A commanding palazzo tells the story of a historic town in Malta, but shelters its own secrets By AMELIA BOO

N

estled amidst the sun-kissed landscapes of Qormi, one of the largest of Malta’s ancient, walled cities, lies the enigmatic Palazzo Stagno. As one approaches its imposing walls, it’s nearly impossible for a sense of awe not to wash over, for this is not just a property, it’s a living testament to centuries of history, with an added touch of the fantastic. An intricate tapestry, the intriguing, and somewhat unknown, background of this mysterious home unravels with more questions than answers. Palazzo Stagno’s beginnings transport us to the late 16th century, when it was constructed in 1589. But before we get ahead of ourselves, it’s important to set the scene by getting acquainted with the landscape just outside the palazzo’s walls. Qormi, Ħar Qurmi in the local dialect, is a city tucked away in the central region of Malta. The name Qormi likely stems from the surname Curmi, which is documented in nearby Sicily as early as 1095. Much like other towns in Malta, which derive their names from the family that originally populated them, Qormi began as a modest village, a dynamic story weaving itself in along the way. While indications of inhabitation exist in Qormi from antiquity, including Bronze Age artifacts that suggest the presence of humans as early as 1500–800 B.C.E., it wasn’t until the post-classical medieval period that the village began to expand. The first mentions of Qormi date to the year 1419, when the surname Curmi belonged to only two of the 20 people who called it home. Thanks, in part, to its advantageous location near the Port of Valletta, the main harbor in Malta, Qormi was soon on the rise. These historic origins devotedly preserved by passionate locals, the town is now a unique fusion of its medieval foundations and bustling urbanity. Church squares dot buzzing industrial centers and narrow streets shoot out dizzyingly from the town center. Qormizi, as residents are known, take so much pride in their city that they have had their own official anthem since 2002. Sense of place runs deep, as does religion. Two parishes, St. George and St. Sebastian, have centuries-deep roots in the town.

Religion is entwined in the fabric of Palazzo Stagno, too. The Renaissance-era property has undergone various transformations over the centuries it has stood proudly in Qormi. Notably, the imposing structure is located in what was once the center of town — normally where villages would have their central church — in Qormi’s case, that of St. George. It is said that stones quarried from the bedrock under the palazzo’s gardens were used to build both the palazzo and the nearby church. Why? Perhaps Monsignor Pietro Dusina is part of the answer. The first apostle to Malta, he was a Roman Catholic priest hailing from Italy. Between 1574 and 1575, he was the sole inquisitor and apostolic delegate to the country. A relatively little-known figure of Catholicism, no portrait of Mons. Dusina is thought to exist — a rarity for a figure of the church at a time of when the religion was expanding at a dizzying rate. The Knights of the Order of St. John of Jerusalem, essentially an early Catholic military order, lay claim to Malta in 1530 and remained for nearly 200 years. Local lore asserts that a Knight of the Order who was to succeed the Grand Master at the time once used Palazzo Stagno as a countryside retreat. While Palazzo Stagno’s colorful cloth is puzzling, one thing is for certain: The property’s importance in Qormi is undeniable. A plaque just outside its imposing walls designates the palazzo as one of the oldest structures in town. Hailing from nearby Messina, Sicily, the family who bears the Stagno moniker is a relatively unknown relic of the past. Judging by the sheer scale of the home, however, they must have been wealthy. Little else is known of them.

Stepping through the gated entrance and into the stone courtyard transports to a bygone era. Palazzo Stagno exudes an aura of grandeur in keeping with its past. An internal courtyard anchors the space. Airy rooms dot the enclave, punctuated by terraces perched over an orchard. A spiral staircase leads to the peaks of the palazzo, where a turret crowns the compound and offers far-flung views of Mdina and Valetta in the distance. Mystery is sewn throughout the palazzo’s architecture as well. Unlike other structures of the period that followed the Renaissance style that spread across Europe with Catholicism and featured symmetry and balance, Stagno’s windows and doorways appear to have been haphazardly plopped into the structure with no apparent logic or face-value attempt at symmetry. And none of the 167 apertures — windows, doorways, vents, stairwells — are a consistent size. In his book, The Building of Malta: 1530–1795, 20th-century architect, academic and author Quentin Hughes wrote about more layers to the cryptic building: “The carvings on the facades of the Stagno palace are most original and interesting…The frieze is richly carved with a flat strap decoration and all the moldings are unorthodox by any but Maltese standards. The carving of these friezes is more reminiscent of Spanish colonial work from Peru or Mexico than anything usually associated with Malta. The heads have an untamed appearance strangely disquieting.” WAS THE ENIGMA that is Palazzo Stagno a purposeful rebuke of Renaissance ideals imported from outside Malta? Built by the Catholic knights themselves? While history gives some clues, it doesn’t give the answers — perhaps vanished with the Stagno family. But Palazzo Stagno still stands, complete with modern residential updates, ready for future owners to weave their own threads into its story.

From houseboats to public parks, innovative architecture that floats right on the water is ready to ride the changing tides By LINSEY STONCHUS

W

hat sets a floating home apart from an ordinary waterfront property is its proximity — the water is not a view or a staircase away, it is one with the building itself, detached from the land. Its residents have the ability to dive into the water, sway with the currents or board a boat and sail away from right at home. “They are a very treasured commodity,” says Jim Olson, founding principal of Seattle, Washington-based Olson Kundig Architects. “It’s kind of a romantic idea. It fits Seattle, especially, because the climate here is pretty mild, so you can be outside throughout the year. People go boating all year round.” Floating architecture is not limited to Seattle, of course. Projects are appearing around the globe, often in Nordic countries, including Denmark and the Netherlands, as well as China and other Asian countries — all regions affected by potential sea level rise.

“Generally, when you build on land, a building has a sort of life span,” says Marshall Blecher, cofounder and architect at MAST, a firm in Copenhagen, Denmark, currently working on evolving the Copenhagen Harbor. “Once it ceases to be valuable on that plot of land, it’s typically renovated or demolished and something is built in its place. I think there’s a really interesting opportunity with floating buildings that you can, rather than demolishing it, move it to somewhere where it does make sense.”

Initially, living on the water was merely a reality for crews on ships spending months at sea. It was not until the 19th and 20th centuries that houseboats grew in popularity, acting as an affordable living alternative for coastal cities in housing shortages. In the United States and Europe, these flourished during periods such as the Great Depression and post-World War II. “Waterways were important transport arteries in the Netherlands, and because there were not enough homes on land, ships were converted into homes,” says Jasper van Uitert, architect at Utrechtbased EVA architecten, says of the firm’s hometown. “These were often small, wooden houses on a ship’s bow. In the 20th century, the popularity of living on water grew and, in addition to ships, floating homes were built. The appearance developed from a house on a ship’s bow to a floating house with a mix of styles. In Utrecht, there are modern houseboats with sleek lines, but also interpretations of farms with carpentry and thatched roofs.”

While houseboats are a fascinating build, they are not without their drawbacks. Prior to forming MAST, Mr. Blecher lived in one himself. “Nine years ago, I lived in a houseboat, and it gave me insight into the way [Copenhagen] Harbor was developing,” he says. “I quite liked living on the water, but there were downsides. Those stuck in my mind. It was always a bit wet and cold. I think that the houseboats that we build now are more house and less boat. Inside, they feel like a modern and luxurious home: warm and dry and spacious.” For instance, houseboats Svendborgsund by MAST and De Tivoli by EVA feature contemporary design and floor-toceiling windows. They also incorporate luxury amenities, such as a library in Svendborgsund and heated floors, solar panels and a garden in De Tivoli. An added, perhaps slightly unexpected, element of today’s floating homes is just how social they can be. They are often located in cities, after all, and inspire intrigue from travelers and locals alike. “Houseboats are pretty open to the world,” Mr. Olson says. “People can come within inches of your windows, passing in kayaks, canoes and sailboats. But there’s this friendliness about it where you wave at people and you let down your boundaries to become part of a community.” For privacy, he incorporated sliding screens in his design for Water Cabin in Seattle, but generally, houseboats are best suited to those who want to embrace the lifestyle.

Utrecht, for its part, is calmer by comparison, according to Mr. van Uitert’s description of the neighborhood De Tivoli floats in, Rivierenwijk. “Houseboats are located on a beautiful, green edge that forms the barrier between the house and the street and makes it, therefore, a quiet place to live,” he says. That social connection is not lost, however, as De Tivoli shares an important similarity with Seattle’s Water Cabin — the ability to store and sail a boat into the city through Utrecht’s canal system. Expanding on the sense of community created by floating architecture, projects are also emerging in the form of public spaces such as parks, saunas and other wellness amenities, especially in Europe and Asia. “Copenhagen Harbor has been changing very quickly over the last decade, transforming from an industrial harbor into something totally new,” Mr. Blecher says. “We’re focused on how we can transform the harbor of Copenhagen with small interventions.” These have included Sauna KFF, a publicly accessible floating sauna and swimming pool, and Havneklippen, a temporary rock-climbing wall at the center of a popular swimming spot. Meanwhile, in Nanchang, China, Fish Tail Park, created by Chinese architecture firm Turenscape, transformed a heavily polluted, former fish farm and coal ash dumping ground that was vulnerable during monsoon season into a dreamy, floating forest.

