Mother Nature flipped the switch from dry season to rainy season this week. We’ve seen a great deal of “liquid sunshine” come down from our skies, and our turf, vegetation, and lakes are soaking it up. TruGreen will be onsite next Tuesday and Wednesday to spray our lawns with fertilizer, pesticide, and herbicide. This treatment, along with the recent rains, will give our grass a big growth boost. Our lawn crews will now move to a one-week cut cycle to match the fast-paced growth of our grass through the summer season.
I’m happy to share some changes happening soon at the Blue Heron Restaurant. Restaurant Manager Tom Collins and his team have been working on a new summer menu, which will begin June 1. This menu features 19 new dishes, including flatbreads, potstickers, an eggplant parm sandwich, and the return of the BIG pretzel. We will also update our hours of operation to adjust to the slower season. Beginning June 1 through September 30, we will discontinue breakfast service. Our summer hours will be 11:00 a.m. – 8:00 p.m., seven days a week. Please try our new menu items for lunch or dinner any day of the week — we’ll be happy to serve you!
The Great Outdoors Golf Club has once again been nominated for the Florida Today newspaper’s “Best of Brevard, Community Choice Award.” Winners are chosen by voters who select their favorite businesses in many different categories. I’m sure you’ll agree we operate the most beautiful golf course in the county — and it’s even more beautiful after our 2024 renovation. Let’s claim the title again! As loyal TGO residents and golfers, please take the time to vote online for The Great Outdoors Golf Club. You’ll find more information in this issue of The Happenings on page 9, with specific instructions on how to vote.
Several low-season improvement projects are now underway. The Blue Heron kitchen received a new TPO roof system, and it is scheduled for final inspection this week. Renovation of the Manor pool filtration system is underway, although this project has gotten off to a slow start due to recent bad weather. Several other projects are moving through the planning process and should begin soon. We will keep you updated.
Finally, I’m happy to share two important staff changes. Breshawn MacDonald was promoted to Irrigation Lead Technician last week. Breshawn started his career with us nearly three years ago on our lawn crew, and now he is growing his career here at TGO. John Hardy, our Buildings Technician, has been selected as our new on-call maintenance technician. John will keep his day job on our buildings crew but will move into the on-call maintenance technician house at 95 Plantation with his family. He will be available to respond to incidents and emergencies after hours. When you see something that needs immediate CSA attention after hours, please call the guard gate at 321-383-2004, and the guard will contact John directly.

FIRE PREVENTION WHILE YOU’RE AWAY

Summer is around the corner… in Florida. If you are planning a Summer trip or heading north to that other home, remember to leave your TGO home Firewise Safe!
Pick up deadfall on and around your grounds, clean out gutters and trim back plantings near the house.
Make sure your appliances are in proper working condition. Make sure your electric range and oven are shut off and secure. Is your refrigerator cooling normally? Does your air conditioner and heating system need preventative maintenance? Have you unplugged computers and other electronics with lightning protection in mind? Is your property properly grounded and does it have proper lightning protection If your fire extinguishers have not been professionally checked in a year, have it done.
From a security standpoint, close and lock all windows and doors. Make note of where your keys are for when you return.
Ask a friend or neighbor, or a paid provider, to keep an eye on your property and put any deadfall branches, palm fronds, etc., curbside for CSA pick-up. Give that friend or neighbor a good contact number for reaching you in the event of a TGO home emergency!
Create a simple “Medical Information Form” to carry in your wallet. Your form should include:
• Your name, address and cell phone number.
• Friends and relatives who should be contacted in an emergency.
• Personal physician contact information, dentist contact info.
• Current medications (both prescription and OTC).
• Current supplements.
• Known drug and food allergies.
• Medical insurance information.
• Ask your doctor for duplicate prescriptions in case your meds are lost or stolen.
• If you’re flying, pack your pills in your carry-on to avoid loss.
• If you take nitro for your heart, make sure pills or patches are fresh (they degrade). By having this information readily available, you can ensure that you receive the correct medical care in an emergency. It’s also a good idea to review the form periodically and update it as necessary to reflect any changes in your health or contact information.
If you are on the road in the months ahead, stay hydrated, take rest stops regularly, do some stretching, give the dog a walk, have a snack, confirm the route and don’t push the mileage or your limits behind the wheel. Stay aware and alert and come back safely to a FIREWISE TGO.

