Construction Project Management 05 Buckhead is part of a 13-acre mixed-use development owned and assembled by Coro Realty Advisors, LLC. Located at the intersection of Peachtree and Piedmont Roads in Atlanta’s Buckhead district, the project offers condominium-style construction and design combined with individual services. Condominium Concepts, Atlanta’s luxury condominium management firm has developed a new division, Community Concepts, to lead the leasing and management efforts for 05 Buckhead. In addition to the casual services offered by the property, the community also offers professional financial services with access to Fidelity Investments, located on 9,165 square feet of commercial space facing Peachtree Street. The development offers an exhaustive list of boutique concierge services through Concierge Services of Atlanta. There are in-house spa services, pet sitting, event planning, personal shopping and the property’s signature welcome home service for residents returning home after extended absence.

Owner’s Representation Alexan Garrett Farms Apartments in Durham, North Carolina is a multi-family housing project consisting of 13 three-story apartment buildings (totaling 308 units), a one-story Clubhouse, and a cabana. The development includes amenities such as a Clubhouse/Leasing Office and two pools. Surface parking is provided adjacent to the buildings as well as 44 detached garages. The site is irregularly shaped with a main entrance from Garrett Road. The site is approximately 60.792-acres or 2,648,099.52-square feet (sf). The project will tie into existing sanitary sewer of the Durham Sanitary Sewer Easement. Storm water will be collected via surface drainage and area drains then discharged along Garrett Road to an existing main. Water will be connected to a 16" water main along Garrett Road. Landscaping consists of trees and shrubs that are equipped with an irrigation system.

Owner’s Representation The Alexan Wellborn Village Apartments in Summerville, South Carolina, is a multifamily housing project consisting of 13, three-story apartment buildings, with three separate building types utilizing seven unit plans and containing a total of 312 units. The project also includes a Clubhouse/Leasing Office and nine freestanding garages, for a combined total of 401,636 sf, of which 309,565 sf is air conditioned space. There are a total of 502 at-grade parking spaces, 53 of which are located in freestanding garages, with 11 being designated as accessible parking spaces.

Owner’s Representation Alta Coventry Station will feature 322 one-, two-, and three-bedroom apartments with an average 1,092 square feet, each with their own laundry facilities. The 17.5 acre complex will also include a swimming pool, fitness center, business center, picnic area and clubhouse. The project is part of an Atlanta Development Authority master planned community which will include single family homes, senior rental units, townhomes, and a commercial village with lofts above retail. Ideally located along Interstate 285, Alta Coventry Station is just five miles from Hartsfield International Airport and 7.5 miles from downtown Atlanta.

Owner’s Representation Belle Marais consists of 16 three story apartment buildings, with parking garages on the first or ground floor, with the gross residential square footage being 339,890 square feet, with 211,171 square feet of ground floor parking. The apartment buildings contain 37 different unit types ranging from 585-1,593 square feet in one, two, and three bedroom configurations. The 17.71-acre irregularly shaped site is located at the intersection of Seven Farms Drive and Cochran Street on Daniel Island in Charleston, South Carolina. The 283 unit development is in a roughly U-shaped configuration, with two detention ponds located in the center of the U, with a future pond on the east side of the site. The development includes the construction of Farr Street through the eastern portion of the site and the construction of Haswell Street along the southern portion of the site. The street construction includes the installation of drainage, sanitary sewer, and water mains, which will serve the development.

BERKLEY HEIGHTS APARTMENTS Atlanta, GA Client: Coro Realty Advisors, LLC

Warranty and Punch-Out Services Berkeley Heights is a $25 million, mixed-use community that will contain 181 multifamily units and 22,000 square feet of retail space. Coro is interested in attracting local neighborhood businesses that will benefit from a well-traveled area at the entrance of west Midtown. Conveniently located on Northside Drive just south of the I-75 exit to the new Georgia Aquarium, Centennial Olympic Park, Georgia Tech, Atlantic Station, the Georgia Dome and Philips Arena, residents will have a unique opportunity to live in an urban area with amenities traditionally not found in such close proximity to the city. Within the multifamily units, residents can experience a variety of unique amenities. One of the most unique features is the roof-top patios, from which residents can enjoy skyline views of Midtown and Atlanta. In addition, select units include hardwood floors, and all units feature granite countertops and stainless steel appliances.

