A busy market in Chelsea and Knightsbridge
C
orporate relocation agents are very active in the Chelsea and Knightsbridge rental market at the moment, mainly looking for homes for finance executives moving to London from the US. Unsurprisingly, most of these applicants are looking for a large family home, close to the area’s excellent schools. They’re usually happy to consider both lateral apartments and houses as long as there is plenty of space – a minimum of 2,000 sq ft. And the property must be finished to a very high spec. The summer months can see a lull in the lettings market, but this year rental demand has remained strong and we have been receiving good offers of near to, or at asking price, for many of our properties in Knightsbridge and Chelsea. There have been plenty of student applicants who have been more organised than in previous years, keen to find good rental accommodation several weeks earlier than usual as they know the best properties will have been taken by September. Anything from studios to two bedrooms properties can appeal to students with a wide range of budgets with many lets concluded during the month of July well before the September intake. One year leases are most popular, with students often requesting six month break clauses.
