STAFF SPOTLIGHT: MOISES SANTIAGO
Moises Santiago’s job really puts him in the center of things … in the Village Center. As a member of the maintenance team, he is responsible for the upkeep of the parking lots and compactor areas, litter and trash removal, light repairs and painting — among other things — in the area the extends from the fountain to Common Way and from Lakemont Avenue to Lake Baldwin Lane.
Moises joined Sentry Management staff in March 2014. Prior to that, he worked in the construction industry. Born in Puerto Rico, he has lived in Florida for 23 years. He is one of four brothers and two sisters, all of whom live in Florida. When he’s not working, Moises spends time with his fiancee, Veronica, his mom and his four sons — 1-year-old Emmanuel, 3-year-old Yiovanny, 8-year-old Nowah and 10-year-old Jaidrien. Moises and his sons enjoy playing Xbox, going to the parks and going out to lunch together. Moises loves learning new things to help him grow in life.

ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Jan. 28 meeting minutes can be obtained on the Community Network, BaldwinParkNetwork.com.
n The board approved replacing the Grace Hopper stairwell flooring.
n The board approved additional rubber interlocking mats for Enders fitness center in preparation of the new strength equipment.
FITNESS CENTER CARDIO EQUIPMENT The cables/wires and cable boxes in the fitness have been further secured. It’s a much cleaner look.
RECYCLING The ARC application for recycling bins at various parks was approved. The bins have been ordered and take four to six weeks for delivery. Once they arrive, they will be installed. In the interim, the concrete pads will be installed with the exception of High Park. Instead of installing a pad, the can will be installed under the large pavilion on the existing pad.
n The board approved replenishing the ADA playground mulch at Union Park.
n The board approve the canopy tree hardwood/hazard pruning for its parks/mews spaces.
n The board approved sponsoring the North Orlando Kiwanis Little League for 2020.
UPDATES LANDSCAPE REPLACEMENTS Plant replacements for Fox Corner Park have been completed.
FITNESS EQUIPMENT Delivery of the new strength equipment for both fitness centers was scheduled for Feb. 19.
FITNESS CENTER FLOOR REPLACEMENT The carpet flooring in the fitness center at Grace Hopper Hall has been replaced with interlocking rubber flooring. The interlocking feature makes future replacements of sections easier.
COYOTE MEETING The city of Orlando and FWC reached out to staff and Mr. Fu concerning holding a neighborhood informational meeting with the owners to discuss coyotes in the area. In the past, the ROA has sponsored the Grace Hopper gathering room for the city to hold neighborhood meetings. The meeting was held at Grace Hopper on Tuesday, Feb 18. The city/FWC will provide the information needed to notify the owners via eblast.

THE LITTLE FREE LIBRARY The ARC approved the Little Free Library to be moved from the green in the Village Center to the Enders playground area. The books are being maintained by the group of owners that requested the move. Please feel free to drop off any children’s books at the library.
TOWNHOME SERVICE AREA COMMITTEE MEETING BY MELISSA PARKER
The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the Jan. 16 meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork. com.
n The TSAC approved the 2020 annual tree trimming with BrightView. Tree trimming is expected to begin in March. A schedule for the service areas will be provided by BrightView and given to the Association as the project approaches.
UPDATES n BrightView has made multiple repairs to irrigation breaks from reports made through the Baldwin Park Services app. n Fertilizer has been applied to all turf and plant materials throughout the service areas. n BrightView currently is trimming crepe myrtles in service areas. n Weed, insect and disease control is ongoing throughout landscaping in all of the service areas. n Per DRS Inc., the townhome painting schedule for 2020 is as follows: Upper Park (Cambridge and Issa 22); Fern (Issa 22); City 1; City 4; and Live/ Work n Per DRS Inc. the townhome maintenance schedule for 2020 is as follows: City 1 (February); City 2 (April); Mattamy (May); City 4 (June); Issa 28 (July); Live/Work (September); Issa 22 (October); and Cambridge (November).
HELPFUL INFORMATION FOR TOWNHOUSE OWNERS
Who is responsible for the irrigation in the back yard or private zone of my townhome (concerning service areas Cambridge, Issa 22 and Issa 28)?
The irrigation water is paid through the monthly assessments. The irrigation system was originally installed by the builder(s), and it’s all connected. There are many zones for each time clock, and each zone can control more than just one backyard/private zone. The irrigation runs overnight and the Association tries to follow the St. John’s Water Management District guidelines; however, the Association uses reclaimed water, so it’s not a requirement at this point. Irrigation zones where there is new plant material may run longer until the sod or plant material gets established. The irrigation system that lies within your backyard/private zone is the responsibility of the owner to maintain. VILLAGE CENTER UPDATES n BrightView continues to focus on plant detailing and leaf removal. Irrigation technicians continue to locate and repair irrigation main line breaks due to heavy tree roots.
n The Little Free Library in the Village Center next to the fountain has been removed for relocation to Enders Park for better utilization and will be maintained by the owner, who requested the relocation from the Residential Owners Association’s Architectural Review Committee.
NEIGHBORHOOD BUSINESS DISTRICT UPDATES n BrightView irrigation technicians have located and repaired a number of Rain Bird rain sensors thorough the division. The rain sensors prevent unnecessary watering by capturing and detecting moisture, then sending a signal to the system timer to cancel the current watering cycle.
n BrightView tree care has replaced a dead oak tree in the parking lot across from 954 Lake Baldwin Lane because of disease.
n Martin Orthodontics, 863 Outer Road, has completed its roof replacement project. The previous roofing was replaced with the same terracotta Juno Blend to uphold the Mediterranean architectural design of the building.
n The Animal Hospital at Baldwin Park has started its expansion project. The original expansion project of adding a second floor to the building has been reduced to only an additional 300 square feet on ground level on the north side of the building.
n An amendment to the Amended and Restated Declaration of Covenants Conditions and Restrictions for the Baldwin Park commercial properties was voted on and approved to allow temporary offices to be placed in the Neighborhood Business District parking lot during construction projects.
GENERAL UPDATES n Landscape replacements occur monthly in both the Village Center and the Neighborhood Business District. Provided there are no delays, annual mulching is scheduled to take place in April.
n Parking lot light replacements occur monthly in both the Village Center and the Neighborhood Business District.
n Architectural Review Committee meetings take place twice a month on Tuesday for application reviews regarding commercial changes to exterior structures (roofing replacements and painting), landscaping and signage. All corresponding applications can be located on the Baldwin Park Network under Commercial Owners Association and Commercial Architectural Review Committee.