Property Condition Assessment Blanton Commons consists of 204 dwelling units with a total of 596 beds. There are twobedroom/two-bath, three-bedroom/three-bath, and four-bedroom/four-bath units in fifteen two-story buildings, and one clubhouse with a leasing office. The project is located in the city of Valdosta, Georgia southwest of Valdosta State University in Valdosta. The project was constructed in 2005, with the first units being occupied in May 2003. Units are configured in a symmetrical layout on each floor of each building. There are 684 surface parking spaces, including 20 disabled-accessible spaces with asphaltic concrete with poured-in-place concrete curbs. There are 14 disabled-accessible parking spaces of which 10 are van accessible. The paving is generally in good condition. The site landscaping is minimal with significant tree and sod loss noted property-wide. There is an exterior in-ground swimming pool and lap pool, located adjacent to the clubhouse/leasing office. A fitness center, computer labs, tanning bed, and game/activity center are located within the clubhouse and are accessible 24 hours by key fob access. A volleyball court and basketball court are located adjacent to the swimming pools and clubhouse/leasing office.

Owner’s Representation Broadstone Glenwood in Atlanta, Georgia is a multifamily housing project consisting of three five-story garden-style apartment buildings on an 8.65 acre (376,886 sf.) site with one three level freestanding parking garage building, for a total of four buildings, with 21 unit plans containing a total of 236 units. The project contains a total of 406,883 sf. with a gross rentable area of 228,258. Amenities include a Fitness Center, Club Room, Laundry Facility, and swimming pool with pool building. The development of the project is estimated to take approximately 14 to 16 months. The main access to the site is by way of one two-way entrance from Stovall Street to the west, with an auxiliary exit only to the Interstate 20 access road to the northeast. The site is irregularly shaped and is bounded on the east, west, and south by single and multi-family residential properties and on the north by Interstate 20. The site as shown on an ALTA/ASCM survey contains 5.7776 acres or approximately 251,674 square feet

Owner’s Representation The project will be constructed on approximately 11.4 acres or 496,600 square feet of property, located on the south side of Shetter Avenue between Penman Road South and South 10th Street, one block south of I-90 in Jacksonville Beach, Florida. Building improvements will include 16 separate building structures (13 apartment buildings, a clubhouse, an amenity pavilion, and a maintenance building). Nine of the apartment buildings are three-story walk-ups, and four are two-story walk-ups, with garages on the first floor. The clubhouse, amenity pavilion, and the maintenance building will all be single story. Buildings are situated in a formal, nearly symmetrical layout on the long trapezoidal-shaped lot. The entrance driveway is flanked by two detention basins at the front of the site. Double-loaded parking area aisles surround the central core area. Behind the core area, there are two double-loaded parking aisles traversing the site with two of the two-story garage apartment buildings, and the maintenance building located between the aisles.

The apartments comprise a total rentable area of 244,080 square feet of conditioned area. There is 9,470 sq. ft. of retail space and a total gross area of 441,950 sq. ft including parking on the 2.46 acre site. Amenity areas include a Clubhouse/Leasing Office, fitness center, game room, resident lounge/cybercafÊ, and outdoor pool. The project should take approximately 21 months to complete. There are a total of 527 parking spaces, the majority of which are located within the six level parking garage with the remaining few as street spaces around the perimeter of the complex

THE CROSSING AT HENDERSON MILL Atlanta, GA Client: TVO North America

Property Condition Assessment The Crossing at Henderson Mill is a multi-family residential property located in Atlanta, Georgia. The project consists of a total of 24 two- and three-story structures. The project was reportedly constructed in 1968 and encompasses approximately 18.52 acres. A total of 164 apartment and townhome units are provided within one-, two-, three- and four-bedroom configurations varying in size from 925 to 1,995 square feet. The leasing office is located within Building 3386. Site amenities include a swimming pool, fitness center and laundry facility. Parking consists of approximately 382 asphalt-paved surface spaces, including one designated disabled-accessible space at the leasing office. The buildings consist of brick or stacked stone exteriors at lower levels with a combination of stucco and siding on second floor. The roofs are pitched with asphalt composition shingles over plywood decking. Singlepane; dual-hung wooden sash windows with storm windows are typical throughout. Each apartment is provided with a patio or balcony accessed by a double sliding glass door.

