elcome to Issue Four of Signature Style! One of the many highlights as guest editor of this issue has been talking to Signature Homes clients who are now living in their dream home. When I asked what ‘dream home’ meant to them, the answer was about much more than aesthetics. Yes, a dream home should look how you want it to, but it also needs to work how you need it to. It should feature a clever layout that brings people together, yet gives them space to be apart, and a connection to the surrounding landscape that enriches the owners’ lifestyles. It should provide peace of mind by being a warm, healthy, smart home that’s futureproofed for family living. Building a home is a big decision, especially financially, and I’ve seen plenty of new builds and renovations that blow out. However, the homeowners in this issue commented on how great it was to know exactly where they stood throughout the whole process – transparency when it comes to cost, timelines and guarantees. I’m also impressed at the variety and creativity of architectural options on offer. Background

When Emma and Andrew Buttimore talk about “the farm”, they’re not just describing their tranquil 10-acre section. They’re referring to the wider 500 acres in Matangi, east of Hamilton, that’s been in Emma’s family for more than a century. She grew up on the land and her mum, dad, sisters, brother, uncles and cousins all live here too. A family focus is important to the couple, and it’s something their kids are destined to inherit. “In the mornings, I open the bifolds,” says Emma. “There are tractors and motorbikes going by and Poppy and Franco run out and greet Grandad every day.”

The brief

Until a few years ago, Andrew and Emma were living in a farm cottage of about 60sqm. With the arrival of son Franco, they quickly outgrew the modest dwelling. “We decided we wanted somewhere we could live for a long time and where our kids could grow up,” says Andrew. Open-plan living was a must for family gatherings and the eye-catching exterior was something they agreed on early. “It had to be black and it had to be balanced.”

Planning

Andrew and Emma opted for a Design & Build home, rather than a predesigned plan, and put their heads together with a Signature Homes in-house designer to create exactly what they wanted for the right price. The finished product, dubbed Tamahere, is now available as part of Signature’s Design & Build Collection and can be customised to suit location, lifestyle and budget. The couple still have plans to add their dream landscaping and there’s talk of building a smaller home of about 70sqm next door. “It’s something people are doing as a way to accommodate family,” says Andrew. “Others are looking at building for Airbnb, especially in beach and rural areas.”

Design

Spacious, light and airy, the family-friendly home enjoys great flow. Devised with entertaining in mind, the spacious open-plan kitchen, living and dining area rests under a high raking ceiling. Extensive glazing keeps the space open to the outdoors. “Having a home with big windows was really important,” says Emma. “Living on the farm and having outside coming in and vice versa. It’s tranquil.” Glazed bifold doors link the open-plan to the portico – the perfect place to enjoy a meal while watching farm life pass by. The second lounge, as well as the master and guest bedrooms all open to the outdoors. 18 — HOMES

Layout

A perfect balance of social spaces, functional utility areas and quiet retreats, the home is arranged in a loose H-shaped layout. The lefthand wing houses the master sanctuary with walk-in wardrobe and ensuite, plus laundry, garage and workshop. The right-hand wing houses two children’s bedrooms, a family bathroom, separate toilet and guest room. Living spaces dominate the central volume. The kitchen is a key feature. The couple originally intended to add barn doors to the scullery, but they liked the way it allowed the cook to socialise, so they left it open.

“A classic relaxed feel with a bit of glam.” That’s how Emma describes the home’s light, chic interior design, which makes use of lots of linen and warming wood. A neutral palette of whites and greys is elegant yet simple. The decor is in tune with both a love of entertaining and relaxed family life. “Our lives are so busy, I wanted to come home and be able to really relax and enjoy it.” Carpet and tiles provide the bulk of the flooring. Modern polished concrete doubles as a playground through the open plan. “Andrew and Franco like to skateboard on it,” she says. “That kind of thing was really important.”

Exterior

They couple chose painted cedar cladding and corrugate roofing. “We wanted the linear look, and the cedar is random widths which gives variance,” says Andrew. While there’s only one fireplace inside, a trio of chimney structures neatly echo the home’s three volumes. “Aluminium box frames on top of the chimneys give the house a bit more of an architectural feel and a bit more height,” Emma explains. 19 — S I G N AT U R E ST Y L E


The build

Construction required some skilled juggling and smart time management. “Trying to build a house and run a business at the same time is quite stressful,” says Andrew, whose clients always took priority over his own build. “To schedule ours in was a bit of a journey but we got there in the end.” The experience for Signature Homes clients is a smooth one, he says. “We take the stress out of it – there are people taking them through every step of the Design & Build journey.”