“The very simple idea is that the water is a constant,” says Konglian Yu, founder and principal designer of Turenscape. “It is in the air, the ocean, on the planet and in the ice caps — a constant. Without water, you have nothing. We don’t consider that water is not just H2O. Water is a system. Water should be with life, with the earth. It is a key factor of the ecosystem.” Mr. Yu points out that too often the solution to floods is diverting them. This destroys the opportunity for biodiversity. Instead, his approach is to create space for it. Fish Tail Park is set up to collect water to nurture its trees, perennials, lotus and other plants, breathing new life into the land. Several Turenscape projects incorporate Mr. Yu’s “Sponge City” theory. “The use of vegetation functions as a sponge that not only regulates the water, but also cleans it,” Mr. Yu explains. “It creates a habitat for migrant birds and a public space for people. It’s a multifunctional, holistic strategy.” The park is built to accommodate over six feet of water level rise during peak storm periods and can even withstand floods. Contemporary aluminum installations contrast the fantastical natural surroundings. A network of bike routes, pedestrian paths, platforms, and even beaches and playgrounds make it seamless for visitors to explore the park. It has become one of the most visited parks in the city and a catalyst in the development of a nearby neighborhood, New District.

Central to sponge cities and Mr. Yu’s practice is his adaptation to nature, especially the element of water. He notes that air and sunshine are predictable, but the behavior of water, whether in excess or lacking, can vary greatly. Mr. Olson has a similar respect for nature, and always strives to create buildings that relate in a meaningful way to the natural site they rest upon. Functionally, floating homes have the advantage of being able to move and change as environments do. Inside, floorplans must be relaxed and flexible to meet everchanging homeowner needs. And they are often designed to blend in to, rather than compete with, their surroundings. “You’re not really trying to attract attention to a house, at least in my mind,” Mr. Olson says. “It’s like a bird’s nest. The bird can see out, but you don’t really see the nest until you look for it. It’s more about looking out from the house than it is about looking at the house. The landscape is really beautiful, and so to just melt in with that seems natural to me.” Water Cabin’s wood paneling on the outside will naturally weather with the water, its flat, horizontal lines mimicking its surface. Silver metal accents are also influenced by the surroundings. “When you look at water on a cloudy day, but the sun is coming through, you get these sparkles of light on the tips of the waves,” Mr. Olson says. “That’s what the metal does on the houseboat.” The parallel that exists between the historic need for floating architecture and the present is that it is brought on, once again, from necessity. In the past, this was economic. Today, it is due to the real risk of climate change. Coastlines will be altered due to sea level change, and floating architecture, while more of an adaptation than a solution, provides the opportunity to maintain a foothold in the world’s most cherished places. “WHEN YOU’RE ANCHORED to the ground, you’re stuck with what happens right there,” Mr. Olson says. “Mobile homes and houseboats and things that are movable enjoy greater flexibility. Birds and fish have always been able to move around, either in the water or the air. They can escape disasters — and maybe that’s why they have been around for so long.”

A

ncient history is palpable in Athens, Greece. One of the oldest cities in the world, occupied for thousands of years, the inventions of antiquity are everywhere in the Greek capital. There are the ruins with their trademark columns, some dating as far back as 1200 B.C.E., dotting the city and rest of the country. And there are also less visible relics the innovators of the ancient world left behind — the theater, philosophy, democracy and the building blocks of Western civilization as we know it today. While often synonymous with this distant past, a new “city of the future” for yet another Athenian millennium is rising from the much more modern ruins of the city’s old, abandoned airport. First built in the 1930s and closing in 2001, the Ellinikon International Airport stood unused for two decades, but presented a unique opportunity to create something from scratch: The Ellinikon, a cutting-edge, urban ecosystem of today and tomorrow. Construction of this almost 2.5-squaremile, master-planned community, one of the largest urban regeneration projects in the world, began in 2021, with a final estimated cost of €8 billion euros. The prime location on the Athenian Riviera, about 20 minutes from the heart of Athens and connected by Metro stations and a tram line, faces over two miles of shorefront on the sparkling Aegean Sea. “Our plan is to create a new, sustainable, 15-minute city-within-a-city by combining the area’s natural beauty and unique, inherent characteristics with smart-city principles,” says Odisseas Athanasiou, CEO of Lamda Development, which bought the land in 2014 to realize the project. “The inspiration is drawn from the name, Ellinikon, which means ‘the Greek’ or an ‘embodiment of Greece.’ It represents Greece’s past, present and future.” A term coined in 2016 by Sorbonne professor Carlos Moreno, the 15-minute city is not necessarily a new concept and, in a way, is decidedly old-school. The basic premise is to minimize modern society’s reliance on cars, with essential services, shops and even jobs a 15-minute bike or walk away — an urban environment that certainly existed before cars made longer distances easily attainable. The Ellinikon maximizes land use with residences, shopping, offices, hospitality, entertainment, parks and even medical and athletic facilities all connected by 31 miles of walkways and bicycle paths, along with other green transportation options such as electric car infrastructure. “On-site opportunities will encourage walkability and physical activity, reducing carbon dioxide emissions while also promoting physical health and wellbeing of residents,” Mr. Athanasiou says. On top of that, “everything is going to be smart and sustainable, because we can design it like this, which is the beauty of building a city from the ground up. “The Ellinikon promotes smart living — the convergence of human innovation and technological advancements creating the pinnacle of comfort, convenience and creativity,” Mr. Athanasiou adds. “The project will have seamless, smart infrastructure and will include sensors, solar panels, underground networks and more, quietly 26

working behind the scenes to improve your daily experience — uninterrupted.” Unlike established areas that must be retrofitted with more advanced technological capabilities, the Ellinikon will be ready for a “digitally assisted everyday life” from the start, with a bespoke Internet of Things platform (wirelessly connected everyday objects), apps that provide smart services to residents and visitors, AI-assisted personalized shopping and ultra-high-speed fiber optics and 5G networks in all homes. Smart resource usage includes intuitive street lighting, integrated renewable energy, electric transportation and monitored water management. Sustainability has played

a key role in all aspects of the Ellinikon: Municipal waste will be recycled into fertilizer and water for irrigation; sustainable building materials are being used for all construction (four of the developments have already been precertified LEED Gold); and the coast is being restored with a beach along with a massive park that take into account potential environmental changes. “The world is striving towards a more sustainable future, and this project has harnessed innovation at every stage, from the latest technologies in design, construction and operation, to ensure a transition towards a net-zero carbon footprint economy,” Mr. Athanasiou says.

Part of any sustainable development plan includes green space, and the Ellinikon has it in spades thanks to its centerpiece: a sprawling, 500-acre park connecting everything else — and reconnecting Athenians with nature. Designed by U.S.-based firm Sasaki, native trees and plants showcasing Greek biodiversity are being planted in what will be the largest coastal park in Europe. It will flow into the new beach and 310-berth marina — the first in Greece that can handle mega-yachts. Part of the park is already open, receiving more than 1 million visitors in less than a year. “This place used to be 70 percent cement, and after we are finished it is going to be 70 percent green,” Mr. Athanasiou says. “It is going to change the whole microclimate of the area. This was very important to us to help transform the city into a more pleasant and green environment.” The architecture is no less impressive, blending seamlessly into its green home and celebrating Athenian heritage. What will be the tallest building in Greece, the Riviera Tower, was designed by global firm Foster + Partners with a lush, green “spine” running through the center — and all of its 170 units have been pre-sold. The Cove Villas take in views of the water from their coastal perch, with the Cove Residences a mere stroll away. And Little Athens is a full-service neighborhood with low- and high-rise homes and apartments, the tallest of which, Park Rise, is being designed by Danish firm Bjarke Ingels Group as a reimagining of classic Greek columns. In keeping with its 15-minute-city ethos, those lucky enough to snag an Ellinikon residence will have everything else they need at their fingertips. According to Mr. Athanasiou, “The Ellinikon’s retail structure will be integrated into the infrastructure of the city itself, providing a fully modern experience unlike anything that currently exists in Greece or many other areas of the world.”

Shopping districts will include much more than just stores: The Vouliagmenis Mall, designed by Hong Kong-Singaporean firm Aedas, will also feature entertainment and dining, and the Riviera Galleria, by the renowned Kengo Kuma & Associates of Tokyo, will be a haven of high-end designer boutiques, art galleries and cultural events. Offices, athletic facilities, a health district, schools and a casino and hotels will also be right within reach. The first phase of construction is set to be complete in 2026, and will include the Riviera Tower, Park Rise and Little Athens, Riviera Galleria, two luxury hotels and branded residences, marina, beach and a large part of the crown-jewel Ellinikon Park. All told, 85,000 jobs will have been created, residential pressure will be taken off of Athens’ historic center and, hopefully, the project will boost tourism and the economy in a way that will spread across the whole country.

