Villa Sales Please note sales of villas must include an Association NOC letter as well as the transfer fee to the Association as stated in the Bye- laws. Volunteers As owners and residents please feel free to step forward to contribute in any way towards the improvement of the community space. All are welcome.

Clubhouse remodeling The full clubhouse is now available for use by residents and owners. TVs and a wireless music system have also been installed. Please switch off the same when leaving the gym. Security After numerous complaints about security, the Association has begun reviewing replacement options. Villa keys must not be left with security. The

Association is unable to take responsibilities for villa keys left with security or the manager. All keys currently with security will be placed in the club locker for safekeeping and owner pickup As part of the security apparatus upgrades around the complex, a proposal to increase the height of the perimeter barbed wire is being examined.

Basement Debris Debris has substantially increased in the basement. Please have your basement debris and leftover material removed at the earliest. If you are in the process of remodeling or planning to remodel please do seal the area of work in the name of health and decorum. Basement Safety Equipment The procurement of the same has almost been finalized and installation is expected shortly. Basement Lights

Basement lights will be repositioned and sensors attached. Gym Emergency lights and UPS backup are being researched and will be implemented shortly. Lounge Reupholstered furniture will be placed in the Lounge shortly.


New Year

With New Year around the corner, have fun, be aware! Fireworks tips revisted Always use fireworks outside and have a bucket of water and a hose nearby in case of accidents. Steer clear of others — fireworks have been known to backfire or shoot off in the wrong direction Never throw or point fireworks at someone, even in jest.

If an eye injury occurs, don't allow your child to touch or rub it, as this may cause even more damage. Also, don't flush the eye out with water or attempt to put any ointment on it.

Finances

Association Dues The Association has tried to only use running cash flow to finance the property upgrades. Your maintenance payment immediately adds to the value and quality of your property. Unfortunately, due to persistent difficulty in collecting dues from owners, 2 of the smaller FDs had to be broken to allow for the betterment process to continue.