It’s Time For All TGO Residents To Become Firewise
DESPITE THE FACT THAT WE HAVE HAD A BIT OF RAIN THIS PAST WEEK...
Brevard County - and much of Central Florida - is currently under a severe drought warning, and The Great Outdoors is no exception. As both a community and as individuals, we all play a role in preventing and minimizing the risk of wildfires. Below is important information to help you prepare and protect your property and our resort.
Cleaning up and picking up of dead debris (for example: palm fronds, leaves, pine needles, broken limbs, etc.) on CSA property is allowed without an ARC application. This is LIMITED to debris that has fallen on the ground or separated from the trees and other plants and DOES NOT include cutting, trimming or the use of any tool to do the clearing.
Any clearing or removal of trees, shrubs or bushes in CSA areas still require ARC and CSA approvals.
This will allow owners to establish and maintain a 30’ defensible space around their suites, homes and other buildings. The material removed should be carried to the street and placed at the curb for pickup by CSA Grounds Maintenance crews. Loose organic material such as leaves, pine needles and small twigs should be placed in untied plastic bags or open bins. CSA will not pick up sod, dirt or tree stumps. Leaves, pine needles and other organic materials are NOT to be dumped on CSA property behind residential properties or elsewhere, in fire breaks, wooded natural areas or in dry drainage retention ponds. If you can, haul them to the dump/yard debris area yourself.
Important Tips Every TGO Resident Must Consider
Preparation
There is not much that can be done about a home’s exterior construction without exorbitant costs, but a few simple actions may help save your structure.
• Clean the roof and gutters on your home or RV. Dried leaves and pine needles are perfect materials to catch on fire quickly.
• Clean out flammable materials underneath your deck and RV.
• Make sure there is no vegetation touching any structures.
• Consider your out building construction type and what is stored in it. Think of combustibles inside that once ignited will make the fire go from small to explosive. LP tanks, gasoline, lawn chemicals, or fertilizers are all potential significant fire hazards.
• Have your house number easily visible from the street so that emergency services can find you both during the day and night.
• Keep 50-100 feet of hose readily available at a faucet away from the structure.
• Have tools such as a shovel, rake, handsaw, bucket, and fire extinguisher easily accessible.
Firewise Communities USA, is a voluntary National FireProtection Association (NFPA) program to help neighbors in preparing and protecting their homes against the threat of wildfire. TGO is one of 1,500 recognized Firewise USA® communities from across the nation.
Your Landscaping: Lean, Clean, and Green
The goal of Firewise landscaping is to create and maintain a minimum of a 30-foot safety zone around your home or RV. This “defensible space” safety zone increases the likelihood that a home or RV will survive a wildfire, even in the absence of firefighters.
• Defensible space should extend 30 feet outward from the home or RV.
• Remove any “ladder fuels.” Ladder fuels are vines and shrubs that can carry a ground fire up into the treetops.
• Remove downed branches, dead palm fronds, and pine needles to the curb for CSA to pickup.
• Prune tree limbs so the lowest branches are more than 6 to 10 feet from the ground.
• Remove large groupings of highly flammable plants especially if the plants are close to the home or RV, adjacent to decks or porches, or under eaves or overhangs.
• Use lava stone or coarse gravel around any shrubbery next to the structure instead of flammable mulch like bark or wood chips.

Study the evacuation map to the right and make a plan.
Prepare an emergency supply kit. Remember, Do Not take your motorhome or your trailer - No RVs!

comfort overnight, and the next day Sandy took it to a rehabber in Christmas. The rehabber discovered the female possum had a broken jaw, with injured babies in its pouch. Sadly, the mother had to be euthanized and two babies are clinging to life. We are heartbroken about the outcome for this sweet family of opossums, but grateful for compassionate people among us who gave comfort and tried to help.