“This redevelopment has the potential to revitalize the area and create a new urban identity,” says Jeronymo Kontonis, owner of the Athens-based real estate firm JK Property & Yachting. “The huge majority of people, especially the ones living in the south part of Athens, see it as a positive step for the city’s, and the area’s, development and future prospects.” Large-scale, forward-thinking projects like the Ellinikon also offer lessons in land use, urban planning and sustainability for cities around the world. Per Mr. Kontonis, “The project’s focus on mixed-use spaces, blending residential, commercial, cultural and recreational elements, can set a trend for future real estate development. This approach promotes vibrant, self-contained communities where residents can live, work and enjoy leisure activities. [And] the commitment

to sustainability, with eco-friendly design and green infrastructure, will encourage environmentally responsible practices in real estate development worldwide.” The Ellinikon is also a model for how to incorporate fresh ideas and important advancements in a city as old and storied as Athens. While there are thousands of years of history and cultural significance to preserve there, the city must also serve the new needs of the generations to come over the next few millennia. “THERE IS ALWAYS a need for new space, homes and amenities as the population grows, but we wanted to do so much more than that,” Mr. Athanasiou says. “We’re bringing to life a project that places Greece at the forefront of global smart living, sustainability and innovation. After all, our vision is for the Ellinikon to benefit all of Greece and be a symbol of a new era.”

Migration benefits are a modern-day must-have for global investors By THOMAS SCOTT Henley & Partners

n the turbulent 2020s, wealthy families are pursuing far more than profitable real estate investments alone. They are also seeking security at a time when the world is beleaguered with warfare, environmental crises and extreme instability. In these circumstances, investors continue to opt for international real estate, which has proven to be a reliable asset class thanks to its long-term staying power. In the current climate, though, we see more high-networth individuals exploring property-linked

investment migration solutions, as over and above real estate returns, they grant families the right to relocate to alternative, more politically stable jurisdictions where their prospects, welfare and wealth are safeguarded.

International real estate has always constituted a significant proportion of global investors’ portfolios, as it has the potential to deliver attractive revenues, lucrative rental yields and the perks that come with owning a holiday home in Antigua and Barbuda, a seaside penthouse in Mauritius or a Spanish villa on the coveted Mediterranean coastline. Real estate acquired through a residence or citizenship-by-investment program could be defined as an augmented real estate asset, because not only is it a sturdy investment option, but it also allows investors the right to live and work in a country of their choice which, in these times of great uncertainty, is undoubtedly a luxury. By building a portfolio of alternative residences and citizenships, investors can enhance their global mobility, unlocking doors to places that offer greater security and prosperity. Most importantly, it brings intangible benefits, such as improved access

to world-class healthcare and premium academic institutions for their children. Digital investors can also capitalize on this asset class by, for example, buying a lavish property in St. Kitts and Nevis, which guarantees their right to live in one of the Caribbean’s most crypto-friendly jurisdictions. Business-minded investors may choose Panama’s real estate option to mitigate their tax exposure, while others are drawn to Cyprus, where a residential or non-residential real estate purchase can lead to permanent residence and eligibility to apply for citizenship after five years. The island has one of the widest networks of double tax treaties in Europe, a low corporate tax rate, almost no withholding taxes and several personal income tax incentive schemes designed to cater to wealthy individuals. We see global investors increasingly purchasing property in Mauritius, which offers a safe, secure environment with a tropical climate and residency for the whole family in six to eight months, beachfront villas in Greece, which also earns families golden visas within two months, and eco-friendly estates in Namibia, which provides a residence permit for this stable, business-friendly African country.

The process for real estate investment migration programs does not diverge far from other property purchases, which typically entail making an offer, engaging a conveyancer and surveyor, ensuring land registry legalities are in order, settling transactional taxes, exchanging contracts, making payments and obtaining title deeds. Nonetheless, investors should work closely with their investment migration advisors to warrant the eligibility criteria of their selected programs are met and ensure they tick all the boxes in terms of compliance and due diligence requirements. Investors should also be cognizant of the criteria and time frames of their chosen investment migration program. For example, in some cases, the full property price must be settled before the application is submitted, while in others, payment is only required subject to the regulatory authority approving the application. Governments in countries that have implemented real estate-linked residence and citizenship-by-investment programs, such as Greece, Spain or St. Kitts and Nevis, do so to generate additional foreign investment streams, which is why many stipulate that, unlike traditional property purchases where mortgages

are commonplace, investments must be debt-free. There are exceptions, such as in Mauritius, where property financing is permitted as long as it comes from banks abroad recognized by the Bank of Mauritius. Additional requirements that property investors should be mindful of are minimum investment thresholds, mandatory holding periods and having authorization to invest solely in government-approved real estate projects. The real estate citizenshipby-investment pathway in Antigua and Barbuda is popular because it has a very accessible minimum investment of USD $200,000. Grenada’s is slightly higher, at $220,000, with an additional nonrefundable contribution of $50,000. If the property is resold as a qualifying investment to another citizenship-by-investment buyer, it must be held for five years. The Grenadian government has also stipulated a list of government-approved real estate projects that qualify, while under other programs, such as the Cyprus Permanent Residence Permit Program, the rules are less stringent, allowing investment into any residential or commercial property subject to the program’s criteria. Geography is another key consideration. For example, the Greece Golden Visa

Program requires a minimum real estate investment of €500,000 euros for Mykonos, Santorini, Thessaloniki and most Athenian municipalities, but this amount is halved for investments elsewhere. Similarly, for the Malta Permanent Residence Programme, real estate investors can qualify at a lower price point of €300,000 in South Malta or Gozo, compared to €350,000 anywhere else on the Mediterranean island nation. Malta offers even more options involving fees and donations to lease a property. WHATEVER THE drivers for investors to apply for real estate-linked residence or citizenship-by-investment programs, they should build their portfolios in line with their business and financial needs, with the interests of their family and their future in mind. These programs grant multi-fold yields, the opportunity for a better quality of life and a hedge against uncertainty. Whether legacy related, family-focused or financially motivated, opting for this asset class gives real estate investors the simple luxury of optionality and having multiple bases in tumultuous times.

A Breckenridge, Colorado, home built with Swiss craftsmanship — and cabin parts By LISA KLEIN

E

merald-green slopes when it’s warm; soaring, snow-capped peaks in winter; hikes past streams flowing through valleys or zooming on skis through the powdery snow; cozy cabins sprouting from the landscape, ready for adventure. Is this the Alps or the Rocky Mountains? While the two ranges certainly have their differences, the European and North American counterparts are at least kindred spirits. It is no surprise, then, that an Alps-style cabin would feel right at home in Breckenridge, Colorado. Swiss firm Chalissima created just that with Le Mayen, a contemporary Colorado property with a Swiss soul — even built with materials reclaimed from centuries-old cabins in Switzerland called mayen — in the exclusive, and aptly named, Timber Trail neighborhood. “The craftsmanship and attention to detail are on a whole new level — that’s the Swiss influence you’re seeing,” says Michele Hart, broker associate with Slifer Smith & Frampton Real Estate, in a video about the property, pointing out a repurposed ceiling beam that has the date 1709 intricately carved into it.

Giving new life to the mayen that dot the countryside in the alpine region of Switzerland, Italy and Austria is a specialty of Chalissima’s architects, designers and carpenters. Generations have lived in these mountain cabins, many of which eventually fell vacant. Chalissima collects their ceiling beams, siding, shingles, doors, window frames and more, all with a 200- to 350-year history — and authentic patina. This special lumber forms the foundation of Chalissima’s homes, whether traditional designs or modern interpretations like Le Mayen. While the firm has worked in its home country for 60 years, it is gaining traction elsewhere, especially in Colorado. SLEEK Designers are adding storage space and concealing clutter with style By LISA KLEIN

ppliances, supplies, toys — the accumulation and necessities of daily life are often the bane of a put-together residence. Sure, things can be stowed away in closets and cabinets, but everyone knows what lies just behind those doors. Now, designers are coming up with more clever ways to clean up the clutter, creating storage spaces and functional features that double as design elements — or that disappear altogether. “Hidden amenities are always fundamental, and a challenge we love to take on again and again,” says Josh

Linder, cofounder of the Boston-based Evolve Residential. “Any opportunity to conceal is an opportunity to keep a space feeling clean and uncluttered. [And], in many homes, especially in the city, concealed storage isn’t just about hiding stuff — it is often more about capturing and utilizing every space available and maximizing every square inch.” At New York-based Jennifer Hunter Design, principal Jennifer Hunter often fields requests to hide the mess for young families who are juggling kids, pets and the clutter they create in smaller apartment homes.

Using space wisely can conceal just about everything, from toys to brooms — a technique that works even in bigger rooms to keep things looking beautiful. “Being smart about your space — even in large homes, why wouldn’t you want to add these sorts of features?” Ms. Hunter says. Laura McCroskey, principal of McCroskey Interiors in Kansas City, Missouri, agrees, adding that creating a seamless look by concealing the clutter is all about aesthetics. “It’s cleaner, prettier,” she says. “It quiets the space down. I think it’s just more stylish.”

Nearly anything in a home can be tucked away, from office supplies on shelves behind wood paneling to a modern medicine cabinet in the bathroom, complete with makeup lighting and USB chargers. But one room that is really taking the lead in the covert is the kitchen. Nearly every designer is asked to cover up microwaves and other small appliances, but now the entire kitchen is being blended with the rest of the home in a bigger and more cohesive way — especially appealing in open-concept homes where the kitchen is literally part of the rest of the space. A recent project completed by Evolve Residential did just that, with the entire oven stack, refrigerator and dishwasher covered in sleek, all-black panels. “The kitchen was a special project, as it runs along the side of the living room,” says Thomas Egan, the other cofounder of the firm. “The objective was to conceal the kitchen almost entirely, so one does not feel as if they are hanging out in the kitchen when entertaining guests. [They] are always shocked when it is revealed and exclaim, ‘Oh, this is a real kitchen!’”

