ABOUT US WE ARE AN AWARD-WINNING ARCHITECTURE AND DESIGN PRACTICE. ESTABLISHED IN 1979, WE HAVE OVER 100 PEOPLE ACROSS 5 UK STUDIOS, PROVIDING FULL ARCHITECTURAL DESIGN, INTERIOR DESIGN AND MASTERPLANNING EXPERTISE. We do not have a house style: we believe that the best architecture is responsive to the needs of its users, to its context, and is mindful of its legacy. Sometimes this calls for a bold solution: a number of our completed projects have emerged as landmarks in their own right. 111 Piccadilly, for our client Bruntwood, is one of the first coworking spaces in Europe to achieve Platinum Standard WELL certification. We considered the whole environment including lighting, materials, biophilia, acoustics and created a mixture of formal and informal environments to support the physical and mental wellbeing of customers.

EXPLORATION BUILT ON A CULTURE OF RESEARCH

We have a reputation for innovative design, developing new models for workplace procurement such as the Customised Office Solution with Laing O’Rourke and Buro Happold, which shortened the construction programme by thirty percent compared with traditional approaches. Our use of Level 3 BIM techniques has helped pioneer a design which allows a 100,000 ft2 office building to be constructed within 100 days.

Our newly formed FutureLab group provides staff with a platform to explore ideas and opportunities that excite and interest them. This initiative has led to our Adaptive Re-use approach for retrofitting buildings and building a Generative Design platform to explore the latest technological advances in digital design techniques.

HOTEL & LEISURE EXPERIENCE Our team has extensive experience and an impressive track record working with a range of hospitality clients. We specialise in designing hotel environments and can demonstrate the highest standard of design and delivery of hotels throughout the UK and locally. We have worked on a broad range of hotel projects, from luxury golf resorts to urban city centre hotels. We understand the needs of differing segments of the hotel market. By developing a coherent vision for a hospitality environment, 3DReid is able to add real value to a development, leading teams of specialists as required to provide a comprehensive service.




CITY CENTRE HOSPITALITY Many city-centre sites call for creativity within greater constraints. Whether rooftop extensions or infill sites within an urban block, these projects pose challenges through planning restrictions, conservation, historical fabric and structural implications. This requires a sensitivity in design solutions that consider neighbouring buildings and the immediate context to enable a successful design.



THREE QUAYS City of London

Three Quays is a luxury residential and apart-hotel scheme of 140 units, on a unique river front site adjacent to the Tower of London. Won in international design competition, the over-riding brief was to deliver the maximum number of units with a Thames view, to ensure the highest values were achieved. The sensitive nature of the location and context demanded close consultation with numerous influential groups including DC CABE; English Heritage and Royal Historic Palaces. Our winning design utilised a horseshoe shaped plan that maximised use of the site perimeter. This was enhanced by a duplex arrangement which gave the majority of units/ rooms a river view. MOXY HOTEL NEW FOUNTAINBRIDGE Edinburgh

New Fountainbridge is a mixed use development offering office, hotel, residential, retail and community uses set within a public realm masterplan of pedestrian routes and green spaces which will re-connect Fountainbridge to the Union Canal. 3DReid worked collaboratively with Vastint Hospitality B.V on the development masterplan and design of both phases. The Moxy at Fountainbridge provides 262 guestrooms and exciting public space including a roof top bar, a key focus of the new brand. Communal services will include ‘grab & go’ food facilities, tech enabled work spaces, lounge areas, games and bar. Links to Fountainbridge’s rich industrial heritage will be referenced in the hotel interiors. The residential element includes a mix of Studios,1, 2 and 3 bed apartments and 4 storey townhouses. HUB BY PREMIER INN Edinburgh

