We are prepared to devote the time and resources to ensure your satisfaction and the project’s ultimate success. From day one, our goal is to resolve the required programmatic requirements of this project during preconstruction by developing and managing an ongoing partnership and open dialogue with the interests of the entire team. Why Winmar Our team has local and national tenant build-out experience and a great working relationship with local subcontractors. We will work closely to ensure a quality renovation of base-building & interiors. Our services are provided with an understanding of construction technology in mind so that you obtain maximum efficiency from your construction budget. We also pay close attention to the selection of materials. Aligning ourself with the LEED certification goals for this project, our proposed Sr. Project Manager - Scott Dychtwald, LEED AP, will utilize his vast experience in collaborating the certification process. We understand that professional, well-crafted installation of specified materials is critical to the value of your project. Our open-minded approach enables us to work well with people in a variety of situations. We expect to develop a strong working relationship and TEAM spirit with the creative group of individuals critical to the project. And finally, our philosophy is a straightforward, common sense approach. We start by resolving the required logistical issues while striving to understand and evaluate what is unique about each project. As your General Contractor, WINMAR will study and take ownership of the Contract Documents to make sure we execute the work with the highest level of quality workmanship. We will take field measurements and verify field conditions and carefully compare such field measurements and conditions and other information known with the Contract Documents before commencing activities.

2.1 Utilizing Resources + Administering the Project UTILIZING RESOURCES Construction of interior build-out projects require a contractor who is well versed in meeting your critical schedule to have your facility up and running FAST. Our team of professionals recognize the challenges of the Permitting Process and how it can stall the construction process. We have well established understanding of the agencies that govern permitting and will help to navigate the process along in an expedient fashion. Find comfort in our experience working on Occupied Sites - we respect the existing entities found on occupied sites, our approach is as if we are a guest in their home, never losing site that noise pollution and dust control are not welcome visitors! We mitigate our presences and coordinate to work with minimal disruptions to the daily lives of those occupying the site. At Winmar we know every project has its own unique challenges. Our constructibility review process provides a full understanding of the projects scope while it also provides Value Engineering Opportunities, MEP Coordination & Code Compliance. We work closely with building engineers often utilizing our ability to have flexibility with drawings verses actual conditions to overcome challenges! We prepare a specific project approach that strategically targets logistics. Focusing on our impact to the site in various ways such as ingress & egress to the site, supplies & lay-down area, removal of debris, and remain focused in our coordination of working closely with the multiple stakeholders. Including ionic projects such as St. Regis Resort, Miami Beach Edition and Faena working with the designs of Yabu Pushelberg, Ian Schrager, & Foster+Partners. While working with luxury finishes, it is not uncommon to have specialize materials that require the coordination of long lead time. We know that this coordination, as well as FF& E, are critical component to meeting an aggressive schedule.

ADMINISTERING THE PROJECT WINMAR shall supervise and direct the Work in a skillful, workmanlike and attentive manner, adhering to the highest standards of the construction industry. We shall be solely responsible for all construction means, methods, techniques, sequences, and procedures and for coordinating all portions of the Work under the Contract. The method of fabrication and incorporation into the building shall be governed by the best-known practice in each of the respective trades. In particular for this project we will establish timelines, cost effective solutions to value engineering to produce the greatest use of available funding. Quality Control WINMAR believes that quality control is essential to the successful completion of any construction project and as the Construction Manager we shall implement a quality control program in place for each phase of the project. With experienced supervision by our onsite staff, quality control begins with the foundations and proceeds as a mainstay throughout the construction process. Our team will perform weekly inspections, provide schedules, issue feedback / updates, issue photographic records and provide RFI, Submittal and PCO/CO reports on a bi-weekly basis. Subcontractor Plan WINMAR will work with its existing pool of local subcontractors to establish a baseline for each scope of work as well as adding potential new ones based on recommendations and/or experiences from our peers. Each Subcontractor is to adhere to our project management system, work hours, job safety and quality expectations. Our #1 asset is our subcontractors and we work very closely to create a TEAM on this and every project! Cost Control As routine with this and every program, the “budget and cost control� will be vital to staying on track. Throughout the project WINMAR will provide progress reports to keep the TEAM updated. If we feel that a project is lending itself to exceeding the budget requirements we will quickly offer the owner with alternatives that will help the project stay in line with the budget without affecting the integrity of work.


