The first step to becoming chartered
What happens after you graduate?
Gaining an RICS-accredited degree is the most accepted way of becoming a chartered surveyor.
After completing an RICS-accredited degree or diploma you’ll then need two or three years’ work experience before taking your RICS professional assessment interview – known as the Assessment of Professional Competence (APC).
However, many people start off with an associated qualification, such as a geography degree, and then undertake an RICS conversion degree.

An apprenticeship route is a great, cost-effective way to start your career in surveying.
The Chartered Surveyors Training Trust (CSTT) is an independent charity that supports young people who are finding it difficult to start their surveying career. RICS works in partnership with the CSTT to help young y people become surveyors via an apprentice p apprenticeship scheme that counts towards RICS Associate membership (AssocRICS). As an apprentice, you can learn on the job, build up knowledge and skills, gain qualifications and earn money, all at the same time. 10
How it works If you’re aged ged 16 to 24 and live in nd, and face a financial, academic England, or personal barrier, you can start working for a surveying company sourced by CSTT on the apprenticeship scheme for two years. After registering for the RICS Associate qualification online, you will then work four days a week, and attend college one day a week to undertake an Advanced Apprenticeship in Surveying, which helps you to gain the following qualifications:

How did you find out about the CSTT? I was offered a university place and my intention was to gain a degree and then seek further training in accompaniment with employment. I was searching on the internet to see what training opportunities were available and I stumbled across the CSTT website. I read about the Trust and the opportunity in Canterbury and it sounded too good to pass up. So I applied there and then, and once I had been accepted I started working soon after.

Tell us how you got involved in the CSTT? When I applied to the CSTT, I applied specifically for the role at Canterbury so I knew that if I was successful that is where I would be placed.
Why I love my career in
Where are you working now? I am currently employed at Lambert Smith Hampton. CSTT placed me at LSH in October 2011.

How did you find out about the CSTT? I was fortunate enough to come across CSTT through the official apprenticeship website which advertises apprenticeships across the UK. I researched the trust in more depth to find out what they offered to young people in my position.
What benefits have you found doing the apprenticeship? Lambert Smith Hampton has given me responsibilities that have encouraged me to grow in confidence and challenge myself. I have attended property viewings with surveyors to see first hand how they market properties to their clients. The exposure to LSH’s experienced surveyors, who are more than willing to give advice and answer any questions I may have, has been invaluable.
What benefits have you found doing the apprenticeship? The most beneficial is that providing you do a good job, you are pretty much guaranteed employment throughout the apprenticeship, which given the unemployment situation at the moment is invaluable.
Where do you hope to be in five years time? I believe, if everything goes well, that I would be in my final year of training and well on my way to becoming chartered.

Would you recommend the CSTT to others? If you know for certain that surveying is the career you want to pursue, the CSTT will help you in every possible way to achieve your ultimate ambition.
Where do you hope to be in five years time? I will attend university once I have completed this two year course, as a managed student with the Trust and complete an RICS-accredited degree. In five years time I envisage myself being in the final year of my degree and preparing to embark upon my APC.

Land focus Land surveyors’ expertise enables them to work in many areas, including environmental management, land use and contaminated land, environmental auditing and assessment. Working in the land sector is extremely varied – one day you could be advising landowners on a wind turbine scheme, the next managing rural assets or monitoring wildlife conservation areas. And with an ever increasing focus on sustainability, planning and development surveyors can be found surveying and evaluating the longerterm social and environmental costs of developing in the countryside, while balancing these factors against important market costs and values. 14
Land surveyors are specialists in all aspects ssessment of the management, monitoring and assessment of the environment in the context off real estate,
land and construction. Furthermore environmental concerns such as climate change, changes in modern farming methods, and the expansion of towns and cities all pose challenges for people living and working in rural communities, who look to surveyors to provide them with professional advice and expertise. Land surveyors also can be found undertaking exciting and adventurous tasks, such as mapping the land with high-tech laser equipment, or assessing the safety of mines for extracting minerals.
Equally important is the sensitive disposal of our waste and resources, and leaving the environment in a good condition for future generations. This aspect of surveying is referred to as Geomatics and is the most technologically advanced of all the RICS specialisms. Based primarily on the science and study of geo-spatially related information (maps), it offers members a varied, cutting edge and global career path. Geomatics acts as the underpinning data of the land and property lifecycle but also retains a strong element of land law and boundary expertise.

