How does the unstable and complicated global economic situation affects the luxury property market in Dubai at this time?

Due to the stability of the economy in Dubai, we have seen a major approach toward luxury property for investors and a 27% rise in transactions for 2022. The global economic situation had a zero effect on Dubai’s luxury market. Dubai benefits from an influx of overseas investors as there’s an increase in demand from Ukrainian and Russian buyers, as well. Moreover, visa reforms, expatriate-friendly policies, and high profit-earning potentials continue to attract investors from across the globe, making Dubai a lucrative market for real estate investment. The luxury property market will retain its upwards trajectory in 2023 with more upscale buildings and projects on the rise.

What dynamics and trends do you report? Can you commit to any predictions?

A review of the growth dynamics of the Dubai real estate market, conducted by a number of analysts during September 2022, showed that in the first 9 months of this year, more than 67,000 real estate transactions were recorded in the emirate. Together, they brought in about $49 billion. According to the Dubai Land Department (DLD), the results of the current period were the largest in the history of observations.

How do prices compare to luxury property prices in other global cities?

Despite the increase in real estate prices, Dubai is still quite a «cheap» city for purchases and investments. It is predicted to be a slowdown in growth, and there is a wide window of opportunity for wealthy buyers and buyers with much more modest savings. Strong inward investment is expected to continue on the back of advanced business reforms and government initiatives like the Golden Visa and efforts toward transitioning to a digital-driven economy.

What are the most attractive areas to live in Dubai and how to choose which one to invest in? What advice do you give to your clients depending on their lifestyle, profession, marital status, etc.?

Dubai Marina, Beachfront, Bluewaters, and Palm Jumeirah are the most highly prized neighborhoods in Dubai, boasting luxury skyscrapers, a variety of dining and entertainment options, and offering residents urban waterfront living. Downtown Dubai also is one of the most attractive, located in the center of Dubai, a 73 billion AED Emaar Properties flagship project including world-class assets such as business, residential, hotel, entertainment, retail, and leisure components situated in open green areas with lakes and other unique water features. When we talk about investment, Beachfront, Arabian Ranches, Palm Jumeirah and communities such as JVC, Studio City?, or Dubai Hills are the most profitable real estate investments.

As an advice, always look into the developer’s history and location. From our experience, if you invest in Emaar( Emaar has a 75% market share in Dubai's Real Estate Market) your investment is not only in safe hands, but you are also promised a high capital appreciation and happy tenants – for example, Beachfront project has a 30% capital appreciation.

‘Photographs contain our present, which very quickly becomes our past. It is exactly this inherent nostalgia that makes them a powerful emotional force,’ Philippe Garner says in an exclusive interview for Unique Estates Life Global View.

Recently Camera Work celebrated its 25-th anniversary as one of the leading photography galleries in the world. The exhibition entitled ‘25 Years Camera Work’ brought together the works of 25 photographers, including Diane Arbus, Peter Beard, Patrick Demarchelier and of course Helmut Newton. The role of the curator was given to Philippe Garner, deputy director and consultant for Christie’s, and one of the most influential experts in the world in the field of photography and collectorship in the last fifty years. Where does the exclusivity of a given photograph come from?

Photographic images are indeed so readily available today (with millions of them produced daily) that it really takes a leap of imagination when one asks why we should value and possibly pay a high price for otherwise such accessible artefacts. However, if you are curious about the craft, the more you learn and look into the subject, the more you will start to notice that the prints represent something truly sublime. Do limited series help for this exclusivity?

In the past some world renowned photographers, such as Henri Cartier-Bresson, have been printing out their photographs. Photographers of today realise the need for self-discipline and set some restrictions in order to uphold the sense of relative exclusivity. The passion for issue numbering is an invention of the modern photography market.

What is the top new trend that you notice in the field of photography today?

Today’s trend is: straight to the wall! In today’s photographic culture most creative photographers make images for exhibitions, rather than for print media. In recent years a whole generation of photographers have been shooting images the way at other times artists would paint. They would build complex scenarios where colour is almost obligatory. Does this change the attitude to photography as part of interior design?

Today a lot more collectors buy photographic works mostly in large formats, convinced that this is a work of modern art. This is unlike the traditional collector who chooses a smaller format, actually the only one available. A large part of these collections, however, only live their lives in boxes.