There are a few kitchen appliance companies making fully panel-ready appliances, so that it is impossible to tell the difference between cabinets and the large, obtrusive-but-necessary devices. McCroskey Interiors sometimes takes the idea a step further, installing wall-size, sliding panels, often created with huge, marble slabs hung with clamps hidden in soffits and running on tiny, hidden wheels along the countertop (Ms. McCroskey advises to be careful about their thickness, lest they get too heavy to hang). Behind the panels are shelves, ranges, oven hoods and more. And not only are the marble panels beautiful, they’re functional too, with an internal space — anywhere from five to 10 inches — to store spices, oils, cookbooks and even dishes. “People, in general, are moving out of, ‘The kitchen is functional; therefore, it can’t be aesthetically pleasing,’ into the realm of ‘Hey, my kitchen can be amazing like every other room, and not even really look like a kitchen because it’s so beautiful,’” Ms. McCroskey adds.

The importance of creative use of space extends far beyond the kitchen to the rest of the house, and one place that designers find themselves in — or under, in this case — regularly is the stairwell, hiding storage away with paneling that becomes part of the overall design. “What could be better than capturing unused space and tucking it in in a way that not only adds storage, but integrates and conceals it from the world?” Mr. Linder says. “One does not know it is there until it is needed, and then, ‘ta-da!’ extra space.” Ms. Hunter recently had clients who combined two New York apartments, one above the other, adding a staircase. Most people don’t think about the area under the stairs as anything but a place to board up, but she had other ideas, creating a full entertaining area in the triangular, awkward space, complete with a built-in stone bar and seamlessly blended storage for glasses and other barware. “The stairs are such a beautiful architectural feature in the space, so why not highlight it?” she says. “Now, when they have guests over, everyone just goes right there. It’s really kind of a focal point in the apartment.” Sometimes extra storage can be a bit less glamourous, purely a product of necessity, but with a designer’s touch will stay out of sight. Evolve Residential emphasizes the importance of concealing storage near every home’s entry — it is always needed near the door, but it is also the first place guests see when they walk in. The city apartments that Ms. Hunter works on don’t have mud rooms anywhere, so she often carves out small spaces near the door for shoes, sports equipment and coats — once even converting a tiny, outdated AV closet. Even spots already made for storage, and expected to be there, can do a disappearing act. A bedroom closet in a small space was transformed by Evolve Residential to both add more room and fade into the wall. “The bedroom closet storage is designed to completely disappear — and double the amount of storage in a petite pied-àterre,” Mr. Egan says. “We even found space to add and conceal a washer/dryer.”

There are countless ways for amenities to blend in, from the marble of kitchen panels extending to countertops, to doors done in the same wallpaper or woodwork of walls, to extending antique molding or paneling to new storage spaces. Even outlets are hidden in kitchen counters, islands or baseboards with the same treatment. Ms. McCroskey also likes using “magic door” hardware, a system that conceals tracks and other utilitarian pieces to hang doors and panels so that they look absolutely seamless. “I think the goal is to take the functional and make it disappear,” she says. “When you have the ability to integrate functionality into your space, it doesn’t end up interrupting the design. It’s very freeing if you’ve got solutions that help you hide things — it helps enhance the design.” While Ms. McCroskey’s favored kitchen panels look beautiful, they’re also very practical, adding storage while acting as a major design feature. Many such amenities can hide in plain sight, often becoming focal points for entertaining: Evolve Residential’s open-concept kitchen-living room combo, Jennifer Hunter Design’s under-stair bar and McCroskey Interiors’ panels that slide open for everything from camouflaged bars to a 15-foot, self-serve kitchen buffet. AND THESE FEATURES are just the start. “The way that designers and architects are thinking about storage in design, it’s just something that’s now second nature for me,” Ms. Hunter says of hidden amenities. “Usually, it’s the first thing a client says: ‘We want to conceal the mess.’”

ashion is often all about face value, from stunning garments floating down a designer’s runway to the soft touch of a cashmere sweater on the shelf of an elegant store. But every piece of clothing, no matter how highend, had a long journey to get to those places. Shoppers are starting to wonder about the goat that grew the wool for that sweater just as much as what they’ll look like wearing it. And, while the fashion industry has always signified glitz and glamour, it has slowly become known for something with less sparkle: its environmental impact. Globally, the industry is responsible for four to 8.6 percent of greenhouse gas emissions and an estimated 92 million tons of textile waste each year. Consumers have become more aware of this unflattering side of fashion and are increasingly calling for a change, naming sustainability a key factor in their clothing purchasing decisions. In Vogue’s Audience & Sustainable Fashion Tracker, 65 percent of those surveyed said it was important in October of 2020, up to 69 percent just seven months later. There has also been a focus on fabric: A July 2020 survey by McKinsey & Company found that 67 percent of consumers thought sustainable materials were important, and 86 percent of U.K. consumers said the same in a March 2022 DJS Research survey for Unfolded. The public is on to something, as materials do play a major part in fashion’s environmental flaws. Seventy million barrels of oil are used to make polyester and over 200 million trees are cut down to produce viscose each year. More than 1 billion animals are killed every year to produce leather, with over 4,500 gallons of water used just to raise the cattle that produces two pounds of leather. Growing cotton also uses a massive amount of water and degrades soil.

Transparency in where their clothing’s materials come from is paramount for eco-fashionistas, and while new conscious brands are budding each year, many established luxury houses have been ahead of the game. Stella McCartney, founded in 2001, is renowned for being at the forefront of the move towards sustainable fashion: leather and fur free since day one, the brand continues to find ways to push its positive impact further. Once such initiative involves viscose, a fabric made from the dissolved pulp of trees and one of the top five materials used by the London-based brand. It has partnered with Canopy, an organization working to combat deforestation, since 2016 to ensure its viscose is only sourced from responsibly managed forests in the United States and Europe, harvested with no net tree loss and never from forests that are ancient or endangered, all certified by the Forest Stewardship Council. The fabric is traceable back to the forests where its pulp originated. For several years, Stella McCartney has also partnered with SÖKTAŞ, a cotton farm in Türkiye, to support its transition to regenerative farming, which minimizes the use of water and fertilizer, improves soil health and sequesters carbon dioxide in the ground. The two also worked with the United Nations Economic Commission for Europe (UNECE) on a blockchain tracing pilot that followed the entire lifecycle of the brand’s Snog-a-Log Regenerative Cotton T-shirt. Any company that had a hand in its production, from the cotton grower to fabric mill to final garment, provided evidence of their production practices, verified by third parties and satellite imagery. After proving it could be done, there are plans to repeat the process with another cotton shirt and a wool garment.

Even century-old brands know the origins of their materials are of utmost importance, such as the renowned Italian wool purveyor Loro Piana, established in 1924 and now owned by LVMH. Celebrated for rare fabrics of the highest quality, the luxury house focuses on its fibers — Merino wool from Australia and New Zealand, cashmere from goats in Mongolia and northern China, and vicuña fleece from the Andes of Peru and Argentina, building deep relationships with its farmers in these areas. Loro Piana has also ensured that its vicuña fleece comes only from live animals to stop poaching starting in the 1990s and created a responsible cashmere certification program in China in 2019. While the brand has long known where its fibers come from, now those who wear its classic apparel are getting that same chance with its Gift of Kings® collection, launched in 2022 and continuing to expand to more pieces. Certified by the Aura Blockchain Consortium, each garment in the collection has a scannable tag that not only authenticates the item, but tells the story of where and how it was made: the wool harvested from specially selected sheep flocks in Australia or New Zealand, spinning the yarn, weaving the fabric and the final garment production in Italy. The Aura Blockchain Consortium, open to all players in the fashion industry, was established in 2021 by founding members LVMH, Mercedes-Benz, OTB, Prada Group and Richemont to find a solution to the challenge of responsible material sourcing and making it easily traceable for consumers. The result is a “digital product passport” for which each party in an item’s supply chain validates its contribution, from raw materials to finished garment. In addition to Loro Piana, Maison Margiela has tried out the technology to authenticate its iconic Tabi shoes, Cartier has tracked its customers’ pieces that are under repair, and Prada’s Eternal Gold jewelry collection and a custom Tod’s Di bag have been completely traced.

Many luxury houses, such as Mara Hoffman, Gabriella Hearst and Mother of Pearl, have built sustainability into their brands from the start, emphasizing organic and responsible materials that can be traced to their sources. Others have taken note, including Gucci, which launched its Equilibrium program in 2018 to move towards sustainability and social responsibility — one step of which is making a list of its material suppliers and factories publicly available for download. Fashion is getting more creative, too. The LVMH-backed Nona Source is providing an outlet for brands to purchase deadstock fabric from the past collections of other houses. Alternative “leather” is now being made from mushrooms, pineapple, apples and grapes, and everything from nylon to cashmere is getting recycled. A FULL 95 percent of Stella McCartney’s Summer 2024 readyto-wear collection features responsible materials, a testament that sustainability and luxury can walk hand in hand down the runway. And as traceability and eco-consciousness become more and more important in the minds of consumers, more of their favorite brands seem to agree that green is the new black.

