Weekly Report and Newsletter - 25th February 2022 Lancaster Auction Mart: Weekly Sale of Prime Hoggs and Cast Sheep, 21st February 2022 Prime Hoggs Lancaster had just shy of 600 prime hoggs on the market, selling to an overall market averaged of 241p/kg, with stand weights averaging 247p/kg. Standard weight hoggs were in most demand today with heavy weights and other out of specification hoggs seeing slightly less trade but inline with recent weeks.

A consignment of well finished inside hoggs from AG Butler, Hambleton led the way peaking at £141 or 320p/kg, with others from the same home to £140, £134 twice and £131. Texel hoggs from A Birchall, Dolphinholme sold to £136 and £128. Suffolk hoggs from JW Cornall & Son, Bleasedale peaked at £129. The Mule hogg trade peaked at £115 twice from G&K Richmond, Inglewhite. 34.6% of the hoggs forward to day were Horned, on which the majority were light weights, peaked at £104 for Dalesbreds from T&CM Kelsall & Son, Chipping. 38kg Lonk x hoggs sold to £92.50 from A Chard, Roeburndale.

Cast Sheep The trade remands very buoyant for all specification of cast sheep at Lancaster, Texel rams led the way selling to £146 from GF&EE Holt, Chipping. Texel ewes from A&E Clarkson, Thurnham sold to £145 and £142, this was followed by others to £139 from PD Pye, Over Wyresdale. Suffolk ewes peaked at £136 from JW Cornall & Sons, Bleasedale. Plenty of Suffolk and Texel x ewes selling easily in the £120’s. Leicester ewes peaked at £120 from T Ayrton & Sons, Over Wyresdale. Mule ewes topping at £113 from JW Cornall & Sons, Bleasedale, with others to £109 from T Ayrton & Sons, with strong Mule ewes regularly selling in excess to the £100 mark. Horned ewes saw Swaledales peak at £106 from J Bargh & Son, Morecambe with Dalebreds to £90 from FK&F Woodhouse, Scorton.

J36 Rural Auction Centre: Sale of all Classes of Pigs, Tuesday 22nd February 2022 Prime pigs sell to £128 at NWA J36 The fortnightly sale of pigs at North West Auctions J36 once again saw a large number of new and returning customers in attendance from throughout Lancashire, Cumbria and North Yorkshire. Vendors are thanked for pre entering their pigs, which allowed potential purchasers to be more accurately informed of the pigs to be forward at the sale. As a result of this a larger crown of buyers were present, with all classes and types of pigs selling to an improved trade.

The sale peaked at £128 from a pair of three quarter bred Pietrain x hogs from J Stott Jnr, Stainton who sold gilts to the same way bred to £117. C&J Bennet, Out Rawcliffe sold Pietrain x gilts at £110. L&J Tyson, Carnforth sold a Duroc x hogs and gilts at £100. Pence per kilo this week peaked at 114p which was once again achieved by J Stott Jnr, Stainton, with others at 109p/kg from J&L Tyson and Large White x hogs to 107p/kg GM&DJ Pye, Arkholme. Well finished pigs continue to sell to a premium with buyers showing caution of coloured and under finished pigs. All prime pigs today averaged 88p/kg.

A large entry of cull sows sold to a top price of £82 from TA&DH Knipe, Rusland, with others at £75 from S Roberts, Northallerton. Cull sows sold to a top price of 45p/kg again from S Roberts, with other heavy well fleshed sows generally achieving £50-£70 or 25p/kg-30p/kg, with all sold averaging 30p/kg.

The sale concluded with stores and weaners which saw a pen of ten pure bred Pietrains from S Roberts, Northallerton achieve £41, with Sandleback x stores from SP Phoenix, Preston achieving £28, weaners sold to £21 from S Roberts and £16 from RJ&R Holden, Silecroft.

J36 Rural Auction Centre: Weekly Sale of Prime Hoggs and Cast Sheep, Tuesday 22nd February 2022 Prime Hoggs A reduced entry of prime hoggs in junction 36 with just over 600 forward, those who braved the poor reports from the previous days trading being financially rewarded with a much improved trade. All hoggs forward averaging 258p/kg, with handy weights averaging 268p/kg. This included a third of the hoggs being Swaledales, Rough Fells and Dalesbred.

