The New Year is upon us, and it’s shaping up to be a busy one in the real estate market. Before you head out to shop, there’s some initial groundwork you’ll want to do. Take the time before you begin your search to get pre-approved for a mortgage and find a real estate lawyer that you like and can afford. Shopping with a pre-approved mortgage not only helps define what you can afford, but it also locks you into today’s low rates for up to 90 days. Every little bit helps! Since the price of a home affects location and so many other factors, the more educated you are on what you can afford, the more peace of mind you will have. Once you have
an idea of what your budget will be, compare what you’ll get in different locations. Consider up-and-coming communities, which are a great way to get your foot in the door, and in a few years when the property appreciates in value — especially if you buy a pre-construction condo — you can make your move to your dream location. Once you’ve found the perfect home, ensure that a real estate lawyer reviews the Agreement of Purchase and Sale within the allotted timeframe. It can be a costly step to skip otherwise! hen Josephine and Ashish first met, and later fell in love, they never envisioned purchasing their first home in Surrey’s City Centre neighbourhood. But the two SFU students always believed in the area’s potential. “There was just something very up-and-coming about it,” Josephine says. Two years ago, when signage went up for Bosa Properties’ new University District, potential got personal. “We knew the Bosa name,” Josephine says. “Plus, this isn’t just one tower like we originally thought. It’s going to be a whole district, an entire community — which very much speaks to our story and the way we met. The quality of the project speaks for itself.”

Taking the Step
On opening day at nine o’clock, the couple were among the first five people to go through the presentation centre. Less than two hours later at 10:45, all the paperwork was signed for their purchase of a two-bedroom home at University District. “When we saw how the display suite could transform from a one-bedroom into a big entertaining space, we couldn’t believe it,” Josephine says, referring to University District’s just unveiled BosaSPACE concept. “We went back and forth between the two units trying to figure out how they did it.” She laughs. “We even tried pulling the dining table out of the island and opening up the day bed to see if they were just
gimmicks. It’s all real and turned out to be so easy.” A bonus, she adds, was having the television and stackable dining room chairs included in the price. “For first time buyers like us, it’s a great cost saving — it’s like getting half our furniture included. Basically, we can just bring a couch, move in and we’ll have everything we need.” Buying a presale also gave the couple more time to save toward their purchase — which, along with proximity to transit, was a major consideration. “We were only eyeing presales because the payment structure tends to be more lenient,” Josephine explains. “We’re getting married in June and we’re still saving up, so having staggered payments until completion really helps us. And because Ashish works in Yaletown, being right near the SkyTrain is important.” Looking Ahead
“The BosaSPACE concept is a first of it’s kind here,” Josephine says with a smile of sheer enthusiasm. “We like being part of that. f there’s any month when you’re most likely to wonder if all the bills will get paid, it’s January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back. Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money!
January is a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time.

Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do! ear over year, perhaps the most contested issue in the mortgage market is the age-old decision of choosing between a fixed and variable rate mortgage. Hundreds of thousands of dollars of personal financial research dollars has been poured into making the case and giving the final decisive pearl of wisdom to consumers. Here is some wisdom that will work in any set of market conditions, and perhaps most importantly, will certainly help you determine the best choice for your own personal risk tolerance and financial circumstances. Anyone who suggests you should go with either a fixed or variable rate mortgage without first taking the time to understand your own long term goals, the longer term picture of your cash flow and your own individual risk tolerance is a financial professional you should be very wary of. I have more than seven years of postsecondary education, I have worked directly in the global treasury operations of one of Canada’s big five banks, and the first thing I have to tell you is that anyone who pretends to know what is going to happen with long term interest rates is either delusional or has a grossly exaggerated opinion of themselves.