What is a house plan?

A house plan is the design for a layout of a home. It doesn’t include any decor or materials and is more about providing a template for a style of living. Signature Homes offers a range of pre-designed house plans that you can choose from as a template for your dream home. Choosing the right plan will depend on a number of factors, such as the size of your family, the characteristics of your site and the things you love doing in your spare time.

Why build off a plan?

House plans are a great way to understand how a home can be designed and laid out in different ways. It can also help speed up the design process if you find a plan you like that fits on your section. Many of our clients tell us they wish they had gone to our website before spending money with an architect because their ideal plan was already there! A plan is just a starting point, particularly with our Pacific Collection, where most clients choose to make some or many changes. Our clients have full control of every design aspect that goes into their home, from kitchen layout to flooring choices, tiling and paint colours, and every home we build is different, just as each of our clients is different. Whether it’s adding extra space in the garage for the boat or rearranging the kitchen cupboards, it’s all up to you.

We have built thousands of homes across New Zealand so we know what works, and our teams across the country are in touch with local trends, which means we have lots of choices available. How do I know what plan is right for me?

Our New Home Consultants are experts at finding the perfect home for you. They’ll get to know you, your interests and lifestyle, where you see yourself in the next five to 10 years, and so on, in order to find you the right living solution. We also recommend you visit one of our showhomes or take a virtual tour online. This is the best way to see how a plan works in real life, as well as the quality of the build. Building a home isn’t easy and the process is different for each and every home we build. The one thing that’s always the same is we are with you from the first point of contact right through to handing over the keys, so we go on the journey together.

5 What does a house built off a plan include?

Whether you build using one of our plans or we design you a home from scratch, you will be provided with what we call a Total Cost To Build. This will include everything you need to move into your home once we hand over the keys. All aspects of the design, consents, construction and internal fixtures and fittings of your home are included in this estimate. So when you sign a build contract, you’ll be receiving everything you need to move in. On some sites, such as steep sections or reclaimed land, there may be additional engineering requirements and costs, and these can’t be fully determined until we start work on the site. In most cases we are able to provide quotes for the siteworks so we can determine how much of your budget is required for your siteworks, and what budget you have available for the build.

6 Can I customise parts of my plan such as the kitchen layout?

Yes! We provide a variety of experts for you to consult at different steps in the design process. We have a number of local and national suppliers who can help with different parts of the home such as kitchen layout, interior design choices and bathrooms, plus our New Home Consultants and in-house designers are with you every step of the way to help with these big decisions.

Will it cost extra to make changes to my plan?

This depends on what the changes are and at what part of the journey the change is made. We have pricing on some plans to provide guidance for our clients so if you change those plans, sometimes this can impact the cost of building the home, but we are completely transparent throughout the process. We have systems in place to show how any changes can impact the cost for everyone so there are no nasty surprises down the road.

Which are the most popular Signature plans?

Out of our four collections we have a number of popular homes that get lots of hits on our website. From our Design & Build homes, the Tamahere (see page 16) is popular, as is the Karaka and the twostorey Wellesley. In our Pacific Collection, four-bedroom designs with two or three bathrooms, a double garage and a butler’s pantry are popular, and we have a number of plans that fit the bill including the Sandy Bay, Tafua and Rakino. Our Aspiring Collection (page 68) was driven by the trend towards open-plan spaces and smaller footprints, and this new collection is seeing a lot of interest. Our Smart Collection is our most efficient in terms of cost and has several options under 200 square metres; our most popular plans are Heron (page 76), Weka (page 88) and Kahu.

Can Signature Homes help me draw up my own plan?

Absolutely. Signature Homes started in 1983 as a house design and build company, and we still work with in-house designers to create unique homes to suit our clients’ budgets. We found many clients were asking for similar styles of homes, so took our most popular plans and turned them into plan collections to make it easier for families to start with a template, then add their personal touch. However, custom design and building is still a big part of our business, as some sites require an architecturally designed home, and many clients have unique needs. We take a holistic approach to the design process and keep our clients involved and engaged at every step of the journey.