Schedule WINMAR will prepare, and periodically update, a Construction schedule for review by all TEAM members. The Construction schedule shall be updated to indicate proposed activity sequences and duration, milestone dates for receipt and approval of pertinent. Job Safety By practicing all methods our safety assurance, WINMAR minimizes its job site incidents. Aside from the most notable safety measures applied to every job site, WINMAR has implemented strict policies for maintaining safety. Requiring every person on our construction site, from Architect to laborer, be accounted for by our personnel. By requiring all site personnel and visitors to communicate with our Superintendents, we are able to monitor every person Preparing for Challenges WINMAR expects challenges during implementation of every project. These include mitigating construction noise control, maintaining a pedestrian and employee friendly work environment. The real source of potential problems and challenges during the project are the ones that arise spontaneously during the process. The speed at which WINMAR is able to react proactively in analyzing and solving the issues is what sets us apart from our competitors. Our current work experience with similar scope/sized projects along with our experienced staff has allowed us to react quickly and fairly to any problem or challenge that might present itself throughout the course of the various projects. US Soccer Foundation

1140 Connecticut Avenue, NW Suite 1200 Washington, DC 15,531 SF interior relocation, project features dHive glass partitionsexposed ceilings and floors-extensive millwork and commissioned graffiti art- Construction challenges include: installing central design features that included displays walls featuring autographed soccer balls and shoes by professional soccer players-extensive use of graphics required walls to have Level 5 finishes-exposed floors required leveling and were stained with a concrete wear-coat sealant to give a uniform appearance-installed concealed LED lighting inside drywall-special ceiling tile with transparent mesh with lights above was installed in lobby area -relocated sprinkler piping to accommodate architect’s lighting design-building was directly connected to another building that only had drywall between the building facade. This caused drywall cracks in the areas where the windows were filled in. Winmar fixed repaired these areas per the client’s request. Overall, Winmar made US Soccer’s new office space look fresh and modern in an old DC building.

FOREST CITY HEADQUARTERS Washington, DC

Forest City, a leading real estate owner, operator, and developer, based out of Ohio, commissioned WINMAR and Lehman Smith McLeish architects to develop their new headquarters located in the burgeoning Navy Yard, SW neighborhood on the waterfront of Washington, DC. This beautiful renovation of the historic Lumber Shed building brings high-end finishes and a keen eye for detail to an office setting. The design embraces the original concrete frame and wood trusses, left exposed to exemplify earthy accents, and a steel-and-glass staircase with lighted flooring provides for an open, airy office that’s both modern and inviting.

NAYLOR

Washington, DC Naylor Associations, an industry-leading company dedicated to building stronger associations, recently integrated their three northern Virginia offices offers for better collaboration and more convenient meeting location for associations. Designed by BLDG, the project was managed by CRESA and WINMAR was the contractor of choice. The scope included application of a polymer faux concrete lobby floor, brilliant color millwork and a unique glass and wood slat suite entry partition. An aggressive 10-week schedule was delivered on time with close client coordination, and excellent relationship with building management (Transwestern). Timely delivery of the project allowed the client to consolidate area offices into one home base in the face of expiring leases with no hold-over contingencies. COMPASS

Washington, DC With a growing portfolio of clients in the Washington, DC metro area, Compass, a New York City-based real estate platform company, chose Douglas Development’s historic Star Laundry Building located at 1313 14th Street NW for their new Flagship office location. As the General Contractor for the base building renovation work, WINMAR was the contractor of choice for their interior build-out. Blending the old in with the new, the interior embraces exposed brick walls painted to match the Compass color palette and incorporated a new elevator. The main floor houses a simple, chic lobby and reception. The second and third floors host elevator lobbies with wetbars, multiple open and well-lit conference rooms and bullpen-style workstations throughout the floors. The fourth floor houses the kitchen and pantry as well as an original outdoor terrace for dining al fresco. Designed by Hickok Cole, the project consisted of extensive coordination between existing base building structures and moderizations.