At any given time, Canada’s capital markets represent about three per cent or less of global capital markets and our economy is heavily reliant on exports to our key trading partners. What this means for Canadians and Canadian mortgage consumers is that no matter how closely we watch our own economy, we will always be subject to changes in our capital markets (debt and equity markets) as a result of shocks to the global system and particularly shocks to our key trading partner – the United States of America. What this means to the fixed versus variable decision is this: At any given time there is a set spread between the difference in the discounted five-year fixed rate (the most popular long-term mortgage product) and the discounted variable rate product. Depending on what is happening, this spread increases and decreases in response to movements in the overnight lending rate set by the Bank of Canada and the Government of Canada bond market. This difference in rate represents the premium that mortgage consumers have to pay for the peace of mind that longer term fixed mortgage offers. In reality, the only thing a longerterm fixed mortgage does give you is a guarantee against your rate and subsequently your payment moving for a longer period. In fact, it is essentially an insurance premium that insures you against interest rate risk, and like all insurance premiums, they change and are more or less valuable to different market participants. The difference between this longer term fixed rate and the variable rates, rise and fall in different market conditions. Regardless of what the difference in the two rates is, the thing we know for certain is the relative cost-benefit analysis really comes down to your own tolerance for risk and the math of how much you ultimately pay (cost) for that piece of mind, or stand to gain (save) from taking the extra risk. Only you can ultimately gauge that decision, but if you want to do the math, then it is fairly simple. All you need to do is multiply the mortgage balance you have or were considering taking between the difference in the fixed versus variable. As an example – if you have a $100,000 mortgage and the difference between a competitive fixed rate mortgage and a variable rate mortgage

If you take a look at the math based on this equation and the cost seems reasonable, you are likely psychologically suited for a longer term fixed mortgage. If it seems expensive to you, then you are likely a good candidate for a variable rate mortgage. One final caveat: there is no amount of financial gain that ever warrants putting yourself under financial duress. When it comes to mortgage or financial decisions, the wise consumer does not take on more risk than they can financially handle. Have You made Your new Year’s resolutions? If you’re planning to buy or sell a home in 2014, here are a few key resolutions that will help with a smooth transaction. To preempt the likelihood of unpleasant surprises, astute homebuyers should begin the financial education, preparation and assessment process the moment they start contemplating a purchase. tips for BuYers
| Have Equifax, TransUnion or another credit reporting agency pull your credit report. If necessary, you
| Crunch the numbers! Can you afford it? Is this the right decision for you? Canada Mortgage and Housing Corp. (CMHC) offers tools at cmhc.ca to help you calculate your net worth, current household budget, monthly debt payments, and how much you can afford to spend on a home purchase. Plan on a down payment of at least five per cent. However, your affordability assessment may indicate you need a larger down payment or need to reduce the price range you were considering for your purchase. 2
| Get your mortgage and financing documentation in order. At the very least, lenders and mortgage brokers will require documentation that proves your personal information, your net worth, income, employment, the amount/ source of your down payment and your ability to pay the closing costs. Closing costs generally range from 1.5 to four per cent of the purchase price and your lender may provide a loan to cover those. 3

If necessary, hire an organizational expert to keep you focused and ruthless. 5 | Identify items that are worn, outdated or don’t work, then repair or replace them. Ask friends or family to help you identify what needs to be done, but be aware that they may be uncomfortable with the level of honesty required. In this case, a professional home stager, organizer or even your real estate agent would be better suited to the task. Those Colourful potions that we now call “paint” have
been popular for thousands of years – after all, cave drawings in simple red and yellow concoctions have been dressing up nature’s interiors for about 400 centuries! Early artists used mixtures of natural dyes and egg yolks to create colourful (if a little crude) liquids that would harden in place to dress buildings, canvases, faces and, yes, even homes.
Although the recipe has changed with the times, paint is still an essential part of any interior – and an element that has long outlasted trends and technology to remain one of the easiest and most powerful ways to set the stage for a beautiful interior design.

