduated from Goddard High School. She then went on to attend New Mexico State University where she earned her Bachelor of Science degree in accountancy.

Pankey has been chief financial officer and executive director of Grant County Chamber of Commerce and Tourism, and has also worked as a grant writer. She started her career in real estate in 2008.

Pankey has also been a Junior Olympic track and field coach and a USA cycling official. She attends St. Peter’s Church and has one daughter, Alli, 21.

Anderson shares his generosity with everyone

Phelps Anderson is the Roswell Association of Realtors’ Citizen of the Year.

Born in Roswell on June 22, 1951 to Mr. and Mrs. Robert O. Anderson, Phelps has taken his father’s way of treating everyone equally, and valuing people for who they are and carried it forth to his children.

Phelps graduated in 1974 from New Mexico State University with a Bachelor of Science degree in agricultural economics. From 1977 to 1982 he served as a state legislator in the New Mexico House of Representatives.

Over the decades Phelps has been an active participant in a number of civic groups, nonprofit entities, professional and political organizations and has been appointed to positions by both Gov. Garrey Carruthers and Gov. Susana Martinez.

He and his wife, Ann, have raised three children: Christopher, Jen-

nifer and Briggs. They now get to enjoy grandchildren.

Phelps has taken countless young people under his wing and mentored them. One is his friend, attorney Joel Carson III. “I think the most significant contribution Phelps makes in Roswell is through his efforts to involve young people in the community,” Carson said. “I look around the community at people who are active on museum boards, city committees, political committees and other civic activities and I see people that became involved through Phelps’ tireless efforts to reach out and bring new people ‘inside the tent.’

“The City Council is another great example. No fewer than three members of the City Council were actively recruited and mentored by Phelps. Finally, take a look at the young professionals Phelps uses for his business ventures. Instead of taking his business to one of his longtime friends who he has known for years, Phelps gives the young

professionals in town, including me, a chance to hone their skills and build their businesses with his work.”

Ann shared a story from her husband’s youth.

“Phelps’ mother would always tell the story,” she said, “of how when Phelps was a small boy, he came home from school and said his bike had been stolen, when in fact he had given it away to another student whose parents could not afford to buy him a bike. Generosity is second nature to Phelps whether it be material or immaterial gifts that he gives to those around him.”

His generosity of spirit has only grown with him.

“Phelps grew into a man who is an active member of the same community where he was born,” Ann Anderson said. “If he sees a concern in our city or county government, he does not hesitate to talk to a city councilman or the mayor to share his concerns or express his support for an idea to address a problem.”

The examples of his generosity seem endless.

“When Phelps volunteered as a Big Brother through the Big Brothers, Big Sisters program to a young man in Hagerman,” Ann Anderson said, “he would drive the 25 minutes to Hagerman to pick him up and not just entertain the young man, but would also help him with his homework and look for ways to teach the young man through example by stopping to help someone whose car broke down on the side of the road.”

Phelps understands that people who give of themselves without thought of return are the reason communities thrive.

“These are just a few examples of many where Phelps helped another person in our community in a time of need,” Ann Anderson said. “The cumulative effect of Phelps’ small gestures over the years have made our community a better place to live.”

Tips on how to transform a fixer-upper home

The real estate market will always have its ups and downs, but real estate is an oft-profitable investment. Real estate investors do their investing for various reasons. Some see a house as a place to hang their hats for years and years, while others look at properties as nothing more than investments.

Buying a home with the intent to fix it up and resell it is called a “fix and flip.” In

such situations, investors buy homes at below-market prices before refurbishing the homes with the goal of recouping their initial investment and then some when the homes are ultimately put back on the market.

Flipping has become popular for both expert remodelers and novice investors. RealtyTrac®, the nation’s leading source for comprehensive housing data, noted in its “Year-End and Q4 2015 U.S. Home Flipping”

report that 5.5 percent of all single-family home and condo sales during the year were flipped properties. This marked an increase from the same time the previous year.

Investing in a fixer-upper requires a leap of faith and a vision of what the home can look like in the future. Turning a real estate lemon into lemonade requires certain skills and a good measure of patience.

The following are some guide-

lines to get anyone started.

• Don’t bite off more than you can chew. Make an honest assessment of your abilities and which renovations, if any, you can handle. If you are unskilled or inexperienced working with your hands, then it can be easy for an investment property to quickly become a money pit. Before purchasing a property, hire a trained home inspector to tour the home with you and point

out all of the areas that will need renovation. With this list, begin getting estimates on how much money the work will entail. Determine if this fits with your budget or not. You do not want to invest so much that it exceeds what you could feasibly recoup when it comes time to sell.

Contractors have an intimate knowledge of where to buy materials and may be able to negotiate prices based on wholesale or trade costs. In addition, experts can help you avoid common pitfalls because they’ve already done this type of work time and again. It’s smart to rely on expert advice, even if it means investing a lit-

tle bit more.

• Save money by doing some work yourself. While the pros may tackle the more complex parts of a given project, such as rewiring electricity or changing the footprint of a home, you can still be involved. Ask to participate in demolition, such as taking down walls or removing old materials from the home. Such participation may be fun, and it can save you substantial amounts of money on labor.

thing must be completely redone. Realize that, in some instances, a coat of paint and some new accents may be all you need to transform a space.

For example, if kitchen cabinets are in good condition, see if they can be refaced or painted instead of replaced entirely.

Install new door pulls/handles to add visual interest. Look for some ready-made items, such as bookshelves, instead of installing custom carpentry.

• Think about what the buyer wants and not what you want.

Renovate with an eye toward prospective buyers’ needs. Keep things neutral and accommodating. Research the latest trends to understand what buyers might be seeking in a home. You want potential buyers to envision themselves moving right in.

Renovating a fixer-upper takes time, but it can be a worthwhile project, and one that can help anyone turn a profit in a booming real estate market.

Three tips to prepare you to sell your home

According to Realtor.com, spring is the busiest and best season to sell a home.

While a good home can find a buyer any time of year, homeowners might find the buyers’ pool is strongest in spring and into summer.

The reasons for that are many, ranging from parents wanting to move when their children are not in school to buyers wanting to move when the weather is most accommodating.

Because spring is such a popular time to sell a home, homeowners who want to put their homes on the market should use winter as an opportunity to prepare their homes for the prying eyes of prospective buyers. The following tips can help homeowners during the pre-sell-

ing preparation process.

1. Address the exterior of the home.

Winter can be harsh on a home’s exterior, so as winter winds down, homeowners who want to sell their homes should make an effort to address anything that might negatively affect their homes’ curb appeal. A study of homes in Greenville, S.C., from researchers at Clemson University found that the value of homes with landscapes that were upgraded from “good” to “excellent” increased by 6 to 7 percent.

2. Conquer interior clutter.

Clutter has a way of accumulating over the winter, when people tend to spend more time indoors than they do throughout the rest of the year. Homeowners who want

to put their homes on the market in spring won’t have the luxury of waiting until spring to do their “spring” cleaning, so start clearing any clutter out in winter, even resolving to make an effort to prevent its accumulation throughout winter.

3. Eliminate odors.

A home’s inhabitants grow accustomed to odors that might be circulating throughout the house. Pet odor, for instance, might not be as strong to a home’s residents as it is to guests and prospective buyers. Because windows tend to stay closed throughout the winter, interior odors can be even stronger come late-winter than they are during the rest of the year.
