In a hot real estate market like Toronto’s the term “get it in writing” has never been more important.

In the case of a new home or condo purchase, your contract outlines everything your new place will have in it, on it and around it.

Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.

Since building a new home or condo is much more complicated than a resale transaction where a home and/ or property likely already exists, there is no set Agreement of Purchase and Sale or standard contract for buying a

new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program.

Builders often prepare their own agreements, so new-home contracts can vary from one builder to another and from province to province.

Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what’s it in. Your next step is to take it to a real estate lawyer and have it reviewed. Once it is signed it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

But to a class of young, wide-eyed students with dreams of Pulitzer Prizes, the thought of seeming ignorant or ill-informed didn’t sit well.

So many of us censored ourselves from asking pertinent questions.

During my first job in the field, any concerns I had about looking silly quickly diminished. I rapidly realized the importance of asking questions when I simply don’t know the answers.

So, I can’t stress enough the importance of asking questions when buying a home. Since a home is the largest purchase most of us will ever make, it really pays to be curious – particularly when choosing a builder.

A good rule of thumb is to buy a notebook or grab your iPad and make a list of the questions you want to ask the builder, and then keep a carefully detailed account of the answers.

For instance, how long have they been in business? How many projects have they been involved with? Have their projects been completed in a reasonable time frame? Can they give you a list of references? Is everything you see in the model homes standard?

Will you have access to the site during the building process?

There is so much you will want to ask, and a good builder will have no trouble answering your questions.

Remember, this will be your home and you are the one who has to be happy there. So make your list and enquire away.

While it is great to find the ideal home for your needs, family and future aspirations, there is that one small item that may be standing in your way – are you financially able to purchase a new home. Now, unless you want to end up on “Til Debt Do Us Part” being humiliated in front of thousands of equally inept TV viewers there is probably some fiscal literacy you should learn that may be handy for evaluating whether you should purchase real estate.

Take all your gross assets and subtract all your debts. If the result is positive you should be able to determine what down payment is reasonable.

Establishing your Net Worth is a good first step. This is a simple calculation and may turn out to be a real eye opener. Take all your gross assets (things you own of a significant monetary value, bank accounts, cash savings, RRSP’s, some insurances, etc ) and subtract all your debts (interpreted as enforceable amounts owed to people or organizations including balances on credit cards, student loans, credit lines, personal loans, etc.

It should also include non-registered debt to parents, friends, employers and so on.) If the result is positive you should be able to determine what down payment is reasonable.

Another thing to prepare is a “realistic” household budget so you know what “cash flow” is available monthly to service the financial obligations a new home brings. An important aspect of monthly budgeting aside from actually knowing your true expenditures is setting up an “emergency” savings amount.

A third calculation to be familiar with is the GDS or Gross Debt Service calculation. Financial institutions use this calculation to determine what amount of money you can afford to spend on housing costs and will limit borrowing to that value. The general rule is housing costs cannot exceed 32% of your gross monthly household income. They include in housing costs principle and interest portions of mortgage payments, taxes, and heating expenses.

Another affordability value banks look at is the TDS or Total Debt Service ratio. This variable states your total monthly debt service should not exceed 40% of your gross monthly income. This is where all those other factors like car loans, credit card debts, and student loans can really take a bite out of your home purchasing power.

Financial Considerations To Buying A Home

A final calculation to think about is the maximum home price you can comfortably afford which will only partially be determined by you. The most important inputs to look at include your gross household income, what you can put into a down payment (your cash up front), and the prevailing mortgage interest rate which will determine what monthly payments are on any given priced home.

To simplify the shopping process it is often a good exercise to visit the financial institution you will be getting your mortgage from and get a pre-approval.

This will be a dry run of sorts through the financial maze of home ownership and all these calculations will be completed in advance and a pretty good idea of what you can spend be determined in a low pressure environment. The pressure really comes when you find a home that is perfect for you, because in Alberta real estate you have about 10 days to get financing approval. That may seem like a long time but in reality it is extremely tough to get all your financial house in order to the satisfaction of a bank in 10 days given today’s crushing work and home life obligations.

Buying and owning a home is a great way to get yourself on the road to financial security but, as you can see, it does require some thoughtful and pragmatic planning and discipline. Most builders offer excellent financial support programs that help ease you through the process and I would recommend if you are feeling a bit lost in the process to take advantage of them. They generally include corporate banking services or mortgage brokering services that will help obtain financing if your credit is less than perfect or you need to restructure debts to achieve some of the thresholds discussed earlier.

ne of the reasons so many people are up to their eyeballs in debt is that they’ve had access to gobs of credit. Whether lenders threw a dozen credit cards at us, offered us big, fat lines of credit, or let us buy now and pay later, we’ve been living a life where we could have whatever we want whenever we want. It’s been a life of abundance.

Then came the economic change. Creditors stopped throwing credit at every Tom, Dick and Mary regardless of their ability to actually pay back that credit. The government got into the swim creating legislation that said lenders couldn’t just raise a person’ credit limit without telling them – further exposing them to credit risk. And people started losing their jobs.

The abundance of the previous years has turned to forced scarcity.

Some people took steps to prepare for the worst and are holding on through the tough times. Others have found their debt loads too high and are headed to bankruptcy trustees to see what they can off-load. Still others are just drowning with no idea what to do next.

I’m sad for all the people who can’t keep it together – people who are missing their rent or mortgage payments, falling behind on their car payments, pulling their kids out of their sports or other extra-curricular activities. While things were good and they were constantly being offered more and more credit, they never imagined there would ever be an end to

their ability to have what they wanted. I’ve worked with more than a few people who are totally astounded at the place they are currently in. How could this happen? You probably know a body or two who are scratching their heads.

I’m hoping the forced scarcity teaches an extremely important lesson about money: there may not be more money, and you better have some set aside just in case.

It doesn’t take a world economic crisis to throw a body’s budget into a tailspin if you have no money saved. It only takes a few weeks off work with a sick child, a call to jury duty, or a cut-back in your hours at work to make a house of cards fall down.

I wonder how many people will actually learn the lesson. I wonder how many people will go back to spending every cent they make as soon as the economy gets back on its feet. And I wonder if anyone has figured out that you can create your own sense of scarcity to keep you constantly on your toes when it comes to managing your money.

Abundance has a way of permeating our very being and making us feel invulnerable. But we are all vulnerable, whether we want to accept that fact or not. And creating the illusion of scarcity may be what it takes to stay true to a sound financial plan.

I’m not talking about creating such a sense of scarcity that you’re always whining about what you can’t do or can’t have. And I’m not suggesting you use the illusion of scarcity to cheap out on life. But if you’re the kind of creature who routinely spends every penny

you make, maybe you need to implement the illusion of scarcity to keep yourself in check. And maybe if you move your money where you can’t touch it, leaving yourself with less to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive. how do you create the illusion of scarcity? well…

First, you make a budget that balances. You transfer all the money that must be used to pay your fixed and variable expenses to a “house” account, so you know those bills are covered and you can’t spend that money on stuff.

Second, you set some goals you want to achieve. It may be paying down your mortgage annually, taking a fabulous family vacation, or going back to school.

Third, you set up savings accounts for each of the goals you want to achieve, and have the money you want to saved moved automatically to those accounts so that money is out of sight.

Now you only have money left in your first account that you can actually spend on all that stuff you so love to buy: coffee, lunches out, another tool, magazines, DVDs, more clothes… name your weakness here. For me it’s houseplants and books. When I look at the money in my account, because I’ve made most of it disappear to places I don’t look regularly, I’m more cautious about just how I blow what’s left. I prioritize. I consciously decide to spend (or not to spend) the money. I don’t feel like I have so much money I’ll never run out so I can just have this one little thing.

And that’s the point of creating the illusion of scarcity: to recognize that money is an exhaustible resource so you better be sure your spending isn’t just a knee-jerk reaction to your sense of abundance.

FIRST-TIME HOMEBUYERS HOME OWNERSHIP IS a big dream for many young Canadians, and is likely the single biggest investment most of us will make in our lives. While saving for a down payment can be challenging, Farhaneh Haque, director of mortgage advice at TD Canada Trust, says that young Canadians can save for a down payment a little quicker by following a few simple rules.

“First, examine your budget and set a savings goal,” says Haque. “Take advantage of online budgeting tools to gain insights into where you spend your money. Also remember that in addition to your down payment you will need to save for the additional costs involved with a home purchase, which include land transfer tax, moving costs and legal fees.”

Next, curb your spending and increase your savings. “Even a small adjustment in your spending habits can go a long way toward helping you save a bigger down payment,” says Haque. “For example, consider using transit to get to work instead of driving and paying for parking – it can really add up over time.”

One of the most effective – yet overlooked – strategies is to put money aside before you can spend it. Haque suggests setting up a regular, pre-authorized transfer service that moves a specific amount from each pay cheque into a high interest savings account. Making savings automatic is a simple and effective way to stay disciplined while saving for a down payment.

Finally, Haque reminds first-time homebuyers that they may be able to take advantage of the federal government’s Home Buyers’ Plan. “Those who have been actively saving for their retirement can access up to $25,000 from their RSPs to bump up their down payment when they purchase their first home.

The RSP funds must be paid back within 15 years, so it is important to factor this repayment into your monthly budget.”

Some Assembly Required

T

here’s a new trend in the home building industry that has some people scratching their heads and saying, “Huh?” What I’m talking about is the emergence of prefabrication into the normal stream of housing construction. Some forwardthinking homebuilders are prefabricating some, or nearly all, of their new homes in an indoor facility. This really isn’t anything new – the modular home industry has been doing this for years. The difference now is to what degree of industrialization the factory employs. Some companies are building the home in the conventional way, just indoors, and some are even using precision machinery to put the home together.

There are several types of prefabrication, but two main ones – modular construction and panelization. Modular construction should be familiar to most Albertans. These are fully-assembled homes trucked to site in one or more pieces. We see these moving along our highways quite regularly. These are complete homes (for the most part) that just require placing onto a foundation. This method is less common in the urban areas as moving a home of this type down the street in a subdivision is difficult and exterior elevation possibilities are limited. The other method is panelization. The panelization method has come over from Europe where it has been used successfully for many years. In this system, walls, floors and roofs are assembled as components in the factory. The components are then taken to site and assembled into a house.

This assembly process results in a home being erected in a few hours – as opposed to a site-built home being framed in weeks.

There are a few homebuilders doing this now in Alberta, but many more will come in a short time. The level of completeness ranges from framed walls, to walls insulated with windows and doors in place, to complete closed-wall panels.

Building a home indoors, away from the elements, makes sense. I cannot support the argument that a home built in -20°C with wind and snow is put together as well as a home built in a controlled +20°C. Furthermore, although some of our interior building components can take some exposure to weather, why would we want them to? The builders doing this also realize that they save time doing things this way and the customer receives their home earlier. Quality is usually higher in these products as well,

especially if the factory is mechanized. The new European machinery available now is incredibly precise in cutting (less than 1mm tolerance) and the assembly machines put walls together precisely the way they are supposed to – with no variance. It is also a good use of a worker’s day. In a factory environment one worker can be building several homes at the same time, being more efficient.

There used to be a stigma around “pre-fab” construction. Many of these concerns were quite real.

However, with new building codes and stricter quality assurance standards, these issues are long past. The consumer still has to be vigilant though, and look carefully at the offerings from both a traditional builder and a prefabrication builder. Make sure the quality is what you expect. Ask for references, both good and bad, and this will ensure you get a complete picture of what you are buying. And, most of all, remember that no matter which style of home you purchase, there’s still some assembly required.

Do a bit of homework and take it to a professional if you’re not sure or just plain can’t stand the idea of doing your own taxes. » T2125 – Calculation of business use of home expenses This one will guide the self-employed Canadian to deductions at home such as heat, electricity, insurance, maintenance, mortgage interest and property taxes. The rule of thumb is if you need to spend it to make money at home, you can more than likely deduct it. Some larger repairs may have a capital cost eliminate to them. This form will give you details on this and other deductions you are entitled to if you’re self-employed. » T777 – Statement of employment expenses This form is for the employee who works from home. It is important to know that it doesn’t matter if you only work from home part of the time – you are still eligible to claim a portion of the time you do work from home. Employees are eligible to claim items such as heat, electricity, general repairs, condo fees, Internet and work phone. The only expenses you can’t claim as an employee versus self-employed are mortgage interest and property taxes. An exception is made for commission employees. As an employee, you must have your employer fill out a T2200.

There are so many financial benefits to working from home. You’re already paying most of these expenses anyway, and the fact that you can claim a portion is a great benefit.

» General facts about home deductions The amount of the deduction is calculated based on the amount of space you use in your home for income. Let’s say you have 10 rooms in your home and two are used for work. The pro-rated amount is based on the percentage of the home used for work. In this case, 20 per cent.

So, if your deduction total is $10,000 x 20 per cent, it’s a $2,000 deduction off your income for you! It’s important to know that the deduction only applies to income.

If this is the first you are hearing of this but have been working from home for quite some time, don’t fret – you are able to go back to previous years and do a T1 adjustment to make a claim for the years you missed the boat!

Keep your receipts. If Revenue Canada comes calling, you want to make sure you can prove your expenses that have been claimed.

GROWTH TO IMPROVE IN 2013: CIBC WHILE CANADA’S ECONOMY LIMPED TO A CLOSE LAST YEAR,

it is not a sign of worse things to come in 2013, although growth will continue to be lacklustre for some time, according to a new report from CIBC World Markets Inc. “Any time growth slows to a crawl, one has to worry that it wouldn’t take much to push the economy over the edge,” says Avery Shenfeld, chief economist at CIBC. “Based on admittedly slim evidence, there are reasons to believe that Q1 growth will be better.”

He points out that while employment dropped in January, hours worked are up. He also notes that auto sales look like they’ve rebounded – generally a signal of consumer confidence – and that the resolution of energy sector disruptions has resulted in an increase in oil exports to the United States through mid-February.

“So it looks like, in terms of quarterly GDP, Q4 could end up being the storm before the calm, with an improved pace ahead,” says Shenfeld.

However, he warns that challenges domestically and

globally will result in only tepid improvement. CIBC’s forecast sees the economy tracking only a 1.7 per cent growth rate in 2013, a pace that will see the unemployment rate drift higher.

Shenfeld believes that the weak close to 2012 and the modest rebound ahead will keep the Bank of Canada from raising rates until third quarter of 2014, two quarters later than previously forecast. The delay in raising rates will also result in the Canadian dollar remaining below parity with the U.S. dollar until the second quarter of 2014.

“Instead of smoothly passing the growth baton from governments and households to business spending and exports, there’s been a fumble,” he says. “Housing has slowed, as has consumer borrowing, and governments face pressures to tighten belts. But businesses aren’t opening their wallets.”

While many had forecast business investment to pick up the slack in the Canadian economy, weak global growth has been holding back capital spending. The report examined the issue of whether Corporate Canada was sitting on an excess pile of cash that it should be spending on new projects.

“There is no real evidence from a macroeconomic perspective that corporations are indeed sitting on excess cash,” say CIBC economists Benjamin Tal and Peter Buchanan. In fact, “corporations are holding cash levels that are consistent with a trend we have seen for more than two decades.”

They note that, in nominal terms, in real terms or as a share of assets, the near $600 billion of cash holdings by non-financial corporations in Canada is at record or near-record highs. However they point out that all the increase in cash since the beginning of the recession can be fully explained by growth in GDP. In real terms, and as a share of GDP and corporate assets, cash holdings by corporations are now only back to their pre-recession levels. While businesses have increased the share of assets they hold in cash, their relative cash position has been offset by a decline in other current assets – namely inventories and accounts receivables.

Tal and Buchanan found that the higher level of cash holdings has not come at the expense of capital spending, which at 20 per cent of GDP, is not only more than three points above its long-term average share, it is also near a record high.

You’re drawn to colours that you like when you’re shopping for clothing because you know you’ll feel good when you’re wearing them, and the same thing goes for interiors. Statistics continued on page 62…

show that most people spend about 90 per cent of their time inside, a large portion of which is in their own home. If you live with colours that make you feel good, it will make for a better quality of life.

Deciding which direction to take in terms of colour is where many people tend to panic. My advice is to look through several magazines, tear out the pages that have elements you like, put them all in a folder and, once you have at least 20 different style images, analyze the colours that appear most often. This is a great way to get inspired and decide on colours for your own space.

Paint Particulars

I am very particular about colour selection and when I design a space, I like to keep the walls through any open areas in a consistent hue. My entire place is painted in Benjamin Moore’s OC-23, Classic Grey. It’s a very soothing colour that really adapts to the other colours around it – like a chameleon. It’s a nice hue to wake up to in the morning and to fall asleep to at night. The tone of it varies throughout the day with the amount of light; it’s brighter in the day and much richer in the evening.

When you’re choosing your paint colour, remember: it’s just paint. It’s not permanent and can be easily changed if you’re not happy with it.

People always forget that you can get sample cans from the paint store. Pick up a maximum of three different testers that you like, paint sections of each on different walls

(or paint large sheets of white Bristol board and stick them up), and live with them for a few days. (If you give yourself more than three options, trust me, you’ll never decide). Then narrow it down to your favourite two, and then finally pick the one.

Get Used to It

Choosing a colour pallete should never be an impulsive decision; you should take time deciding so you know you’ll be comfortable with it.

Once you finally do paint the walls, you might still wonder if you selected the right colour. However, keep in mind that you have to give yourself the chance to live with it.

Big changes take time to adapt to. For instance, if you’re going from burgundy to off-white you can’t expect to get used to it within the first few hours.

No-commitment Pieces

Pillows, accessories and other accent pieces give you the chance to have fun with colour, since they’re ‘non-committal.’ I’ve used hints of blue and green throughout my interior. It’s nice to have your entire residence consistent in terms of colour because then you can move pieces from one room to the next and you’ll never have to worry about making sure it coordinates.

Just remember that choosing colours for your home won’t happen overnight. It’s a process that starts with getting inspired; the rest will fall into place. It should be fun, not painful. And if you find that you really can’t do it on your own, it’s probably time to hire a good designer to do it for you.

Wood vs. Steel and Concrete // by Alana Cheyne There are so many factors involved in the decision to buy a condo,

from location to layout. And let’s not forget the very bones of the issue— the debate between wood construction and steel and concrete construction. Which is the better choice? It turns out there are benefits either way, depending on the homebuyer’s unique needs.

Steel and Concrete “The main benefit to steel and concrete is that it’s non-combustible,” says Bruno Mastroprimiano of Abbey Lane Homes. Concrete’s dense mass is inherently fire-resistant, providing strong resistance to fire-related damages.

Concrete also protects its inhabitants from potential problems like weather damage and unwanted insects and critters. And let’s not forget that other prevalent issue in multi-family dwellings — noise. From outside traffic to a neighbour’s blaring music, steel and concrete provide the natural soundproofing that is so important to condo owners.