Construction Loan Monitoring Lindmont Apartments is a multi-family housing project consisting of 401 units within five buildings composed of a single structure and a 5-1/2 level parking garage, utilizing variations of two unit types. The apartments comprise a total rentable area of 351,305 square feet, with a gross area of 376,698 square feet. Amenity areas include a Clubhouse/Leasing Office, fitness center, and an outdoor pool. The project should take approximately 16 to 20 months to complete. There are total of 548 spaces, 13 of which are designated as disabled accessible, with one of those spaces located along the entry drive providing access to the Clubhouse/Leasing Office while the remaining 12 are located at various levels of the parking garage structure. According to an ALTA/ACSM Survey, the site containing the new development includes an area of 28.807 acres or approximately 1,254,802 square feet of which the apartment development will occupy 5.09 acres or 221,720 square feet.

Construction Loan Monitoring Lindmont Townhomes in Atlanta, Georgia is a multi-family housing project consisting of nine, four- and two-story townhouse buildings, with nine separate building types utilizing six basic townhouse unit plans and containing 114 units to be constructed in two phases. The combined total is 239,450 gross square feet. The development of the project should take between 14 and 16 months. The 4.02 acre site is at the southeast corner of the larger Lindmont Redevelopment, which includes 28.36 acres. The project will be bordered on the north by the Tract B Redevelopment, which will include multi-family housing, with an undeveloped tract located to the west and existing multi-family and commercial areas located to the east and south in the northwest quadrant of Atlanta, Georgia. The southern border of the redevelopment of the plat follows Peachtree Creek southwest of the intersection of I85 and Lindbergh Drive northeast. The two-phase project is bisected by the Park Loop Drive and Park Loop Terrace road construction, which is under separate permit and contract.

A total of 28 of the parking spaces are designated as being disabled accessible.

The project also includes two Clubhouse/Leasing Offices, both attached and detached garages, two pools, a tennis court in Phase 2, and two mail kiosks for a combined total of 995,913 gross square feet, of which 813,352 square feet is air conditioned space. The first phase of the development includes the construction of 270 apartment units in nine of the three story apartment buildings, and one of the Clubhouses on the eastern 13.56 acres of the site. Phase 1 contains 338,661 gross sqaure feet, of which 313,077 square feet is air conditioned space. The first phase of the development of the project should take approximately 18 months.

It is located along Bartram Park Boulevard, west of Highway 95. The project consists of fourteen, three-story residential buildings containing a total of 336 units. The residential units are a combination of one- and two-bedroom units ranging in size from 835 to 1,477 square feet. The apartment buildings are listed as Type V-B construction, fully sprinklered with occupancy of R-2 and no mixed occupancy. Site amenities include an outdoor pool area. Parking is accommodated by 592 surface spaces, and 8 single-story detached garages provide 66 spaces, for a total of 658 spaces.

LEED EB O&M Feasibility Study This feasibility study was performed through the Georgia Institute of Technology at the request of the 620 Peachtree Homeowner’s Association Board of Directors. The study provided an introduction to the LEED Existing Buildings Operation & Maintenance certification criteria and explored, in depth, each of the performance areas. Determinations were then made regarding which credits 620 Peachtree could achieve and the associated costs. Each performance area identified both the relatively no-cost or low-cost solutions and the solutions with a higher initial financial investment. A formal report was produced documenting all the points that could be feasibly earned, the total costs necessary to achieve those credits, the probable returns of investment, and recommendations for further action.

The project is Phase III of the master-planned Terminus project.

COMMERCE BUILDING Savannah, GA Client:

Property Condition Assessment The building is located on the northeast corner of the intersection of Oglethorpe Avenue and Jefferson Street in the downtown section of Savannah, Georgia. The project is surrounded by a newly-constructed museum to the east, a combination of two-story office and residential buildings to the north, a building under construction to the west and a five-story residential building to the south. The project includes one four-story office building constructed over a ground-level parking area. The construction was finished in 1984, and consists primarily of a steel-framed structure with a cement stucco exterior, a standing-seam metal mansard roof along Floor 4 at the north, south and west facades, aluminum-framed windows, and six-panel wood entrance doors at the front building entrances. The street level parking area located beneath the building has cast-in-place concrete columns with steel beams and a gypsum drywall ceiling. Public access to the main building entrance, located midway along Oglethorpe Avenue, is via a concrete scissor-type stair with metal railings, and is not disabled-accessible. Tenant access is controlled via remote device for the gated parking area or card-key for the grade-level entrance along the north side of the building that also serves as the disabled-accessible entrance.