Okay... let’s start with how you ended up working at TGO Realty. Were you already in real estate at that time?
I was actually working with the Wasden Group — I was a partner there. We built custom homes, mostly on Merritt Island, but really all over the county. We’d sit down with an architect and draw up the plans. We had a few basic models, kind of like they did here, but it was mostly custom homes — that sort of thing.
How’d you end up connecting with TGO Realty?
Well, I sold out — no, I quit working for the Wasden Group. We had a bit of a conflict of interest. A friend and I built a custom home under our own name and entered it into a builder’s contest. Unfortunately for them — but great for us — we won first prize for Best House in the Category, Best Workmanship, and Best Design.
Your background basically includes designing and building.
Oh yeah, definitely. My best friend back then was the ex-wife of the owner of the company I worked for. When the newspaper ran the article about the house we built, well... the Wasden Group wasn’t too happy about it. So it was time to move on.
After that, I went to work for a company selling homes over in Winter Park — quite a drive from Titusville — and I was getting tired of the commute. One night, I ran into Jim Swann (one of the original owners of TGO) at dinner. He set up a meeting for me with Judy Willeke, who was managing the TGO Realty office.
I knew Jim Swann and Malcolm Kirschenbaum pretty well. They were the ones responsible for building The Great Outdoors. Jim said, “We’re building houses now, and some of them are big houses. I think you might like it.”
So I met Judy. She asked, “You’re Jim’s friend?” And I said, “Well, I’ve known him since he was in college — so yeah, we’re friends.”
I think she took that into consideration when she hired me. And I knew right away we were going to get along great. That was
around ‘97, I believe. Things were really hopping here by then, since construction had started back in ‘89.
Backing up a bit — during all that time designing, building, and selling homes, you didn’t have a real estate license?
That’s right. In Florida, if you worked for a developer or builder and were selling a property for the first time, you didn’t need a real estate license. But if it was a resale, you did. Now that I was working for TGO Realty, I needed a license. So, I took the real estate course — it took about four months total, between classes and waiting for the test. Since I started in the fall, that pushed me into the next year.
Do you remember your first sale?
Yep! My first sale was actually to one of our renters, Mark Herbers. Judy had a great sense for these things — she recommended I go talk to him about buying the lot he’d been renting. It ended up being my first sale! Not long after, Judy brought Mark into her office and asked if he wanted to sell real estate too.
So it was you, Judy, Mark... anyone else selling?
Yeah, there were a few others. Bob — I can’t remember his last name — he was the pro at the golf shop, and his wife, who handled buying there, also worked at the TGO sales office. Then there was Lois Roberts. She came from the banking industry and was one of the first agents before me. Lois and I became partners when I first started. She was an old Kentucky girl — very Southern, just a great person, and an even better friend. We’re still close today. Judy always had us riding around the park together to keep us familiar with everything going on. Those were fun times.
Then there was Sandy Perry. She and her husband moved here from the west coast of Florida. He handled setups for the park homes, and she got into real estate. They both had a lot of experience with park home manufacturing companies, which really helped with sales. We had a lot of folks from the park home industry — it was a whole different ballgame.
I almost forgot, there was Hal and Kim Hessler, they were both on our sales staff and worked as a team. They did the TGO shuffle like a lot of us. They started out on Sunset, then I think over to Windsong, then Baytree and they now live in Addison Reserve. They were fun people... still are.
Ann has been involved in developing and selling a lot of homes in the nearly 30 years she has been with TGO Realty. She loved working with her customers and the builders.

