Looking Forward By Gene Jones, NEFMLS President We are continuing our momentum since the beginning of the year! The MLS is busy preparing for new services and tools to help us manage the challenges we face in today’s real estate market. We are very excited and anxious to roll out these new initiative soon.

We have been working with Fannie Mae to participate in their Short Sale Assistance Desk (SSAD) program. The SSAD will provide an enhanced process for submitting short sale cases. It offers real time tracking of submitted cases and more fluid communications to help expedite the Fannie Mae short sale process. Watch for future announcements.

REALTOR.com will be here Friday, August 17th, for two training sessions on Find. If you haven’t been using Find this is the perfect opportunity. On August 1st, Find will be integrated with the MLS. Listings will have a direct link to Find and vice versa. Find includes more information on the community, maps displaying listing price vs estimated values of neighboring properties, more public record data, and demographics. Be sure to join us on the 17th for this special training session. Both the Listing Agreements and Short Sale Addendum have been updated to incorporate the changes previously made to the Purchase and Sale Agreement. The Short Sale Addendum includes industry wide verbiage that many lenders now request. Attorney, Jeff Marks will be publishing an article detailing the changes in the near future. Currently the forms can be found on flexmls under Daily Functions>Forms/Info>RealtyWEB.Net Documents. The Redline version is a non-editable form detailing the changes in red for easy reference. The editable documents are listed as usual. The updated contracts have been sent to Form Simplicity and should be available there shortly. The NEFMLS staff participated in a national user group meeting for the flexmls system. Many of the upcoming enhancements to the flexmls system came directly from you and will be installed nationwide. While there is no guarantee all suggestions will be implemented, your suggestions and feedback gives direction to what you need from your MLS system. So keep those suggestions coming to suggestions@realtyweb.net.

Is Anyone Looking at Your Listing? Find out with the Listing Activity Report in flexmls. The Listing Activity Report is an often overlooked and under utilized feature of flexmls. This report summarizes how often your listing was viewed from various MLS sources as well as details on customer ratings, number of requests for action, and other listings viewed/liked by users/consumers. It provides invaluable insight to both you and your sellers on how the listing is rating. First, This report is only accessible for your own listings. Second, for privacy protection, it does not reveal any identifying information about the agent or customer that rated, viewed, or sent messages about the listing. The Listing Activity Report can be used to review how the listing stands within the market place and against “like” properties. Often times it can be used in adjusting pricing for the listing by looking at what other consumers are viewing and rating as “favorites”. To access the Listing Activity Report for your listings, begin by clicking on My Active Listings on the dashboard of flexmls. Then click the drop down arrow to the right of the MLS Number and select Listing Activity.

Information on where views are originating broken down by flexmls, E-mails, flex IDX, or portals. With corresponding pie chart.

How the listing has been rated on a flex IDX site or portal. With corresponding pie chart.

Actions people took on this listing displays the number of times more information was requested or feedback was provided (from flexmls only). With correlating barchart.

Other listings viewed or “liked� by agents or consumers via the portal and flexmls IDX sites.
