Narrative led by the government
Goals
Should we reconsider these questions ?
Controversies
Heritage of historical street blocks
Improving the living condition of local residents
How to heritage? Heritage level
win-win
why not let the local people stay? the huge cost of relocation can be saved and used for heritage and refurbishing the house. local people's living condition are also improved.
My proposal
Should local people stay or move out?
Problems in reality Some project is still in stagnation for decades beacause of high cost of relocation and refurish the house
Governemts
Funds are not in place
the cost of relocation is getting extremly higher
the monetized compensation
the allocated house in the suburb the cost of refurbishing historical building is high
Developers
Unwilling to continue to develop their project.
not profitable
A long development cycle Low development volume ratio accept monetized compensation
Local people
Serious dissatisfaction
No improvement in living conditions
relocated to the suburb

Case study - Chunyangli
Advantage 1. No residents need to move away 2. The original living area remain the same. In addition, a 3.5-square-meter independent kitchen and bathroom will be added for each household. Disadvantage: 1. From the perspective of historical landscape protection, in addition to the preservation of the black stone gate and some brick in the south, the buildings are almost demolished and rebuilt, and the features of the original buildings are greatly reduced. The structure, interior spatial pattern, roof and facade door and window components have all changed. 2. The designed houses are of the same type, and there are many secondary reconstruction of residents, which results in more energy and financial resources 3. House interior design is not suitable for long-term development. Most of the toilets and kitchens are located in the interior of the non ventilated rooms. It's humid in summer in Shanghai. The toilets are not ventilated for a long time, and the taste is strong. Chinese food is mainly stir fried, and there is a lot of lampblack in the whole room
Case study - Chengxingli Project name: Chengxingli renovation experimental project Start time: 2017 - 32 household (the 150 household in total ) were removed which made room of 319 square meters for the transformation into kitchen and sanitary facilities. They got monetary compensation in return. One is the residents with small living area, because the housing area is too small, even if the kitchen and sanitary facilities are added, the living environment will not be improved; The other is the residents who own property in other places rent their house to others. - the houses were demolited and reconstructed, and only the black stone gate and wall in the south were kept. - Interior space (didn't find the layout plan)
Advantage some households were removed out
1. Part of the residents moved out of chengxingli by removing the lease relationship to release the space to meet the needs of the renovation design. 2. The original living area remain the same. In addition, a 3.5-square-meter independent kitchen and bathroom will be added for each household. 3.The design scheme meets the actual living needs of each household. At the initial stage, the design and transformation of each household was started after repeated communication and adjustment with the residents and approval. Although it takes a long time in the early stage, the design is more in line with the actual living conditions of each household, and most of them do not need to be rebuilt after completion. Disadvantage:
Residents willing to move (28 households)
Residents to be removed through negotiation (4 households)
1. From the perspective of historical landscape protection, in addition to the preservation of the black stone gate and some brick in the south, the buildings are almost demolished and rebuilt, and the features of the original buildings are greatly reduced. The structure, interior spatial pattern, roof and facade door and window components have all changed.

Reasons 1. The shared kitchen is of low utilizatio and occupied for storage. Most shared kitchen is on the first floor, so it's inconventient for the household living upstairs. They would rather build a new kitchen in the corridor.

In the limited space, 3.5 square meters are added for each household, but is it really easy to use? The kitchen and bathroom are not separated and airless. The kitchen better be independent and ventilated because Chinese cooking fumes are large. There must be many problems in the future.

Strategy
1
Some space should be released to make room for the independent bathroom in each household.
Existing circulation in each unit is separate and takes up too much space which is inefficient. 2 The living area of house type 3 is only 5.3 m2. Even if it is renovated, the living environment is difficult to be improved. ut