A

s designers, we’re continuously charged with finding what’s fresh and pushing design forward. In my years at the HOLLY HUNT showrooms, it was the first question every client asked — “Can you show me what’s new?” — and we were always expected to have a compelling answer. Innovation and inspiration are so imperative to success that my interior design studio, House of Hunt, defines what we do as “exploring a new vision in modern living.” However, what that looks like is constantly evolving — and that’s the fun of it. For several years, neutrals and a minimalist approach to interior design felt right and current, but even the most pervasive design trends can eventually stale. At House of Hunt, a key tenet of our firm is to listen to our clients, listen again and then re-listen. Today, our clients are demanding more life in their projects — texture, color, energy, layers. It’s a maximalist approach, and it works because each of those layers includes quality materials and meticulous proportion and scale. Call it “timeless maximalism,” and it’s where design seems to be headed now. As my friend Iris Apfel said, “More is more; less is a bore,” and interiors are once again reflecting that philosophy. Clients are moving away from set rules of design and what's safe. They're not necessarily looking to shock; they're looking for visual interest and energy in a space, and often the easiest way to achieve that is through color. Interiors were very quiet for many years (beiges, creams, taupes and grays became omnipresent), but today’s style is becoming bolder and more exciting. Through paint color (the easiest way to change the feel of an entire room), richly toned furnishings and accessories that pop, interior spaces come to life and spark energy and engagement. In my new home, I recently incorporated two beautiful, green sofas that I find myself regularly admiring because the design brings the outside in.

Artwork is another fabulous way to add interest and color to a space. I just bought one of Frank Stella’s Indian Birds maquettes at the Mnuchin Gallery in New York. I have two colorful collage pieces by the artist hanging in my Chicago home office, and I’m thrilled to add another to my collection. The artist’s use of color, movement, and dramatic light and shadow feel both baroque and modern — maximalism at its most inventive. At House of Hunt, our clients are also increasingly interested in richer and more intriguing materials and textures, from velvets and mohairs to prima alpaca. When every material is high quality, it’s easier to layer them seamlessly. I’ve always loved mixing materials — my latest home brings metal, stone and wood from the outside in — and it’s such a beautiful way to infuse a variety of natural textures and textiles timelessly. Additionally, the shape and dimension of furnishings are changing quite a bit. Everything is curvier and softer, with rounded edges that invite you to curl up and get comfortable. Furniture is becoming the sculpture of the

room. It’s what inspired me to design the Dune sofa and chair for HOLLY HUNT’s HH40 collection celebrating the company’s anniversary. It’s also interesting to see the return of the conversation pit, reimagined without the sunken architecture. It looks incredibly modern. Mixing treasures of yesterday with contemporary pieces is always a good idea when creating timeless design, but it works especially well in luxury maximalism. Adding meaningful objects, quality furnishings, artwork and collections that have been passed down through generations allows us to surround ourselves in memory and express our unique identity and experience. CONSIDERING PROPORTION and scale are key when designing around these pieces, but sometimes breaking those hard-and-fast rules in order to live with something you love is worth the design risk. Maximalism is at its best when it makes room for mixing old with new, creating enduring beauty to fill our homes and make them unlike any other. Luxury Portfolio Magazine || 67

A storied history and modern-day masterpieces melt together seamlessly for famed French crystal brand Lalique By AMIRAH KEATON

f the many heritage houses in operation today, only a select few were founded before the turn of the 20th century. These maisons seem to share a penchant for playing the long game, successfully navigating cultural shifts while holding core values close. French luxury brand Lalique is one of this exclusive club’s foremost members. Established in 1888, the business is one of the oldest names in crystal production. Three themes — flora, fauna and the female form — have guided the company’s creations since the start, as evidenced by the objects on view at Musée Lalique in Wingen-sur-Moder, France, near its acclaimed crystal workshop. The archival space leans into the legacy of its founder, René-Jules Lalique, who is credited with pushing modern jewelry to new heights. “Opened in 2011, Musée Lalique’s collections include over 650 exceptional works that follow the career of René Lalique and his successors,” says Frederick Fischer, U.K. managing director at Lalique. “The museum is also a tribute to the glassmakers and artisans who have all played their part in this story. It showcases the history of Lalique’s creations, including art nouveau jewelry, art deco glass and contemporary crystal.”

Born in 1860, the founder and student of Paris’ National School of Decorative Arts put his studies to good use, enrolling in a series of apprenticeships with masters of the craft at Boucheron and Cartier, delivering intricately designed perfume bottles in the early days of his career. Maintaining heavy ties to the bold patterns and geometric angles of the art deco movement that flourished through the 1920s and ‘30s helped further the entrepreneur’s vision. Branching off on his own, Lalique amassed a reputation for using alternative materials such as ivory, semi-precious stones and, in true art deco fashion, enamel and glass in his pieces. The emphasis placed on innovation would ground the jeweler’s transition into glassware and, later, crystal works.

“Lalique has several iconic pieces that celebrate the brand’s legacy, such as the Bacchantes vase, created in 1927 by René Lalique, which represents the young priestesses of Bacchus, the Champs-Elysées bowl created in 1951 by [his son], Marc Lalique, capturing the essence of the ‘most beautiful avenue in the world,’ and the Mossi vase, designed by René Lalique in 1933, stunning the world with its kaleidoscopic aesthetic,” Mr. Fischer explains. In close proximity to Musée Lalique, at the heart of the northeast commune of Wingen-sur-Moder, the crystal maker’s one and only workshop has stood for more than 100 years. The factory has acted as Lalique’s sole assembly site from 1922 on and is home to some of the world’s most skilled artisans, many of whose families have practiced for generations. “More than a business, the Wingensur-Moder factory is a family affair; today it has expanded to a workforce of over 250 people, who combine their various skills,” Mr. Fischer shares. “These often include delicate techniques specific to Lalique, some of which have been handed down from father to son. There are crystal makers who remember coming to watch their parents at work when they were children. “Others joined the profession of crystalmaking by following the ‘Lalique school,’ which is an internal training program offered

by Lalique,” he says. “Seven of Lalique’s artisans have been awarded the Meilleur Ouvrier de France distinction — the highest craftspeople in France — and are proud to hand down their know-how from generation to generation.” The result is a technical approach and quality level that has remained largely unchanged. From beginning to end, materials are hand-worked as the professionals gather and mold molten matter on-site. Depending on the desired end product, glass or crystal is pressed and blown. The procedure reheats, cleans and shapes components at high temperatures. Once cooled, molds are carefully removed, cut, sanded and treated in adherence with Lalique’s trademark style: the satin-polished finish of its crystal, for instance, generates ample light and shadow once complete. The most valuable Lalique models are one-offs, formed using an elaborate lost-

wax technique. “Cire perdue, or lost wax, is an ancient technique that was commonly used for casting bronzes,” Mr. Fischer explains. “At the Lalique factory, the process of cire perdue involves the creation of a model in wax that is then covered in plaster. After this, it is heated so that the wax can be poured off and replaced by molten crystal. Once cooled, the mold is slowly removed by hand. It is a very time-consuming process, but rewarding — cire perdue works are characterized by an absence of mold lines and can retain much more detail.” Some aspects of these procedures have been updated in the new millennium in order to improve environmental efficiencies and scale production. Company leaders share that the brand recently invested in a powerful melting furnace, allowing upgrades to its crystal manufacture. The luxury label’s pieces, both old and new, continue to enjoy heirloom status. Beyond the original buyer, Lalique lots garner hundreds of thousands at auction. Efforts to pass down vintage vases, sculptures, bowls and table accessories are avidly accepted by young, new owners. And, modern partnerships continue the fanfare — American artist James Turrell is among Lalique’s recent collaborators, the pair releasing a limited-edition collection of scents in sphere- and pyramid-shaped vessels in 2022. “There is a respect for craft and heritage amongst Gen Z and, as we can see, Lalique’s designs are timeless and, as a result, the appeal is wide,” Mr. Fischer notes. “We offer a wide range of touchpoints with the brand that appeal to all ages and budgets, from fragrance, jewelry, hospitality, art, decorative items and more. Lalique has also launched a collection of NFTs and has further expanded into the metaverse with a virtual showroom for our latest collection, Empreinte Animale. The idea is to push the boundaries between traditional elegance and latest technology.” The 24-piece Empreinte Animale Chapter II collection, released in 2023, offers an example of where the magic lies. The release keeps long-held ties with nature, applying Zebre, Fourrure, Panthére and other Lalique-beloved motifs to a range of decorative objects. Though Lalique Group’s universe spans perfumes, cosmetics, crystal, jewelry, high-end furniture and living accessories, art, gastronomy and hospitality, as well as single malt whisky, the prestige name has learned to stay true to its set of founding principles to sustain. At the same time, longevity and relevance are ensured through evolution. he entire continent of Australia is a wonderland of rare sights: Kangaroos, koalas, platypuses and other animals that only live there; a giant, untamed countryside known for its harsh weather and terrain; and the diving site to top them all, the Great Barrier Reef. While Sydney, or another city, often serves as a base to take in the urban atmosphere and world-famous beaches with a quick venture into the wild, these off-the-beaten-path experiences will have travelers seeing all that Australia is in a new light.