Today saw plenty of pens of handy weighted better bred hoggs selling in excess of the 300p/kg mark, they peaked at 320p/kg for Beltex hoggs from Alistair and Bradley Thompson, Selside. All Beltex hoggs forward averaged 308p/kg. Heavy weight hoggs saw Texels sell to £144 and £139 from Stockdale Farms, Sedbergh. This was followed by Texels to £136 from JL Bird, Flookburgh, £135 from J Twigge, Lindale and £135 from MW&MR Black, Staveley. Plenty more sold in the late £120’s and early £130’s. All standard weighted Texel hoggs forward averaged £118.75 or 271p/kg, with more of these required to help maintain our busy ring of buyers orders. Mule hoggs today peaked at £110 twice firstly from TE, JA & SA Carruthers, Underbarrow, with the same achieved by AR&BJ Thompson, Selside. All Mule hoggs forward averaged £106.05 or 252p/kg. Buyers present keen to bid on the large entry of horned hoggs forward today. Swaledale hoggs peaked at £110.50 from WI&AM Atkinson & Son,

Bleasedale, with others to £109.50 from DR&JE Wood, Bolton. Rough Fells peaked at £109 from TLB&J Knowles, Selside. Standard weighted Swaledale hoggs averaged £103.94, as all Swaledale hoggs forward averaged 240p/kg.

Cast Sheep 350 ewes were forward which once again met another bumper trade at junction 36, with eight active buyers in attendance. Beltex ewes led the way, selling to £158 from John Twigge, Lindale. Suffolk ewes sold to £149 from W Garnett & Son, Milnthorpe. The best Texels achieved £138 from JG&BJ Escolme, Killington. Strong Continental ewes were regularly selling at the £120-£130 mark, with medium Continental bred ewes full of meat were selling at £110-£115. Mule ewes sold to another flying trade at J36, with a top of £118 from WM&JE Shuttleworth, Barbon with other pens to £117 from F&CE Bentley & Son, Shap. All Mule ewes forward averaged over the hundred pound mark. Hill bred ewes saw another keen interest from all buyers with Cheviots selling to £118 from Stockdale Farms whom also Rough Fell ewes to £114. Swaledale ewes topped at £94 from TMW&H Hodgson, Ulverston with others to £90 from J&J Huck, Burneside. The best Swaledale ewes were regularly selling at the mid to late £80’s. An overall averaged of £60 for 150 Swaledales sold. Herdwick ewes topped at £94 from WL&FD Richards, Beckside.

20 cast rams were forward with trade not letting off from the previous weeks. The trade topped at £176 twice from WL&FD Richards, Beckside for a Cheviot and Leicester. A Swaledale tup achieved £128 from WI&AM Atkinson & Son, Bleasedale.

J36 Rural Auction Centre: Fortnightly Sale of In-lamb Sheep & Store Hoggs, Thursday 24th February 2022 Strong trade for store and breeding sheep at North West Auctions – J36.

This popular fortnightly sale commenced with a consignment of in lamb Mule ewes and shearlings on behalf of Caley & Mitchinson, Troutbeck. Shearlings scanned with twin’s due end of March to the Texel ram sold too £175, with one crop ewes achieving £150 and aged Mule ewes selling at £140. A large crowd of buyer’s ring side were keen to secure additional breeding stock, with many leaving empty handed. Please advise the office with entries for the next sale on Thursday the 10th March.

Store hoggs saw an overall market average of £79.63, with a large portion of todays sale beening small to medium hill bred hoggs. Well grown hoggs continue to attract keen attention from buyers eager to take advantage of the current abundance of grass. The sale peaked at £125 for a pen of Beltex x hoggs from Holgate Caravan Park, Carnforth, with others at £115 from BJ Bowness, Kendal. Texel x hoggs sold to £112 from DM & D Cook, Ulverston and HM Hodgson, New Hutton. Suffolk X hoggs sold to £108 again from DM & D Cook, Ulverston.

Mule hoggs sold to £102 from RJ & OB Simpson, Longsleddale with others at £97.50 from WJ & I France & Son, Chipping.

Hill bred hoggs sold to £95 for Cheviots from SJ Middleton, Sedbergh. Swaledale sold to £86 from WJ& I France, Chipping and Scotch Blackface to £100 from HM Hodgson, New Hutton.

Medium hoggs generally sold around the £68-£85 mark, with the smallest hoggs a more selective trade.

Lancaster Auction Mart: Sale of Calves, OTM's and Store Cattle - Friday 25th February 2022 Calves & Stirks Lancaster saw the weekly sale of calves, plus the monthly sale of stirks. The consignment from FW Rhodes & Son, Ellel led the way for British Blues to £450 and heifers to £410. The consignment from J&G Thornley, Kirkham saw British Blue bulls to £400 with others to £380. The consignment from JM&MH France & Son, Littledale sold British Blue Bulls to £400 and Aberdeen Angus bulls to £390. Plenty of beef calves today regularly selling in the £300’s. Holstein Friesian weanling bulls sold to £210 from RE&P Miller, Barnacre, with six week old Friesian bull calves to £165 from Messrs Jones, Cockerham.

Stirks met big demand today, as eight month old Aberdeen Angus bullocks led the way selling to £845 from JR&J Webster, Halsall. Next call at £800 was seven month old beef Shorthorn bullocks from E Lund & Son, Ingleton.

