A Note From the Owner: Dear Wendy, You have represented our home with a great feeling and the flair that we were hoping for. I wanted to add a few comments: The finished square footage is accurate but there are two additional rooms that I think should be highlighted. The basement is roughed in for a media room including heat, wiring and plumbing and wine cellar: 693 SF. The other room is the “shop” which is 430 SF also heated, wired, dry-walled. This room is a great “flex room” that could be converted to another bedroom, mother-in-law bedroom with adjacent full bathroom or could suit whatever needs might be required. I think it is important to upgrade the representation of these square footage areas so that we are getting the sale price divided by the square footage comparisons correct. I know that your office relayed to a prospective purchaser that a swimming pool or sports court could be added to the northwest side of the house. That is correct. Additionally, this area was specifically laid out when we built the house for that potential. The shop area could then be converted to a cabana room with direct access to the swimming pool area. We are fine with the 4 bedroom idea as long as there is some mention of additional “flex” space. Thank you. Carl 18