Track through the outback by train The fabled Australian outback stretches across the remote and expansive interior of the continent. The Ghan, an all-inclusive luxury train just as momentous as the land it intersects from north to south, has been crossing the “Red Center” since 1929, taking its name from the route used by Afghani cameleers in the 1800s. A trip on its epic four-day, 1,851-mile Ghan Expedition from Darwin to Adelaide (shorter trips are also available) takes travelers to numerous aweinspiring sights beyond the bush. Bask in the bush on a safari Australia’s tropical “Top End,” in the northern reaches of the Northern Territory, is filled with parks teeming with both biodiversity and enormous cultural significance. Kakadu National Park, a UNESCO World Heritage Site, is the oldest known human-occupied place in Australia, with over 2,000 plant species and a large chunk of the continent’s bird and mammal species — many found nowhere else. On the edge of the park, on the Mary River floodplain, the all-inclusive Bamurru Plains is a luxury safari camp ripe for experiencing all this rich area has to offer. 102

Twice-daily safaris bring guests into the bush and include guided walks, open-top drives, airboat rides, crocodile-spotting river cruises and birdwatches. Sleep with the fish on a Great Barrier Reef-stay As the only living thing visible from space, one of the most diverse ecosystems on Earth and a UNESCO World Heritage Site, the Great Barrier Reef is a must-visit in Australia. And it gets even more epic: Floating 39 nautical miles from the Queensland shore on the northeast coast, just beyond the white-sand Whitsunday Islands, is a once-ina-lifetime chance to spend a night on — or underwater in — the reef, thanks to Cruise Whitsundays’ Reefworld. In travel, it is the opportunity to experience something few others have. While high-end tour outfits often specialize in escorting their guests to places they couldn’t dream of getting to, or even finding, on their own, many turn it up a notch further. On one such trip, Mr. Kent accompanied guests to Mount Everest in Nepal. To get the group there, Abercrombie & Kent sourced high-altitude helicopters from across the region to bring guests up to specially built landing pads. A team sent to various stops in advance had espresso, a chef-prepared breakfast, a professional photographer and a Buddhist lama to do a blessing at the ready — the final destination at 19,000 feet. “Luxury is about experiences, not things,” says Neen James, a luxury expert and strategist. “Today’s luxury travelers want to share experiences with multiple generations and create memories that last a lifetime. They are curious about the unexplored world and want to visit under-the-radar locations and be the ‘first’ to a destination.” Luxury travel network Virtuoso found similar sentiments in its 2024 Virtuoso Luxe Report, with those surveyed saying they felt a sense of adventure and had the urge to explore unique, far-flung destinations. Abercrombie & Kent’s Mount Everest landing, one of the expeditions personally designed and led by Mr. Kent to include the world’s most remote and rare stops, certainly fits that bill. This year’s October trip is expected to be just as mesmerizing. “My ‘Inspiring Expedition by Private Jet’ will take us around the world on one of the most compelling itineraries I’ve ever created,

with nearly every stop well off the typical tourist paths — and several places I’ll be visiting for the first time,” he says. “We will be among the first to experience a private tea ceremony in Kanazawa’s Kenroku-en Garden, enjoy an audience and dinner with the King of Ladakh, and take part in a private parade in Malta as the guests of honor. LIVING LANDMARK A historic government building in London reborn as luxury travel destination By PHILIPPE LEBOEUF Managing director, Raffles London at The OWO

or the first time since its completion in 1906, Britain’s iconic Old War Office has opened its doors to the public as The OWO — an extraordinary new destination that is redefining Whitehall, the historic governmental district in London. With nine new restaurants, three bars, 85 Residences by Raffles, the Guerlain Spa and Pillar Wellbeing, along with the first hotel in the United Kingdom for Raffles Hotels & Resorts — Raffles London at The OWO, the building has been transformed into a place to live, dine, celebrate, recharge and vacation. The once bustling government building, last occupied by the Ministry of Defence, housed over 1,000 offices and 2,500 workers. Winston Churchill worked in the Old War Office three times — as the head of the Royal Navy, secretary of state for war and prime minister during World War II. Author T.E. Lawrence worked there as an army officer, and naval intelligence officer turned James Bond author Ian Fleming was inspired by its halls as well. Privately purchased by the Hinduja Group nearly a decade ago, the redevelopment was spearheaded with the ONEX Group. Passionately committed to the revival of the building’s heritage features whilst breathing new life into it, the restoration has created a legacy that is both timeless and unsurpassed. With the help of hundreds of artisans, historic interior elements have been restored, including delicate, hand-laid mosaic floors and oak paneling.

The centerpiece of this landmark transformation is Raffles London at The OWO. Raffles Hotels & Resorts are 110

revered for their storied destinations, synonymous with a gracious welcome and an enchanting guest journey. When looking for a location in London to join the family of fabled hotels, the Old War Office was a chance to create a legacy project for the city, whilst also sustaining the Raffles spirit of adventure, timeless elegance and legacy as an authentic champion of culture in all its forms. The restoration process took eight years, and from the outset a number of historic steering groups and advisors, such as The Prince’s Regeneration Trust, Historic England and Westminster Council, were consulted to best understand the hierarchy of spaces, their historic importance and the original architect’s vision. The existing use and design of the building was impenetrable: large columns, arches, rusticated masonry and corner turrets — all crafted to keep visitors out. Therefore, the challenge was to convert a World War II fortress into a best-in-class hospitality and residential destination. This was achieved by innovatively incorporating welcoming new routes for residents, visitors and guests, such as the once closed-off quadrangle courtyard that is now accessible from Horse Guards Avenue. The history of the former Old War Office truly lives on through the hotel’s splendid architecture, carefully chosen interior design and timeless luxury, such as the dazzling beauty of the grand staircase — one of the most majestic parts of the hotel and an awe-inspiring welcome to guests, elegantly wrapped around a breathtaking two-story chandelier.

The most historically significant areas of the building are the expansive Heritage Suites — former offices of influential political and military leaders, including Winston Churchill, David Lloyd George and Sir Richard Haldane, which have been transformed into ornate accommodations. The hotel also offers ample history in its corridors and public spaces. One of the three Mauro Colagreco restaurants hosted within the hotel, Saison, allows guests to dine in what was once the library of the Old War Office and where Ian Fleming is said to have written parts of his James Bond novels. Both hotel bars offer guests a slice of London not able to be experienced elsewhere: The Guards Bar and Lounge boasts uninterrupted views of the Horse Guards on Whitehall, and The Spy Bar has made its home in the old interrogation rooms of the Secret Service Bureau, also the location where Britain’s MI5 and MI6 were formed. AS A GRADE II*-LISTED building of historic significance, The OWO offered Raffles an opportunity to be a part of conserving its heritage whilst developing something extraordinary for future generations that is now open to everyone. A building that was once reserved for military personnel only, The OWO and Raffles London allow people from across the world to experience the history of years gone by while also enjoying the elegance of the present rebirth of the building. ou want to eat oysters already?” asked my guide, Ivan Vukovic, shaking his head. It was 9 a.m. Our waiter at Konoba Baca, in the town of Ston on Croatia’s Pelješac Peninsula, however, didn’t blink at my order. “Naravno (of course),” he replied, returning a few minutes later with a plate of freshly shucked European flats. Farmed in Mali Ston Bay, a sheltered marine reserve, these Protected Designation of Origin oysters have a distinctive flavor that comes, in part, from the mineral-rich water of karst springs. Mixing with seawater, it produces bivalves with a briny minerality that lingers and awakens the senses. They’re delectable at any time of day, but I drew the line at breakfast wine — there would be plenty of wine-tasting to come.

About an hour’s drive north from Dubrovnik, the Pelješac Peninsula is the perfect day excursion for wine and oyster aficionados. And now it’s more accessible than ever thanks to the new Pelješac Bridge, opened in July 2022, which connects Dubrovnik and the southernmost region of Croatia with the rest of the country; previously, travelers were required to pass through a narrow strip of Bosnian coastline with border control. The island of Korčula is also easily accessible from Pelješac via a short ferry ride from the peninsula’s tip. This famous Dalmatian Coast wine region provides ideal growing conditions for Croatia’s plavac mali grape, most likely an indigenous descendant of ancestral zinfandel and another old Croatian variety,

dobričić. In the peninsula’s premier Dingač wine-growing region, steep vineyards plummet into the Adriatic. Combine its specific terroir with more than 2,800 hours of annual sunshine and you get peak plavac mali. Aside from some of the region’s best shellfish, Ston draws travelers for salt pans that date to Roman times and for its more than three miles of snaking walls constructed over centuries, beginning in 1334. Pre- or post-oysters, visitors can walk these fortifications connecting Ston and the village of Mali Ston to take in sweeping views of Mali Ston Bay, but Ivan and I had an appointment at Edivo, Croatia’s first underwater winery, so 10 half-shells the better, we pressed on.

Edi Bajurin and Ivo Segovic’s grandfathers both owned vineyards on Pelješac, so winemaking is in the Edivo founders’ blood. Mr. Bajurin’s idea for aging wine in amphorae was hatched after his sister gave him a gift basket for his birthday that contained a bottle of wine with a piece of an amphora on it. “Throughout history, people transported liquids in amphorae on wooden ships, and there are plenty of old, sunken ones in the sea around Pelješac,” says Mr. Bajurin, an avid diver who’s found several broken pieces of amphorae on the seabed. “But it was only after my sister’s gift that the idea was born to close the glass bottle in the amphora. “Ivo’s father said that everybody was laughing at us,” he recalls of the skepticism about the idea of an underwater winery. After aging for a year in Slavonian oak barrels, the plavac mali is bottled, encased in amphorae and stored to continue aging 60 to 80 feet underwater for at least 550 days. The sea provides darkness and a constant temperature of 60 degrees Fahrenheit, both essential for developing the wine’s dark-berry flavors and aromas. Visitors can pick up a Navis Mysterium amphora with a bottle of wine still encased in it — a natural work of art dotted with oyster shells, which attach themselves to the exterior during the aging process. “Every bottle is unique, shaped by the sea,” Mr. Bajurin says.

