So many golf courses so little time. Did you know: Golf has a pretty solid history right here in Tacoma? The Tacoma Golf and Country Club was established November 3rd, 1894, and the first to open in the state of Washington. The club opened with an 18 hole, 5,549 yard men's course and a 9 hole ladies course. The course was primitive by today's standards, being primarily pasture land where the occasional cow was allowed to roam. The club consisted of a clubhouse and four adjoining houses each having a specific purpose. A caretakers home, a men's locker room, a club room, and last but not least, a ladies locker room. For a casual day out try The Home Course in Dupont, Washington National Golf Club in Auburn, or the White Horse Golf Club in Kingston. For those of you serious about the game Chambers Bay is not only beautiful but a challenge as well. At Windermere Chambers Bay we are lucky to have a former Chambers Bay caddie in residence. Kjell Knapp has given us his recap of his Top 10 courses in the area. 1. Is the market going to crash? To whom it may concern, We have no control and frankly no idea. That said, all indications say no. We understand that this feels crazy, it does to us as well. What we know is that we could lose 25% of our buyer pool to higher interest rates and we will still be in ok shape. The rising interest rate will affect the lower price point first and due to the level of multiple offers being in the double digits we would still have plenty of buyers to snap up those homes. The market would, and in my opinion needs, to level to a even market, as opposed to our current seller's market. Will there be a decline in pricing? Possibly, you are looking at more of a stagnation than a drop. Supply and demand as always drive any and all economic markets.

- Your Real Estate Broker Per Matthew Gardner - Windermere's Chief Economist I honestly believe that, all things being equal, the impact of higher mortgage rates is unlikely to significantly impact the U.S. market this year and, even with rates rising, the market will remain tight in terms of supply and will continue to favor home sellers. That said, once we break above 4.5%, I would expect to see the increased cost of financing having a greater impact on not just demand but on price growth, too. And if you are wondering why I am so sure about this, it’s simply because we saw the exact same situation in 2018 when rates rose to 4.9% and we saw a palpable pull back in sales; which dropped from an annual rate of 5.4 million to 5 million units and the pace of price growth dropped from 5.9% to 3.3%. Now, I don’t see rates getting close to 5% for quite some time and therefore still expect demand to remain robust—off the all-time highs we have seen—but still solid given demographically-driven demand as well as increasing demand from buyers trying to find a new home before rates climb much further. Of course, the impact of rates rising will not be felt equally across all markets. Many areas, and especially in coastal States, have seen home values skyrocket to levels that are well above the national average. Although incomes are generally higher in these markets, buyers in more expensive areas will feel more pain from higher financing costs. Click here for his most recent evaluation