The Hub by Premier Inn is a new 145 room boutique hotel on Rose Street, set in Edinburgh’s UNESCO World Heritage Site. The design converts and sensitively extends a B-Listed office known as ‘Hanover Buildings’, originally a storage warehouse built for John Menzies in 1929. Rooms are compact in nature, but rich with gadgetry and cleverly concealed furnishings. In each, an interactive headboard, or phone app, controls lighting, temperature and music, all of which may be set to the guest’s taste before they set foot in their accommodation. The upper three levels of Hanover Building were converted to hotel use, with the lower two remaining home to shop and restaurant tenancies during and after construction. The entirety of the extension became hotel use, with the exception of the ground level which now houses a complimentary Food and Beverage offer for the Hotel, contributing to Rose Street’s famed and lively pub culture. SHERATON GRAND Edinburgh

The £8m major refurbishment of this 5-star hotel’s public areas required a simplification of guest movements to and through the public spaces, to give a better flow through the entrance and reception areas and to free up circulation space, allowing us to unlock significant new spaces for use as bar and dining/ conference spaces, allowing the client to increase revenue. We worked closely with MKV Design to provide signature interior design. Sheraton were so delighted with the results that the hotel was re-graded as one of their Grand range. KIMPTON CHARLOTTE SQUARE AND BABA BAR & MEZZE GRILL Charlotte Square, Edinburgh

Located on Charlotte Square in the heart of the New Town, Kimpton Charlotte Square Hotel (formerly The Roxburghe Hotel Est. 1881), is a Grade ‘A’ listed building comprising 181 bed hotel, BABA Bar & Mezze Grill, The Garden Bar, spa and function facilities. Originally 7 Georgian Townhouses designed by Architect Robert Adam in 1791 the project involved a wholesale restoration and a modern extension incorporating 114 bedrooms, spa and function suite was added to the rear of No’s 33-35 in 1999, wrapped around an open central courtyard and The Garden Bar/Bistro. A ‘Cosmopolitan Clubhouse’ feel runs throughout the 3 guest lounges, inspired by the golden age of travel and packed with eclectic pieces of vintage furniture, collectibles and artwork with BABA Mezze inspired by the flavours of the Levant 3DReid completed the full refurbishment of the Principal Edinburgh Charlotte Square with Starwood then following IHG’s acquisition we completed another full rebranding and subsequent refurbishment to the Kimpton Charlotte Square Hotel. INTERCONTINENTAL THE GEORGE Edinburgh

Located on George Street in the heart of the New Town, InterContinental Edinburgh The George (formerly The George Hotel, Est. 1880, 21-23 George Street), is a Grade A listed building comprising a 248 bed hotel, Burr & Co Coffeehouse and Printing Press Bar & Kitchen. Its King’s Hall to the rear of the building is a popular events venue. The vision was to strip back the layers of intervention that had been added throughout the years, to bring back the character and sense of grandeur of the building. We also aspired to increase the Hotel’s exposure to George Street, both of these aims have been resolved through sensitive restoration of the grand suites on this facade and the strategic design moves to reinstate the original entrance door and shop front to the Burr & Co coffee house. The individuality that each townhouse now possesses has increased the Hotel’s sense of place along George Street and increased the permeability of the street at ground level, similar to when they were first built. 3DReid completed the full refurbishment of the Principal Edinburgh George Street with Starwood then following IHG’s acquisition we completed another full rebranding and subsequent refurbishment to InterContinental Edinburgh The George. CONVERSIONS AND REFURBISHMENTS Our award winning re-purpose experience ranges from light touch, soft refurbishments to full-scale site redevelopment and everything in between. Increasingly we are seeing a change of building uses, often converting redundant office or industrial buildings into hotels. Our work to breathe new life into tired assets demonstrably creates added value through enhanced asset value and increased rental income.



