As the season draws to a close, we are excited to share that transforming our final development site into the new North Village neighborhood is well underway.

To date, all invasive vegetation has been cleared and removed from the site. In addition, more than 100 oak trees and 700 palm trees have been relocated onsite. By project completion, nearly 500 oaks and 1,800 palms from the original site will have been preserved and repositioned to recreate the natural hammock that once thrived in the area.

The site has been leveled, half the homesite pads are complete and excavation of the freshwater lake has begun. Fill from this new lake is being distributed to create a building pad for our new state-of-the-art Fitness & Wellness Centre due to break ground this summer. See page 3 for more details of this exciting new amenity, the first building to debut in the North Village.

Sales of homesites in the North Village have been strong with nine remaining, beginning at $1.2 million. Sales activity for the North Village Row Houses will launch later this year.

In this final newsletter edition for the season, we include a variety of on-the-market real estate opportunities including a selection of homes on the golf course, an oceanfront estate, and a variety of options in the Village.

The North Village, Windsor’s final phase of development, will be a transformative neighborhood that combines high design, sustainability and new opportunities for an active lifestyle for all ages. Construction activity at the site has moved into high gear.

Breaking ground this summer, Windsor’s new Fitness & Wellness Centre will be the first building to debut in the North Village. Designed to be a vibrant hub for the entire Windsor community, the 13,000-square foot facility will focus on holistic health, an approach that considers emotional and social well-being as well as physical health.

Windsor residents will find rejuvenation here, with dedicated studios for cardio, strength, and flexibility training, modern spa treatment rooms, steam showers, a cold plunge pool and sauna.

The facility’s architectural design, led by Merrill, Pastor and Colgan Architects, includes open and airy interiors with eco-friendly features. The spaces were strategically designed to capture and distribute natural light to lower energy costs and promote feelings of well-being for occupants.

To create programming for the facility, Windsor partnered with experts at Blue Spas Inc. The international space design, consulting and management company has worked on projects in more than 40 countries. Recently, Blu Spas played a pivotal role in shaping the concept, design, and guest experience for Nimbu Spa & Wellness at Nekajui, a much-anticipated Ritz-Carlton retreat set to open this year in Costa Rica.

The groundbreaking of the Fitness & Wellness Centre is a defining moment for the North Village introducing the first of many thoughtfully designed amenities. Windsor residents will enjoy naturally landscaped parks and islands, two lakes, scenic trails for walking, biking, or horseback riding, firepits, an observation tower, and kayak launch with equipment storage and direct access to the Indian River Lagoon.
