Property Condition Assessment The building is located on the northeast corner of the intersection of Oglethorpe Avenue and Jefferson Street in the downtown section of Savannah, Georgia. The project is surrounded by a newly-constructed museum to the east, a combination of two-story office and residential buildings to the north, a building under construction to the west and a five-story residential building to the south. The project includes one four-story office building constructed over a ground-level parking area. The construction was finished in 1984, and consists primarily of a steel-framed structure with a cement stucco exterior, a standing-seam metal mansard roof along Floor 4 at the north, south and west facades, aluminum-framed windows, and six-panel wood entrance doors at the front building entrances. The street level parking area located beneath the building has cast-in-place concrete columns with steel beams and a gypsum drywall ceiling. Public access to the main building entrance, located midway along Oglethorpe Avenue, is via a concrete scissor-type stair with metal railings, and is not disabled-accessible. Tenant access is controlled via remote device for the gated parking area or card-key for the grade-level entrance along the north side of the building that also serves as the disabled-accessible entrance.