GLENEAGLES TOWNHOUSE Edinburgh Gleneagles Townhouse is the result of a five year project to convert this former Bank of Scotland headquarters at St Andrews Square into a hotel and private members club as part of an expansion of the Gleneagles brand. The project sees the sympathetic alteration, extension and refurbishment of two Category A listed buildings within the significant Georgian architectural character of Edinburgh’s New Town, UNESCO site. As Architect and Lead Consultant, 3DReid worked closely with the Client to ensure the preservation and restoration of these historic buildings and to secure a viable commercial offer which would ensure the long term success of the property and contribute positively to the area and to the city as a whole. The building comprises 33 guest bedrooms, an all-day restaurant with glazed courtyard, a member’s lounge, co-working spaces, a rooftop bar with terrace and a basement gym and wellness suite. DAKOTA HOTEL Glasgow

Conversion and complete refurbishment of an existing late 1960’s, seven storey office building to create an 83 bedroom boutique hotel with associated bar, terrace and restaurant in Glasgow city centre. The existing in-situ concrete structure was retained and a new high quality facing brick and glass façade installed to meet the client’s ambitions to achieve a high quality aesthetic consistent with the city centre location and their aspirations for the hotel brand. Before

Refurbishment of the former Refuge Assurance Building in Manchester which is a Grade II* Listed Building designed by Alfred Waterhouse and built in 1895. The hotel has undergone a wholesale restoration in order to redefine the building both commercially and historically. The works have included the restoration of the 1000 person Grand Ballroom, redevelopment of the original banking hall as a thriving leisure destination as well as the modelling of 272 bedrooms. Our work on the Palace strips back poor interventions made in the 1990’s and creates a new hub in the centre of the building, improving circulation routes, upgrading public spaces more in keeping with the character of the building fabric and reorganising the uses throughout the building to provide a more efficient use and improve the guest experience. £5 million extension and conversion of two Grade-II listed Georgian buildings in Rother Street, Stratford-upon-Avon. Totalling 38,500 sqft. The prestigious hotel offers 48 luxurious bedrooms, meeting and private dining rooms, a Bistro and a separate banqueting room with space for 80 diners.

Scottish Design Awards 2020 Commercial / Hotel Building Finalist

MALMAISON ST ANDREW SQUARE Edinburgh

Malmaison at St Andrew Square in Edinburgh’s City Centre involves the sensitive conversion of a Grade A listed building into a new boutique hotel, comprising 72 guestrooms with a series of public spaces including a restaurant, bar and coffee lounge and private dining facilities. 3DReid’s design creates new public spaces at street level, with bedroom accommodation provided across the upper floors and two sensitive new-build extensions to the rear of the existing building.

This new build extension within the existing courtyard provides additional front of house space and key operational linkages while ensuring that the form and character of the existing space is retained. An existing 1970’s elevation to the rear of the property has been re-configured and re-clad to enhance the setting of both Buchan House and adjacent Portrait Gallery Square in Edinburgh’s city centre. COURTYARD BY MARRIOTT BAXTER’S PLACE Edinburgh The project, completed in 2016, involved the creation of a 4*, 240 bedroom Courtyard by Marriott hotel including bar and restaurant within a prestigious city centre World Heritage Site. An existing A-listed terrace of Georgian townhouses was refurbished to incorporate all public functions including bar, restaurant, meeting rooms, private dining and gym and bespoke layout bedrooms.

We worked closely with the Chris Stewart Group in-house interiors team to adapt the Marriott brand standards to suit the character of the Georgian townhouses. A new 200 bed contemporary extension was built to the rear overlooked by Calton Hill. Client: Chris Stewart Group

PRINCIPAL HOTEL York 3DReid have worked with Starwood Capital to help develop and implement a scheme to reposition The Principal York, in both a local and national market. Our team reinvented the Grade II listed hotel by changing the configuration of the plan and refurbishing the main reception, public spaces, food & beverage areas and 157 guestrooms. Following on from the refurbishment, planning has been granted for a new 41 guestroom extension which will act as a destination for conference delegates and enable the hotel to manage the alternative offerings for lifestyle and conference guests. DESTINATION HOTELS AND RESORTS We have worked on a number of large scale developments throughout the years. We understand that these properties are destinations in their own right and their facilities and style have to reflect the brand while ensuring the guest feels at home.