Aberdeen Angus bullocks peaked at £770 from WJ&E Woodhouse, Nateby. Seven and eight month old Hereford bullocks sold to £760 from R&A Jolleys, Cabus. Nine month old British Friesian bullocks sold to £550 from R&J Parkinson, Preesall.

A much improved heifer trade, especially for the native heifers saw Herefords at eight and ten month old selling to £775 from E Lund & Son, Ingleton. Aberdeen Angus heifers at seven to nine month old sold to £660 from SE&J Gorst, Littledale. We have plenty of enquires for buyers looking for stirks as spring creeps nearer.

Store Cattle The store cattle trade continues to go from strength to strength, with Lancaster boasting some fantastic prices, once again proving the place to sell short keep store cattle. Limousin bullocks from TJ Lloyd Farm, Settle led the way selling to £1620, also achieving the £1600 mark was Mrs H Chapman & Son, Middleton with a British Blue bullock. The next call was £1570 for a Charolais bullock from H Morgan, Stalmine whom also sold Limousin bullocks to £1460. A large quantity of strong short keep Continental bullocks regularly sold in the £1400’s. Native bullocks are always good to sell at Lancaster, topping at £1500 for an Aberdeen Angus from A Kirby & Co, Pilling.

Hereford bullocks peaked at £1400 from J&JM Walmsley, Pilling.

The heifer trade peaked at £1520 for a Charolais from EW&A Bradshaw, Stalmine who sold Limousins to £1400.

This was followed by British Blue heifers to £1460 from M Shepherd & Son, Pilling who had others to £1390. The next call at £1360 was a pen of six British Blues from FI&ME Little, Kendal. Native heifers peaked at £1350 for Aberdeen Angus’s from T Taylor, Woodplumpton, followed by £1310 from J Oddie & Son, Bolderstone.

Dairy bullocks saw Black and Whites sell to £1370, followed by Montbeliardes at £1310 from H Hesketh & Sons, Longton as other Holstein bullocks sold to £1280 from K&DE Woodhouse, Ellel.

A larger number of bulls forward today met plenty of demand selling to £1160 for Limousins at nine to ten months old from FK&F Woodhouse, Scorton.

OTM Cattle The cast cow trade fly’s high at Lancaster, with a very impressive overall market averaged of 169p/kg. Young Continental prime bulls sold to 244p/kg or £1283. OTM steers continue to be in big demand, with Limousins to 239.5p/kg or £1544 from H Chapman & Son, Middleton. British Blue bullocks twice sold to 219.5p/kg, grossing £1338 from T&E Burrow, Slyne and £1360 from R&J Dodgson, Natland. Holstein Friesian bullocks sold to 184.5/kg or £1568 from I Atkinson & Son, Warton. OTM dairy heifers continue to be in demand at Lancaster, they peaked at 204.5p/kg from J Huddleston, Brookhouse grossing at £1472. Others achieved the same p/kg from JR Newsham & Son, Conder Green grossing at £1421. Plenty of OTM dairy heifers sold around the 200p/kg mark. Ten year old British Blue cows sold to a top of 219p/kg or £1490. Limousin cows sold to 217.5p/kg from Matson Farms, Windermere. Dairy cows peaked at 187.5p/kg or £1593 for a Holstein from J Hogarth & Son, Slyne. Some impressive prices for dairy cows today saw them sell to £1457 from AW&AM Park & Sons, Ellel, £1439 from T Taylor, Woddplumpton, £1434 from J Hogarth & Son, Slyne, £1409 from Lawsons Farm, Cockerham and £1399 from AW&AM Park & Sons, Ellel. Many more sold in excess of the £1300 mark.

Conversion of outbuildings and barns Do you want to be a landlord and have other businesses working around you?

There is a permitted development right that enables farms to convert buildings for business uses.

This is known as Class R. Class R allows change of use from an agricultural building (and land within its curtilage) in England to flexible commercial use as follows -

Shops

-

financial and professional services

-

restaurants and cafes

-

business storage or distribution, including internet sales

-

hotels assembly and leisure

So if you would be willing to have an office or hotel or storage in your buildings this might be an ideal permitted development option for you.

However, certain criteria must be met: • The subject building needs to have been solely in agricultural use on the 3rd July 2012 (or when it was last in use).

• If brought into use after 3rd July 2012, it must have been maintained in that use for a minimum of ten years.

• The total cumulative floor area of the existing building(s) – within the planning unit – which have changed under Class R rights, must not exceed 500m².

• The building(s) must not be: • a listed building (or within the curtilage of a listed building) • a scheduled monument (or part thereof) • form part of a (or be located within) a safety hazard area • form part of an explosives storage area • It can however be in a National Park, AONB, Conservation area etc.

The building does not need to be redundant.
