With an accumulated know-how of 20 years developing architectural and urban design programs in a lot of fields (residential, cultural, corporative, scholar, retail, landscape), several prizes and PhD studies on architectural competitions, I decided to run a little studio with a great multi-disciplinary net of collaborators that enables me to give a very fast reply with a special personal touch. You only have to take into account one condition if you want to built an idea with us: ‘We only accept challenges’.

En Septiembre de 2010, recién terminadas las oficinas centrales de MTNG Experience en Elche Parque Empresarial recibo la invitación de formar parte del equipo de trabajo que introducirá a la compañía en el mundo del retail.

In September 2010, when the MTNG Experience headquarters in Elche Business Park had just been built, I was invited to be a member of the team commissioned to introduce the company into the retail world.

Si bien como arquitecto tenía amplia experiencia en abordar todo tipo de programas y escalas, mi contacto con el diseño de espacios comerciales había sido puntual. Esta falta de especialización que se podría considerar como un problema lo debió entender mi cliente como una ventaja diferencial, ya que asumió el riesgo y confió desde el principio en nuestras respuestas ‘arquitectónicas’.

Pero, ¿cómo se aborda un punto de venta desde la disciplina arquitectónica? Nosotros lo hicimos a partir del método que utilizamos para cada uno de nuestros proyectos, detectando preguntas y ofreciendo respuestas en cada uno de estos ámbitos: imagen/ significado, operativa/función y sistema/materialidad. ¿Qué hemos aprendido a través de cada uno de los retos que se nos plantearon?

Que la innovación en la imagen, la mal llamada ‘originalidad’, sólo es completa y real si nace como consecuencia de la innovación tanto en la operativa de venta como en los sistemas constructivos empleados.

Que cuando se dice: ‘el producto manda’ no podemos olvidar que el espacio experiencial que lo envuelve forma parte indivisible del mismo y que nuestra mejor guía de diseño es proyectar a través de la experiencia de compra. … y por supuesto, la luz. Sin ella no podríamos transmitir y compartir con el consumidor nuestra particular visión de los objetos y del espacio. En retail la calidad de los equipos luminotécnicos es esencial y tuvimos la suerte de poder colaborar con ERCO, líder indiscutible en el sector.

El resultado de nuestra retail experience se expone en las páginas siguientes. Son media docena de conceptostienda. Seis ideas que resumen seis años de gratificante trabajo junto al equipo de MTNG Experience.

As an architect, I was widely experienced in addressing all kinds of blueprints and scales, but my encounters with commercial spaces had been limited. However, this lack of specialization, which could be considered a problem by some, must have been thought of as a distinct advantage by my client since he assumed the risk and believed in our architectural responses from the beginning.

But how is a point of sale addressed from the architectural discipline? We based ourselves on the method that we use in every project, detecting inquiries and offering answers to each of the following ambits: image/meaning, operation/function, and system/ materiality.

What have we leaned from each challenge that was put in our way?

Firstly, that the innovation of the image, wrongly called ‘originality’, is only complete and authentic if it is a consequence of innovation both in the sales operation and in the structural systems used.

Secondly, that when we consider the phrase “the product dictates” we should not forget that the experiential space which houses the product is inseperable from the product itself, and that our best design manual is the buying experience.

And finally, of course, the light. Without it, we would not be able to convey and share our special vision of the objects and space with the customers. In retail, the quality of the lighting equipment is essential and we had the chance to collaborate with ERCO, an undeniable leader in this sector.

The result of our retail experience is presented in the following pages. They are half a dozen concept-shops; six ideas that summarize six years of rewarding work along with the MTNG Experience team.

Outlet Mustang. España Una cabaña almacén, o viceversa.

A storeroom cabin, or vice versa

Recibimos el encargo de reformar las tiendas MustangOutlet en paralelo a los trabajos de definición del nuevo concepto de tiendas Mustang. El objetivo era potenciar la imagen de la marca y mejorar la percepción visual del producto. En palabras del cliente, los nuevos outlets deberían ‘oler’ al nuevo modelo de tienda que sobre el que estábamos trabajando.

We were commissioned to redecorate the MustangOutlet shops at the same time as defining the new concept of Mustang stores. The objective was to promote brand image and to improve the visual perception of the product. In the client’s words, the new outlets would have to ‘taste’ like the new shop models into which we were researching.