GLENEAGLES HOTEL Auchterarder, Perthshire

The refurbishment, alteration and extension of a fivestar luxury hotel, golf and leisure resort, including the original Category B Listed hotel building which opened in 1924 and associated buildings throughout the 850-acre estate. Works are being undertaken on a progressive and phased approach to ensure the remainder of the hotel is fully operational at all times with minimal impact on the guest experience. The project includes the upgrade of the existing 232 guest rooms and suites, reconfiguration and reuse of existing guest and staff areas, conservation and enhancement of the listed fabric, development and expansion of the existing dining and bar offer, relocation and expansion of leisure facilities and creation of a dedicated facility for children of all ages. CAMERON HOUSE Loch Lomond

Cameron House luxury five-star resort reopened in September 2021 following 3DReid’s restoration and reinstatement of the early 19th century Baronial Mansion set within the Loch Lomond & Trossachs National Park. 14 individually designed suites and 7 bedrooms have been formed over the basement and upper floors, with rooftop and dormer terraces introduced allowing guests a greater connection to the spectacular surroundings. The reconstructed tower, previously a 3 sided standalone structure, has been infilled and extended to the rear via a glazed link, forming a magnificent duplex suite with two loch facing terraces. The reinvented ‘Auld House’ is complemented by a further 119 fully refurbished bedrooms, function rooms, bars, restaurants, event spaces, and a new leisure club, which comprises family friendly swimming pools, gym, fitness suites, cinema, and sports bar. The wider Cameron House Resort is also home to an award-winning spa complete with a rooftop infinity pool, an 18-hole championship golf course, and a 234-berth marina. The resort’s new extension includes a further 68 new guestrooms, 28 suites, and a grand, 7,345 square foot loch-facing ballroom and events venue. Client: KSL Capital Partners

TURNBERRY RESORT Ayrshire, Scotland Refurbishment of the existing Turnberry hotel and leisure facilities to meet Starwood’s exacting Luxury Collection brand requirements. Phased development, to initially bring the fabric and internal decoration up to standard for the 2009 British Open, with subsequent phases for master planned upgrading and improvement of all resort facilities.

THE ANGUS RESORT Ayrshire, Scotland The Angus Resort, 5-star hotel and spa offers 175 guestrooms, a rooftop sky bar, and 1,900m² spa and leisure facilities set within 300 acres in the Angus countryside, opening in 2024. The development will be the anchor around a signature golf course by Irish champion golfer Darren Clarke OBE, alongside a clubhouse and golf academy with driving range, together with 160 houses (including affordable housing) and 10-holiday lodges with expansive views across the Tay Estuary. With the hotel seeking to go beyond the 5* rating, the clubhouse will also be a destination in itself, with an outstanding bar and restaurant welcoming guests and golfers. Client: Angus Venture Ltd

THE LUCULLAN HOTEL Inchmarlo, Royal Deeside

The Lucillan will feature a luxury rural 45-suite hotel and spa situated in Royal Deeside, Aberdeenshire. The hotel and spa, will also incorporate two restaurants, one fine dining and one general restaurant, a lounge bar and a “whisky library”, as well as an additional events barn and yoga studios, to provide a luxurious space for a range of events. To enable the development, 95 homes are also planned for the site at Inchmarlo, near Banchory. Client: Inchmarlo Farms Ltd

GOODWOOD HOTEL Chichester

A series of projects at Goodwood within the 12,000 acre Goodwood Estate. The hotel plays an integral role in Goodwood’s flagship events Festival of Speed, Qatar Goodwood Festival and Goodwood Revival. 3DReid developed a masterplan concept to reestablish an authentic lifestyle hotel within its picturesque rural setting. It aims to enhance the guest experience and connect with the surrounding environment. The proposal draws on the hotel’s sustainable ethos and passion for quality to create a destination that is welcoming and traditional yet luxurious and innovative. 3DReid was also appointed to secure planning permission for the extensive refurbishment and extension of the Hotel which sits within the historic context of the Goodwood Estate and the sensitivities of the wider South Downs National Park. The projects sits within a wider masterplan of the estate which seeks to re-establish the gardens and grounds surrounding the hotel and golf course. The project Includes refurbishment of the existing bedroom stock and bedroom extension to provide 20 new suites, the refurbishment and extension of the spa and wellbeing offer, introduction of world class meeting facilities and the incorporation of new brasserie restaurant and farm shop. VIRGIN HOTELS Mallorca

