Welcome to the Spring 2011 edition of our own property magazine which we hope you find informative and interesting. Much has been said about the years of austerity we have ahead and whilst this will impact on many areas of the economy, so far in London the property sales market has remained extremely buoyant. There continues to be a shortage of quality and well located property coming onto the market ensuring that prices are currently holding up well. 2011 looks like being a positive year for our Landlords with the lettings market showing signs of increasing yields again. An overt shortage of lettings stock combined with the high level of tenants registering in our branches will only continue to bolster rental values. We have already begun to witness a rise in demand from buy-to-let landlords. Access to finance is certainly a little easier than this time last year with loans of 80% LTV becoming possible once again. This trend will continue, we believe, in 2011. aspire have plans to open as many as three new branches during 2011 demonstrating our belief in the market and taking us to ten branches across SW London. Sole mates forever?

Most estate agents make similar claims about their ability to secure the highest possible price, in the shortest possible time, with the least possible inconvenience. These things are easy to say, although in reality many agents do not always find them easy to deliver. Indeed, such claims set a level of expectation that can sometimes be followed by disappointment. One thing to look out for when selecting an agent is their period of sole agency. There is no doubt that a sole agency is far preferable to asking two agents to market your property, particularly in terms of accountability. But some agents insist on a sole agency tie-in period of 8, 12, 16 or even 26-weeks! Our question is‌.why? In our opinion, a long period of sole agency suggests a lack of confidence on the agent’s part, and it is a way of preventing the seller from sacking them if they fail to deliver! What sort of

accountability is that?! It means that the agent can say whatever the seller wants to hear in order to secure the property on their books, and then wait for the property to sell itself. Indeed, some agents take on properties under a long-term sole agency agreement, only to recommend a price reduction shortly after the initial marketing period. Sole agency periods protect agents not sellers! We are breaking the mould in this area, as we believe property sellers deserve better. We feel that if, at any time, you no longer enjoy working with us, you should have the right to fire us! We simply ask for two weeks notice. We find that our clients really appreciate this transparent approach. It certainly keeps us on our toes, and ensures you get the commitment we promise at the outset.

KEECH GREEN Architectural Interior Design was set up in 2002. Michael Keech and Graham Green met whilst working at Ralph Lauren where they developed their appreciation of architectural interior and furniture design. 'Being at Ralph Lauren was the best training in the world. We worked on every look, from Scottish castles to New York lofts.’

Starting with two large projects in Chelsea and Mayfair, they set about creating what is now recognisable as the signature KEECH GREEN style. In 2009 the pair completed their first Superyacht Interior for the ‘Blind Date’, a 47m yacht for which in 2010 they won both World Superyacht and Showboat Awards. Having completed the interior design of their client’s home in London, they were commissioned to design the interior of the ‘Blind Date’. Their client’s brief was to create a home from home that was both luxurious and in context with life at sea but also supremely comfortable and cosy. Central to the Superyacht is the staircase winding from the guest cabin throughout the entire boat and emerging on to the Flybridge Deck. KEECH GREEN designed a subtle carved seascape relief finished in bronze metal and lining the entire staircase.

To achieve this dramatic feature they worked in close conjunction with the skilled artists at Based Upon who carved their detailed design before applying their liquid metal finish to the surface. Thousands of fibre optic lights then brought the piece to life. All the freestanding pieces of furniture were designed by KEECH GREEN Bespoke. Rich woods such as mahogany, rosewood and walnut create durable and luxurious finishes which, enhanced with antique brass or nickel and combined with exotic materials such as shagreen and vellum, add subtle and exquisite detailing. One of the first things a buyer will ask an estate agent when offered a property is “how long has it been on the market?”(and with good reason.)
