Matters Part 2 of a 6-Part Series: Organize Paperwork

P

urchasing a new home is an important decision, one which should be carefully considered. It’s wise to familiarize yourself with the homebuying process, so you can be prepared and help make the process run smoother. Mortgage Matters covers the six steps of the homebuying process, which are: decide to buy, organize paperwork, shop for a home, prepare an offer, secure a mortgage, and close the deal! The previous Mortgage Matters discussed step number one: Decide to Buy. It encouraged you to ask a lot of questions about why you want to buy a home, how long you plan to live there, and if you can afford the down payment and make the monthly payments in addition to your other bills. Now, let’s take a look at step two: Organize Paperwork. Organization is key to a successful and smooth mortgage process. For a lender to give you the most accurate answer to your pre-qualification, you must first provide the best picture of your financial standing through, what lenders call, income documentation. This documentation is used to determine if you qualify for a loan and what price you can afford. Your financial papers must be legible and verifiable for the lender to utilize and help you qualify for the best rate possible. Here’s a list of documents you will need to provide or upload to an online digital application (there may be more documentation required as you move through the process): 1. Most recent pay stub (possibly 30 days’ worth) a. Non-contingent offer letter if not started on job 2. W2 forms for the past two years (sometimes three) 3. Most recent (two years) personal federal tax returns (all schedules) a. Most recent two corporate returns if you own/ partially own a business b. K-1 issued from corporation return c. Most recent P&L for business if you don’t have the current year’s return

4. Most recent statements of assets (full statements, all pages, two months’ worth) a. Checking account b. Savings account c. Money market, stocks, bonds, CD’s d. Retirement 5. Debt payment info (who do you owe and what’s the payment?) 6. Copy of driver’s license or photo ID 7. Copy of a contract if you are under contract to purchase Also, be sure to speak with your lender about the approximate location of homes you are looking at and discuss your background. Are you a veteran or a member/citizen of a Native American tribe? There are a multitude of loan options available, and your background or your home’s target area may allow you to take advantage of specific financing opportunities. Gathering and organizing your income documentation now before you begin the loan process will not only help your loan officer fit you with the right loan for your needs, it will help your homebuying process go much smoother.
