ork County is located in the South Central Region of Pennsylvania and in recent decades has been an area of dynamic economic growth. The principal development area in the County encompasses the City of York and adjacent municipalities and accounts for nearly half of the population. An equally dynamic, but smaller development area, is centered around the Borough of Hanover.

Utilities—Electric FirstEnergy Corporation is a diversified energy company headquartered in Akron, Ohio. Its subsidiaries and affiliates are involved in the generation, transmission and distribution of electricity, as well as energy management and other energy-related services. It is the nation’s fifth largest investor-owned electric system, serving 4.5 million customers within 36,100 square miles of Ohio, Pennsylvania and New Jersey. Met-Ed, the local affiliate of FirstEnergy, is based in Reading, Pennsylvania and provides electric service to 495,000 residential and business customers within 3,300 square miles of southern and southeastern Pennsylvania.

The PPL Brunner Island power plant delivers electricity to a small territory in Northern York County. The coal-fired plant employs more than 240 workers.

Peach Bottom Atomic Power Station, located in York County, PA, is a 3-unit nuclear generating facility, owned and operated by Exelon Generation and PSEG Nuclear, LLC. Peach Bottom has about 800 employees, not including contractors.

York County’s solar power projects generate more than 3.3 megawatts of power each year. That number will continue to increase as more projects are completed. According to the Pew Charitable Trust, PA is providing the 3rd highest number of green jobs in the US. PA is also 3rd in the US for installed solar capacity.

Utilities—Pipelines & Natural Gas

Spectra Energy, one of North America’s premier natural gas pipeline infrastructure companies, consists of gathering and processing, transmission and storage, and distribution businesses. Spectra Energy’s businesses include Texas Eastern Transmission; Algonquin Gas Transmission; East Tennessee Natural Gas; Union Gas; BC Pipeline Division; BC Field Services Division; Natural Gas Liquids Division; and Market Hub Partners. Natural gas operations include more than 19,100 miles of transmission pipeline and approximately 285 billion cubic feet (Bcf) of storage capacity in the United States and Canada. Spectra Energy currently has about 7,300 employees. TEMAX (Texas Eastern Market Expansion) interconnects Clarington, Ohio and Transco’s Station 195 in York County, Pennsylvania. Capacity of the line is 455 million cubic feet per day.

Columbia Gas of Pennsylvania is a subsidiary of NiSource, Inc., the second largest natural gas distributor in the U.S. They serve more than 413,000 customers in 26 counties in the Commonwealth of Pennsylvania.

UGI’s Gas Division provides natural gas service to approximately 563,000 customers in portions of 45 eastern, northeastern and central Pennsylvania counties. A small portion of Northern York County falls under UGI coverage area.

Utilities—Water

The York Water Company is the oldest investor-owned water utility in the United States. The company’s service territory is approximately 150 square miles, located in Southcentral Pennsylvania. The company is engaged in the business of impounding, purifying and distributing water within its franchised territory, and is regulated by the Pennsylvania Public Utility Commission (PUC). The company serves an estimated population of 170,000 through approximately 59,000 service connections. The company’s present average daily consumption is approximately 18.1 million gallons, and its present average daily availability is approximately 35 million gallons.

Real Estate Northern York County: In the northern part of the county, Fairview Township has a heavy concentration of suburban neighborhoods, providing housing for those who work in and around Harrisburg. Options include old farms, small town dwellings and even new developments.

City of York: There are incentives to attract new residents and encourage the renovation of the City’s historic homes. New development and renovation is currently underway as part of the Codorus Creek Corridor improvement project, which includesnew residential, recreational and commercial recreational construction projects along the Codorus Creek. Downtown York offers a variety of urban living options from the new condos at Codo 28 to the new lofts at the Rosenmiller building, to the fabulous 3-story brownstones.

Greater York: Most of the county’s population is located in the suburban areas around the city. You will find plenty of housing options, including single wooded lots, middle-class neighborhoods and upscale communities. The townships and boroughs in this region have seen increased population and new development. Great examples are Manchester Township, Dallastown and Red Lion.

Hanover Area: The Hanover area is the county’s second largest population center, with a strong presence of retail and manufacturing industries. Hanover is a designated historic district, and its active preservation movement has kept the quaint charm of the town intact. Restored Victorian and Colonial style homes are among the unique housing options in the downtown area. Surrounding areas include Penn and Heidelberg Townships.

Southern York County: Southern York County is the place to go for a rural and small-town feel without sacrificing the career opportunities of a major metropolitan region. This area sits between York City and Baltimore, and people who live here enjoy an easy commute to both. Housing opportunities include 18th century farms and white-picket-fence neighborhoods just outside towns like Shrewsbury, Stewartstown and New Freedom.