10 What are the most exciting trends you’re seeing in house design?

We are seeing a lot of changes in what people are looking for in a new home. In Auckland there is a growing need for twostorey and terraced homes with efficient design for smaller sections. We are also getting a lot of requests from clients looking to add extra living spaces and kitchenettes, sometimes to accommodate parents continuing to live with the family, children living at home for longer, and people looking for additional income. As the kitchen has become the heart of the home, we have seen more floor space given over to this area, and we don’t build many homes without a butler’s pantry of some description. Similarly, ensuites and bigger master wardrobes are becoming must-haves for our clients. With an evolving focus on devices and entertainment, we are also designing more and more work stations in living areas and media rooms or versatile spaces that can be closed off through the use of sliding doors.

Background

“We loved the location but had outgrown the house,” Emma Palmer says of the modest 120sqm dwelling that originally rested on her family’s section in Moutere, near Nelson. She and husband Dean had raised their kids in a small, three-bedroom 1950s home on the property. “We originally thought we would extend and renovate our old house,” she says. But after going through the planning process with Signature Homes Nelson, and calculating the costs, she and Dean agreed that starting over was a much better option.

The brief

“We have a rural elevated north-northwestfacing site overlooking the Moutere estuary and the Tasman Sea,” explains Emma, so taking advantage of the sun and serene outlook was essential. More space, including improved storage and garaging, was also high on the musthave list. As was a layout that allowed everyone to come together for shared moments and retreat to their own quarters for quiet time. The new, more family-friendly set-up needed to position the master suite away from the other bedrooms, and the children were ready to have free rein over their own wing with a separate lounge. And it all needed to happen on their current section.

Exterior

“We chose a dark grey brick for the majority of the cladding, as we both wanted a black or dark house,” says Emma. “Brick fitted the bill for a low-maintenance cladding.” A dark grey Colorsteel roof was selected to complement the main cladding. Recessed sections of horizontal cedar offset the brick and sit well alongside the warm wood of the decking. Alfresco dining is a breeze on the large deck that flows off the kitchen-dining space. Complete with in-built seating, this space basks in all-day sun. A second east-facing deck receives the morning sun and is home to the barbecue and its own built-in seating. Large steps to the lawn double as extra seats.

Planning

The planning process was surprisingly straightforward. Having a clear idea of what they wanted helped, says Emma. “Over a few nights, Dean and I drew up a new floor plan, based on a very simple gable roof line and a layout that we thought would suit our site. The original floor plan that we drew up ourselves really didn’t change,” she tells. “We had the advantage of having lived on the site and knew exactly where we wanted our views and the sun.” The couple also made a visit to Signature Homes’ Nelson showhome and were impressed with what they saw. “We met New Home Consultant Dominic Mold, who was able to answer all the questions we had at the time,” says Emma.

Design

The spacious pavilion-style home is extensively glazed, creating a naturally light and open interior with a strong connection to the outdoors. Thanks to a glass front door, the outlook strikes before you even set foot inside. “You immediately look straight through to the great view,” says Emma. Sliding doors provide lovely flow to two generous decks from the open-plan living space. A high gabled ceiling sends the sense of space through the roof in this entertainer’s domain. “A large boardformed concrete chimney is the centrepiece of the main living area,” says Emma.

Layout

The home is comprised of two gable volumes – one long, one short – laid side by side. The smaller volume houses the private master sanctuary with ensuite and walk-in wardrobe. It also features a laundry, WC and double garage. The larger volume contains the spacious open-plan kitchen, living and dining area, plus the bedroom wing with three bedrooms, separate lounge and family bathroom with bathtub. “The kids have their own space which can be divided off from the rest of the house by a large oak barn door,” Emma explains. “It works really well as there is regularly Lego completely covering the floor in their lounge!”

Emma describes the style as “a mixture of coastal/farmhouse with a touch of industrial”. Engineered oak flooring lends the home natural charm and warmth, flowing through the entrance, dining and kitchen areas. The material ties in nicely with the external decking and cladding. “Building a new home has its ups and downs,” reflects Emma. “Because we had lived on the property for many years already and knew we would be here for many more, we felt very invested in the whole process and were very involved. We had a great Project Manager, Eric Hall, who very competently helped us achieve our vision.”

GUARANTEES

Signature Homes provide the best building guarantees in New Zealand, to give you peace of mind during your house build and after the keys are handed over. Find out more about what they are and how they work

What is the Comprehensive Guarantee Programme?