What is your role and what does it involve? I am a Land Negotiator for Croudace Homes Ltd who are a residential developer in the South East building quality family housing. My role entails finding and acquiring land for residential development and carrying out detailed due diligence in five key areas: Planning, Legal, Technical, Market and Physical.
How did it feel to become an RICS member? It was great – like the completion of my degree and two years of work had been worth it.
What do you enjoy most about your career? The people I get to meet and the fact that what I do has a tangible effect on the landscape.
What does the RICS qualification mean to you? It makes me feel more professional and competent at what I do.

Tell us about your career journey so far?
What do you enjoy most about your career in surveying?
I graduated in 2009 at Nottingham Trent and studied Planning and Development BSc and then began working for Croudace Homes Land Department, where I began the APC.
I enjoy the variety of my role, and the responsibility given to me. I have always known I wanted a job which is not 100% desk bound and my role is far from this as one day I may be out undertaking site visits on new parcels of land, the next in a meeting with landowners discussing my appraisal.
I was attracted to the Planning and Development pathway through the ability to have positive impacts on people and places through my work.
What is the highlight of your career to date? Acquiring my first parcel of land in Thame, South Oxfordshire. The most exciting part is seeing the scheme take shape. As Croudace do it all in-house seeing the scheme transform from a derelict brownfield site to a high quality family housing development is rewarding. Through Croudace I was also lucky enough to a participate in a two week volunteering trip to Nepal to build a house out of bamboo for a local family with Habitat for Humanity.
The recent headlines around planning have highlighted the importance that Planning and Development has, not only on the built environment, but also on the economy.
What does the RICS qualification mean to you? The RICS qualification is a stamp of approval from a globally recognised professional body on my work and experience.

Project managers effectively control projects in the land, property and construction industries. They co-ordinate the whole development process to maximise efficiency, economy and communication and ensure that the project is successfully completed. Project management is a demanding discipline that requires a broad range of knowledge, which extends from technical expertise to the vitally important soft skills of leadership, negotiating, team building and communication.
Building surveyors could work on the design of large, multimillion-pound structures to modest adaptations and repairs, and occasionally work on buildings of architectural or historic importance. Cost Consultant – my job varies from day to day covering a wide range of services from tender preparation and analysis, measurement, estimating, cost planning and procurement advice to mention a few.
Passing my APC gave me fantastic sense of achievement. The process is very tough and thorough but completely worth seeing it through to the end. The RICS qualification is recognised across the world unlocking endless opportunities. It is clear evidence that you have achieved high standards of competence and ethics within your chosen career.
My advice for those who are starting out is to try and encourage your senior colleagues to give you the relevant experience you need. Preparation is key through out the process, and regular meetings with your supervisor are very important.
What do you enjoy most about your career in surveying? No one project is the same, the built environment is an ever changing industry presenting different challenges on a daily basis. We are constantly working to improve and become more innovative within the way we approach the built environment, implementing more sustainable thinking. What does your role involve?
Tell me about the benefits of becoming chartered
I currently work within the Valuation Department at DTZ. My role involves carrying out inspections, measuring and valuing properties across the South East of England and occasionally across Northern Europe. I am lucky enough to work within a department that performs valuations of various different asset classes from offices to retail, to industrial and development sites. I undertake valuations for a number of purposes such as for accounts, purchase or loan security.
Achieving my chartered status has not only allowed me to use the coveted MRICS designation, but has also offered me the opportunity to undertake a role which offers greater responsibility and progress with my career. RICS is a worldwide recognised professional qualification which allows me to progress through my career by allowing me to work directly with clients and build up relationships, whilst working on complex projects that command a high level of responsibility.
What do you enjoy most about your career in surveying?
What has been a career highlight/most interesting project so far?
Surveying offers me the opportunity to undertake a diverse range of tasks with the ability to spend time out and about inspecting properties and meeting clients. What did it feel like to pass your APC and be awarded RICS membership? Passing my APC on my first attempt is an amazing achievement and I felt absolutely elated to be awarded RICS membership and recently received my diploma from the RICS President at RICS Headquarters in Parliament Square. I am also thrilled to have received ‘Outstanding Status’ from my RICS assessor panel for my APC performance. 28
In my early career, I was fortunate enough to undertake a placement working in Prague, Czech Republic for one year, with six months of those being within DTZ’s Prague office. This was not only a great learning experience but offered me an insight into working within a different culture in a country which I had not visited before. Furthermore, the experience aided me in securing a position on the Graduate scheme at DTZ’s London office.
What does the RICS qualification mean to you? It gives me a professional qualification which is recognised worldwide. It is also a culmination of all the hard work which I have undertaken over the last five and a half years, four of those being at University.