TIP: Light colours naturally reflect more light, while darker ones absorb light and will appear more flat. Keep this in mind when choosing a finish: white paint in a glossy finish becomes highly shiny and will reveal the smallest flaws, so you may want to stick to satin or matte. To help you create your own condo palette with confidence, here’s my guide to choosing the best paint, from start to finish. It’s easy as 1-2-3!
1. Start with the finish Matte or “flat” paint has the least sheen.
It reflects very little light, and thus hides imperfections on a wall surface. It’s the traditional finish for rustic looks, but has also become trendy for modern schemes. Also common for ceilings. Matte finish paints are more difficult to maintain. Satin is partially glossy with a slight sheen. It’s great for adding slight depth while still minimizing imperfections, like matte. (I often use matte for the main surfaces and satin for trim and doors.) Eggshell is halfway between matte and glossy. It’s a popular go-to for homeowners, as it balances the pros and cons of each. Semi-gloss carries a definite, noticeable sheen. It can withstand repeated cleanings and is great for moist areas such as bathrooms or for trim in high-traffic areas like children’s rooms.
Visible changes in the way light bounces off dents or bumps will make imperfections more obvious. It’s great for giving ceilings extra light reflectiveness, brightening a room. Gloss is highly reflective with lots of sheen, and generally harder to apply due to the slow drying times (which can cause dripping and unevenness when applied without professional equipment). It’s easy to clean, but the high degree of sheen will make any dents or bumps stand out dramatically. Use it sparingly (such as on trim, or on brand new, flawless ceilings) and only on surfaces which have been carefully sanded and prepped.
2. Composition The main difference between water-based paint and oil-based paint is the substance used to carry the pretty pigments in liquid for application. In both cases, these liquids evaporate while drying to leave a solid coat of colour on your walls and surfaces. Water-based paint Latex and acrylic paints use water to dissolve the mixture of pigments and binders (that is, the glues that hold the pigments together), which creates less of an odour during application. These paints are usually easy to touch up, hold colour well over time and are less flammable. Oil-based paint Alkyd paints use pigment and resin dissolved in a thinner, which dries to a harder coating but creates far more fumes during application than water-based paint does. 3. Top Tips Knowing what type of paint to select is of course only half the battle. Once you’ve found a beautiful finish, you have to select an equally striking colour. There are infinite hues from which to choose, and every space calls out for a unique scheme. Here are my top tips for how to go about choosing the best for you. Look at the big picture
Although every room in your home is unique, the happiest homes see each space living in harmony. Consider the view down a hallway to get a sense of how rooms relate. When you look down a corridor, notice what connected areas you can see through the doorways. These spaces don’t have to match, but they should coordinate. Look at paint chips for different rooms next to each other to see if they add up to one beautiful picture. The bigger, the better
Professionals will have a painter apply large “colour strikes” (wide test stripes) in a room to see a few options in person before making a final selection. If this sounds like too drastic of an experiment for you, you should still go bigger than a tiny paint chip to get a real feel for the hue at room scale. Purchase a plywood plank and some small cans of a few options, and paint yourself a tester you can move around, or look for paint companies that offer large-format paint chips (such as Benjamin Moore’s Big Chips from bigchips.ca). Start small
One of the safest ways to take a risk with colour is by starting out small. If you love a colour you aren’t sure you can live with, make your first leap into colour in a smaller room that you don’t spend as much time in, such as a foyer, a walk-in closet or powder room. These in-an-out spaces suit a strong colour, and if you really love the hue you can carry it out to the main areas later (or go a shade lighter).

There are certain colours I return to time and time again, because they work in almost any space without fail. If you find a favourite colour, don’t be ashamed of using it in every room. Each space can be made unique by applying different accents for contrast in your furnishings, fabrics and art – the noncommittal accessories that add interest. I frequently recommend Benjamin Moore’s OC-23 Classic Gray as a neutral with depth that makes any space sing. Pair this with their 2121-70 Chantilly Lace (a very clean and pure white) and HC-168 Chelsea Gray (a sumptuous essential grey) for crisp ceilings and rich accents, and you’ll have a foolproof scheme that’s stress-free.