Signature Homes offer independently bonded building guarantees for protection during the build and after the completion of a client’s home as set out in their Guarantee Documentation provided soon after the building contract has been signed. The Guarantees are exclusive to Signature Homes and give our clients more protection than any other in New Zealand. The Guarantees cover not only home completion, but other aspects including weathertightness, structural and non-structural defects. These guarantees are indemnified by RIL (Residential Indemnity Ltd), a company set up solely to underwrite the guarantee. RIL is independent from the Signature Homes Franchise Builder who you contract to build your home. 34 — QUESTIONS

What are the differences between RIL’s Home Completion Guarantee and other ‘completion’ guarantees?

Other building guarantees have set limits in relation to the total amount that can be paid out for loss of deposit and/or non-completion, and some have excesses to pay on any claim. This means that the difference in the claim limit set by the guarantee company and the actual costs to complete the home then need to be paid by the client. RIL’s Home Completion Guarantee has no set limits around how much any client can claim. Should there be a problem, RIL simply guarantees to finish the home as per the building agreement – at no extra cost to the client. There are not any excesses to pay on any claim made against RIL’s Guarantees.

When do the guarantees start and finish? The

loss of deposit and completion aspects of the Comprehensive Guarantee Programme come into effect from the date your application is accepted by RIL (usually within two weeks of your building agreement becoming unconditional) and the cover remains in place until the Practical Completion of your home. The structural, weathertightness and non-structural defect guarantees apply from the Practical Completion of the home. Non-structural defects and maintenance issues are covered for two years and structural and weathertightness defects are both covered for a period of 10 years from Practical Completion.

Should a claim need to be made on the Home Completion Guarantee, what is the maximum cover?

The maximum cover available is the cost to complete the home (if any) over and above the remaining progress payments that are to be made under the building agreement. The provided cover is based on the home being finished as per the plans and specifications in the original building agreement, and any subsequent variations.

What is the financial strength backing the Home Completion Guarantee? The Home Completion

Guarantee is backed by a performance bond of $1 million issued by ANZ Bank New Zealand, plus significant cash reserves. The performance bond and cash reserves are independently audited by Deloittes on an annual basis to ensure the bond and cash reserves are adequate to cover any potential claims.

Are the guarantees transferable to the next owner of the home? Yes

they can be repeatedly transferred at no cost, unlike many other building guarantees.

If our Signature Homes Franchise Builder did fail, who would finish our home? In the unlikely event this did

Can my solicitor take a closer look at RIL’s Guarantee Programme?

Absolutely, we encourage this. Your solicitor will be able to confirm that RIL’s Guarantee Programme stands up very favourably when compared with others on the market.

Are there any conditions or general exclusions I need to be aware of? Yes, for things that are

generally out of Signature’s control, such matters as landscaping, materials supplied or work performed by others, acts of God etc. These are similar to other insurance policies and guarantees, and are covered in the terms and conditions of the Guarantee document.

Background

The original abode on Mey and Robert Brouwer’s Te Atatu Peninsula site was a far cry from the contemporary, beach-style residence that resides there today. “It was Mediterranean style with a plaster exterior,” remembers Mey. “It had a terracotta roof, turquoise joinery and was painted a pinky colour.” The couple considered recladding and renovating however they discovered the cost to fix potential water-tightness issues could be around $500,000. As a more cost-effective choice they opted for Signature Homes’ Knock Down & Rebuild service which demolished and removed the original home, replacing it with Mey and Robert’s dream Design & Build home.

Planning

The brief

“The layout wasn’t great for the family and there wasn’t a lot of light,” explains Dean Pritchard, a Franchise Partner who owns Signature Homes West Auckland. “The Brouwers got us in to do a Knock-Down & Rebuild and design a new house that suited their lifestyle.” Mey explains, “Having lived in our old house for 12 years we had a really good idea of what we wanted in our new home so this helped when we started working with Signature Homes”. The couple wanted improved open-plan living, a better connection to the alfresco living spaces, and a bona fide home cinema. “Robert put the layout we wanted on an Excel spreadsheet with rooms and measurements, gave it to Signature Homes and said, ‘This is what we want,’” says Mey.

Armed with Robert’s initial vision, Dean and the team at Signature Homes were able to take the basic concept and turn it into something special. “Robert had done a bit of a sketch of a layout which formed the basis of our design,” remembers Dean. “We added higher doors to let light in and open up the whole living area. They’d included some brickwork that we carried through the entranceway. And we added a floating timber staircase that went up to the next level which is a big feature in the entrance.”

