DECEMBER QUARTER

News 2021 closed as possibly the best year in property the Upper Hunter has ever seen. Record numbers in both Muswellbrook & Scone of 796 sales & 308 sales respectively saw increases in pricing of more than 15% from January to December. The COVID effect continued to strengthen the regional property sector with the Upper Hunter well positioned to continue growth due to the convenience of travel within 3 hrs of Sydney & under 2 hrs to Newcastle. The proposed bypass of Singleton (& Muswellbrook in part) will make our region even more accessible & desirable. Property purchases in the Upper Hunter have been accounted for by both Owner Occupiers & Investors. Whilst locals make up a good proportion of these buyers there has

been significant growth in buyers from outside the area to both to invest & to owner occupy. New residents migrating to the area have been diverse, including young families & emerging retirees with many making the move from the outer areas of Greater Sydney to our popular Upper Hunter region. 2022 continues to look bright for the Upper Hunter.