Owner’s Representation Northport Logistics Center consists of a single-story new warehouse/distribution building containing approximately 849,042 square feet (sf) situated on a single partially developed site of 74.74 acres with approximately 19.06 acres of land along the western property boundary designated as a wetlands area. Access to the property is by way of two curb cuts off New Berlin Road located at the northeast and southeast corners of the site. Exterior finishes include painted concrete tilt-wall panels, with three single-storefront entry office areas, consisting of a clear anodized aluminum storefront system with highly reflective blue tempered vision glass and a standing seam metal roof canopy. There are 117 dock-high doors and two drive-in doors along the western side of the building; 108 dock-high doors and two drive-in doors along the eastern side of the building; six knock-outs for future drivein doors along the northern side of the building; and 16 knock-outs for future dock-high doors along the southern side of the building.

The building provides immediate access to I-75 via Georgia Highway 20. The Henry County location is emerging as a preferred logistics node for goods brought in through the Southeastern seaports of Savannah, GA, Charleston, SC, and Jacksonville, FL. Situated on 106 acres, SouthPort will provide unparalleled function, including 36' clear height, crossdock configuration, upgraded 7" reinforced floor slabs, 200-foot-deep full concrete truck courts, massive trailer storage capacity (up to 735 secured spaces), 54' x 48' column spacing, a guard house and on-site queuing lanes. Built in 1986, it has 136,871 total sq. ft. anchored by Georgia Career Institute, Dollar Tree and Big Lots and many other businesses and restaurants. The construction management services included the overall renovation of the shopping plaza including but not limited to exterior painting and caulking, repaving and restriping of the parking lot, the installation of new light fixtures, and the installation of new awnings and signage.

Pre-Construction Services The $52 million student center expansion project includes about 100,000 square feet of offices, meeting rooms, dining areas and other kinds of space tied to the existing Tate Student Center. The first part of the project - a 500-space parking deck -opened in August 2008, in time for football season. The main lobby on the third floor houses the new Print & Copy Services, food court and amphitheater - equipped with a projector to exhibit football games or news events. Tate II also features new dining options including Barberitos, Larry's Giant Subs, and an Asian eatery called Hotei's. The Grand Hall on the fifth floor is a 12,000square-foot multi-purpose room, outfitted with 12 drop-down screens for presentations. It can also be divided into seven different spaces to host multiple events. The 1,700 or 1,800 person capacity of the Grand Hall allows for a wide range of events that draw selective audiences. The project officially opened on June 1, 2009.

Programming and Pre-Construction Services Opened in Fall 2004, the East Campus Village (ECV) is a community of four apartment-style residence halls that deliver an unprecedented level of comfort and privacy to more than 1,200 students. East Campus Village is conveniently located near two parking decks, the Ramsey Student Physical Activities Center, the University Health Center, the Performing and Visual Arts Complex and the dining facility and shops of the new East Village Commons. Small groups of two, three and four residents share fully furnished apartments equipped with spacious living rooms and kitchenettes complete with cabinets, a microwave, a kitchen sink and a full size refrigerator. Apartments are outfitted with one or two full bathrooms, ensuring no more than two residents must share a bathroom. Each apartment is also equipped with a resident-controlled high efficiency heating and cooling unit. Additional ECV residence hall amenities include laundry rooms, study rooms, conference/meeting areas, computer labs and vending areas.

Construction Loan Monitoring The Kings Bay project consists of 610 existing units, of which 127 will be demolished, 60 new homes constructed, and 483 existing units will be renovated within the Eagle, Polaris and Trident neighborhoods. The Eagle neighborhood will also include the construction of an Eagle Community Clubhouse Center, playground, volleyball court and basketball court. The renovation portion of this project is described as "Intermediate" – replacement of fixtures and upgrading of finishes only. All new construction will consist generally of three and fourbedroom, single family, two-story and ranch dwelling units. The two-story units generally include entry coat closets, living and dining spaces, kitchens and family areas, bathrooms, utility/storage areas, mechanical closets, a one- or two-car garage with bulk storage, covered front porches, and rear screened-in patios.