Design

The new five-bedroom home is light, spacious and contemporary. “It’s like we’re on holiday permanently,” says Mey. A fully ducted air-conditioning system keeps the home perfectly temperate year-round, while an Escea gas fireplace delivers added warmth and ambience in winter. Masses of glass has opened the living spaces up to the pool and alfresco areas. “The whole side of the house is glass,” says Dean. “Robert and Mey can sit in the open-plan interior and be watching the kids in the pool.” The piece de resistance for the family is their home cinema complete with La-Z-Boy recliners, tiered seating and full black walls and ceiling. “We do movie night about once a week with the kids. And it’s great if they have friends over,” says Mey.

Layout

The front door opens into a wide hallway which leads past the floating timber staircase into the open plan. On the ground floor, you’ll find a double garage, guest bedroom, separate toilet and shower (ideal for pool users), movie room, butler’s pantry and laundry. Outdoor living includes a large pool deck, plus a barbecue/dining deck with louvered roof that’s perfect for entertaining. The upper floor features a separate kids’ lounge with a computer and desk, four bedrooms, including the master with ensuite, a family bathroom with bath and shower, separate toilet and large storage cupboard with floor-to-ceiling shelving.

Interiors

“We’ve used a lot of blacks, greys and whites,” says Mey of the home’s classic, elegant palette. The light laminate flooring is not only in keeping with the colour scheme, it’s family friendly too. “The kids can come straight in off the deck from the pool and into the dining area. The previous house was all carpeted so not ideal for swimmers.” Carpet does have its place though, adding luxury in the all-black movie room. Mey has also painted the mahogany red dining table black to anchor the open-plan space.

Exterior

The new home features white weatherboard on the top storey and concrete blocks on the lower. “We went for traditional pine weatherboards because of our previous plaster experience,” says Mey, adding that the blocks provide a nice indoor-outdoor connection, running into the entrance hall. With black joinery and Longrun Colorsteel roof, the exterior ties in nicely with the interior palette. Improved outdoor living is a blessing too. “The kids have birthday parties around the pool,” Mey tells. And there’s also an undercover spa pool complete with TV, which is fixed to the generous pool storage building.

The build

The Knock Down & Rebuild service offers expert guidance on all aspects of the project, from permits and costs to advice on Auckland’s Unitary Plan. The family rented nearby for a year while their home was being built which allowed them to keep a keen eye on its progress without the stress of project managing the build. And thanks to Signature Homes’ Guaranteed Completion Date they were moved in and unpacked in time to put on family Christmas at their place. “It’s so great seeing all the things you wanted become a reality,” says Mey. Dean counts the Brouwers as dream clients. “These guys were great to work with. They had open minds and there was a real team feel around the build,” he says. “At the end of the day, we want to give our clients a house that they’re going to fall in love with and feel they had a real hand in building.”

+ Spend plenty of time getting into the detail, specific dimensions; make sure it’s going to work. It’s very difficult looking at pieces of paper which are one-dimensional. We got a walk-through video done by Signature Homes which really helped. + Upgrade where you can, especially things like lighting, power sockets, TV/data points etc. These are very difficult to do once the Gib is on. + Have plenty of storage space. We love our huge linen cupboard (room) and storage cupboards in the garage.

How much does it cost to build a Signature home?

However, every family is different and the perfect home for you may require tweaking or different consents from your local council. There are also regional differences for building homes, based on Building Code requirements for the region, and every section is also different and requires various site works that will impact the total cost to build. The great thing is that once you’ve moved through our design process, you will know exactly how much your Signature home is going to cost upfront prior to signing a build contract, and that price is guaranteed.

What deposit do I need to build a Signature home?

You can build your own Signature home with as little as 5 percent* deposit. What is construction finance?

Construction Finance is similar to a mortgage but is used to fund the building of a home. There are different progress payment schedules and conditions which can be negotiated with a specialist construction finance lender or your bank, and each lender’s offering is slightly different. Because a new home build is built over a period of time you should only ever pay for work once it has been completed at pre-agreed stages of the build. This ensures the builders get paid regularly (progressively) through the build and also that you only draw down funds as required. Once the build is completed and the final payment is made the end sum is then generally moved into a standard mortgage arrangement. It’s best to discuss your options with your bank or broker as our clients often negotiate their lending depending on what they can afford, to continue to pay rent or the mortgage on an existing home.

Can I afford a Signature home as my first home?