Talk a little bit about some of the people you’ve worked with over the years. Mark Herbers?
Mark was one of the first people I met here. He and his wife initially rented, then I sold them a lot — and he became my first sale. Later, he came to work with us. He had a motorhome and loved RVing. One thing I remember clearly — he had a little dog, and every morning he’d walk to pick up the newspaper and often share it with his neighbor. He really fit in well with the group we had at the time.
We even traveled together to Columbus, Ohio for a big RV show. It was me, my office partner Lois Roberts, and Mark. We met up with other TGO owners there too. Lois and I couldn’t resist shopping at all the vendor booths — we bought mops, gadgets, you name it — and when we flew home, we looked like a skit from The Carol Burnett Show, lugging all our stuff onto the plane. Poor Mark must have been a little embarrassed, but we had a blast! It was also my first real introduction to RV shows — and they were so much fun.
Unfortunately, Mark passed away about a year ago. He was a busy man and worked right up to the end.
What about Nancy Merchant?
Nancy was Jack Eckerd’s private secretary. Later, she started working at TGO Realty in a marketing capacity, then managed the country store, and also served as the TGO Activities Director. She wore a lot of hats early on! We both moved here from Clearwater. We grew up there. We didn’t know each other but we knew all the same people.
Around 1999, she became a full-time sales agent for TGO. Working with Nancy was always fun because she had a strong marketing mindset, not just a sales mindset. She eventually became our broker when Judy Willeke bought the business from Jim Swann and Larry McDaniel. Later, when Darrin and Stephanie Huggins bought it from Judy, Nancy stayed on, and today she still handles our in-house advertising — producing ads for The Happenings and our TGO Real Estate Magazine. And she still is one of our top real estate sale representatives. She’s truly an integral part of TGO.
Nancy Kuzma?
She’s such a sweetheart. She’s been with us for quite a while and wears a lot of hats. She is the first face you see when you walk into the Welcome Center. She greets our guests, she handles all the storage units and the reservations for the rental lots... we’ve had a lot of fun over the years, going out for margaritas and such. Everybody loves Nancy.

Funny Thing Is… Some One Liners for the Summer...
When people used to tell me I’m all wet, it was an insult. As the weather heats up I’m happy to hear it because it means I’m getting out of a pool or the beach. I used to love bodysurfing in the ocean when I was younger. Now it knocks me around so much the only waves I deal with are reserved for when pretty girls walk by. Do you know how exhausted ocean swimmers clean themselves? They wash up on shore. I know, bad pun. Have you noticed that teachers don’t swim? They only dip their toes in the water to “test it.” Hey folks, you can get a lot of material for standup comedy if you just talk to an elementary school kid and write everything down. My grandkids tell me fish keep their money in riverbanks. They say zombies only swim in The Dead Sea. It’s funny to sit by a pool and watch the cycle of life pass right before your eyes. You see infants using floats to keep from drowning while wearing diapers. Then kids learning to swim without the floats. People in their 20’s and 30’s using no equipment while showing their athletic abilities. People in their 40’s and 50’s using floats with adult beverage holders on them. Then when we get to social security age we’re back to using floats to keep from drowning while wearing diapers. My doctor told me not to swim for 20 minutes after eating. I outsmarted him because I got right in and stayed on my back so I wouldn’t be swimming on a full stomach. Did you know swimming is the only competitive race where nobody runs? Did you also know vegetarians never compete in swimming? True. They don’t like meets. Somebody stop me. Ok, so what type of swim suits do lumberjacks wear? Tree trunks. And what’s the favorite detergent to clean swim suits? Tide. I got slapped in the face the other day at a public swim pool because I misunderstand what a breast stroke was. Ok, I’m getting older and I’m a little mixed up. So take a lap this summer and dive into your nearest pool or beach. Sink or swim, you’ll be floating on a cloud of water because, just remember, seven days without swimming in the heat makes one weak.
With this issue of The Happenings, I’ve officially reached my 24th edition— completing a full year as editor! Looking back, it’s been a busy, rewarding, and sometimes whirlwind experience, but I wouldn’t have it any other way. This particular issue is packed with content, a testament to the vibrant, active community here at The Great Outdoors.
I’ve been especially fortunate to have help from some fantastic contributors this issue. Linda Day provided in-depth coverage of the Nature Center, and our previous editor, Tim Clark, took on the heavy lifting when it came to capturing golf events—sorting through scores of photos and assisting with captions and text. Their efforts made this issue possible, and I’m incredibly grateful.
Most of all, I appreciate how welcoming and supportive everyone has been over the past year. Whether it’s sharing stories, offering photos, or simply providing encouragement, this community has made my job a joy. I look forward to another year of bringing The Happenings to life and keeping everyone connected to the unique place that you all call home.

