Some say the Covid pandemic raised concerns when the entire country was in lockdown and has prompted a growing number of individuals to seek out a place to live that is outside of the city. With Texas land being 95% privately owned, it makes sense that people are retreating to our state to nd large rural acreage for a more relaxed style of living, where one does not have to worry about social distancing, or a large population of people gathered in one place. “These developments mark one of the most active times in the history of Texas land markets as urban-based buyers seek out rural retreats,” said Gilliland. Currently, it is predicted that we will continue to see record growth in land and ranch sales in the third and fourth quarter of 2021.

Whether this trend will continue after 2021 is yet to be determined. However, for land and ranch owners, we are hopeful that the rise in land prices is only just the beginning.

Boerne is an area that is continuing to grow rapidly, and large tracts this close to downtown are becoming obsolete. With approximately 1,460 +/- feet of Interstate 10 road frontage, a water line running along the road, and sewer utilities nearby, this property would be ideal for development. If you are interested in purchasing a beautiful live water estate property with long-term investment potential, the Winsbrook Ranch also fits this mold as well. In addition to the I-10 road frontage, Winsbrook Ranch features year-round live water creek frontage. Two dams aid in keeping the water deep and flowing. There is a large home that was custom built in 1988 that overlooks the creek. Some of the other improvements include a barn, water tank, a historic dog run house that was built in the 1800’s and in great condition, a smokehouse, and a guest house. Overall, the Winsbrook Ranch is a beautifully diverse live water, scenic ranch with an unsurpassed location. Located off of Interstate 10 is the Winsbrook Ranch, a 127 +/- acre live water ranch just minutes from downtown Boerne with quick access to San Antonio.