House-and-land new-builds are exempt from the New Zealand Reserve Bank’s Loan-to-Value Restrictions (LVR), which means first-home buyers can obtain finance with a smaller deposit than the 20 percent typically required. Paul Bull, CEO of Signature Homes, thinks home and land packages are a great option for first-home buyers. “That’s a home that is built to modern building standards,” he says. “It’s well insulated, dry and warm and all the electrics are new – that means lower electricity bills, healthier homes and healthier families.”

Can I pay rent and pay the loan for my new home at the same time? This depends

on your financial situation, however while banks generally require a minimum 20 percent of an existing property’s value as a deposit, that requirement may be much lower for new builds. One thing to remember is that you pay for your new home as it is being constructed, so you aren’t paying for the full amount of the build during the construction of the home, and the payment schedule is laid out in the building contract so you can plan for the payments as they come up throughout the project. If you would struggle

with making construction loan repayments and rent at the same time, then NewBuild Home Loans offers a construction loan where you don’t need to start your mortgage repayments* until you move in. How much do all the added extras cost? As part

of the work we carry out to provide you with a comprehensive quote and to ensure you get everything you want in your new home, the Signature Homes design team will consult with you to finalise important details regarding design, claddings, colours, fixtures and fittings. At your request, we have expert interior designers and colour consultants on hand to provide assistance. Once the detailed price and design work has been completed, the fixed-price quote, specifications and final drawings will be presented to you for sign-off. These documents will include detail about exactly what your new-home investment will be, along with a comprehensive list of everything that is included.

How do I know the quoted price of my home is accurate? We have been

building homes for Kiwis since 1983 and we believe we have a responsibility to provide clients with a quote based on facts, not guesswork. In order to reduce the risk of price escalation prior to signing a building contract, Signature Homes will request a small investment from you for our Plan Deposit Service – generally one percent of the build. This investment is there for your protection as it allows Signature Homes to thoroughly investigate every single cost that is likely to be incurred during the construction of your new home (including an estimate for site works, landscaping and decorating), before you commit to building with us. Can I keep my existing home as well as building a Signature home? Banks

often won’t use equity from an existing home to fund a new home loan, which doesn’t work for clients who want to keep their current home as an investment, or keep it long enough to avoid needing to move their family twice. In the right circumstances your broker or bank may be able to fund up to 100 percent of the land and build using only equity in the existing home. With NewBuild any rental income on the existing home can be used to offset the loan. The NewBuild approach also allows an investment property to be 100 percent geared for tax purposes. Banks are normally unable to do this for a new home.

A real crowd-pleaser, this stunning pavilionstyle showhome is ready to adapt to its owners’ needs. “The original idea was to have a home that was somewhat modular,” explains Simon Bixley of Signature Homes Nelson. The basis of the design is in its separate volumes for bedrooms and living. But, says Simon, “It can be easily manipulated to add a bedroom or swap a living area without changing the shape too much.” And while it’s happy to adapt, this showstopper also has a strong sense of character – the shape, cladding, tile selections and a higher level of specification make it a real standout in the market.

Glazed bifold doors frame lush greenery, turning the bathroom with freestanding tub into a resort-style sanctuary. Likewise, the kitchen splashback is a window which peers onto a native garden.

Simple, elegant and modern at its core, this home is full of surprises. It’s a great example of how you can add your creative twist to a Signature Home. THE BUILDING CODE

Familiarise yourself with some key points of the Building Code, a set of 35 technical clauses which the design and construction of homes in New Zealand is required to adhere to

The level to which you must insulate your home depends on where you live in New Zealand. More insulation is needed for homes in colder climates. The Building Code divides New Zealand into three climate zones: Northland and Auckland, rest of the North Island excepting the Central Plateau, and the Central Plateau and South Island. “Insulation and warmth is vitally important to customers,” says Wilson Hawes, National Operations Manager. “We’re committed to ensuring that we’re using the right levels of insulation. But at the end of the day, the most important thing to us is good design. A properly designed home that’s positioned on its site to maximise exposure to the sun is the best way to ensure a warm, healthy home.”

Windows

The other important aspect of building a home that’s insulated from the elements is window technology. The Building Code specifies that all windows are double glazed and details ideal proportions of window area to wall area. Wilson says this is an area of exciting potential developments in house technology. “Windows have come a long way recently. We’re seeing significant improvements in window frame and glass technology with the likes of thermally broken windows (windows that insulate the external and internal aluminium frames), locally designed uPVC windows and nextgeneration Low-E glass types. Use of these products either as part of a window system, or together for maximum effect, result in vastly improved insulation values and reduced condensation while also keeping homes cooler in summer.”