RICS matrics RICS matrics provides a great social network for young surveyors to make contacts, meet their peers and gain knowledge from the industry. Matrics membership is free to all students, trainees and newly qualified surveyors with less than 10 years’ post qualification experience. As an RICS matrics member, you might find yourself making friends at a sports or charity event one month, attending an elegant ball the next, or organising a study support group to help you and other members through the APC.

Members have access to online forums and literature, and can share experiences with other trainees through self-help groups and one-toone sessions. Tell us about your involvement with RICS matrics? I have been involved with RICS matrics now for the last four years and it has been an exciting, stimulating and educational experience.

What were the seminars like? The seminars were great and offered me the opportunity to network and form friendships with other members who were at a similar stage of the APC process. This allowed me to compare and contrast our experiences as well as learn from members who had passed their APC.
The RICS matrics social events are great fun with a friendly and welcoming atmosphere. The sports and social events provided me with an opportunity to talk and mingle with a range of professionals from various disciplines within the construction industry.
How did it feel to become chartered? Since I have become chartered, I have become more involved in RICS matrics London and was surprised at how easy it was to get involved. I am part
of the Student Liaison and University Partnership team who visit universities and explain what RICS matrics is all about. This has developed and improved my ability to speak in public whilst also allowing me the opportunity to give something back to the industry.

What is your role and what does it involve?
What is the highlight of your career to date?
I am a Project Manager working for Enfield Homes, and responsible for delivering Decent Homes works up to a value of £10m. My role involves both project management and technical tasks and having a building surveying pedigree has undoubtedly provided me with the soft and hard skills required to deliver these complex projects.
Unquestionably, passing my degree with a first class honours and my APC first time was no mean feat, all self-financed. I am also hoping to complete my MSc in Construction Project Management (RICS) at University of Westminster in September this year.
Tell us about your career journey so far? Since becoming a full member of the RICS, there has been a marked change in my career and job prospects. Following my role at NPS London as a Senior Building Surveyor working on major school projects, I worked as a Design/Project Coordinator for Hunters based on site working with Main Contractor Mulalley in partnership with Hackney Homes on major retrofitting works and communal district heating on 1960s high-rise buildings. I gained an array of core skills and had extensive involvement in bringing the supply chain together for procuring and delivering the works within the required timescale. This provided me with a good insight into the technical and management aspects of the contracting process. 42
What do you enjoy most about your career in surveying? I enjoy meeting people from all walks of life and making a contribution to the built environment. Last, but by no means least, is helping APC candidates through their structured training to achieve RICS status, and young people via the Chartered Surveyors Training Trust (CSTT).
What does the RICS qualification mean to you? RICS is indeed a very important qualification for me. Since day one of my career in surveying i.e 10 years ago, I always wanted to become a member of the RICS as it truly reflects property and construction professionals with the highest level of technical and project management expertise globally.

What does your role involve?
What did it feel like to become chartered?
I am a Quantity Surveyor at EC Harris. My role involves cost management, negotiation, dispute resolution, witness statement preparations and working with the client’s solicitors on an array of legal issues.
It is a dream come true and I am very proud of the achievement and grateful to be a chartered member of RICS. My advice to anyone taking the APC is to persevere and not give up on the process, because it is worth the effort.
I am involved in measurement/quantification process with the appointed contractor and defend the agreed civil and structural quantities and assumptions before the client’s auditors.
What is the best thing about your career in surveying?