La operativa del modelo de negocio que debíamos de mantener se basaba en una sala de venta de unos 150 m2 donde se exponen 2.000 ‘pies derechos’ en régimen de semi-autoservicio. El cliente se prueba el modelo que le interesa y se le proporciona el par completo cuando efectúa el pago en el mostrador de caja, con acceso directo a un almacén con capacidad para 6.000 pares.

The business model operation that we would have to maintain was based on a 150m2 salesroom that holds 2,000 ‘right feet’ available for semi-self service. The client tries on the shoe model that interests him and the complete pair is provided when payment is made at the counter. This counter has direct access to the stock room, with its 6,000 pair storage capacity. The key point was to design a space which could manage to transfer a single brand identity to this huge number of pairs with such a variety of materials, styles and seasons, all belonging to different brands of the enterprise group.

La cuestión clave era cómo diseñar un espacio que lograse transferir una identidad de marca unitaria a tal cantidad de zapatos tan dispares en modelo, color, material, estilo, temporada, pertenecientes a diferentes marcas del grupo empresarial.

Concebimos la idea de construir una cubierta ‘cabaña’ fácil de montar que almacenara y ocultara parcialmente en sus paredes gran parte de la mercancía, reservando la zona central para una singular y atractiva composición que facilitase el Visual Merchandising del producto.

Se bañaron los paramentos verticales del perímetro con iluminación uniforme de alto índice reproducción cromática de ERCO y se dispusieron luminarias decorativas singulares de FLOS que contrastasen con la apariencia ‘self-made’ del conjunto.

We conceived the idea of constructing an easy-toassemble cottage ceiling that partially hid within its walls some of the merchandise, setting aside the central area to create an attractive unique arrangement to aid the visual merchandising of the product. The vertical wall faces of the perimeter were evenly illuminated by a colour rendering index (CRI), courtesy of ERCO, and the unique light fixtures by FLOS were chosen in order to contrast with the DIY look of the ensemble.

Cuando se planteó la oportunidad de abrir la primera tienda Mustang lo primero que nos preguntamos fue si la imagen debía continuar el camino iniciado con las tiendas Outlet o empezar un nuevo concepto visual.

When the opportunity to open the first Mustang store arose, the first thing we wondered was whether the image should continue along the same path started by the Outlet stores or if we should come up with a new visual concept.

La experiencia de venta obtenida en las ‘tiendas-cabaña’ de los Outlet había sido muy positiva y respondía muy bien a las necesidades del cliente: gran capacidad de producto, adaptabilidad a los cambios de colección o temporada, facilitar la operativa de venta masiva y sobre todo, transmitir una imagen espacial reconocible que tuviese autonomía propia y no dependiese del logo de la marca.

Decidimos por tanto continuar nuestra investigación formal con el sistema modular porticado, enriqueciendo el perímetro expositor con nuevos accesorios que posibilitasen nuevas configuraciones y que pudiesen compatibilizarse con un sistema de ‘signage’ flexible.

Tanto los pórticos como los elementos del mobiliario central reducirían su tamaño y mejorarían en detalle adaptándose así a las menores dimensiones de local que requiere el modelo de negocio ‘full-price’.

Aun siendo un modelo diseñado para permitir su reproducción en formato franquicia, queríamos que cada tienda incorporase ciertas señas de identidad propias. La ‘cabaña’ carece de revestimientos adosados al local y por tanto deja a la vista los paramentos o elementos constructivos originales. En el caso de Palma: un arco de sillares pre-existente.

The sales experience obtained in the ‘cottage-stores’ of the Outlet was very positive and fitted the client’s requirements perfectly: large product capacity, easily adaptable collection and season changes, to allow massive sales operations and, most importantly, to convey a uniquely recognisable spatial image without relying on the trademark.

Therefore, we decided to carry on with our formal research into the gantry modular system, enhancing the merchandising perimeter with new accessories to enable new configurations and to equip it with a new flexible signage system. Both the gantries and the central furniture would reduce in size or improve in detail according to the small dimensions of the property which requires the full-price business model.

Although this design allowed its replication in a franchise business model, we wanted every store to have some signs of its own identity. The ‘cottage’ has no wall facing in the salesroom, thus the original masonry and structural elements can be seen. In the case of the Palma store: a pre-existing ashlar arch.

Perfectible containers

El grupo MTNG está constituido por diferentes marcas y recibimos el encargo de concebir un modelo de tienda Outlet para cada una de ellas en su sede central del Parque Empresarial de Elche. Pero en vez de desarrollar varias tiendas propusimos al cliente agrupar todas las marcas en una única sala de venta en la que cada una tuviese su espacio expositivo propio. Al construir un único punto de venta se reducirían tanto los costes de construcción, mantenimiento y gestión como los derivados de transformaciones futuras.