Durability

The Building Code requires that structural elements – supports for walls, floors, roofs – continue to conform to the performance requirements of the Building Code for at least 50 years with normal maintenance. Elements that are moderately difficult to access and replace, for example, plumbing in subfloors or cladding, have a minimum durability requirement of 15 years with normal maintenance. Easily accessible elements, such as surface coatings, linings and services, have a minimum durability requirement of five years with normal maintenance.

Earthquakes

Since the 2012 Christchurch earthquakes, the Building Code has been updated to strengthen requirements for the resilience of homes to seismic activity. Buildings, building elements and siteworks are required to withstand earthquake forces during construction or alteration, and throughout their lives. Wilson says Signature Homes works with experts to ensure these requirements are met on all their builds. “Since the Christchurch earthquakes, we now work with a range of technical consultants through the design and delivery processes to ensure compliance. We also work with builders, designers and specialist trades who are LBP (Licensed Building Practitioner) qualified. It’s about doing things right and getting the right people to do it.”

Ventilation

There are six Building Code clauses related to protecting people in and around buildings from fire. These include avoiding fires starting in the first place, preventing the spread of fire, assisting in escape from a building that’s on fire and making it easier to fight fires and rescue anyone trapped.

The Building Code requires spaces in buildings to be provided with adequate ventilation consistent with their maximum occupancy and intended use. It sets out provisions for outdoor air and extract ventilation. It ensures systems are maintained against bacteria, pathogens and allergens. It requires ‘products’ (such as cooking fumes, moisture, or gases) to be removed for other people’s comfort and the protection of property.

The Building Code contains detailed clauses related to controlling levels of moisture both inside and on the outside of your home. Buildings must be constructed to avoid fungal growth and excessive moisture in habitable spaces, bathrooms, laundries and other spaces where moisture may be generated or accumulate. External roof, wall claddings and external openings should prevent external moisture from causing undue dampness or damage.

Adequate provision of both natural and artificial light is laid out in the Building Code. All habitable spaces are required to have adequate windows for natural light and visual awareness of the outside environment to safeguard against illness and isolation. Requirements for artificial light are more concerned with lighting to allow safe movement, particularly in exitways, access routes and common spaces within buildings.

Waste

Buildings must have space and facilities for the collection, and safe hygienic holding prior to disposal, of solid waste arising from the intended use of the buildings. Detailed clauses cover the provision of adequate plumbing and drainage that will safeguard people from infection or contamination of their water supply. The code sets out requirements for the construction of plumbing systems and protects against loss of amenity due to odour or accumulation of offensive matter from foul water disposal.

Building more efficient homes is an overall objective of the Building Code and is encouraged throughout its framework. The code requires enclosed spaces where temperature or humidity are modified to provide adequate thermal resistance and to limit uncontrollable airflow in certain buildings. It also sets out physical conditions likely to affect energy performance, and requirements for hot water systems, artificial lighting and HVAC systems. These requirements make homes cheaper to heat and cool, thereby making them more efficient and kinder to the planet.

The brief

Background

Mike wasn’t shy about putting down on paper what he and Jo wanted from their new home. “You’ll probably laugh, but I prepared a 15page brief,” he says. Rather than describing how they imagined the home visually, the couple focussed on how it would serve their lifestyle. “It was more about who we were,” Mike explains. “We wanted to let the designer get a feel for us as people and the functions we wanted to achieve in the house without telling him what we wanted it to look like.” They knew they wanted a separate master wing and guest wing, a strong connection to the rural setting and something that would serve them well for at least 25 years.

Raising their blended family under one roof in Manurewa, Mike Dane and Jo Mott were eventually faced with an empty nest – and the opportunity to build the home they’d always dreamed of. “Jo and I got together 10 years ago,” Mike explains. “We’d both been married before and Jo moved into my family home. It always felt like it would be nice for us to do something ourselves and something Jo could have a lot of input in.” Mike had managed the construction on his original home so he knew the ins and outs of building. But it was now 25 years later “and it had started to reach its use-by date”, he admits.