Powers of the Committee - The Committee:
a. Responds to requests from the CSA Board of Directors and from other committees to review existing and proposed rules and regulations, and recommends adoption, revision or deletion of such rules and regulations;
b. Responds to requests from the CSA Board of Directors, the CSA Manager and from other committees to review existing and proposed Operational Procedures of the Association, and recommends adoption, revision or deletion of such Operational Procedures; and
c. On its own initiative, makes recommendations to the CSA Board of Directors regarding the Rules & Regulations, Operational Procedures, Declaration of Covenants, By-Laws and other documents in general use by the Association, as may be warranted from time-to-time.

Purpose of Committee - The committee monitors the safety, security, and communications operations in TGO to assure that this is a safe community for residents, guests, and employees.
Powers of the Committee - The Committee periodically inspects CSA facilities to insure compliance with established safety and security practices and procedures, to identify potential safety hazards and security concerns and recommends policies and/or actions to the Board and/or the CSA Manager to remedy potential problems. The Committee is expected to focus on both common areas used by residents and guests, and also to focus on employee work areas and practices. Any safety reviews of CSA employees or work areas shall be coordinated in advance with the CSA Manager. The Committee may create any sub-committees which it deems necessary to carry out its responsibilities.

Purpose of Committee - The Committee serves as the adjudicator when an individual appeals a citation for a violation of the Vehicle, Parking and Traffic Regulations of the CSA Rules & Regulations.
Powers of the Committee - The Committee Chairperson shall appoint a “Hearing Panel” consisting of three (3) members of the Committee, acting on behalf of the entire Committee, to review and act on a citation. At a scheduled hearing, the Hearing Panel may interview the appellant, the CSA employee who issued the citation, and other persons as deemed appropriate, and review any documentary evidence introduced by the parties. The role of the Hearing Panel is limited to determining whether or not an infraction has occurred and, as a result, whether a citation was properly issued and a fine properly assessed.

President’s Council Meetings
Owners are encouraged to attend all the Board of Direc tor meetings . Green speaker cards are available if an owner wishes to address the board for three minutes about any issue. An informational packet with the meeting agenda is given to each household that attends. Prior to the meeting, the agenda is posted on official bulletin boards. The board meeting is televised LIVE on channel 732.
CSA Board of Directors meetings are held on the third Wednesday from October through May. Planning meetings to set the agenda for the Board of Directors meetings are scheduled October to May on the second Wednesday of the month in the CSA Conference Room at 3:00 pm. They are open to attend for any TGO owner.
District Meetings
There are ten CSA voting districts at The Great Outdoors. They are non-geographical, but are determined by the last digit in each property’s street address. The District Meetings are held monthly from October through May. Various districts join together to hold combined monthly meetings. There are two meetings per month with five districts in each one. Please note the upcoming meeting schedule if you want to attend your district meeting. In the PAVILION: Stay tuned for future dates scheduled for October, 2025.
President Council Meetings will start back on October 21 with meetings at the CSA Pavilion on the third (3rd) Tuesday of each month at 10:00 am. Chuck Benoit is the Chairman of the Council and Ron Young is the Vice Chairperson. Owners are invited to attend.

Emergency Vehicle Protocol
Florida and TGO share the same vehicle and traffic laws as the rest of the US: Everyone must yield to emergency vehicles. If there’s no shoulder on the road, simply stop to allow an emergency vehicle to pass. We have all been driving long enough to know this. Please, when you see emergency vehicles coming in with lights flashing, pull over and let them pass! It could be your loved ones they are here for.
Contractor Restrictions
Contractors employed for repairs, construction, renovation, or installation at residences that are in The Great Outdoors are not allowed to work on Sunday, except in an emergency or with the advance permission of the CSA. From Monday through Saturday, contractors must leave TGO by 6:00 pm from October 1 to April 30 and by 7:00 pm from May 1 to September 30.
Call the CSA Office at 321-268-9767 during regular weekday office hours to request any exceptions to these contractor work restrictions.