The MTNG group is composed of different brands and we were commissioned to come up with an outlet store model for each one of them in its headquarters in the Business Park in Elche. But instead of developing several stores, we proposed to group all the brands together in a single salesroom where each one would have its own exhibition space. This singles sales point would reduce building costs, maintenance and management expenses, and any future refurbishment costs.

Tras un primer ensayo satisfactorio el modelo de negocio evolucionó hacia una marca propia: Brands Republica, una tienda multi-marca de calzado y complementos desarrollado en una sala de venta de más de 300 m2. En ella se disponían de forma aparentemente aleatoria, bajo una gran superficie curva de policarbonato retro-iluminado, un sistema de containers y módulos expositores que permitían gran variedad de combinaciones.

Los containers son estructuras autoportantes de perfiles de aluminio atornillado, dotados de rodamientos inferiores y toma de corriente, a los que se le aplican diferentes paneles de cerramiento y accesorios expositores que permiten su libre configuración. La combinación de los containers con las composiciones expositivas modulares dota a la tienda de gran flexibilidad en cuanto a su capacidad de adaptabilidad y transformación.

After a succesful first test, the business model evolved into a new brand: Brands Republica, a multi-brand shoe and accessories store developed within a salesroom of over 300m2. The brands were displayed apparently randomly - covered by a large curved surface of backlighted polycarbonate - thanks to both a container system and exhibition modules which allowed a huge variety of combinations.

The containers are self-standing screw-retained structures made with aluminium profiles equipped with bearings underneath and a power supply. Different enclosure panels and exhibition accessories can be attached in order to enable flexible configuration. The combination of the containers with the modular diplay units gives the store flexibility in terms of adaptability and transformation.

About folds, edges and boxes

Maria Mare es una marca de calzado y complementos dirigida a un público femenino que busca moda de tendencia con cierto toque de sofisticación a precios asequibles. Se nos propone diseñar una tienda Outlet para la marca que reprodujese una imagen sobria y glamourosa, con plazos de ejecución cortos y un presupuesto muy reducido. Debíamos recurrir por tanto a un sistema que resolviera el mobiliario y los revestimientos del local a la vez, respondiendo a criterios de modularidad, flexibilidad, simplicidad y economía de medios.

Maria Mare is a shoe and accessories brand aimed at female customers keen on trending fashion with a touch of sophistication at affordable prices. We were asked to design an outlet store for the brand with a simple and glamourous image that would require both little money and time. As a result, we had to turn to a system which solved both the furniture and the wall cladding issues, fulfilling the criteria set out for flexibility, simplicity and economic means.

Para su ideación formal tomamos como punto de partida el logo de la marca donde predominan la ‘M’ y la ‘A’, y reinterpretamos su trazado repleto de vértices como una lámina plegada a modo de origami desplegada largo del perímetro del local. Dicha envolvente se construye a base de tableros verticales girados 45 grados colgados del techo. Estos paneles simulan plegarse antes de tocar el suelo formando unos expositores en forma de grada que, junto con un sistema de cajas apiladas y colgadas de los tableros verticales hacen la función de baldas expositoras.

En el centro de la tienda se disponen expositores formados por paneles y cajas apiladas y en el techo se monta una estructura metálica romboidal que sirve de soporte tanto para la iluminación funcional como la decorativa, un trazado de líneas de led que aportan sofisticación a la imagen del conjunto.

For its conception we took, as a starting point, the brand’s logo where the ‘M’ and the ‘A’ prevail. We reinterpreted its angular outline as a folded sheet of origami paper unfolded along the perimeter of the salesroom. This envelope was constructed using vertical panels, hanging at 45 degrees from the ceiling. These panels appear to fold before touching the floor creating a ladder rung effect that, together with a system of boxes stacked and hanging from the vertical panels, function as display shelves.

In the centre of the store there are display areas of panels and stacked boxes, and a rhomboidal metallic structure was affixed to the ceiling which serves to support both the functional and decorative lighting systems, a string of led lights which provides a touch of sophistication to the overall image.

Sixty Seven. Barcelona Integrarse vs destacar

Integrate versus highlighting

Surgió la oportunidad de adaptar un pequeño local en el barrio del Borne de Barcelona para la marca más vanguardista del grupo MTNG. Un recorrido pormenorizado por las calles del barrio nos reveló cómo la presión turística empezaba a desdibujar su esencia original por la proliferación de negocios franquiciados y nuestra tienda corría el peligro de convertirse en uno más. Se trataba por tanto de resolver un difícil equilibrio: integrarse en el carismático ambiente del Borne pero a su vez dirigir todas las miradas hacia una imagen de marca muy personal.

