The Mortgage Deed executed by Defendant is recorded at the Registry of Property of Puerto Rico, in the aforementioned Section, Registry Book and page, under the property which description, in the Spanish language is: “URBANA: Solar marcado con el número 25 del Bloque "V" de la Urbanización Santa Juanita, radicada en el Barrio Minillas del término municipal de Bayamón, Puerto Rico, comprende un área de 357.48 metros cuadrados. Defendant defaulted on his repayment obligations to RCAC and, for said reason RCAC accelerated the debt and declared due the obligation under the mortgage note. 6. As of September 10, 2015 he owed RCAC the principal amount of $175,078.26; interests since August 11, 2011; $2,221.77 in late charges; and $15,766.00 in contractually agreed-upon attorneyʼs fees and legal costs for a total amount of $193,066.03. The Court makes the following conclusions of law: This Court has jurisdiction to entertain the claims pleaded herein under 28 U.S.C. § 1332 because the matter in controversy exceeds the sum or value of $75,000.00, exclusive of interest and costs. For diversity purposes, Plaintiff, RCAC, is a legal entity organized under the laws of Cayman Islands, having its principal place of business in the Cayman Islands. Defendant is citizen of the Commonwealth of Puerto Rico.