Vancouver housing market springs back to life the Vancouver housing market has swung from “buyers” status to “balanced”, according to a new report from BMO Economics on Canada’s major housing markets. The report titled “Canadian Housing Update: Tale of Four Cities” examines the state of the housing markets in Canada’s four largest cities: Vancouver, Calgary, Montreal and Toronto. “At the lowest point, sales were down 33 per cent year over year, but have since pole-vaulted 50 per cent to near-normal levels,” said Sal Guatieri, Senior Economist, BMO Capital Markets. “Buyers held the upper hand last year, but the pendulum has swung toward balanced today. New home inventories, normalized for population growth, are only moderately above long-term norms.” Mr. Guatieri noted that last year’s price drop of 6 per cent pales in comparison with the average 22 per cent correction that Vancouver has suffered on four other occasions since 1980. “The worst was a 35 per cent slide in the early 1980s, while the other three corrections clocked in at 22 per cent in the late 1990s, 17 per cent in the early 1990s and 15 per cent in 2008. Whatever you want to say about Vancouver’s market, boring it’s not.” The report showed that affordability continues to be a challenge for the Vancouver market, with benchmark prices still topping eight-times family income. “Detached house prices are likely to fall moderately when interest rates normalize and the opportunity cost of owning an expensive house goes up, while Vancouver’s detached house prices should decline moderately in the medium term,” stated Mr. Guatieri. Meanwhile, condos will remain an affordable option for young buyers as prices have fallen slightly in the past year and are little changed from six years ago. “Mortgage service costs on a Vancouver condo consume 29 per cent of median family income, still within reach of most buyers,” said Mr. Guatieri. “We expect condo prices to remain flat in 2014, as healthy demographic demand from echo boomers and immigrants counters the downward pull of a moderately high number of vacant unsold units.” Henry Donkers, Regional Vice President, Vancouver Westside and Richmond, BMO Bank of Montreal, reinforced the importance of ensuring long-term affordability when making a home financing decision. “It’s prudent that prospective buyers work with their financial institution to stress test their mortgage against a higher interest rate to ensure long term affordability in the event that interest rates rise in the coming year as many expect is likely,” said Mr. Donkers.

magine the following scenario. You search the city looking for your dream home. You find it. You fall in love. It is a beautiful condo in your favourite neighbourhood. You were pre-approved for a mortgage and, just your luck, your dream home is just

DERAIL YOUR FINANCING within your budget. Your offer to purchase is accepted, you send the details to your lender and start planning your move. A few weeks later, you receive a surprise call from your lender. Your mortgage application has been denied because the owners in the strata corporation haven’t obtained a Depreciation Report. Your lender is concerned that you won’t have enough equity in the property to pay for unexpected repairs. This is already happening and it is about to become a lot more common, especially for first-time homebuyers without large down payments. In 2009, BC’s government passed legislation making it mandatory for all strata corporations with five or more strata lots to obtain a Depreciation Report, subject to a few exceptions. Why do Depreciation Reports matter? All too often, unfortunate owners purchase dream homes only to have them turn into nightmares. I have heard many stories of new owners learning about long-standing building defects and desperately needed repairs only after moving into a strata property. Often, there is no official record of these problems until just before the money is raised to fi x them. Depreciation Reports are a special kind of disclosure document that must be prepared by a qualified person. They contain a detailed inventory of a strata corporation’s assets and property, as well as its long-term financial liabilities, thus making it difficult for owners to cover up building and maintenance deficiencies and allowing current and prospective owners to plan for future investments.

The hope is that Depreciation Reports will help reward those owners who invest in their buildings by increasing property values and that, conversely, strata corporations that choose not to make prudent investments or repairs will find this reflected in the market price of strata lots. If you find your dream condo, try not to fall in love until after you read the Depreciation Report. In fact, read as many Depreciation Reports as you can. This will help you get a sense of what to expect. If there is no Depreciation Report or you have trouble obtaining a copy, odds are that the strata corporation is afraid that the Depreciation Report will uncover problems. As the old saying goes, it is what’s inside that counts.