We developed a Masterplan for 500 hectares of land in Mallorca acquired in 2015 by Virgin. A Master Plan was developed which retained two grand and architecturally individual Finca buildings in their existing format, with sensitive modification and discreet excavations for below ground extensions to provide the necessary facilities required to function as small (25 keys) Luxury Hotels, including Food & Beverage (restaurant & bar) plus Health, Beauty and Spa facilities, with the aspiration to join the small group of Virgin Limited Edition Hotels. GRAND LODGE Dubai

A full concept for Macdonald Hotels & Resorts for a site in Dubai. The brief was for a resort with a Grand Lodge with food and beverage offer, guest suites & apartments, royal suites with private pools, lagoon pool and private beach. Separate buildings would provide spa facilities and private villas. KIMPTON CHARLOTTE SQUARE AND BABA BAR & MEZZE GRILL Charlotte Square, Edinburgh

Located on Charlotte Square in the heart of the New Town, Kimpton Charlotte Square Hotel (formerly The Roxburghe Hotel Est. 1881), is a Grade ‘A’ listed building comprising 181 bed hotel, BABA Bar & Mezze Grill, The Garden Bar, spa and function facilities. Originally 7 Georgian Townhouses designed by Architect Robert Adam in 1791 the project involved a wholesale restoration and a modern extension incorporating 114 bedrooms, spa and function suite was added to the rear of No’s 33-35 in 1999, wrapped around an open central courtyard and The Garden Bar/Bistro. A ‘Cosmopolitan Clubhouse’ feel runs throughout the 3 guest lounges, inspired by the golden age of travel and packed with eclectic pieces of vintage furniture, collectibles and artwork with BABA Mezze inspired by the flavours of the Levant 3DReid completed the full refurbishment of the Principal Edinburgh Charlotte Square with Starwood then following IHG’s acquisition we completed another full rebranding and subsequent refurbishment to the Kimpton Charlotte Square Hotel. THE FISHMARKET NEWHAVEN Edinburgh

The Fishmarket restaurant brings to life an unused portion of the historic Grade B listed Victorian Fishmarket at Newhaven in Edinburgh. An insertion of a restaurant to the front façade, with the relocation of the existing fishmonger to the rear part of a pierside development at Newhaven. 3DReid designed The Fishmarket interiors, developing the concept, interior branding and design for an upscale seafood restaurant along with the architectural refurbishment within this Grade B listed building. The interior reflects the Victorian heritage of the building and surrounding neighbourhood with emerald tiles, brass fittings and soaring rafters. With its huge floor-to-ceiling windows looking out over the harbour and minimalist tiled decor, a classic metal takeaway counter and beyond that, a simple dining room. Outside is all about the view, with fishing boats, the landmark Newhaven lighthouse in the foreground and the three bridges of the Forth. Client:

DOUNESIDE HOUSE ROYAL DEESIDE

3DReid worked with The MacRobert Trust’s exceptional team upgrading the C-listed arts and crafts country house hotel and associated cottages and selfcatering units comprising Douneside House, Casa Memoria, Morven, Gatehouse, Alpha Cottage and Pine Cottage to full 4-star standard. Our team also designed the leisure intervention to the grade C-listed hotel. The brief was to have a modern and contemporary aesthetic, and due to the heavily serviced nature of a leisure, SPA and pool facility, detailed consideration was given to views, façade treatment and acoustics. The completed scheme maintains the country house frontage, whilst enhancing the rear portion of the building with a humble, but proud timber clad extension. Value was added through clever internal space planning, to reduce circulation as far as practicable. Client: The MacRobert Trust