The opportunity arose to adapt a small property in the Borne district of Barcelona for the most avant-garde brand of the MTNG group. A detailed tour around the streets of the district revealed how the force of tourism was starting to dilute the original essence of the area due to the proliferation of franchise businesses, and our store was at risk of turning into yet another one. The issue was, therefore, to find a tricky balance: to blend into the charismatic atmosphere of the Borne district, but at the same time to be seen as a very personal brand image.

El consumidor potencial de Sixty Seven es una mujer joven, independiente, que asume riesgos.

Cliente y contexto urbano favorecían por tanto la experimentación creativa por lo que desarrollamos un diseño más sofisticado y abordamos la redefinición del programa comercial. Demoleríamos los revestimientos preexistentes dejándolos en bruto y desplegaríamos en el interior del local una pulcra construcción a base de tableros y estructura metálica que constrastarían con las texturas resultantes de la demolición. A su vez, reservaríamos en el interior del un pequeño espacio que permitiese simultanear la función comercial con la programación de eventos culturales.

The potential customer of Sixty-Seven is a young independent woman who takes risks. The customer and the urban context encouraged creative redefinition; therefore, we developed a more sophisticated design and addressed the redefinition of the commercial program. We would demolish the pre-existing wall facings leaving them unfinished. In the store we would assemble a bare construction made out of panels and metallic framework which would contrast with the resulting textures of the demolition. At the same time, we would maintain a small space inside to allow for its commercial function and the simultaneous scheduling of cultural events.

El proyecto no se materializó pero disfrutamos mucho con la plasticidad de sus formas, comprobando el gran potencial que se puede desplegar también en los espacios pequeños.

The project did not materialize but we enjoyed a lot with the plasticity of its forms, proving the great potential that can be lay out also in small spaces.

Dressing room chest

De nuevo un espacio mínimo, casi imposible: 2.5x7 metros con un pilar central. En él desarrollaríamos la primera tienda de calzado y complementos de una prestigiosa firma de alta costura. El cliente sugiere abordar el proyecto a través del concepto de vestidor: un ‘walk-in-closet’ al que redirigir a las clientas de su cercana boutique. A su vez el producto iba a ampliar su mercado potencial desde la exclusividad del diseño de autor hacia el concepto de lujo asequible.

Again a minimal space, and nearly impossible: 2.5 x 7 metres (8 x 23 feet) with a central pillar. Within, we developed the first shoe and accessories store belonging to a prestigious haute-couture company. The client suggested addressing the project through the concept of a dressing room: a ‘walk-in closet’ in order to redirect their customers from their nearest boutique. At the same time, the product would expand its potential market departing from the exclusivity of signature designs to the concept of affordable luxury.

El local se ubica en el barrio de Salamanca en una calle que forma parte del circuito habitual de tiendas de moda de la capital. Por tanto se trataba de competir con gran cantidad de reclamos visuales en unas condiciones nada favorables debido a la estrechez de la fachada y de la acera, la presencia de vehículos estacionados y arbolado, y el ruido visual generado por los comercios anexos.

Abordamos la cuestión de la estrechez del local definiendo un tratamiento asimétrico del mismo para generar mayor sensación de amplitud. Un paramento acogería el mobiliario modular propio de un vestidor y el opuesto respondería más a la función expositiva, con un sistema de paneles removibles que permitiesen diferentes configuraciones y dotasen de mayor flexibilidad al Visual Merchandising.

Una estructura de latón pulido envolvente, a modo de una cinta dorada que nos remite al logo de la marca, se convertiría en el elemento singular que dotaría de mayor escala a la percepción del local desde el exterior

The property is located in the Salamanca district, in a street well-known for hosting a string of clothes shops.

Consequently, this meant competing with a large number of visual distractions in less than desirable conditions due to the narrow width of both the façade and pavement, the presence of parked cars and trees, and the visual disturbances caused by adjacent businesses.

We addressed the issue of the narrowness of the property by employing an assymetrical approach in order to create a spacious feeling. One wall facing would house the modular dressing room furniture and the opposite one would fulfil the exhibition function, using a removable panel system which allowed different combinations and allow more visual and merchandising flexibility.

A surrounding polished brass structure, a golden ribbon that speaks to the trademark, would become the main focus of the property and increase the perception of its scale from the outside.