Design

The open-plan living area faces north for all-day sun. Its entertainer’s kitchen, dining space and family area mingle under one raking rooftop. Bulkheads, beams and a soaring ceiling lend architectural interest. A honed concrete block fireplace anchors the living space and links to the outdoors. Masses of glass promote natural light, warmth and an intimate connection with the great outdoors. Views are captured from every angle in the guest rooms and master retreat, which opens to its own little slice of decking paradise. The couple have also included flush entranceways and wider hallways should wheelchair access be required in the future.

Exterior

Multiple, monopitch rooftops create a pleasant interplay of lines and lend the home an ultra-modern profile. The central rooftop cantilevers out to shelter both the entranceway and the rear alfresco living space, with fully plumbed kitchen, a favourite area of the owners. “We have an extensive decking area surrounding artificial lawn which is just sensational,” says Mike. James Hardie Linea weatherboard provides the bulk of the cladding while honed concrete block elements add texture. Simple yet modern landscaping helps the home relax into its setting. 62 — HOMES

Planning

While they entertained the idea of hiring an architect and putting the build out to tender, the couple decided a Design & Build with one company would be much more straightforward. Mike had a good feeling about Signature Homes Papakura & Franklin. He and co-owner Murray Garland both belonged to the same cycling club and Murray is a strong figure in the community. Along with their Signature-affiliated designer, the couple visited their section in Karaka, south Auckland, to get a feel for the light and views. “From there, the designer came up with some sketched plans that we loved,” says Mike.

“We wanted a one-level home with a lowprofile roof that had open flow from the kitchen-dining to the lounge, with a separate wing for us and another separate wing for bedrooms and a self-contained guest suite,” Mike tells. The four-bedroom home is a loose U-shape with the centre of the U forming a spacious outdoor living domain that’s sheltered from the wind on three sides. There’s double internal garaging, including enough space for a third car, which Mike uses for a bike workshop, plus a gym. The covenance also allowed for a 65sqm shed, which has been attached under a similar profile to the rest of the home.

Interiors

Mike describes the decor as “clean, modern and minimalistic”. Whites, greys and natural, earthy finishes abound. Twists of lime and green apple add zing throughout – in the front doors, bar stools, couch cushions and dining table centrepiece. The splashes of colour serve as a link to the rolling green hills that surround the home. Engineered laminate covers the floor in the scullery, kitchen, dining area, family room and gym. The bedrooms enjoy the added luxury of carpet. A mix of tiles provides a nice touch in the bathrooms.

The build

Having built before Mike knew the realities of getting a brand-new design off paper and on the ground. “With a custom build, there are lots of surprises,” he acknowledges. “When you start to build, lots of details and things have to be worked out and compromises have to be made. I was constantly involved with the project manager to sort these things out.” But, he hastens to add, “There wasn’t anything that caused me to lose any sleep.” So were they satisfied with the experience? “Absolutely,” says Mike. “It’s been wonderful and we’ve got an amazing house.”

ENERGY SAVING TIPS Here are a few easy ways to choose lighting that will lead to lower energy costs and a happier planet + Recessed downlights have a narrow beam so you’ll need a large number to provide even light, resulting in higher energy consumption. These lights can also compromise your home’s ceiling insulation and thermal comfort, resulting in higher heating bills. To mitigate these drawbacks, choose modern LED downlights that are rated IC, IC-F or IC-4. “It’s a family home,” says Craig, pointing to the spacious four-bedroom layout (or three bedrooms and office), generous open-plan kitchen, living, dining area with study nook and scullery, separate lounge, double garage, family bathroom with bath and shower, water closet and master ensuite. The living space and master bedroom open onto two decks, positioned away from the street front for privacy. Cool, contemporary and customisable, this home forms a slightly adjusted version of the Caroline plan. “We took out a small study area and incorporated desks into two bedrooms, which made the hallway slightly bigger,” explains Craig. “This gives a good sense of space when you enter the home.”

Design

The overall feel is light, airy and luxurious without being over the top. A balance of social spaces and quiet retreats make this home truly family-friendly. Central to the open plan, the island bench with sink and dishwasher is ideal for meal prep and entertaining, ensuring the cook is always part of the social scene. The scullery is perfect for messier jobs. Other key features of the home are the full-height sliding barn door and raking ceiling to the formal lounge. The increased stud promotes an enhanced sense of space making this room extra special. Craig also notes the full-height surface sliding wardrobe doors in the bedrooms, which can be customised to suit. “We’ve had a play with using magnetic panels, whiteboard and mirrors too,” he says.