Now under new ownership, we have designed a new architectural model, in tandem with redeveloping the interior design concepts for Village Hotels existing portfolio of 28 hotels, across the UK. The first of these next generation Village Hotels have been completed in Portsmouth, Bristol and Basingstoke and a similar offer is currently being delivered in Eastleigh. We were appointed as concept and delivery architects to undertake an extensive refurbishment of this Grade II listed hotel and spa in Leeds to turn it into a luxury 5-star hotel. Scheme includes design of the reception, lounge, lower gallery, library and dining rooms areas. The extensive leisure facilities include: reception area, spa, VIP treatment rooms, swimming pool, gym and juice bar. Client: De Vere

This feasibility study is for a spa and bedroom extension of the Kasbah Tamadot hotel resort for Virgin Hotels. We worked to provide a sustainable building form which blends into the landscape and is a modern interpretation of Moroccan architecture. Client:

SLALEY HALL SPA Northumberland

New spa, treatment and relaxation facilities, with a strong indoor and outdoor interface, as part of the award-winning Slaley Hall Hotel. The hotel is Grade II listed building set in a stunning 1000 acres estate on the Northumberland moors. The decision to sink the spa into the ground meant that we were able to maintain a respectful balance between the existing site and the new building. It also put forward the opportunity to use a green roof system, which is used as an extension to the lawns. Client: De Vere

Set just off George Square in Glasgow City Centre, our scope is to design the public areas for this hotel within the existing historic building and the adjacent new build. Using brand guidelines but adding our own unique design influences to the scheme, we have developed the concept for reception area, bar, lounge, restaurant, meeting spaces and main stair. Materiality is key to this project and we have spent much time refining the finishes, both in terms of the built elements and the furniture packages. As part of this project we experimented with virtual reality models of the spaces so the client could envisage what the final product would look like and experience the space. HOTEL INDIGO Manchester

Hotel Indigo Manchester is a 4-star boutique hotel that forms part of the IHG portfolio, designed and delivered by 3DReid. The Hotel embraces a fusion of two very different types of building – the historic existing Grade II listed building connected at each level to the new build 14 storey extension. The design sought to connect these two buildings by neither being traditional nor contemporary and there is a seamless flow between them. Drawing inspiration from Manchester’s Victorian and Industrial past the Hotel Indigo Manchester is indigenous to the local area so guests are well aware that they are staying at the gateway to the Northern Quarter. The refurbishment and extension has seen the launch of multiple new public spaces including lobby, reception, flexible lounge spaces, 187 guestrooms and Mamucium cafe, restaurant and bar. CHEVAL GLOUCESTER PARK RESIDENCES London

Extensive refurbishment and remodelling of 98 upper luxury serviced apartments in Knightsbridge. 3DReid interiors team undertook the interior design strategy to upgrade and maintain the high quality luxury offer in line with the Cheval brand and this repositioned offer.

The reconfiguration of the ground floor and basement enabled the creation of a Cinema Room and larger Gym as well as feature ‘Library’ lounge spaces in the east and west wings for guests to meet and relax in, providing a sense of ‘home from home’. Client: Cheval Collection / APML Estates



KM CENTRAL HOTEL THE UNIVERSITY OF EDINBURGH Edinburgh

KM Central is a three star 50 bedroom hotel owned and operated by The University of Edinburgh, offering a quirky ‘left bank’ style interior concept to guests. A former student residence, the building had been re-purposed in the 90’s by the University in-house team to create much needed hotel space for the central Edinburgh market. Working with the University, 3DReid’s interiors team created a bespoke solution to suit the client’s business case, then designed and delivered this vibrant rebranding and interior design concept. The project refurbished an existing inflexible but multipurpose space, used by both students and the general public and addition to renovating 45 hotel rooms and associated spaces. Key to the success of the project was the rebranding and repositioning of the spaces within both a commercial hospitality offering, but also increasing the flexibility of the breakfasting room, to facilitate more productive student use. The space was re-orientated to increase natural light levels and a wider range of seating types was incorporated, with a view to creating varying levels of privacy. The space now operates 24 hrs, serving hotel guest breakfast from early, whilst accommodating students for single or group study, workshops and satellite learning.
