Project shows versatility, flexibility Karen Phelps Naylor Love has just completed The Grange, a new retail development in Warkworth offering a mixture of small and medium-sized tenancies. The project, for client developer Square & Mainstreet Limited, comprised two stages: the McDonald’s building and tenancies 1-6 followed by the construction of tenancies 7-22. The site is located on the south side of Warkworth and includes 142 carparks and a walkway along State Highway 1 to link it to the Warkworth township. Naylor Love project manager Billy Fulton says that the company undertook extensive value engineering post tender seeking better and smarter ways to construct the project. Naylor Love started on site in January 2015, working alongside civil construction company Wharehine, building a large concrete in-situ retaining wall, which was part of the civil works for the project, as well as a key element in the construction of tenancies 2 – 6. Wharehine’s extensive civil works on site also included re-aligning the road and constructing a traffic island and slipways. Construction on the buildings began in May 2015 and has just been completed. Billy says that due to wet ground conditions pumping and draining water from the site was a major consideration during construction. He says the most complicated part of the construction was tenancies 2-8, which are built on suspended slab as they are elevated off the ground due to the slope of the land requiring in-situ concrete floors, beams and columns. The Grange already has two key anchor tenants – BP and McDonald’s – and the developer is presently leasing and selling the remaining available tenancies. Other tenants in the development include Tank Juice, St Pierre’s Sushi, The Coffee Club, Domino’s Pizza, Educare crèche, Noodle Noodle and Kebabs on Queen, which are all open and trading. As interior fitouts were completed by individual tenants, there was a lot of coordination with various contractors. Naylor Love worked closely with the client and project management team to ensure the project was completed in a timely manner even with when delays cropped up at various points.

Local subcontractors were used where possible. “We worked with some really good local companies on this project such as MS Engineering, Drinnan Contractors, AJ Withrington Plumbers and Footings & Floors, along with Whangarei based Barfoote Construction. “This project demonstrates the way in which Naylor Love approaches projects – we work with everyone and, as problems and challenges arise throughout the project, we come up with the solutions as quickly as possible. “This project shows we have the capacity and know how as well as the flexibility to be able to roll with the changes we’ve had thrown at us on this project. “The high quality of finish achieved on the build is testament to what Naylor Love can achieve. When you drive onto the site the development is quite stunning.�
