Empire Square SE1

Project Profile

Client: Berkeley Homes c/o Stonedale Property Management Ltd Project Summary: Empire Square is a flagship development located in The Borough, near London Bridge. The development built upon a Brownfield site is a mixed use development including 572 residential apartments. We were appointed in 2010 to carry out a cradle survey of the balconies to the central tower block. The purpose of this was to inspect the integrity of the glass balustrades following a recent incident whereby one of the glass sheets to the balustrades shattered and fell to a roof terrace below. We continue to provide building surveying support more recently assessing the exterior cladding for insurance purposes.

Tanners Yard SE1

Project Profile

Client: Tanners Yard Residents Association Ltd (TYRA) Contract Value: ÂŁ226,000 (Over 6 year PMP) Project Summary: Tanners Yard is located within the Bermondsey Street Conservation Area and consists of 2No Victorian warehouses which were converted to provide residential accommodation in 1997 at which time an additional residential block and link were constructed. We were appointed in 2004 to undertake a building condition survey by TYRA to support their purchase of the freehold. Following the freehold purchase we produced and implemented a Planned Maintenance Programme with works spread over a 6 year period. Works commenced in 2005 and the final year of the first phase is scheduled to start on site in February 2011. The PMP document is updated annually and the next maintenance cycle is scheduled to restart in 2013.

Kingsway Place EC1

Project Profile

Client: 1892 Management Company Ltd Contract Value: ÂŁ300,000 (Over 4 year PMP) Project Summary: Kingsway Place located in the heart of Clerkenwell and constructed in 1892 on the site of the Clerkenwell House of Detention is a London School Board Building which was converted to provide residential and commercial accommodation in 2000.

We were appointed in 2008 to investigate a number of minor building defects and to prioritise external cyclical refurbishment works to the site as a whole. The first phase of cyclical works completed in 2010 and further works are planned during 2011 and 2012 to complete the external facade refurbishment programme.

The Alaska Buildings SE1

Project Profile

Client: The Alaska Management Company Ltd Contract Value: ÂŁ250,000 (Over 3 years) Project Summary: The Alaska Buildings site is a former Seal factory

and was redeveloped to provide a mix of residential and commercial accommodation in 1992. The iconic 600 Building Designed by architect Wallis Gilbert and constructed in the 1930s being a later addition to the site is a fine example of Art Deco design. We have been retained since 2007 to provide surveying support dealing with the assessment and remediation of building defects and the commissioning and overseeing of major works programmes . We are currently in the process of organizing the undertaking of a specialist concrete inspection of the 600 building structure as part of a feasibility analysis for external facade repairs and redecoration. In conjunction with the above we continue to provide day to day reactive surveying support in respect of building defects which may arise and we act as freeholders Surveyor where licenses for alteration are required in respect on individual leaseholder adaptations.

Globe Wharf SE16

Project Profile

Client: Globe Wharf RTM Ltd Contract Value: ÂŁ460,000 (Over 5 year PMP) Project Summary: Globe Wharf is a former Victorian warehouse Building located on the banks of the River Thames which was converted to provide residential accommodation in 1998.

We were appointed in 2009 to undertake a building condition survey and prepare a Planned Maintenance Programme (PMP) for the site following completion of a number of defect inspections to the block on behalf of the managing agent. Works scheduled under the PMP commenced in late 2009 with further works completing in January 2011. Work will continue in 2012 and 2013 to complete the first cycle of the programme. In conjunction with the above we continue to provide day to day reactive surveying support in respect of building defects which arise and we act as freeholders Surveyor where licenses for alteration are required in respect on individual leaseholder adaptations.