Friendly Reminder From Our CSA Patrol Team Regarding Fishing
1. Fishing is allowed from all Common Properties, except from the golf course side of lakes or other waterways.
2. Maps are available in the CSA Office showing access to the lakes from the Common Properties. Private property may not be crossed for fishing without the Owner’s consent.
3. All fishing is catch and release; fish must be retrieved and released quickly and handled gently.
4. No nets or casting of nets is permitted for fishing purposes. Only small nets may be used to aid in the retrieval of fish from a fishing line.
5. Because of safety concerns due to the presence of alligators, all children must be accompanied by a responsible adult while fishing.
6. Fishing hours are from sunrise to sunset.
7. The use of live bait, except worms, is prohibited.
8. Only barb-free hooks may be used.
9. Wading into any lake or other waterway for fishing or any other purpose is prohibited.

The automated system offers two methods to provide access for a visitor. Call no more than 24 hours prior to your visitor’s arrival. Send an email to: guest@tgocsa.org, no more than 48 hours prior to your visitor’s arrival. The phone number and email address you use must already be registered with the CSA Office for the access request to be accepted. This system cannot confirm that your request was received or respond to any additional messages.

Vehicle Barcodes
If your vehicle needs a barcode installed, call the CSA Office at 321-268-9767 to schedule a REQUIRED appointment. Barcodes are $10 - new or replacement. They install them everyday, but will not do “walk-in” applications. If you need a barcode installed on your Recreational Vehicle, they’ll install RV barcodes on Fridays ONLY, and they want to visit your home or RV site to hopefully complete that barcode installation without moving your RV.

TruGreen regularly applies spray applications to our lawns and common areas that includes an herbicide for weed control, a liquid fertilizer, and an insecticide to kill chinch bugs, and other turf-damaging insects.

TruGreen advises all TGO residents to stay off treated areas of your lawn, and to keep your pets off treated areas, until the application has thoroughly dried.
AED Basics (Automated External Defibrillator) Have Someone Call 9-1-1 While You Operate AED
The Automated External Defibrillator (AED) is a portable electronic device that diagnoses incorrect heart rhythm patterns that could potentially be life threatening. The device treats the condition with electrical shocks.
AED use requires minimal training because an electronic voice prompts the user through each step. If you are helping a person who collapsed and you’re unsure if a heart attack is the reason, don’t hesitate to use the AED. Every minute counts.
The device determines if the patient needs an electrical shock or not. Simply place the AED pads on the patient’s bare skin, one on the right upper chest and the other on their lower left side. No one else should be touching the patient because false readings could result. The AED will advise you, the device operator, what to do next.

Arlington National Cemetery: One of the most iconic locations associated with Memorial Day is Arlington National Cemetery. Originally the estate of Confederate General Robert E. Lee, it was transformed into a military cemetery during the Civil War. Today, it serves as the final resting place for over 400,000 veterans and their families.
Poppy Flower: Inspired by the famous World War I poem “In Flanders Fields,” the red poppy flower became a symbol of remembrance. This tradition was popularized by Moina Michael, an American teacher, who campaigned to adopt the poppy as a symbol of Memorial Day.
National Moment of Remembrance: In 2000, Congress established the National Moment of Remembrance, which asks Americans to pause for one minute at 3:00 pm local time on Memorial Day to honor and remember the sacrifices made by those in the military.
Unofficial Start of Summer: Memorial Day is often regarded as the unofficial start of the summer season in the United States. It is marked by barbecues, picnics, parades, and various outdoor activities, as families and friends come together to enjoy the long weekend.
Wreath-Laying Ceremony: Every Memorial Day, the President of the United States or a high-ranking government official lays a wreath at the Tomb of the Unknown Soldier in Arlington National Cemetery. This solemn ceremony pays tribute to all the unidentified soldiers who have made the ultimate sacrifice.
Memorial Day stands as a poignant reminder of the courage, selflessness, and sacrifice displayed by the men and women who gave their lives in service to their country.