It’s the New Year, a time when it’s tradition to plan, dream and predict. This year, as industry watchers and insiders throughout the Lower Mainland spend some time gazing into the proverbial crystal ball, an underlying theme of gentle but solid stability and growth for our local real estate market is emerging — more of the same but a little bit better. “The term that comes to mind when I look ahead to 2014 is déjà vu,” says Mark Belling, CEO of Fifth Ave Real Estate Marketing. “However, I think it’s important to look at the coming year in context of the cycle we are in. So we’re really looking ahead to the next three years with the pattern of prosperity that started in 2013 to continue through 2014, which will be a set up year for modest growth in 2015 and 2016.”
Steady As She Goes
Speaking at two independent conferences near the end of 2013, two prominent experts — Michael Ferreira, managing principal of Urban Analytics, and Neil Chrystal, president and CEO of Polygon Homes — both made five predictions for 2014 and, perhaps not surprisingly, three of them were the same. Continued low interest rates was top of the list for both men — and that’s good news for consumers. “There’s been a lot
of talk about how these low rates can’t be the norm,” Ferreira acknowledged. “But I do not see rates going anywhere anytime soon — certainly not over the next two years, possibly three.” Ferreira and Chrystal both also ranked consistent international immigration, especially from Asia, and ongoing land supply constraints as two of their predicted top drivers for the coming year. Ferreira stressed, however, that contrary to widespread belief, not all investor class immigrants are high net worth individuals. “A lot are middle income: people like ships’ captains, bus drivers, technicians. They’re buying in places like North Delta, Coquitlam and Burnaby, and they’re buying their homes to live in — not as a place to park money.” Riding the Master Planned Wave
Another of Ferreira’s predictions for 2014 was to expect “urban masterplan mania” to continue ramping up, and he noted the upcoming Oakridge redevelopment by Wesbank and Shape Properties’ ambitious plans for Brentwood Mall are two he’ll be watching closely. “Surrey City Centre will also surprise people,” he added. “If you haven’t been there for a while you should go.” Yosh Kasahara, Wesgroup Properties’ director of sales and marketing, also believes the movement toward thoughtfully conceptualized, masterplanned communities with a mixed-use component will gain momentum in 2014. “It’s no longer just an apartment or a townhouse, it’s about everything else around you — where you walk your dog, day care for your kids, proximity to your favourite restaurants.” He points to River District in southeast Vancouver as one ongoing, successful example. “River District looks very organic but is actually carefully and purposefully planned to feel authentic.” “More and more, people want neighbourhood amenities that become like an extension of their living/dining room,” adds Bill Szeto, president of Otezs Marketing. “I expect lifestyle considerations to become even more of a focal point in the home buying process in 2014.”

2 Speaking to Buyer’s Dreams
As completion for homebuyer’s dollars heats up in 2014, many experts are stressing the need for more targeted product that speaks directly to consumer’s desires, needs and pocketbooks. “We must begin to concentrate on different offerings for different consumers — especially when we are considering the affordability factor,” Kasahara says. “For example, there are some people who absolutely need three bedrooms — a family with three kids who need to be in a specific location for work. How do we make homeownership possible for them? It could be having smaller appliances and laminate flooring instead of hardwood. But what’s important is finding ways we can tailor our offerings to specific target demographics.” And while affordability factors heavily into the home buying equation, it’s not the only consideration. Larger, more luxurious condos are making a comeback that’s expected to gain strength in 2014 — especially among the many wellheeled Baby Boomers who would likely find downsizing from a house to a twobedroom condo too severe a change. “There is a whole mentality shift coming,” says William Lin, CEO of Rize Alliance. “For the last 20 years, we thought the only way to increase affordability was to decrease size. But it can become too much of a compromise. If an apartment, or even a townhouse, is so small it’s

unusable, it becomes more like an excuse for homeownership. Homes must feel comfortable and inviting — no matter what the size.” The Bottom Line
For consumers planning a home purchase during the upcoming 12 months — no matter what that purchase looks like — 2014 is shaping up to be an exciting year. Low interest rates, less pressure to ‘hurry up and buy,’ plus ever more creative and enticing incentives offered by developers are expected to keep the market lively and diverse. “Now is such a unique opportunity to get into the market,” Kasahara says. And being able to lock in your mortgage rate for five years is such a strong incentive to buy.” “The biggest message buyers need to hear is that this is a great time for buyers to get into market,” Ferreira says. “So get out there and take the leap of faith.”

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