A half an hour up the peninsula, Ernest and Ivana Tolj’s family-owned Saints Hills Winery earns international acclaim for its reds — the winery produces Wine Enthusiast’s highest-rated Croatian exports — all made from plavac mali grapes. With rich plum and cherry notes and an earthy finish, vintages from its Sv. Lucia vineyard in Dingač showcase the varietal’s best. “There’s no grape in the world that would function better in this crazy, sunny, stony, windy terroir,” Ms. Tolj says. “It’s Dalmatia in a bottle.” Saints Hills also wins praise for its restaurant, which requires an advance reservation. Still, at lunch, I was somewhat surprised to learn that a few diners had made the day trip from Split in central Dalmatia, which would have been unimaginable before the bridge opened. The seasonal, three-course, wine-paired menu rotates weekly between “The Land” and “The Sea.” Two highlights from my sea-focused lunch that riffed on traditional dishes: brudet, a Croatian fish stew, reimagined with squid and handcrafted paccheri pasta in a slow-cooked, tomato-and-red-wine sauce, and an orange-shaped dessert made with candied orange peel and white chocolate mousse that celebrated traditional Dalmatian arancini (candied orange peels). Travelers looking to spend more than a day exploring Pelješac can do no better than a suite at Villa Korta Katarina & Winery, located near the peninsula’s tip in the town of Orebić — the passion project of Americans Lee and Penny Anderson, who traveled to postwar Croatia in 2001 to provide humanitarian aid to the people of Bosnia and Herzegovina and fell in love with Dalmatia and its wines. Situated near the shore on sprawling grounds, which include a swimming pool and a hot tub with a cascading waterfall, the villa is fit for royalty. Korta Katarina can arrange a guided tour of its Dingač or Postup vineyards — some of the area’s steepest and rockiest — or the estate-grown zinfandel next to the villa and winery. As I toured the Dingač vineyard, the car stuttered on the steep uphill and I had to catch my breath a few times. But the views really took my breath away. Surveying the determined vines clinging to precarious slopes, I understood why plavac mali reaches its potential here. “If the grapes suffer, it’s much better quality,” enologist Ante Cibilic tells me. LATER, IN KORTA Katarina’s lavish tasting room, the five-course menu featured a refreshing asparagus-and-spring-onion gazpacho with scampi, topped with potato chips. A sampling of the winery’s portfolio included Reuben’s Private Reserve, named after Lee Anderson’s father. It was a standout expression of plavac mali — as full-bodied, complex and bold as Pelješac’s wild and rugged terroir. he pressure on, you land a few dinks and cookies before the plastic, yellow ball comes flying back your way and you pull off an Erne over the kitchen to end the gamewinning rally. Depending on where you are, your friends all high-five paddles and crack a cold one, or a crowd of tens of thousands goes wild. This is the wacky world of pickleball: A social, welcoming sport that appeals to anyone and everyone — and the fastest growing in the United States, with its sights set on world domination. “I was drawn to the game immediately,” says Arvind Prabhoo, president of the International Pickleball Federation (IPF). “It is a community game; it is both recreational and competitive. [And], the fact that pickleball is a very social game with no gender bias, not extremely strenuous on the body, and has ease of adaptability across various age groups has led to the explosion of the sport.”

Pickleball was invented in 1965 in Washington State by a few resident dads who started batting a wiffle ball around with ping pong paddles out of boredom. After coming up with rules for their new game — a cross between ping pong, tennis and badminton played with a perforated, plastic ball and paddle — it started to slowly gain in popularity locally. “A lot of people assume that it just came around recently,” says Melissa Zhang, director of communications and content for USA Pickleball (USAP), the official national governing body and go-to resource established in 2003. “There have been people involved in the sport for decades — there’s even a pickleball hall of fame.” Luxury Portfolio Magazine || 145

From the first tournament in 1976, pickleball grew steadily, spreading to all 50 states by 1990, played especially in warm, year-round retirement communities in Arizona and Florida. “You have all these retirees, but they’re not your average ‘grandfather’ retirees — they don’t want to be sitting on the couch; they want to be active, they want to be social, and they started playing pickleball,” says Terri Graham, who founded the Minto U.S. Open Pickleball Championships in Naples, Florida, with her partner Chris Evon in 2016 after she noticed how fast the sport was catching on. Those seniors became ambassadors, introducing friends back home to pickleball, which had 2 million players in the U.S. at its 50-year mark in 2015, according to the Sports Fitness Industry Association (SFIA). The COVID-19 pandemic drew more attention to pickleball, as people searched for ways to be social outside, and the SFIA named it the fastest-growing sport in the country in 2021, 2022 and 2023, when it reached 8.9 million “picklers.” Courts are popping up in parks, country clubs, 146

abandoned malls and warehouses, and even back yards across the nation. Plus, the age range has widened considerably, with everyone from children to college kids to their parents and grandparents picking up paddles. A large part of the appeal is that pickleball is just plain fun — and can be so for everyone. What Ms. Graham calls “ping pong on steroids,” the game is easy to learn, has a smaller court than most racquet sports, the serve is underhand and is overall low impact. People in their 70s and 80s can play a leisurely game of doubles, former athletes in their 50s and 60s can get their competitive edge back, and pro athletes can choose to jump and run to their limits. “What attracted me to it is that people of all ages and all levels of athleticism play pickleball and have fun doing it,” says Lauren Faby, a pickler and real estate agent in Naples with John R. Wood Properties. Especially during the pandemic, pickleball brought families together, and continues to be a bond: Grandparents can

play with their grandkids, Ms. Faby’s collegeage children picked up the game when visiting her in Naples, and Ms. Zhang plays with her siblings and parents. The social side of pickleball extends far beyond the family, too. In retirement communities, seniors find comfort in pickleball after loss or a bout with illness, while elsewhere a wide mix of players meet new people with a love of the game. “That kind of camaraderie around a shared passion is a way that you can meet people that you may not meet in your everyday life,” Ms. Zhang says. “I have friends in their 20s who have made these great friends in their 60s and meet them every week and play pickleball. I think that aspect of it is really beautiful — it’s a really good uniter of people.” Seasoned picklers are also known for welcoming new players with open arms. “The community is incredible,” Ms. Graham says. “You could walk up to a court and not know anybody, and I guarantee somebody will ask you, ‘Are you new? Can I help you? Can I get you a court?’ And then you get out there and we’ve got you. You’re addicted.”


Those fun-filled, community vibes extend to larger pickleball events such as the U.S. Open, held for a week each April in Naples, which Ms. Graham came up with while involved in other racquet sports and working for Wilson Sporting Goods, and envisioned as the “biggest pickleball party in the world.” Since it began, the tournament has grown to include a 64-court home park, over 3,000 amateur and pro players, and 39,500 spectators. The party involves daily live music, a Margaritaville lounge, vendors and groups of friends having a blast. “We wanted people to come from all over the world, even if they weren’t playing, to have the time of their life, and that’s what people do,” Ms. Graham says. “What I look forward to is just seeing people on the medal stand — you wouldn’t believe it. They’re 60 years old, and they’re calling their mom saying, ‘I just won a gold medal at the U.S. Open!’ It’s a very cool experience.” USAP hosts its own amateur-and-pro tournament that continues to grow exponentially — 50,000 people attended 2023’s event. “The energy is super high,” Ms. Zhang says. “People who are in the sport are really passionate about it, so they’re there all day, they’re cheering, people always celebrate after points.” Along with other U.S.-based tournaments, pickleball is growing globally in Canada, Mexico, Peru and some other parts of South America, Europe and especially China and the rest of Asia. The IPF has plans to take the sport worldwide with marketing campaigns, tournaments and, hopefully, an eventual inclusion in the Olympic Games. “It can be seen as a stamp of approval, acknowledging the sport’s importance and cultural significance on a global scale,” Mr. Prabhoo says of the bid. Along with attracting new players and fans, “inclusion in the Games allows sports to transcend national boundaries, fostering a sense of international community and understanding,” he says.

