Port Searching in the Rental Storm

I

t’s the seventh degree of crazy in this rental market. If you’re presently out looking, you have my sincere condolences. Expect lots of competition, little inventory, and probably more than a few disappointments. If there’s ever a time to kiss up to your in-laws… Here are a few tips and tricks to minimize the damage to your wallet and your sanity.

Expect to pay an application fee. Any

property management company, and most private landlords, will require an application, as well as a “processing fee.” I’ve seen them charge anywhere from $35-$200, so make sure you really want the place before making that decision because those fees are nonrefundable and can add up.

Don’t have pets. When landlords hold

the cards, they can be picky. If two (or 10) applicants are after one home, petless people usually prevail. With my six-pack of fourlegged friends, I’d be living under a bridge.

Be honest and thorough on your application. Any red flag is even redder if

you don’t disclose. Clean up any credit dings if you can, prior to applying. Make sure you have all information available ahead of time, because time is not your friend in this market. Consider filling out a practice form and have it on hand. If you do have some negatives on your application, you might find private landlords a little more flexible than the property management companies.

You have rights!

Fair Housing laws provide protection from discrimination. Learn your rights and promptly report any violations. You should also look up “Arizona Residential Landlord/Tenant Act” so you know your rights and responsibilities.

Get creative. I’m starting to see private

homeowners renting out rooms, cottages, and even half a house. While this situation may not work for some, it might be an option.

Scams abound! Craigslist is rife with

scummy grifters taking advantage of your desperation. Don’t give a dime until you’re 100 percent sure your landlord is legit.

Spring Cleaning Simplified nthem Community Council is calling all Anthem residents to “Go Green.” Partnering with various community waste and recycling services, it’s that time to safely dispose of bulky, old and hazardous materials. Residents will drive up to several different stations in the following order to dropoff items.

1 MCSO will accept old or unneeded bottled prescription and nonprescription drugs. 2 St. Vincent De Paul will

collect non-perishable food, new or gently used shoes and clothing items, toys, school supplies and other items for those in need.

3 Safety Kleen will take old non-commercial cans of paint, limit eight galloncontainers per vehicle. Other items accepted: fertilizers, pool chemicals, gasoline and aerosol cans. 4 Westech Recyclers will

take all sorts of electrical items and electronic devices, plus cords, cables, wire and metal.

5 Republic Services will

accept bulk items, such as furniture and household appliances. However, yard waste will not be accepted.

7 Republic Services will be at another station for the unloading of all cardboard items. (Boxes are requested to be broken down as much as possible before drop-off.)

fter being closed for nearly five months for construction, Anthem’s larger and newly designed skate park is now open to all-wheel riders. The Sk8 & Ride Park incorporated the underused hockey rink area into a new design with the existing skate park to accommodate the growing volume of users. The expanded park, at almost 40,000 square feet, allows all-wheel users, including skateboards, scooters, bikes, roller skates and in-line skates. A grand opening was held March 12 with hundreds of riders visiting throughout the day-long

celebration, which included a live DJ, BMX stunt team, competitions, food trucks, giveaways and a celebratory fireworks show. William Walters brought his skateboard to give the new obstacles a whirl. His dad, Wes Walters said the 15-year-old was a regular user of the former park and has been anticipating the park’s opening for a while now, practicing on homemade ramps at his house. “With the old park, there was no place for kids on bikes to go. This is a good change and it keeps kids out of trouble,” he told Valley Vibe.

The $1.3-million project was funded by the community’s enhancement fund. The project was approved during the Facilities Master Plan process in May 2017.
