the home selling
PROCESS Selling a home is typically an exciting and emotional event that requires individualized attention. With this in mind, we work with each homeowner to create the best marketing plan to fit your specific needs. From the listing price to the settlement statement, we provide unparalleled expertise, and create the best strategy to quickly sell your home for the maximum price. DID YOU KNOW? The Listing Agent helps determine the best price by researching the comparable sales in your area such as price, condition and overall comparability. The Listing agent will break down and process all offers received. The initial offer is only the beginning of a process filled with more documents, inspections, appraisals, financing and a lot of potential pitfalls if you don’t have the right expert by your side. The Listing Agent has to sell your home a minimum of 3 times to get you to closing. First to the buyer, then to the buyer again after the home inspection reveals that no home is truly perfect, and yet again to the appraiser to ensure the value is there. COMMUNICATION. The Listing Agent spends countless hours answering questions and communicating with you and all parties involved to ensure everyone understands and feels comfortable about the transaction and beyond.

THE MARKET The first impression can make or break the interest of a buyer. If the initial impression isn’t agreeable, the sale may not happen as quickly as you would like. Be sure to create a warm atmosphere. You have one shot and one shot only for a positive first impression. The following suggestions will help. INTERIOR: De-clutter! Less is more. Make each room seem as spacious as possible. If there are too many pictures on walls, put them in storage. Clean off your kitchen counter tops. Put toasters, microwaves, etc. out of sight. Clean out closets. Every buyer is looking for lots of storage space. Remove cobwebs from the corners of ceilings, floors and light fixtures. Clean any dead bugs out of light fixtures. Dust and wash your baseboards. Make sure the light bulbs in all lights are working. Many buyers can only look at homes in the evening after work, so try to make it as bright as possible. Clean your windows, window sills, curtains and blinds. Paint if there is any chipping paint or walls in bad shape. Add a fresh line of caulk to tile, trim, windows, etc if you notice any cracking or discoloration.

THE MARKET EXTERIOR: Mulch flowerbeds and landscaped areas. Cut back overgrown landscaping or anything blocking sidewalks including overhanging trees, ivy, etc. Pressure wash the front of the house. Make sure the front porch is clean and uncluttered. A pot of flowers is a nice touch by the front door. Don’t forget to sweep ceilings and corners for unwanted cobwebs and wasp nests. Paint if necessary. Make sure front porch light is clean, working, and free of dead bugs. Clean out gutters. Paint, tidy or improve mailbox, if needed. Give the front door a fresh coat of paint to brighten it up. MECHANICS If you have leaky faucets, running toilets, plugs not working, etc., repair them. Change the air filter on your central heat and air returns. Clean ceiling fan blades and bathroom exhaust fans of dust. If HVAC needs servicing, do so now.