Still, the heart and soul of the sport are the amateur players who get together in local parks and neighborhood leagues, like Ms. Faby, who plays on her Naples community country club’s intramural and interclub teams, as well as in its “Sunday Funday Potluck Dinner,” where residents bring a dish, a cooler and their pickleball paddles to the courts for a few hours of end-of-week fun — the winner getting a jar of pickles as a trophy. “I really like how my neighborhood has embraced it as a really 148

big social event,” she says. “I have met so many people through pickleball that I would not have met otherwise — men, women, old people, young people, their guests — and it’s just super laid back.” More and more people are looking for this kind of fellowship, too. “Naples has become a hub for pickleball — people have moved here to play year round,” Ms. Faby says. In her real estate business, homebuyers are asking for locations near the East Naples Community Park, where the

U.S. Open is held, and she has even started adding how many neighborhood courts are available in the listings of her homes for sale and set up the website pickleballproperties.com. THAT ENTHUSIASM is a testament to the true power of pickleball: the community it fosters. “It’s incredibly inclusive of everyone — all ages, all backgrounds,” Ms. Zhang says. “That’s really what we’re here for, and the fact that it’s also a fun and quirky sport makes it even better.”

eople often tell me that entertaining and setting a table is a dying art, usually followed by, “I used to set tables, but not anymore.” I wholeheartedly disagree. I wouldn’t say it’s an art on its deathbed, but instead is an art in transition. The old way of setting tables and entertaining was all about following the “rules,” and either you knew the rules or you were judged for running afoul of them. That rigidity is certainly dying, and I say, “Good riddance!” Entertaining is supposed to be fun and to bring people together. Today when we entertain, it’s more about those objectives than showing that we can follow the rules. That said, these rules were not put in place to ruin a good time; quite the opposite. Some of them were intended to make a meal more inclusive and sociable, and those rules still very much apply. For example, when creating a seating assignment, try not to sit spouses next to each other, instead mixing up the guests for a more vibrant and inclusive dinner. And, do not start eating until everyone is served, because a dinner party is a social gathering and “breaking bread” is about sharing a meal, not eating individually. The rule is: No one starts eating until the host or hostess starts or welcomes with a “Bon appetit.” Another old-world rule worth keeping in mind is that at a table, you should consciously converse with both the person to your right and to your left instead of monopolizing one person just because

you are enjoying the conversation. Doing so will leave out the person on your other side, and no one wants to be left out of the conversation for an entire dinner. That is as true today as it has always been. Then there’s the aspect of eating with all of our senses, which is timeless. Taste: Of course, we always want a meal to be delicious, but the French have mastered the art of assembling a dinner menu that is like a journey. Every course works in cooperation with every other, and each informs the next. For instance, if the main course is a heavier red-meat dish, dessert would probably be lighter. As much as a rich, chocolate dessert is lovely, it’s probably too much after a heavy steak, but could be perfect after a lighter fish dish. Sight: Setting a table should be a visual delight that welcomes your guests to the table. It’s still a beautiful touch to set a table that makes your guests feel special and the meal an experience. Fine porcelain, linen napkins, sparkling-crystal stemware, flowers and the jewel of the table, the silverware, are what take a meal to the next level. And do not forget dripless candles — they set the ambiance, and everyone looks so much better in candlelight. Beautiful silver items added to your table will also sparkle magically in candlelight. Touch: This is where quality really makes a difference. The weight of delicate crystal is unmistakable. The feel of genuine silverware or the finish of fine porcelain makes such a difference — the whole experience of the

meal will be taken to the next level. However, a beautiful dining experience does not need to be formal. All the same aspects of quality can be applied to casual dining. Much like foodie culture has shown us that fine, chef-created dishes can be enjoyed casually, the art of entertaining can also be casual. Christofle’s Mood is probably the best example. The ancient art of reading the signs in the skies enters the digital age By LINSEY STONCHUS

A

strology, the age-old practice of interpreting the influence of celestial bodies, such as stars and planets, on earthly events and human personalities, is making a 21st-century comeback. New enthusiasts are eager to go further in the understanding of their birth charts — the placement of the stars and planets when a person comes into the world — than ever before. They reject the classic pick-up line, “What’s your sign?” in favor of the more allencompassing, “What are your Sun, Moon and Rising signs?” But really, what are Sun, Moon and Rising signs? We have more than one sign? And what does this have to do with life’s affairs, from the major to the mundane, anyway? “Astrology is the oldest personality system on the planet,” says Jennifer Freed, Ph.D., a psychological astrologer and author who has served as a consultant for astrology apps Co-Star and Nebula and regularly contributes to Goop and other publications. “For thousands of years, our ancestors looked to the heavens to find meaning in the broad cycles of history. It became an art form of the oracles to the kings and royalty.”

Astrology is based on the way the sun, moon and planets move past 12 constellations in the sky — the zodiac signs — in relation to Earth, and how their placement affects and predicts the happenings on our home planet. Every person has a unique set of these placements that occurred at the exact time of their birth, known as their birth chart, which can be used as a guide to that individual’s inner personality and outer path. Dr. Freed’s book, Use Your Planets Wisely, explores the signs and placements within them fully. “Everything from your personality and image to your health, love life, money, siblings — everything is within a chart,” Dr. Freed says. “It addresses all areas of life. You always want to start by understanding your Sun, Moon and Rising. It is a summary signature of your chart.” Astrology, of course, is more complex than the “big three.” Each planet brings with

it its own meaning. For example, Venus represents love and pleasure, Mercury represents thoughts and communication, and Mars represents anger and energy. Learning about one’s full birth chart should be done slowly to better digest its many facets. UNESCO theorizes that astrology began when humans first started observing astronomical cycles, with the earliest evidence dating back to 3000 B.C.E. in Mesopotamia. These ideas then traveled the Silk Road and were adopted throughout Asia. The school of thought moved west to Greece during Alexander the Great’s reign, around 330 B.C.E., during which Greek mathematics were also incorporated into the practice. This Western, or Hellenistic, form of astrology is more commonly practiced today; however Eastern Vedic astrology is still going strong, primarily in India.

Famously, astrology was used to accurately predict Alexander’s death at age 32 in Babylon. Another world leader, Britain’s Queen Elizabeth I, turned to astrology for guidance during her conflict with her cousin, Queen Mary I. Her personal astrologer, John Dee, also correctly predicted Mary’s death and Elizabeth’s ascension to the throne in 1558. Later, “in the 1900s, [astrology] became a practice for the ordinary person to define their life path,” Dr. Freed says. “In the last 120 years, it has risen as a tool to understand one’s personal path and potential.” During that time, astrology’s connection to psychology was popularized by Carl Jung, the Swiss psychiatrist and psychoanalyst. He believed that planetary aspects provide clues about one’s psychological disposition. He emphasized that astrology was to be used for self reflection, requiring more extensive conversations, rather than as a typecast classification of an individual’s personality. Many of Dr. Freed’s mentors, including Rick Tarnas, Liz Greene and Greg Bogart, adopted Jungian psychology before passing down these ideas to her. “Combining [psychology and astrology] has been such an extraordinary gift, because not only can I look at the condition or the map of the soul, but help people address problems and find resources,” Dr. Freed says. In the 1960s and ‘70s, astrology was prominently featured in pop culture — think wellknown phrases from the era like the “Age of Aquarius.” References to the stars were common in magazines and advertisements, frequently alluding to the compatibility among signs. Now, in the 2020s, astrology is again having a cultural moment, found most often in the form of memes and videos on social media. Technology is what differentiates this era from 50 years ago. New generations are learning more about their birth charts than in the past, as generating one can be done in seconds via apps, such as Co-Star and Nebula, or websites, such as Astro.com or CafeAstrology.com — a remarkable feat considering that birth charts once had to be meticulously and mathematically hand-drawn. Interpreting said birth chart is easier, too. TikTok and YouTube videos explain the nuances of every placement, planet and house (there are 12 houses representing different aspects of life) within one’s chart. While there is some value in exploring the field on one’s own, Dr. Freed cautions to be careful with sources, especially when considering purchasing a reading from someone. “Vet astrologers carefully, because there is no real way to know if people are legitimate, unless you look at their training, background and certifications,” she says. “If anyone tells you something negative and limiting about your chart, they’re not a good astrologer. Astrology should be an expander and a portal to all of your great gifts, not a limitation.”

The big three Sun

The sun moves through all 12 signs during the year and is the most well-known placement (one’s zodiac sign). Considered the “ego,” the Sun sign is at the core of personality and drive.

Moon

The Moon sign is the unconscious, or “id,” and represents one’s instinct, emotional self and innermost needs.

Rising

Also called the Ascendant, this is the sign that was rising over the eastern horizon at the time a person was born. It appears most outwardly in front of others in personality and physical characteristics. Contrary to popular belief, horoscopes are most accurately read using this sign instead of the Sun.

Responsibility & discipline The latter point is also important when interpreting one’s own birth chart. Dr. Freed emphasizes in both her conversation with Luxury Portfolio and her written works that no placement is bad. Each one offers different lessons and, depending on one’s journey, can manifest in primitive, adapting and evolving phases. Everyone will fluctuate back and forth between these cycles throughout their lifetime, but self-awareness and knowledge of one’s chart can maximize time spent evolving. Dr. Freed also cautions interpreting the charts of others, noting that astrology should be a tool for self-improvement, not judgment. If one chooses to interpret the chart of another, the reading should only be used to encourage that person, not shame them. Accordingly, Dr. Freed refuses to

speculate about the charts of celebrities or public figures. As far as Dr. Freed’s predictions for 2024, she states that every placement will go through great change. Those hoping to make the most of the year should focus on emotional work and avoid creating unnecessary tension within the world. With these challenges, however, comes great opportunity, both in personal and wider senses. “EVERY SINGLE PERSON is going through a huge metamorphosis now,” Dr. Freed says. “You can feel it on the planet. We are in a springtime, expansive revolution, rattling us to the bone. It’s a time of radical re-envisioning of the world — the planet, ourselves, everyone. And everyone has to really upscale their vibration to meet this moment and make the very best of it.”