According to Richie Lam of Westrich Pacific, these desirable features explain why concrete and steel are perceived as luxury materials — more so than wood. Of course, you can’t get luxury without extra cost, and these condos are certainly more expensive to buy.

But Lam points out that they’re a wise investment, partly because there are relatively few in the area.

“For every 50 wood-framed buildings, there’s maybe one concrete building,” he says. “There’s just so few in Edmonton.” Yet the demand is there — a group of buyers who prefer this type of construction and are willing to pay for it. For that reason, he says, steel and concrete condos will always retain a strong real estate value.

Nic Iozzo of Station Pointe adds that other expenses can be regained, too. “The building doesn’t wear out as much, so it doesn’t need as much refurbishing or maintenance,” he says. “And you don’t have mould issues, you don’t have issues with rot.”

A SMALL LIVING SPACE ORGANIZING A SMALL LIVING SPACE can be a challenge.

Apartments and lofts typically have limited closet space, if any closets at all. Townhomes can also be a challenge to organize with their small kitchens and bedrooms. Such is true for many singletons and families just starting out, or couples looking to downsize their living arrangements. Whatever your habitat, here are some tips for organizing a small space so you can enjoy it to its full capacity.

 FURNITURE WITH STORAGE

The furniture you choose for your home can make or break it. Oversized furniture is out, but furniture with storage is in. Look for pieces that will maximize storage capacity without taking up too much room.

Armoires are great for storing clothes if you don’t have a closet, and these days they come in all sizes. Antique trunks add instant style to any room and they can double as a coffee or bedside table with a hideaway

for keeping extra blankets, seasonal items or books.

Media cabinets are a worthwhile investment for anyone with a television and other multi-media. If you like the mounted TV look, but don’t have the wall space for it, consider a flat-panel mount kit that attaches to furniture.  DEFINE THE SPACE

Just because a room is small doesn’t mean it can’t look pulled together. It’s important, especially in homes with open floor plans, to define living areas for how you intend to use them. It sounds counter intuitive, but wide-open rooms with poorly placed furniture can actually seem smaller than they are. Defining the space will allow you to create distinct areas for entertaining, eating and relaxing. Accordion-style room dividers do the trick. So do area rugs. A dining room or sitting area can easily be established with a pretty rug and chairs placed around it. A couch positioned in the middle of a room is a good way to separate living and dining areas.

 ODDS AND ENDS

No matter how organized you are, you most definitely have at least one overflowing junk drawer. So what do you do with all these extra odds and ends? Get creative.

Look around. You’d be surprised at how many things you already own that, when repurposed, make the perfect organizers. Toolboxes are ideal for storing crafting and office supplies like ribbons, buttons, paper clips, push pins, stamps and envelopes. Rather than tucking away flower vases in a cupboard, use them for neatly displaying kitchen utensils or makeup brushes.

Matching baskets and photo boxes will hold just about anything from scarves to painting supplies. Looking for a fun way to display photographs? String a piece of twine across an archway and use clothespins to hang the photos from the twine.

With a little effort and creativity, any living area can be transformed into a well-organized space you enjoy spending time in. NC

Molten Chocolate Lava Cake Directions

Preheat oven to 325°F. Grease four ramekins, about 2 ¾ in. diameter and dust with cocoa powder; set aside.

Melt the chocolate in a small pan over medium heat. Once half melted, add butter and continue to heat until the chocolate and butter are completely melted and combined. Set aside for 10 minutes, or until needed.

Using a blender or hand whisk, whip the eggs, egg yolks and sugar in a medium bowl until pale and thickened, then add to the chocolate mixture. Gently fold in the flour with a metal spoon. Divide the mixture between the four ramekins and cook in the oven for 12 to 15 minutes, until the cakes are firm on top. Using oven gloves, remove the ramekins from the oven and turn them out onto serving plates.

Garnish with raspberries and dust with icing sugar. Serve immediately.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment.

This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.
